Jenny provided a wonderfully warm welcome and showed me to my very spacious room and equally spacious private bathroom. Lovely cosy feel to the whole property. Really can't think of anything material, Jenny & the venue provided everything...maybe biscuits to accompany the complimentary tea/coffee station...?

- Colin (1/5): - I have used Booking.com many many times in the past and never had any major problems. Until this time. We needed a room near Nottingham on March 23rd 2026. I picked Abbey Farm as it was the nearest one to our location at a price of £89. The payment option used was PayPal. When the PayPal payment was processed by Booking.com, the notification on their Web page stated that the room was no longer available and that i should choose alternate dates or book another property. I did this immediately and upon checking later, found that the original room had been confirmed by the hotel and that payment had been taken. I contacted Abbey Farm and spoke to a lady who was of the view that id booked it and therefore she was entitled to her money. I explained the mix up by Booking.com and she wished me luck i having any success with them. I contacted Booking.com and was assured that the payment would be refunded and that the hotel would contact me. This never happenned. I had to resort to opening a claim through PayPal which eventually reimbursed me. Terrible customer service by Booking.com. The fact I was charged for something I did not use

Superior double room was very spacious with a big bathroom. All the facilities expected were there.

The location is beautiful with a lot of history attached to the house and ruined Abbey in the grounds. Beautiful lake with nesting swans. Huge room with sofa and large comfortable bed, overlooking the lake. Huge separate bathroom (bath and shower) for use with that room. Masses of towels. Good cooked breakfast. Wonderful to have the peace and tranquility. The only drawback for me was the kettle was on the floor with a short lead and I can't easily bend down.

- mark (9/5): For anyone looking for a comfortable and enjoyable stay, this accommodation comes highly recommended - The breakfast was absolutely delicious — a proper English breakfast cooked to perfection, with beautifully seasoned sausages and black pudding (my favourite, and something far too many places leave off the menu). It was the kind of breakfast that sets the tone for the whole day.
The host was exceptional: warm, personable, and genuinely attentive, creating an atmosphere that felt more like staying with a thoughtful friend than a stranger.
The location is stunning, and the building itself is steeped in character — every nook and cranny feels like it has a story. Despite normally struggling to sleep, I drifted off effortlessly and slept like a log right through until my alarm. The deep silence, the soft darkness, and the feeling of being truly out in the countryside created a level of calm I rarely experience.
All in all, a wonderfully memorable stay that I would happily recommend to anyone looking for comfort, charm, and a little escape from the world. There honestly wasn’t anything I disliked. If I were being incredibly picky, a wall-mounted shower gel dispenser might be a useful addition — mainly because I always forget to bring mine. But that’s a very minor point in an otherwise flawless stay.

An interesting historic site with connections to Henry V11 who apparently stayed in the Abbey the night before the battle of Bosworth Field. Abbey Farm was built on the ruins of the Abbey. There are still ruins next to the house. Beautiful and peaceful spot. Thank you for having us.

- Alan (9/5): Great location for the NEC with a lovely host. - The location worked really well for me as I was attending a show at the NEC. It was about 30 mins away. The host was lovely, as were the breakfasts. Bed was also very comfortable. The bathroom is a bit dated. The light above the sink didn’t work which meant it was a bit dark for shaving. The shower also isn’t very powerful, as others have observed.

Everything was clean, the bed was super-king (or bigger) and super comfortable, and the views across were lovely. We enjoyed sitting in the grounds and Jenny and Bill were lovely hosts; Jenny’s cooked breakfast was absolutely delicious. Very pleased to have found Abbey Farm and would look forward to staying again when we are in the area.

Jenny is one of the kindest people I’ve met - and it seems like her energy is infection because the other guests I met on my stay here were just as nice. I traveled up here for a friends wedding - and as a single solo traveller it can always be a little nerve wracking especially if you are also looking for a bit of seclusion to get away from a busy city. I felt so safe staying at Abbey Farm - Jen went above and beyond - and even gave me a lift back to the station! I have very sensitive skin, I didn’t have any issues here. The bed was very clean. The location can be difficult if you arrive very late or don’t drive. I was looking for something very remote and for that it was perfect - but if you want to travel around the area a bit, defo recommend either driving down or hiring a car.

- Katie (10/5): Wonderful stay - This B&B is a bit magical. The owner, Jenny, lives in a beautiful old wisteria-covered house set in lovely grounds (including a lake and gardens). I had a huge and very comfortable room, more of a suite really, with gorgeous views of the Merevale Estate. Jenny is lovely, and was kind enough to make me a full cooked breakfast at 7 am. I was travelling for work, but this stay was a total pleasure! I personally like firm mattresses, and the one in my room was quite soft - but that’s just personal preference.

From the moment of arrival as we viewed the vista of the beautiful building with swans floating on the lake in the background we were wrapped. And it got better - from the time our host welcomed us and took us to our beautiful room overlooking the beautiful surrounds and our ensuite we fell in love with Abbey Farm.
The elegant dining room was magical for our delectable made to order breakfasts, again with beautiful vistas and an amazing collection of artifacts.
Truly peaceful and special. We were on a long holiday with large suitcases so the stair climb was a bit of a challenge.
