- Kevin (8/5): - breakfast was OK but could taste the oil or fat used. The room was good and slept well which was number one priority a bit more organisation in the room. Old leafllets in the drawers. sliding door to bathroom is loose. needs to be fixed to the floor unner as door can be pulled away from the bathroom on it's top runner. bed frame loose, needs screwing up tight to make rigid. pulled headboard away from wall as it bangs against the wall when in bed. wi-fi code need to be printed and prominently displayed
- Jay (1/5): DO NOT BOOK THIS PROPERTY! - The fake 10/10 ‘exceptional’ reviews left on here. First impressions were poor. The exterior looked dirty and badly maintained, and the parking felt unsafe. The hotel is positioned on the corner of a busy junction, and my vehicle was left overhanging onto the footpath.
As soon as we entered the building, it felt dark, dingy, and had an unpleasant smell. The carpets and décor were very outdated and unclean.
We were greeted by an older lady along with small children running around the reception area. She struggled to find my booking, explaining they had “just taken over the business.” I showed my confirmation email for two double rooms, but we were then shown upstairs to a large room containing three single beds.
To make matters worse, one of the children who had been running around came into the room and started jumping on one of the beds. My colleague and I were exhausted after travelling, so he reluctantly said we’d just stay and rest. However, when I asked to be shown to my separate room, we were told we would both be staying in that one room.
At that point I demanded a refund, left immediately, and drove 279 miles back home.
DO NOT BOOK. DO NOT STAY HERE.

I disliked that there was no car park as advertised other than space for 2 cars where the back of a vehicle would be on the footpath on the corner of a busy intersection with a warning leave at own risk.
I disliked the dirty appearance of the place.
I disliked that I tried to contact you to reclaim my money as I was not staying there with 2 messages and no reply.
Needless to say I did not stay there....and would still like my payment reimbursed.
Needless to say I am not a happy happy.
- Scott (1/5): - Nothing. I got there and was instantly told "no breakfast " even though i had paid for bed and breakfast. The room was small and very dated so went out for a couple of hours. Came back and had a shower to find the water was blocked by the largest clump of black hair I've ever seen. There were used tissues left on the floor next to the bed. Absolutely disgusting. I would have asked for a refund if any of the staff were available last night or this morning when I left.

- Oliver (1/5): Wouldn't go back - Na Location was the only ideal thing me and a friend were staying on our first night of the Hadrian's wall walk on the 20th April, we found bed bugs and changed rooms the next room had them as well so we changed hotel, the host reassured we would get a refund but I'm yet to receive one, breakfast was cancelled, host was friendly but lost out on a lot of money sadly which put a downer on the rest of the trip
- Jacob (1/5): Worst hotel ive ever stayed! Owner is a Witch - Leaving! The owner wouldn't put the heating on unless we gave her £20 extra because the booking.com price was too low.
She made us stand outside in the cold for 30mins because she didnt believe that we were guests and then said we have to stay in the worst room of an empty hotel.
In the morning instead of a full breakfast as promised I was given a piece of toast and asked to leave

- MR J (6/5): - I arrived to stay for a gig and was met by the owner at the front door. I introduced myself and was asked for the fee and told it was cash only so I wouldn't receive the key until I'd brought cash and then I was directed to walk 10 minutes to the nearest cashpoint. Not a great start.
On return I was given a key and told not to be late for breakfast.

