- Brent (8/5): More rudimentary than I expected but good for a sleep - The host was very welcoming.
The accommodation is right next to a river and the train station is just across the bridge, and there are temples just up the road and some restaurants straight outside. The room was very small, however, I had unknowingly booked a single room so maybe that was smaller. It was futon sleeping on tatami woven rugs, which although I had chosen this at a ryokan in Yadanaka a few nights earlier for the experience, wasn’t my preference. The aircon only went down to 19 degrees celcius, so I had to open the window to cool the room down throughout the night.

- stephen sternik (6/5): It was cheap, good location and if you can sleep on the ground this is for you. - The price compared to everyone else, my own little room, location to train station. There is no bed just a small type of 1 inch mattress, the room is small and since you crawl up you about stand on your own stuff or the mattress you are sleeping in. Recommend investing in twin size beds, more comfortable and then a shelf for your stuff to get off the floor.

De kamer en de faciliteiten zijn namelijk echt top. Het is een kleine Japanse kamer en je ligt op matjes op de grond, gewoon zoals je verwacht en traditioneel is. Verder is de douche heerlijk en waren de toiletten gewoon schoon. Je kan warm water en thee pakken en in de keuken staat een tafel met stoeltjes. De locatie is dichtbij verschillende stations, maar Kyoto is toch nog 15 min lopen. We konden voor het inchecken en na het uitchecken onze tassen stallen, zodat we lekker op pad konden. Hoewel de communicatie van tevoren vrij soepel verliep, was daar niets van te merken bij aankomst. We belden aan en werden even later binnen gelaten door een lieve jongedame die ons vertelde de bagage af te doen en even te gaan zitten, maar toen zelf naar boven verdween en we niet meer gezien hebben. Nog voordat we onze tassen helemaal af hadden, kwam de eigenaresse aan de deur ons eigenlijk vooral opjagen. Ze kwam gestrest over en was heel onduidelijk. Er waren twee andere gasten in het halletje en daar zei ze superbrutaal ‘go out, go out’ tegen toen ze nota bene gewoon hun schoenen aan aan het doen waren, omdat ze met ons bezig was. Misschien bedoelt ze het niet zo en er zal vast ook een taalbarrière mee gemoeid zijn, maar fijn was het niet.
Ik had in de reviews ook gelezen dat je om handdoeken moet vragen, maar daar moet je blijkbaar sowieso voor betalen.
Toen we ‘s middags onze bagage op kwamen halen en we voor onze reis van 4 (!) uur nog even naar het toilet wilden, mocht dat eigenlijk ook al niet en überhaupt moesten we eigenlijk zo snel mogelijk weg van haar. Zover voor een service. Verder is het wel echt extreem gehorig in het huis, maar gelukkig slapen wij door veel heen.
Al met al is het dus zwaar overprijst voor wat je krijgt.

部屋が小さいためすぐ暖房が効きます。ポカポカでした。
水周りも綺麗です。特に不潔な印象はありませをでした。一日中出歩いて、宿ではお風呂に入って寝れれば良いという方には十分だと思います。冷蔵庫や洗濯機もありますし、長期滞在も向いていると思います。 私が勝手にアメニティとして付いていると思い込んでいたのも悪かったのですが、チェックインする際にオーナーにタオルが必要ですと言わないと用意してくださらない事です。
ユニットバスの鍵も分かりずらかったり、湯船の栓がなく(あったのかもしれませんが、見つけられませんでした。分かりづらいです)浸かることができませんでした。共用のユニットバスで長時間の使用が好ましくないからでしょうか?
共用のユニットバスで部屋まで廊下を歩く必要があるため、必要の確認を取る以前に確定でタオルが付いている方が良いのではないかなという印象です

Tampoco nos gustó que entrara en la habitación cuando nosotros no estábamos. Teníamos ropa tendida (fallo nuestro en el aire acondicionado, con perchas) y ella entró y lo cambió todo de sitio. Te dice que no hagas ruido por la noche pero ella a las 11pm se pone a limpiar baños y a pasar la aspiradora.

