- Giovanni (9/5): Out of the madding crowd, in Islington - Very quiet, and very nice in a friendly and attractive neighborhood, with train station (Canonbury), buses, shops and pubs (Snotty Fox, recommended). Room very small but well fit if you nedd to sit and do some work. A good old guitar in a corner for you to play and meditate. Then when you're bored you can go and take a stroll in the neigbourhood. You never get to see the management, as it's normal thses days, but in any case they are helpful. Shared bathroom is a drag, of course. It all depends on the circumstances. I've had no difficulties, since it's just adjacent to the room.

The room was sub standard, pubic hair in the bidet, and shower mat, broken furniture, lamp beside the bed, clock not working, no heating until complained. Overall very shabby, floor needs to be replaced as does the make shift wardrobe come coffee and tea table? Beware no TV either, didnt think to look as usually standard.
No hot water after one shower, when we complained no one came back to us for hours, then said you have to wait for the water to warm up??? terrible.
Really disgusted.

The grotty guitar bag in the corner, allegedly decoration but just looked like previous guest hadn’t remembered the instrument.
Also, I was locked out when I 1st arrived and was under time pressure. Took 15minutes to get in.
Sheets need replacing.

- David (6/5): Fanatsic location and OK clean room - The location was ideal as I was attending an event nearby and the property is within easy walking distance of Cannonberry overground station which is really well linked. Breakfast was not an option, but just a couple of hundred yards away on the main road is the excellent Flora cafe which does fantastic breakfasts . The room was ok, no heating on and it took forever for the hot water to run. The shower didn't have a proper adjustable holder and so the water went everywhere if you didnt hand hold it. The apartment the room was situated in was ok, but there was old dusty equipment behind the door. amd the furniture in the room was a bit weary. Ok for a one night stay though.

- Arlene (7/5): It was adequate. - Very easy to communicate with the owner. The instructions on getting into the place were clear. Jacque was very accommodating and responded quickly to questions. For the price, the room was very small, the venetian blinds needed replacing, one bedside light did not work. The shower head sprayed water on the back wall so had to use it as a hand held sprayer. The room suffered from lack of mirrors and it was almost impossible to use a mirror while using the hair dryer. I brought these issues to the attention of the owner.

- Imogen (10/5): Welcoming and clean rooms ! - Clean , had lots of toiletries and water/teabags in the room. Very flexible with check in times and check out was 11 which i found a vert fair time. Easy communication with staff who were very friendly and made arrival easy. no issues 😁

- Alandio (4/5): Disappointing - Nothing I thought I booked a hotel as it was advertised only to turn up and find a small and scruffy room The host was very disrespectful and had the guts to argue with me through WhatsApp after telling him his room is false advertising, the room floor was dirty my white socks looked as if I was walking outside. The bed spread and pillows was as if they were hand wash with no freshness, I'll never recommend this place and to add it's way over priced more like a rip off.

1. It was comfortable and I slept well for the night which doesn't always happen in new places.
2. The staff was friendly and considering the costs in London, the price paid was pretty good.
3. I liked the tea and coffee facilities too, particularly herbal.
4.There were lots of changes prior to coming and I appreciate that the staff was flexible, with the check-in times etc. I'm not from London and a solo traveller, so the anxiety can be heightened trying to sort it all. 1. It was a bit chilly and the radiator didn't heat up when I turned it on to 3/4 before trying it right up, and then back to off, but all ok once under the duvet :)
2. The sockets were a little loose, on the right side as you look at the sockets, on either side of the bed. Need to be really careful with using it.
3. The shower was nice but it kept going from hot to cold every so often, as a shower lover this is an important part of my stay.

- Livia (7/5): Great value for money - It delivers what is promised: great location; nice bathroom; nice room (comfy bed, small but very functional). We will stay here again. The rooms are not soundproof, so you can hear the other rooms (this is not excessive). Instead of being double-glazed, the windows have a plexiglass shield glued on them. They cannot be opened and the room can get stuffy. it would be great if the shield could be made removable.

- Debbie (8/5): Ideal location for a quick weekend getaway, very helpful owner - The location was perfect. Busstop at the end of the street with a bus stopping almost every 5/10 mins. Overground station nearby, too. Cozy small room which is ideal if you’re just looking for a place to spend the night/shower etc. We were out and about most of the days anyways. We happened to have forgotten something in the room when we left early in the morning and couldn’t acces the room anymore but the owner was incredibly helpful and shipped the missing item back to us. Thoroughly enjoyed our stay! The shower in the room might have needed some maintenance. The bathroom itself is lovely/clean with a bath, but the shower head wasn’t the greatest for washing long hair. But I might be spoiled with my own shower.

- Paul (1/5): The money you save by staying here over a licenced hotel just doesn’t justify the risk. - Stayed here ( 63 Beresford Road ) for one night in August 2022. Let’s start with the positives:
1. Location is quite good, about 1km outside Islington.
2. Street is nice, reasonably quiet (for London).
3. Bed linen and towels were clean, fresh. 1. There’s no sign or anything on the front door of the property to tell you you’re at the right place! We arrived fairly late, it was dark and the vendor sent me a photo of a black door in a street full of black doors. I also recall getting some form of communication previously about the door number but it wasn’t on the official booking. I was wondering if this whole set up is legit to be honest.
2. There are no room numbers, this makes no sense whatsoever. Again the vendor sends you detailed photos of your particular white door in a house full of white doors. Why not just put room numbers on the damn doors?
3. Noise from adjacent rooms – Thin walls, you can hear everything from other rooms in the property
4. Issues with our room:
a. Dangerous step into bathroom. Small sign on door but door was often open
b. 2/3rd of the wardrobe was unusable due to doors having a cable tie wrap on them
c. Vent fan in bathroom filthy
5. Fire risk - This was the big one for us. Our room was on the top floor accessed via one, narrow staircase with an old HVAC unit, picture frames etc behind the door. As far as I could see the issues with this are:
a. No alternative fire escape
b. No fire doors on each floor and someone could easily lock the access door to the top floor!
c. No fire extinguishers
d. No evacuation procedures in the bedrooms
e. Seriously old smoke detectors which look like they wouldn’t work
Basically if there’s a fire on one of the lower floors you’ll probably end up dead. I’d like to know when the last fire risk assessment was carried out and if the local fire authority have inspected this property recently.
The money you save by staying here over a licenced hotel just doesn’t justify the risk. You’d be far better off in a proper hotel which is subject to regular inspections and has a sign outside!
