- Guest (6/5): Posto splendido che andrebbe valorizzato - Il silenzio, il verde, il tipo di struttura una vecchia casa che un tempo ospitava i pellegrini in cammino sulla via francigena, poi diventata frantoio. Ha una storia! La poca cura del giardino.
- Eleonora (5/5): We appreciated the flexibility of the staff and the relatively low price, but basics were not met. - Staff put no limitation on arrival time, very flexible. The room was cold and wet, cleanliness was poor. Shower leaked badly, it was not possible to use the bathroom for hours without getting feet soaked in water. Mould growing here and there. Hair dryer barely working.

- Emanuele (6/5): Pleasant - The silence at night, except some trains in the distance if you leave the windows open. We haven't seen the owner but he suggested some.good restaurant via WhatsApp. Too many objects all around the house, in our opinion the place has a good potential but it should be simpler and better arranged.
You feel very lonely arriving at night in this place, can be disturbing for some.
- Laurentiu (10/5): Amazing place - Amazing place, created with a lot of love. If you want an amazing experience different than everything standard, that is it. The thick walls keep a very nice temperature inside, even in the hot sommer days.
Very friendly people. The rooms are huge. Perfectly clean.
- Roberto (9/5): Superb - The location is truly enchanting... set above Pietrasanta, not an easy drive to reach but well worth it. The rooms were excellent and quirky, the facilities were as expected and indicated by the description. It was quiet and peaceful, and we felt we had the whole place to ourselves.
The owner provided coffee pods and even little sweet snacks. We were allowed to take some teaspoons to the beach, providing we returned them... oh, almost forgot, we were allowed to check in earlier than the usual time as the rooms were ready, this was v good. Some minor issues like one of the showers was leaking, and in another room, the bathroom, that was across a landing, its door could not be locked. Finally, the short drive to the carpark is rather steep, and the path uneven, it might not be within everybody comfort zone.

- Oussehmine (9/5): Satisfactory - A peaceful and strategic location to visit the coast of Tuscany, Lucca, Pisa, Firenze or the coast of liguria. The host is very accommodating as we arrived earlier then supposed to and he was okay with it. The place is cleaned daily. The wi-fi is quite bad or and times not useable. Also beware if you drive any type of lower car as the ramp to the parking is somewhat steep and scraping is possible.

- Bente (8/5): Very good - Beautiful spot in the middle of nowhere. With a lot of history in the house. Friendly host There is no proper facilities to make your own breakfast, lunch or diner. There is a microwave. But no cutlery, plates or what so ever. There is no restaurant or bakery nearby. That is not a problem, but then you would expect you can make your own food.
And it would be nice to have a water cooker in the room, in the mainspace there is no public water spot to fill the cooker, I had to walk upstairs to my bathroom, with a tap where the watercooker doesn't fit underneath.

- Susan (10/5): Lovely quirky house in great location. - Lovely guest house. Very quirky with lots to look at in the common area and make you smile. We stayed in room 3 and it was spacious and comfy. Bed and pillows were comfy. Andrea gave very good instructions on how to find the house. It was nice to be in a peaceful place after dealing with the huge crowds in Florence earlier in the day. The bathroom was a little small, but we managed ok. Everything else was great.

This is the first time we felt like "Alice in Wonderland" - you want something and it appears, like magic, just ask politely.

a chic terrace with a bunch of small cozy corners. There's even a swing there.
a personal terrace that was attached to our room, where there was access only from us.
Big parking with the ability to leave your car in the shade.
wide cozy four-poster bed! the natural coolness of an old house with thick stone walls, without any air conditioning.
a huge amount of "instalike"details.
special thanks to the lovely lady who took care of the cleanliness of our room and the freshness of the mini-breakfasts.
and endless gratitude to Andrea, the owner, who is always in touch, helps in any situation that a local can easily cope with, but is impossible for a foreigner - you made our stay as comfortable as possible, as much like home bathroom is a bit cramped

- Adamaria (9/5): Superb - The structure is amazing. It is very cozy, with care of all small details. It is literally a dream. The bedroom was big and the bed was comfortable.
Since our room was free, the owner allowed us for an early check-in. We didn't meet him but he was immediately available on WhatsApp. The last part of the road to reach the location is very narrow, but it is feasible.
The shower box could be improved, but locations need a bit of time to become perfect ☺️

- Guido (10/5): Exceptional - that is all I can say. - If you want to relax and enjoy staying in a very nice old Tuscan mill, the Frantoio is an excellent choice. The location is exceptional - an island of peace along the Via Francigena. The room is very nice and comfortable with very good wifi connection. The room and the facilities are very clean and one feels at home. Nothing.

- Pers (6/5): Pleasant - Our choice for the one night stay was purely based on the history and surroundings. And it is by all means an absolutely charming place to be. Breakfast fresh and nicely served. Internet very good ( 9 of 10). Directions provided on the booking message by the hosts are most helpful and useful. Feel the place itself is somehow overrated. Larger ground floor accommodations are most likely all fine. But, if for your dates you are left with the only choice of ''Taggiasca''/ Standard room, then, unless you are single traveler, better think twice, if this is a suitable option for you. It would require little more information and precaution from the owners as even small people may have difficulties getting into shower. But on the positive side, you obviously have bidet next to the shower. Just maybe sometimes it is worth considering priorities...
And it always is nice/helpful, when instructions/check in on the arrival are provided by the owner/manager in person, rather than on the phone. This is certainly our experience with all other B&B's we have stayed on this trip. But finally it all worked out anyway.

- Christos (9/5): Superb - We travelled as a family from UK to Greece and this was one of our stays in the route. The hotel was very unique and gave you the feeling of a traditional Tuscany mansion. We loved the rooms and the garden. Easy to park and easy to find. The village PietraSanta which was 10 min drive was a bonus!