Το δωμάτιο ήταν υπερβολικά μικρό το μπάνιο επίσης υπερβολικά μικρό το στρώμα που κοιμόσουν ήταν τόσο λεπτό που πονάγανε τα κόκαλα σου στα πρώτα 5’ το μαξιλάρι σαν να ακουμπάει σε κούτσουρο με αποτέλεσμα να έχουμε πονοκέφαλο κάθε πρωί που ξυπνάγαμε
Θέλω επίσης να ενημερώσω πως η ιδιοκτήτρια του ξενοδοχείου ήταν ότι χειρότερο έχω γνωρίσει σε customer service αγενέστατη και μας έβαλε να πληρώσουμε το φόρο με μετρητά κάτι που δεν γνωρίζαμε διότι σαν ξενοδοχείο θα έπρεπε να διαθέτει και μηχάνημα pos για να πληρώνουν οι πελάτες με κάρτα και το πιο τραγικό για εμένα ήταν μια μέρα που ξεχάσαμε την κάρτα μας που αναγράφει το κωδικό τις εξωτερικης πόρτας στο δωμάτιο και αναγκάστηκα χτυπήσαμε το κουδούνι ώστε να μας ανοίξει περίπου στις 7:00pm και βγήκε έξω με νεύρα και μας φώναζε λέγοντας μας την επόμενη την φορά δεν θα μας ανοίξει ενώ υποτίθεται πως είναι ξενοδοχείο και όχι air bnb επίσης να πω πως χρεώνει τις πετσέτες κάτι το οποίο δεν αναγράφεται πουθενά και δέχεται μόνο μετρητά
Νιώθαμε συνεχώς πως μας παρακολουθεί , παράλληλα είναι εντελώς τσιγκούνα και μπαίνει στο δωμάτιο όταν λείπαμε κ έκλεινε το κλιματιστικό με αποτέλεσμα να γυρνάμε και να περιμένουμε 10’ με τα μπουφάν ώστε να ζεσταθεί το δωμάτιο ξανά

- Le Bohec (7/5): Petite chambre adaptée à un séjour cours pour 1 ou 2 personnes, très bien située au centre de Kyoto. - Très bon emplacement, au centre de Kyoto et à coté d'une ligne de métro.
Personnellement j'ai apprécié le futon, cependant il ne pourrai pas être adapté pour tout le monde. L'emplacement juste à côté de la route n'aide pas à s'endormir.
Les murs assez fins laissent entendre facilement les bruits des voisins.

The futon and mattress were quite firm, and people with mobility issues would find the steep stairs to the upper floor very difficult. Overall, a very good affordable place to stay.

- Dave (10/5): - Absolutely perfect. I needed a quick one night stay, walking distance from Kyoto Station and it had everything I needed. The room is small but no bigger than it needs to be when you just want a bed to fall asleep on after a long journey.
The owner met me at the door, welcomed me in, gave me a tour and was generally very helpful and friendly. I'd definitely stay again.

A small room with a bed and private washroom is more than enough for the prive listed, therefore, was more than enough! For the price not much you can say. The only thing I didn't know was that you have to pay a little extra fpr towels, but it was only 50 yen, which isnt much.

The room is really small. There are no beds, only a rollaway mattress, which when you pull out, covers the whole floor of the room, leaving only a strip of floor near the wall for two suitcases and a small table. The bathroom and the toilet are also small, so the room is suitable if you really want to use it only for sleeping. If it rains, there is a problem where to dry things. The rollaway mattresses are not too thick, so sleeping is on a hard surface. The internet is fast and reliable. Considering the price, it's a good choice. But it's not a classic hotel room, it's a place to sleep with a shower and toilet. Better mattress (thicker).

- Zhifei (1/5): The worst place ever in my whole Japan travels - In Kyoto the prices are on the high side, but don't make the mistake of choosing the BJ Family Inn Nowhere in Japan do you have to pay additional 'tourist tax' in cash, let alone pay for towels. Read the reviews and you will see how much criticism is given and yes, unfortunately it is all true. In short, a terrible place, which you will regret if you choose this cheap location.

