• Broekhuis (7/5): Cosy - The location is amazing. The staff was nice as well. The apartment is quite small, as well as the beds. For five persons with each a suitcase, it was really cramped. Also, the reception office is somewhere else than the accommodation itself. We got a shuttle to the accommodation which was really nice, but still something to keep in mind.

Great location - Loveeeee these properties, second time staying here and it is perfect, quiet location and spotted Geishas most nights in the street behind. Perfect properties for families with washing machines, lots of room and walking distance to train and family marts, shopping and restaurants etc. They also have a courtesy bus to drop you off as checkin is at a different location, however do not be alarmed it’s across the road from the train station and very easy to find. Only one key card which is not handy if you are splitting up for the day.

However, when we got to our room we were immediately put off — there was a dank, unpleasant odor with a layer of harsh chemical cleaner over it all. My partner’s eyes & skin started reacting. Neither of us wanted to spend a night there, much less the 4 nights we had reserved. We’ve never done this, but we decided to leave immediately and find other accommodations, which was a stretch for us. We reached out to RESI and explained the situation, but they claimed there was no issue and that they wouldn’t refund any of the 4 nights that we weren’t going to use.

Cool area. Definitely recommend. Only annoying thing was check in desk was at a different location. After staying in a couple place I found that places with tablet check in was most convenient and I definitely suggest they get this situated at the property.

• Janet (10/5): Perfect Kyoto Stay - This place was perfect for us. Probably the best aspect is the location in Gion. It's on a quiet corner, on a stunning Gion street with beautiful restaurant and store fronts. Very refined places for the most part. We did get to see Geisha twice which was a bonus. The beds were comfortable, our room had a table which has handy for spreading out as we were there for 4 nights. Also, the washing machine was fantastic. It's easy to get around - although we either walked or took a taxi. We were lucky when we arrived at the reception desk that there was only one person ahead of us, by the time we finished checking in the room was filled and I suspect those people had a long wait.

• Carol (6/5): Pleasant - Although we were at first told about there would be a charge for delivering our luggage from On Building to the apartment, the staff did it for us free of charge. That saved us 2200 yen at least. They also were very kind to let us use their land line to make a call to Nagoya to book a workshop reservation as we couldn't get through using our mobile phones. The air conditioning was unable to distribute temperature evenly in the room, some places are very cold, such as near the window. There are no clothes drying racks for us to hang out the laundry. Some previous occupant left a box of bento on the top shelf of the fridge. We discovered it only when we bent down. Housekeeping didn't do a good job. We threw it away to avoid getting blamed for not clearing our stuff and getting fined. Walking with our luggage to Kiyomizu Gojo station took us 10 minutes.

• Josie (7/5): Great location, disappointed the windows didnt open for fresh air! - The location and having two showers and two toilets was a bonus for 5 adults. Parking across the road was great, but only park in the number spot for 24 hours then pay for your parking and move your car to a new spot. The signs says parking for 48 hrs however if you stay more than 24 hours in the same spot you will get hit with another 5000yen for the privilege. The rooms are alot smaller than the photos. You can only open 1 window in 1 room as all the other windows have signs on them not to remove the cover or open the window. Also the ad says "quiet street view" and when you sliding the cover of the only window you could open it is of powerlines and gutters. Maybe the view is from a window you can't open! No where to put luggage as the rooms you can barely move in so we resorted to the dining room with 5 suitcases. On arrival there was an old map folded over the intercom in one room as the light from it is very bright at night. Sadly the rooms were not very clean, empty chip packets and water bottles under 1 bed and lots of thick black hair on the carpet, in one bathroom and on end of two beds. We dropped a wet water bottle and the hair stuck to it like glue.
• Sonia (6/5): Lovely location, rooms could be brighter - The location was great — right next to Gion and walking distance to two train stations, some of the major temples, and some of the more vibrant shopping areas of Kyoto. The river was also nearby. The property also has secure luggage storage for when you check out. The room was rather dark — some of the windows were sealed up with boards. The washing machine/ dryer took ages (took about four hours to dry a pair of jeans). And it seems as though no one cleaned under the beds, because there were random scraps of plastic wrapping littered on the floor. At night, you can hear people talking loudly outside, and sometimes smell cigarette smoke drifting up from the streets. The hotel shuttle only goes one way, so you will have to make your own arrangements getting back Kyoto station.

