Exposed ancient beams line the ceiling and the walls, but with all the mod cons of en suite toilet and electric showers. Spacious bedroom and bathroom simpethically restored. The property is so inviting with lovely grounds to walk around, with a sitting room and kitchen, available to guests for use and it was all so home from home. Yesh was so helpful and welcoming when we arrived and Suruchi was so warm and friendly and on hand with all help and advice as was needed. Brilliant centre of things and very relaxing unless you tackle the hills viewed from the garden. Can't recommend this placed enough and we only stayed one night as we were in transit from North of Scotland to South of England for a wedding, but next time a week would be brilliant. - Cecilia (7/5): A few tweaks would make it a lovely stay. - Lovely old farmhouse with period style cottage bedrooms. Owner very friendly. States breakfast included but this is a continental breakfast not a cooked breakfast. Cooked breakfast is offered at a cost of £6 each. Tip for owner - radiators in bedroom 3 need bleeding as they are only getting lukewarm. Not a problem for us as weather was nice but may affect others.

- Maree (10/5): Lovely place would highly recommend - Very genuine English countryside property. Lovely host. Was central to many places we wanted to visit. We liked everything but it is a little distance to the nearest town so worthwhile shopping for snacks and dinner supplies if you want to make dinner at the house before you go to the property. There is a town with plenty of eating options a little drive away.
- Ruth (7/5): Great host and very welcoming - Suruchi is an excellent host - we were welcomed warmly and made to feel comfortable to freely use the kitchen, living room space and garden. We also met her son who was equally helpful and lovely. The house is very nicely kept, especially the modern kitchen. The continental breakfast is nice with a fruit platter on offer in the communal kitchen as well as toast and cereal, but I would have liked to see pastries and also fresh coffee rather than instant. The location is good for easy access to both Keswick and Penrith / the M6, and was ideal for our climb up Scafell Pike for which we parked at Seathwaite, around 35 minutes away. Unfortunately when we arrived our room had not been properly cleaned - the bins still had items in from the previous guests and the shower and plug were full of hair. However, as soon as we informed Suruchi she was incredibly apologetic and fixed it straight away, which we were grateful for. Would recommend putting a blind on the small window in our room as we had to use cushions to block the light so we could sleep. Also worth noting that although Booking.com states that breakfast is included, this is the continental only and it is an extra £6 per person, per day for the cooked option, which is vegetarian. Other reviews also mention the hot tub, but it is £10 per person for use of this - both of these things could be made clearer when booking to make sure guest expectations are in line with what you receive on arrival.

Relaxed & home from home. Open plan and nice to mix/ chat with similar minded guests. Fully equipped shared kitchen. Comfy bed. Electric blanket. Real fire. Fresh continental breakfast selection. Good WiFi It’d be useful for there to be a lit sign from the main road. Not a dislike but would be useful when returning in the dark.

- Melanie (8/5): The place needs some TLC but I would happily stay again. - The place had a very homely feel to it and the staff we're so welcoming and friendly. The place attracts well mannered guests which makes you feel comfortable in the venue. We weren't given enough towels or all the correct towels (missing hand towel and 1 persons set). When we were given all the towels they had brown marks on them. The bed was very firm, though this is a personal preference, and the pillows were so flat they might as well have not been there. Overall, the place seemed a little run down however this should not deter people from staying.

Would highly recommend for anyone wanting to explore the north of the lakes district. Suruchi also has a great knowledge of the local area for anyone who needs ideas on what to do or where to go. There was nothing we didn't like.

Not the owner's fault, but booking.com didn't make it clear that the included breakfast is only continental (quite nice, but fresh coffee would be a bonus) and not the cooked version that other guests rave about.

- Worrall (9/5): Great for couples, families and flyers - We flew a light aircraft into a nearby airstrip, about 1.5 miles away, so we needed somewhere local to stay. It was pouring down after our evening meal at the Troutbeck Inn (also a mile and a half away), but Suruchi collected us. - T (10/5): I want to go back soon - the host and her son are lovely people. it is completely obvious they want us to have a great stay and had done everything in their power to make sure this was the case. nothing was too much trouble. the room was really clean and comfortable, we have a great view out onto the countryside which, given its location was beautiful! I absolutely loved the fact there is a living room space downstairs filled with comfy settees and chairs which meant we did not have to stay in our room once we got back into the guest house. it is definitely home from home. a real hidden gem there was nothing not to like about this place, keep doing what you are doing as you make it a great place to stay

Our room was beautiful with fresh flowers, lots of communal spaces, and the view from outside was gorgeous. That we had to leave and go home!

The host was very friendly and keen to make sure we were well looked after. I have given this accommodation a score of 8. This is because there was no hot water for showers on the evening we arrived. This was a disappointment for us, but particularly so for our friends who had been cycling all day, and were looking forward to a much needed shower before dinner. We were told this is because the water tank needed to heat up. If the showers had been working ok, then I would have scored this a 10.