The bed takes up all the space, hard pillows.
The window opened up to a wall, completely blocked, AND the air conditioner (AC) had a very bad moldy smell so we did not use it.
The shared bathroom is also too small and there is no place to get dressed after the shower (which is a problem when the bathroom is shared.)
The shared kitchen place is small and the staff takes the place most of the time.
It's just unpleasant to tell her to move so we can use it to eat some stuff we grabbed at a grocery store..
It felt like the staff monitors your actions, not a comfortable experience overall.
- Carlos (9/5): Recommended and excellent value and location - Really good located, when I booked was the best value for money, the room was clean and on point, small tho but big enough for us. I recommend this hotel for its location and convenience it has a seven 11 just in front, perfect if you going early to inari shrine (train takes you in 11 mins). However, in front of main street and Is a very small hotel (not even the taxi driver knew it) it looks like a family operated business so there is someone really working hard to keep it up and ready for you, please be kind as a guest.

I would pay a little extra for comfort and privacy. - Located in a very good spot with a convenience store, train station and a mall all within a 10 min walking distance. Upon arriving at the accommodation, we were shocked to see the stairs which were the only access into the upstairs rooms. They were incredibly steep, narrow and difficult to maneouvre with luggage. Definitely wouldn't recommend this to people who struggle with stairs or have any difficulty lifting.
We were again surprised when we saw the owner of the property loitering around, walking out of a room to stand there when we entered and exited the accommodation like we were being monitored. It did not state that the property owner lived on the premises. It made us feel very uncomfortable with the way she was watching us. We also heard her knocking on others' doors.
We were given a room facing the street, and the ceiling in this room was absurdley low, and we hit our heads on it several times. We have attached a photo of this showing the ceiling height. This made it very frustrating getting up during the night, and also made the room feel extremely cramped.
We went to have a shower, only to find that there was no towels at all. No hand towel, no bath towel, and no towels to dry yourself. We used the feature in the booking app to contact the owner, asking her for a towel. She said that we can use a towel if we pay her ¥50 which shows the extreme stinginess of this accommodation.
The room is furnished with a futon bed which, when unrolled, took up 90% of the entire rooms' floorspace. This leaves you with next to no space to store luggage, as there are no desks, cupboards or shelves. It makes for a very cluttered and untidy place to come back to after a busy day exploring.
The pillows were extremely hard and uncomfortable; it felt like they may have been filled with rice or bean bag fillings. It's only a small issue to some, but we had sore necks each morning whereas in other stays this holiday, we were fine.
Another thing to note for those with allergies; the air conditioner unit was clogged with dust.

- Chris (8/5): Easy to find, excellently located, and a great value - Great location and very easy to find with staff who met me on site to get me checked in and introduce the property. Clean and surprisingly quiet given it's location right next to a restaurant/bar. The staff warned me that the room was small but it really was pretty much in line with what to expect from a tatami room. It was a little awkward having the main entrance be essentially in the kitchen for the property so there were times when arriving or departing that it felt like you were walking through someone else's private kitchen.

My room had no natural light. But this didn’t really matter to me. For what I payed and what I needed, which isn’t a lot, it was good for my brief stay in Kyoto.

- Jason (7/5): Clean tiny room but it was fun and a real experience. - I paid $100AUD for a mattress on a floor with 1 pillow for each guest. Clean room and it gave my daughter and me a real taste of Japanese frugal living. It was the cheapest room I could find in Kyoto at the last minute. I got charged an extra $30 AUD for my daughter staying with me.