• Nungky (9/5): It's perfect - The location is superb. It was serene, quiet, in the traditional side of the city. We can really feel that Japan vibe, especially when it snowed. The property is clean, the amenities are complete. It is nearby train stations and halal restaurants. Bonus, there a shuttle bus from the receptionist area around Kyoto station to the property and a small playground in front of the property! And you can keep your luggage at the receptionist before or after checkout. You have to arrive at the receptionist before 8pm to check-in. So better plan your journey ahead or inform them if you're gonna be late, otherwise you risk to stay out for the night.

• Travelsha (9/5): Perfect place to see historic kyoto - Historic vibe, the building the backstreets were of traditional Kyoto settings. Walking distance to subway and bus station. Best part you can walk to kiyomizu Dera early in the morning before the crowd and enjoy the surrounding areas without rush. In the evening walk around the neighborhood for a great view of Old Kyoto . Perfect place to stay in Kyoto if you want to enjoy historic kyoto. Self check-in was a hassle as I was communicated a wrong password for the key locker which made it a bit difficult to check in, and since it was late at night was not a great experience. I recommend you arrive earlier than 8pm at the check in center at the Kyoto station this way you can avoid hassle of self check-in as well as get a free ride. Since I came late I missed it.

• Elizabeth (10/5): Well located and comfortable apartment - Ideal location in a residential area, close to main attractions. The Superior Quadruple Room has a good bathroom, well supplied kitchenette, good size fridge, full size dining table, and is a larger space than expected. We made use of the extra storage areas and washing machine in the apartment. The check in process was in a different location near Kyoto station but a shuttle bus took us to the apartment so was very easy. Friendly and efficient staff on check in and during our stay. We needed extra pillows which were provided on request

Very Helpful staff. Easy and informative leaflet on facility access. Comfortable beds. Great that there's a lift.Very good consideration on post check out luggage storage. Need better instructions how to get to administration reception office and pre-check in luggage storage especially for foreign visitors. ON building is a small block and not very conspicuous. Flat pillows but staff was helpful to provide additional pillows when requested.

• Elizabeth (9/5): Excellent location, great space, a little dark. - Location was amazing! Being able to walk through the surrounding cute streets and to sites like Kiyomizu-dera were fantastic. Especially because our children were tired and need to rest so my husband and I took turns walking the area, shopping etc. The space was awesome. Kitchenette, laundry, storage, 2 showers, separate toilet were all fantastic. It was dark. It was a ground floor unit and had privacy screens so people couldn't see in the windows but I think because of this it made the unit dark. It was something I was aware of before we booked and the compromise for affording to be able to stay in this amazing location, which we would do again.

Shuttle bus to accommodation was amazing. Overall great, however perhaps the beds could use a softer mattress topper and perhaps some extra pillows. Also the property had a few areas that hadn’t been cleaned properly but could easily be missed in a usual clean so not detrimental! Overall great though!

The office is located just near Kyoto station and the convenient free shuttle got us to the accommodation. All the instructions for the property were very clear.

• Aaron (5/5): As much as I love this location, not coming back. So easy to correct: keys and genuine hospitality. - Location was absolutely perfect. When you want to see the Geisha, this is ground zero. I've stayed in this area every time I come to Kyoto. But this corner is surrounded by the teahouses they emerge from. Spotting them is a real treat. I may see 1-3 per visit. However, on this trip we saw them about 14-16 times. The rooms are tight. You get one key per room. This was the two biggest issues. When I made the one and only call to the property managers, they answered the phone, "What wrong with you now." So, I knew I would have no progress with them. Seven guest 2 keys, that will need to placed in a lock box every time you leave. This was a pain in the @$!

• Wennie (8/5): Two room apartment with small kitchen & dining table - Suitable to accommodate our family of 5 people. There’s a small common area: kitchen & dining table where we can sit around and hang out as a family. The good thing is there’s a luggage storage and toilet that you can use before check-in or after check-out. Location is between Keihan Line, Hion-Shijo & Kiyomizu-Gojo, both within walking distance. Not too spacious. The ceiling a bit low and lighting a bit dark (no natural lighting in the common area).

The washer/dryer combo machine was great too. Separate shower, tub, and toilet spaces meant we weren’t in each others way getting ready or winding down each day.