A last minute booking due to car being in garage extra day. Handy location for this. Dated property that would appear to not get many guests based on dust and condition of room. In addition when rang bell to gain access seemed a shock someone had actually booked. Host was direct and border line rude with it- phoned before check out time to ask why I was still in bed.
- Dana Wallwork (1/5): Steer Clear. Filthy! - It had parking. There was nothing more to like. Steer clear of this place. Start with the check in, the owner was absolutely rude and clueless. She didn't know which room we booked, and said "I'll give you the family room, but there is no heat" then proceeded to make us wait in the entrance door while she hunted for the keys. Immediately, we could see the place was filthy. She walked us through through dining room to the family room which consisted of 3 single beds shoved in a room, with a tiny bathroom that was full of mold in the shower and someone else's left over thermos with moldy coffee still in it, and she was right- no heat. We told her we couldn't stay in that room and that we had booked a double bed. She then said "yes she had a double bed but it was upstairs"... so we said well we want the one we booked, hoping it was better. It was not. The room was filthy, it was an old bathroom with a bed in it. Dirty mugs, with the tea bags still in them and a glass with scum all over it. When I gave her the dirty mug, she said it's not her fault the cleaner didn't show up.
The rugs were pitted with what looked like feces stains and the minute she left the room, we grabbed our bags and left. I did message her for a refund, but of course no, she wouldn't do that. We paid £100. This place isn't worth £20 a night. Steer clear, there is a premier inn right around the corner. Go there, it was fabulous.
- Inga (6/5): It's like staying with your aunt - The location is ideal to break up a journey to Scotland. I had contacted the property in advance to let the host know about the time of arrival and Anita waited for us. Our bed was clean and breakfast served at 8:15am as agreed on previous night. We loved our coffee. Anita is working hard but it is important to have your expectations very realistic. It felt more like staying in a room provided by our elder auntie. As mentioned above, it is all about managing your expectations. You can certainly find better places to stay with more comfortable beds and all lights working but likely at a higher price. To avoid some of the problems mentioned in other reviews, write to your host with arrival time, some payment details (I mentioned that our payment has been taken by bookings) and any questions or reasonable requests. Be on time for your breakfast (someone asked for breakfast to be served at 8am, did not come even by the time we were leaving at 9am). Anita is cooking breakfast for her guests to serve at an agreed time so it's hot if you come on time. Treat the host with respect, smile and be on time - this will help a lot to avoid unpleasantness. Be ready to have a listening ear to some of her stories, memories and sometimes complaints (including the prices). This is certainly not a property where you are pampered like a royalty, it's a more humble interpersonal experience.

I was told when I arrived it would be a continental breakfast, with croissants etc.
All that was on offer on the morning was cereal, so I just had one bowl of cornflakes. Very disappointing breakfast, it has to be said Breakfast.

- Melanie (1/5): - I did not end up staying at the property. I arrived mid morning to try and speak to the owner about a couple of concerns regarding time of arrival and payment. The place was open. No one around, no answer to doorbell and no answer to phone call so I left a message. A call in reply from someone who had poor English meant I could not make myself understood. In the end I decided the location on a very busy main road, poor parking and depressing interior such that I could see of it meant I left and did not return.

Although room was very tired, room itself was clean Only cup was not clean. Tea/coffee station had not been serviced for some time - lots of empty milk capsules and used teabags. Only full milk capsule was off. Lots of teabags in a container with lid off (so not refreshed frequently), but did not try because of other issues.
Bathroom previously water damaged, so black gaps in flooring, under skirting...
Bed very too hard to get a good night's sleep on.

She remembered and made sure I had a remote. Location great for breaking up journey on M6 from Scotland to Midlands. Bed comfy and this room quieter as not so close to main road. Second stay of the week in a different room. Rooms definitely need updating.