Checked out after five minutes in room and lost my money.
- Jana (1/5): Hell - It was close to the train station, but that’s it. The rooms are way too small! There was a window, but no sunlight due to a building next to it. There’s no comfort at all. You have to share a toilet that’s in the same SMALL place as the shower.
Our room was MAYBE 3x 2 meters for two people. We could barely fit the two person bed inside and our luggage was taking up the remaining small space. Which was surprising because everything looked a lot bigger and better on the pictures provided. Well apparently our room was not included in the pictures for very good reasons.
You get a coffee machine, but that’s where the luxury stops. You also have to share a sink to brush your teeth with all the other residents. The stairs were very steep. It was an absolute hell dragging luggage up and back down. But they also hurt a lot to stand on without shoes.
The employees of the “hotel” (it’s definitely not qualified for that definition) just randomly opened the door without knocking. Which was very invasive. While we were checking in the woman at the desk just started calling with her (I assume) friend.
The room was worse than your average jail cell. No sunlight, no water, no privacy, no comfort. Nothing except a damn coffee machine.
This was the worst experience we’ve ever had and we went as far as to book a different hotel. Please don’t book it.

- Dominique (10/5): Exceptional - Great space, very clean, nice futon, soft sheets, great heating and everything you need to feel at home. We had a room with a private bathroom, and it was perfect. Small but it even fitted a bathtub. The kitchen has a fridge, a microwave and a small electric oven. Sadly, the kitchen burners were not working, but we didn't really want to cook anyway. The hostess was lovely 🩵
- Aung (7/5): Good - the location was nice and near the station and bus stop. The room is also pretty good but I am not sure about foreigners because the bed is Japanese-style and uses futons. I don't like the staff.

- Verified traveler (2/5): untidy and unclean room - there was no cleaning in the room. hair on the bed linen and pillow. a lof of hair in the shower room. the worst. I do not know how many days it is left uncleaned.

Only one person can stay as very small area. Should be 1/3 price and should not take booking for family or couple. Host is good and overall clean. Not much basic amenities available even Sampoo. Railway station present nearby. Conviene also infornt of stay.

- Peter (6/5): Overpriced - The accommodation and staff were pleasant enough, however the level of comfort and facilities appeared overpriced compared to our accommodation at other locations.
- Marie (9/5): Very well located and clean but very small room! - The location was perfect, very central and close to the main sightseeing places of Kyoto (around 15 minutes waking). The hostess was very nice and helpful and the room was clean. It is a very small room, where both my feet and head were touching the wall when laying down so if you have more than 1.8 m I would suggest a bigger room.

- Anonymous (1/5): This is the worst and terrible experience that I ever had so far. - nothing 3 person checked in only supply 2 sets of towels for 4 days. Mattress were so thin that we have back pain. Asked for mattresses top up she said will not supply. Room was too small for 3 person we don’t even have room to put our luggage. The owner watch us like a hawk and a lot of restrictions here and there spying on every move. This Bejing Chinese woman is the worst host on earth.

- Martyna (6/5): Good lockation, surprisingly tiny room - Location was rather good - close to main station and the metro. We could leave our luggage and pick it up anytime (outside door was code locked).
Room was matted with tatami - that was cute. And they had a hot water machine in the room so we could drink tea all night.
Shower and two toilets were kept clean.
The room had an air conditioner/heater. Room for two people was 1,8m x 2,5m. Most of it was taken up by the matress. No floor space for luggage, putting away clothes or keeping balance when standing up.
As the room was so small it would get humid very fast and it felt like we lacked oxygen sometimes (too cold to keep window open).
The window opened to a wall of the other house (no light coming in).
Room door was croocked, so opening it was a challenge for us and couple other rooms (you could hear it scratching against the floor).
It would have been not so bad for one person, but for two it is definetly too small.

- Verified traveler (8/5): Convenient - Location was ok, about 10 min away from Kyoto Station. Not so much to do there at night, but there's 7-eleven nearby which proved very convenient.
Everything was very clean. Room size was ok but the bathroom was a bit small.
There's not much interaction between guests, and one should keep quiet at night.
The owner was very nice. Overall, it was a good experience.
- Christine (8/5): Very good - The room was very clean, and so was the bathroom. The host offered us towels and toiletries. The room itself was crowded for 3 people. Even though the host offered us to use the hall too, it still was difficult for 3 people to get ready and actually move around the room.