- Jennifer (10/5): A brilliant find with a wonderful host - Fantastic guest house, Suruchi is a wonderful host. We felt very welcome and well taken care of. The room was excellent, we had a very comfortable four poster bed in room 6. There was an electric under blanket on the bed - the room wasn't cold, but this was particularly helpful for me as I do feel the cold easily so I really appreciated it. The en-suite had a brilliant shower. The lounge was lovely and cosy, it was wonderful to curl up with a book next to the fire. There was a selection of boardgames available. The kitchen is great, there's a fridge and freezer available for use as well as a cooker, oven and microwave if you want to eat in - but if you want to eat out, Suruchi can advise on great local pubs and restaurants. I'll definitely be back in future!

- Rosie (4/5): No hot-tub, superior room wasn’t superior! - I booked a 2 night stay for me and my mum for my birthday. The location is beautiful, and the host was very warm and welcoming. Sadly though I feel like we were lied to, and didn’t receive what we had booked. I booked a superior room with a hot tub. I messaged the host prior to make sure we would definitely get to use the hot tub, and it was only for us. I was told it was ours for the weekend by the host ( baring in mind I booked the place specifically for the hot tub, I would have chose somewhere else with one if I had known we couldn’t use it ). On arrival, we asked about the hot tub - the host again said yes we could use it, for 10pp per day. We arrived pretty late so went straight to the room. Confused as it said patio/hottub so we assumed we’d be on the ground floor with doors to the hot tub. The heating was on when we arrived, but went off shortly after. It was pretty cold in the room so I messaged the host to ask why the heating had gone off, to be told there was an electric blanket on the bed. So in other words, we could only keep warm when lay on the bed! Not great when you come out the shower and the rooms cold. The room was nice, but definitely not superior! Judging by photos of the other rooms, we had a very small bathroom with a tiny shower. Other rooms had a large bathroom with a bath.. on their info about our room it said “patio/hottub”. The place was fully booked when we stayed, I’m thinking we sadly got moved to a standard room to accommodate the bigger party. The next day we went out fairly early, when we arrived back I asked again about the hot tub, to be told there had been a power cut for 4 hours and she was heating the hot tub up now the power had returned. Unfortunately I think this was a lie, as a quick Google search showed no power cuts in the area. I was so disappointed in this as the host knew we really wanted to use the hot tub, and had even messaged previous to make sure we could.

The room was lovely with fresh flowers, and the bathroom was a good size. The property has a well appointed kitchen so we were able to make our own dinner. The breakfast included was lovely- fruit, cereal, toast and of course Suruchi’s famous masala omelette! She loves her home and her guests, and wouldn’t let us leave without showing us her garden which she is passionate about. Suruchi and her son were interested in our travels and offered good advice about things to do in this area.

They’re very dog friendly and our dog loved the gardens, the view from the back garden is beautiful. We’ll definitely come back and stay for longer next time.
- Thedrumdoctor (10/5): Tranquil, relaxing, zero pressure. - The host was wonderful, the room was cosy, the non-English breakfast was great. No foul smells of congealed animal fat wafting from the kitchen like some Toby Carvery from the 1970s. If there had been an option for evening dinner it would have been the icing on the cake and the host would like to offer this. However, the fallout from Brexit and the 90 day rule has meant a huge deficit in available hospitality staff in places like the Lake District. Therefore, until something changes do offer more longterm stability to the hospitality recruitment market it is unlikely the accomodation will be able to offer evening meals.

- Shiv (10/5): Suruchi is the best - Suruchi was absolutely fantastic, very friendly and welcoming and was on hand to help me with anything I needed. The breakfast was top tier and I'd go back just for that! The views were also fantastic and easy to get to There's wasn't anything that I didn't like.
- Chukwuma (4/5): I realised before embarking on my journey that two payments were taken for the same stay due to some - It was quiet and afforded much needed rest. There was a lot of opportunities to take walk in the fresh air The response of the host to my payment query ruined my interest in the place.
- Gary (5/5): Passable - It's no so much what I didn't like it's more about what's wrong Full English breakfast advertised it's not no bacon and vegan sausage. Bar for hotel guests there is no Bar.. sad to say I wouldn't recommend this place left disappointed

- Mahesh (8/5): Well-maintained, Clean and Serene - One of the friendliest hosts we have ever met. Suruchi makes you feel at home. The property is well-maintained, clean and calm. Rooms are spacious, contemporary and cosy. Breakfast was delicious. The property has a large open area/garden at the back and it would be nice for a family or a group to spend an evening with a view. We received a lot of tips and info about the area, free parking spots around Keswick, attractions and places to dine from Suruchi which came in handy. The property is easy to locate and access compared to many other locations in the Lake District and comes with free parking. It is highly recommended. N/A
- Roy (10/5): Spectacular BnB with even more spectacular views - Our hostess was amazing! Every morning we had a hot, cooked breakfast made for us, catered to allergies and preferences, and we were greeted by a fresh pot of tea and a fresh pot of coffee, too. If we had any questions or concerns, they were both listened to, understood, and acted upon accordingly in a swift manner. We were also given great recommendations for local attractions and Cafés/restaurants, which was very much welcome. We could not have asked for a better experience, and can not thank Suruchi and her family for making our anniversary holiday feel spectacular. We're already looking forward to coming back. The bed/mattress was a little firm for our liking, but if that was the only issue we had, then all in all I'd say we had a lovely time.
