Owner was very keen to advise us for local attractions and there were lots of great information in room. Excellent bathroom shower and again spotlessly clean. Outside area again very well appointed. Obviously owner has tried very hard to make this place perfect. Chocolates on arrival nice touch. There is a steep drive. Not really a problem but could be pre notified. Some decorative items were somewhat eclectic.

It was only a 10 minute walk to the town centre. Catherine was lovely and very easy to communicate with and added some thoughtful little things to the stay like chocolate, make up wipes and dressing gowns. Definitely would stay again. NA

Bed was very comfortable with a heated blanket if needed.
Small touches like tea, coffee, water and chocolates made all the difference.
Host (Catherine) gave great recommendation for sight seeing and local live music.
I wish I had stayed longer in Albany.

Grateful for use of washing machine and dryer. Catherine went extra mile Decor a bit eclectic (art, as always, in the eye of the beholder) but not detracting from our happy stay.
A little hard to understand the extra (summertime) outdoor covered- kitchen facilities... until we got there.

Grosszügige Nasszelle. Beschränkte Kochmöglichkeiten sind kein Problem, weil viele Restaurants in der Nähe.

- Rachael (9/5): Lovely views to wake up to ! - Beautifully located accomodation with views even better than the photos!We were greeted by the lovely host on arrival and again while we were leaving and she had some helpful recommendations for places in and around Albany.
The room is spacious,exceptionally clean,tastefully decorated with photography and artwork and very comfortable.The hosts have thought of every little thing from toiletries to complimentary drinking water and a selection of teas,coffees and milk.They have even provided eye masks,an electric blanket and a range of helpful menus from the nearby restaraunts/cafes.Location is central and is a short walk/ few minutes drive down to town.The bathroom is modern with a luxurious shower.Our stay was short but worthwhile and we would love to revisit whenever we are in Albany again.
Would definitely recommend! Too short a stay!:)

- Claire (10/5): A beautiful view across the bay. - We eloped to Albany and stayed at Kinsellas Waters. We had a lovely stay. Everything was clean and presented nicely. Catherine is very friendly and we enjoyed chatting with her.

Friendly host
The selection of teas, coffee and the variety of milks were great to see. The tea and coffee arrangement was a little awkward on the small cabinet. It would be easier to have a more permanent shelf/cupboard over the existing refrigerator

The views over Princess Royal Harbour was peaceful and relaxing. ANZAC centre and Strawberry Hill House short drive away and worth a visit. No problems.

Paper towels ran out after two days.Had to buy our own to do basic cleaning.
Mention needs to be made of the stairs leading from the outdoor dining and kitchen facilities to the sleeping area as it might not suit certain individuals.

The quirkiness of the decor, the outdoor kitchen area with the pot belly fire that the owner prepared for us our first night, the fantastic bathroom, the artwork, the comfy bed, the welcome chocolates, plenty of local information, the suggestions of places to eat - Coop Thai was brilliant. Just a great little find. Will stay again. Nothing
- Ksenia (10/5): Perfect location and facilities - Location was perfect with beautiful views and close proximity to cafes and shops. The room was clean and had everything we needed, including a kettle, bowls and plates, a fridge, an aircon and a TV. A bathroom was spacious and even had a heat lamp perfect for winter. A microwave was a bonus to heat up meals. We saw lots of wildlife on the property such as cute bandicoots and ducks. We really enjoyed our stay.

Plates, glasses and cutlery provided. Host provided good communication and met us on arrival. Short walk to eateries, town centre and historical hub Kitchen was an open undercover area downstairs, which would be problematic in inclement weather. Limited wood for fire. Needed to source our own wood on first night. Room had only 1 chair to relax in and watch TV which made it awkward for a couple

Everything you needed plus more. Bed comfy. Shower great. Good amount of milk in fridge plus extras like chocolates and beer. 😀 The steep driveway first coming in was a little intimidating but it’s fine and labelled clearly. The 4WDs tyres from the nearby road are a little noisy for my tastes but once inside, didn’t notice.