Checking us in to scam additional payment from us.
Met us at the door when we knocked. Kept the door 3/4 closed and was talking through the small space. Told me she had given our room (a double) and there was only a triple. Wanted to know how much I had paid on booking.con and proceeded to try and get another £60 from me. I said she would have to take that up with booking.com. She then shut the door and disappeared “to check her emails”. She still argued I hadn’t paid enough when she returned. She only relented when I said I’d be giving her an exceptionally bad review. And once in she still then tried to get another £10 from each of us (2) for breakfast which was included in the original price. She continued to be quite rude. Eventually she said she would see to our room. We had to wait for about 20 minutes before she came back, attempting to be friendly. AND our room was the double we had booked and paid for anyway !!!
- Peter (5/5): Passable - Awful welcome. Apparently I was too early for 1400 check in - it was after 1400 - and the room wasn't ready, next a loud groan when I said I paid through booking.com ! Waited while the room was readied - nice pleasant cleaner lady - and received nothing but sarcastic comments from the host the whole time. Returning later in the evening the front door key wouldn't work, had to (I think) wake the host to more comments along the lines of it was working before I had tried ! I have NEVER before received or heard this attitude staying in the UK - flabbergasted.
- Julia (8/5): Basic but comfortable. - The location was excellent to stop off the M6 to break up my journey to northern Scotland. I walked to the nearby carvery in the evening. The bed was extremely comfortable. It's on a main road but was quite quiet through the night. Anita the owner was very friendly and helpful. The general decoration is looking a little tired.
- Edward (1/5): Complete joke which i had paid for - I managed to sleep Had to wade through 5 inch of water to get to the front door, room wasn't ready as in handle replacement, was told i could only have cereal for the price I'd paid even though it said full breakfast on booking, the lady who ran the place sat in the breakfast room at breakfast tables while running hair straighteners through hair (possibly dirty hair), then knocking on the door at 7.15 in the morning by the lady saying ive made you breakfast to help me out? Really... when i did leave just gone 8am i walked down to the exit door and all i could smell was the worst burning of fat imaginable, no lie ive had to change clothes as its smell was stook to them (30 seconds walking through it) i left keys in the door so i didn't have to deal with her ever again (incase i really did loose my temper) at 10.30am I've had about 3 missed calls from the place, for what i dont know, i couldn't care if ive left a charger left my tooth brush left my bank cards, all in all haha I'd say not a good experience, this place should not be on any site
- Peter (3/5): Do not use Warren Guest House!!! - Location The fact that when I arrived the owner/lady (Anita) said she had given my room to someone else the day before! She said that person said he was me even though th 'room card' she showed me was in a totally didfferent name. Also she had my booking clearly written in her diary! She did give me another room, very reluctantly,even though the mess up was hers! Plus she would only do so if I gave her an additional £20 cash. What a joke. Totally pee'd off by the whole experience. Booking.com should remove her from your system to avoid any other of you customers suffering the experience I had. A total shambles and yes, treat this as a formal complaint!
- Duncan (4/5): - I was walking the Hadrians wall path I did 27 miles took detour to Low Crosby where I got a taxi to the GH. Whilst getting in the taxi I get a call the taxi driver says that’ll just be our people so I ignore it it’s about 8pm. I ask him to drop me at the brewers fayre few hundred metres down from the GH to get something to eat. I get another call in the queue and realise it must have been the GH calling so I call back straight away.
“Sorry missed your calls I thought it was the taxi company I should be there about 9”
I get a “Where are you?” I say I’m not too far away wont be long and she hangs up…
I don’t think too much of it and arrive at 9.10pm
I walk in where it says entrance and there’s no one around so I just wait a few minutes watching the tv. The front door goes so I look round and the lady is just peering out the front. I say hello and she angrily states why didn’t you ring the bell!? I say I didn’t see one she huffs and puffs asks me to fill a form in which I do. Gives me a key says upstairs opposite you room 5. Before I’m even at the top of the stairs she’s saying dont use both beds!! It’s £100 if you use both beds (twin room and it’s just me.. you tell me?)
Opposite me at top of stairs isn’t room 5 so I look right she shouts upstairs angrily have you found it!? Run out of characters here but she demotes me to continental breakfast 😄 only come if you have thick skin rooms are fine maybe she was just having a bad day. I’m leaving before breakfast life’s too short

There was a good Lidl store on the opposite side of the busy road.
There was a reasonable breakfast, but not cooked. This is a very poor place. Dirty, broken, and down at heal. The main road next to my bedroom window was loud except for the middle of the night, and I had to have the window open because the heating was on all the time even though it was warm outside.
The bed was uncomfortable, towels dirty, no toilet paper, dirty cup in room. Dirty bed clothes on the stairs. I appeared to be the only guest, and I can see why.
If I hadn't been so tired, I would have left straight away and found another place.

- Amal (9/5): Excellent staff makes the difference. - The man at the reception was extraordinarily kind and helpful. His welcoming made me feel comfortable and at home. He prepared the best breakfast and took care of every small detail on the table.
He is the reason to make this experience memorable. It was a bit called at night.
The property would benefit from a few touches and more deep cleaning.

Cleanliness could be better
- Morgan (2/5): Very poor - Friendly receptionist The cleanliness was unsatisfactory. There were stains on the bedsheets and nightstand and the bathroom was even worse. The toilet was dirty with only a little bleach thrown down it yet had uncleaned fecal matter on the seat and in the bowl. Unsure why they left a used bar of soap out for me to use. Tea and coffee facilities looked ancient and the glasses provided were dirty. Felt too uncomfortable to stay so went home after one night - notified the property of this and requested a partial refund yet heard no response. Not sure how they can advertise "On site parking" when all that's provided is a small square of tarmac which you'd struggle to fit more than two cars onto (which is also part of the pavement). I was provided with a singular towel to last me 3 nights. I was nowhere near expecting 5-star quality yet I anticipated the room would at least be sanitary for £50 a night. Additionally I had requested to check in between 6-7pm, yet received a message asking me to get there between 5-6pm. Was fine with this until I saw how the receptionist was there all evening so unsure what the need for this was. Additionally felt strangely monitored whenever leaving and re-entering the property as the receptionist was sat near the door for the whole evening. Very strange and unpleasant stay, would not recommend.
