Many cafes and restaurants were nearby. Breakfast was delicious. Also staff was very friendly. Value for money for a short stay. Place is bit dusty and bathroom is bit smelly.

Not clean, There were 02 cups for tea making and one did had previous guests coffee in it. only 02 tea bags and 02 sugar satches were there and no cream or anything. There were only 02 old men doing all the things and they said there will not be any food available in the premises even though there was a big menue in the room. Breakfast was included, when i called them they said they provid fruit platter, toasted bread, Sausages, bacan, omelette etc. But at the actual breakfast there was only bread and omelette with jam and Butter.. For the last they were not happy when we booked whale watching through my friend because thay do it by themselves with a commission . Please dont use this place because its totally a scam

• Caroline (2/5): Katastophal und man wird für dumm verkauft - Vater vom Besitzer sehr (kinder)freundlich, Angestellter (nicht Familie) sehr ehrlich und super Koch - dementsprechend hervorragendes Frühstück, durften anderes Zimmer wegen kaputter Klima-Anlage benutzen Besitzer (nicht vor Ort), Bruder (Personal) lügt ins Gesicht (untypisch für Sri Lanka), Zimmer/ Haus schlecht gebaut weil es im Badezimmer tw über 50°C hat (nur Blechdach drüber und Hitze von den Klima-Anlagen an der Wand) und das Haus zudem keine guten Abflussrohre besitzt (übler Geruch), Klima-Anlage war kaputt (über 40°C im Zimmer gemessen), alles sehr dreckig!, regelmäßige Stromausfälle, Restaurant geschlossen ohne Vorwarnung, kein Platz im Frühstücksraum für alle Gäste, viel zu teuer + man wird zur Vorrauszahlung gezwungen (sonst würde niemand bleiben), Schreibtisch, Schrank, Safe usw wie in der Beschreibung gibt es nicht, keine Transparenz....

Bfast good and the family so nice . There is traffic noise but it didn’t bother me , no dogs barking which is much more annoying.

If I could live at the Villa over the winter (I am from Canada) I would in a heartbeat. Not only is this lovely establishment across from the beach, their menu is wonderful, the shops are abundant with gifts and the local culinary is walking distance. I will be back!

Apart from the busy road which we expected hence took over sized room at the back. There was an all pervading odour from the bathroom which never fully disappeared even when all doors were left open. Attempts have been made to create a nice place but everything was old, half working if at all, banisters were rotten, garden was a junk yard. . Only one working plug far end of the room. So it meant shift charging our phones and other devices. We booked a family room. The double bed had mosquito net but the single bed didn't so after a,life time I had to share bed with my mum to survive the nights for the entire duration. I have been booking places with 2 separate bed precisely to avoid that! I was not happy!

The rooms and bathrooms were spotless, and the WiFi connection was reliable, which was a big plus. What truly made my stay special was the hospitality of the manager. He was incredibly friendly and went out of his way to ensure I had a comfortable stay. From arranging a fantastic whale-watching tour to sorting out a bike rental, he took care of everything effortlessly. And the breakfast—simply amazing! Every morning was a treat with fresh, delicious food that kept me energized for the day. If you’re looking for a clean, well-located stay in Mirissa with warm hospitality, I highly recommend Villa Blue Ocean. Would definitely stay here again!

• Chitrang (1/5): Horrible experience, pathetic service, lack of accountability, arrogant, rude and abusive conduct - We always had to follow-up with them more than twice for basic things like water, complementary items tea, coffee etc. The rooms were also not very clean, the bathroom has a cement floor, which still smells of cement. There is construction activity ongoing in this property, just next to the rooms. There is lack of staff, only 2 people running the place. They did not even bother to clean the rooms on the second day as a basic housekeeping. While we were understanding of their poor and slow service on day 1, but these consistent power outages, high resolution time, their lack of remorse and disrespectful behavior, using rude and abusive language, lack of decency, and arrogance, no customer service etiquette really got to the head. Also the person who manages their booking.com listing, Pasidu Suwadahannadi is a young and immature fellow. He is living somewhere abroad, and lacks customer service etiquette. He was making poor excuses like the property manager is under stress hence the rude behavior. He mentioned that there was power outage in whole of Mirissa, unaware that there was power in the property but only not on our floor. Also there is no intercom, no one available to answer to your requests, always had to come downstairs to let them know. Very poor and pathetic service, pls stay away. There were continuous power cuts since day 1. On day 2 electricity went out in the afternoon for more than an hour and then again in the evening, we had informed about this to them and then left for sightseeing. When we came back it was around 10pm, and still they could not resolve the issue. We politely asked them by when it would get resolved and also mentioned that we were not happy with the service, as we had to sleep, charge our phones, but there no electricity and they were fixing it, we could not relax in our rooms, couldn't do anything but wait. We had to stay in pitch darkness, they did not even offer candles or some emergency lights/flashlights. They had electricity in the floor below, but there was outage on our floor. The manager was very rude in his response, mentioning that power outages in hotels is commonplace and we should manage, and that he has also experienced that while staying at another hotel. He was not willing to accept that they had poor service because of electricity issues. He was abusive, disrespectful, my mother was lying down in the room, they went inside without any permission, no knocking, to check the switches for power, it was getting very late, we were tired and had to sleep, had to leave early the next day. They showed lack of remorse, respect, basic courtesy, had rude and abusive conduct. They were very arrogant about being the owner of the place and even once asked us to vacate the place in a heated exchange, had very unprofessional conduct, don't know how to deal with customers. They behaved as if they were doing us a favour by fixing the electricity, as if we were staying there for free. They have been more interested in providing add-ons like whale watching, cabs, have been very prompt with that, but cannot fulfill the basic amenities like complementary water, electricity, cleanliness etc. first.
• Claire (9/5): Super friendly and welcoming host with a few comfortable rooms and a great b/f - The property is located on a busy road however rooms facing out back overlook a quiet garden. Room was spacious and clean. Host was very friendly and helpful. Offered us a light lunch on our whale watching day in lieu of breakfast. Breakfast (had next day) was a great spread of yoghurt, fruits, hoppers, omelette and toast (plus tea/coffee and juice). Proximity is a little out of the main hub but means it’s quieter and there area number of restaurant options within easy walking distance of the property. Would recommend. Nothing!