The hosts gave helpful information about places to go and where to eat. We were able to do some washing. The noise from the trains (1-2/night) disturbed us a little but we quickly got used to it.

- Stephen (9/5): Quirky yet comfortable, close to town centre and all amenities. - Quirky yet comfy: Super bathroom with lots of hot water. Comfortable bed in well-furnished room overlooking garden, pond, ocean and distant mountains. A welcome gift of Lindt chocolates was a nice touch.
A couple of artistic sketches of nude women hanging on one wall, and an eye-brow-raising piece of superimposed photographic images, including nude males hanging on another, adds to the quirkiness of the place. More quirkiness: a couple of female, headless manikins in the garden displaying colourful summer attire—the talents of Catherine, the hostess.and fashion designer.
A covered outdoor kitchen is convenient for those who enjoy a few stay-at-home eating. Any dirty dishes get cleaned magically in the night by the hosts. Overall we really enjoyed our stay despite the quirkiness. A steep driveway down to safe, free, on-site parking takes a little getting used to—perhaps too steep for an elderly couple to walk up and down.

The accomodation was very expensive for a room attached to an old private residence right beside an active freight railway line. We found the dressed mannequins placed throughout the property somewhat odd. The listing reviews did not seem accurate.
- Kirstin (10/5): Exceptional - Such a cozy studio with some nice extras; we felt very welcome. Just a 15 minutes walk to town with lots of restaurants. And the surroundings with Torndirrup NP are absolutely great! (Train line or Highway below studio directly at bay didn’t disturb us, there was no noise at night.)

Lovely view The description on the website didn’t mention the close proximity of the railway line and the busy road behind the lake. The massive trains which ran through the night disturbed our sleep and had we known we would have chosen somewhere quieter.
We felt that although there was crockery and cutlery and a BBQ the food prep area and washing up facilities were limited and a proper worktop would have been useful either in the room or in the outside eating area.
- Samantha (10/5): A hidden gem! - We loved the location, it was just a short walk from town. The views were amazing and Catherine gave us a very warm and friendly welcome. The bed was comfortable and the little outdoor area was lovely for dinner. We felt it had everything we needed and we felt super comfortable, safe and looked after. We did see the reviews about the trains but they didn't bother us (or wake us) at all - it was actually pretty cool watching them roll through on occasion. The bathroom was amazing - a huge shower! Would highly recommend staying here. Nothing!

- Peter (9/5): Great value with caring and interesting owners! - Very clean. Spacious comfortable bathroom with walk in shower. The outdoor sitting area and grill. Provided cutlery. Provided plates and bowls. Nice interior artwork. Chatting with the owners over a glass of Chardonnay. I would not say “did not like,” but the room was a bit small. It’s for sleeping—first and foremost—with no interior table (like for eating or planning) and limited (secure) space for luggage. As long as you know or expect that, it’s fine.
My partner found the walk to downtown a bit far. I disagreed—it’s like 10-15 minutes and great to stretch the legs.
Certain statements on Booking.com don’t seem right. This was not a hotel. The owner lived in one section of the house, and you have your own private entrance at another area. This has an AirBNB feel to it where you have to organize with the owner. I don’t think there is any 24 hour check in (unless the key is left for you in a lock box). None of that is bad, but the Booking.com kind of made it sound like a motel.

- Elspeth (8/5): Quiet corner in paradise. - Tucked away in a quiet corner of Albany, this corner of paradise has wonderful views of the Port, and distant peninsula. We shared our quiet and comfortable corner with feisty New Holland Honey Eaters, the resident Magpie, and a King Skink which came by to soak up the sunshine. Our friendly and entertaining hosts were happy to share their local knowledge of a place they really love, and we concurred with their passion by the time we left.
There is so much do here. The restaurants are plentiful and exceptional. There are many local vineyards and walks and drives and the Sandalwood Centre is worth a visit as is the Royal Patisserie for a very yummy sandwich, pastry or pie.
