• Paul (9/5): Spotless. Experienced. Competent. Classy. Comfy. - The whole place was effortlessly classy, clean and well organised from the outset. Ian was friendly and helpful. Room well appointed, ironing board and iron available on request. Hairdryer in room. Enough storage to actually move in and live there (!) but without being cluttered. Basically it gave the impression of having been run for a very long time so that all scenarios would have been anticipated and be dealt with smoothly and competently. I'm not sure we'll visit Blackpool again but if we do we will, without question, stay here. Bed very comfy. Also breakfast was great and I reckon they would bend over backwards to accommodate any reasonable requests.

The room was beautiful, everything about the guest house is perfect. Breakfast was the best we've ever had. The location was brilliant. We can't wait to visit again. We had plenty of tea/coffee supplies, the owners were extremely helpful and friendly and we had a delicious breakfast in the morning, they even offered to do us early breakfast on one morning due to us heading out for a competition, they were very kind! No negatives!

• Lynne (10/5): Excellent all round - Ian and Tracy were fantastic nothing was too much trouble and they were so friendly. The breakfast was to our choosing, exceptional, filling and freshly cooked, my grandchildren loved the pancakes and maple syrup. The freedom to come and go was nice as was given a key fob for easy access which you don't get everywhere. The room was lovely we had a family room, which included en-suite in both rooms which was brilliant as no queue for the toilet, the rooms were clean and beds very comfortable. Tea and Coffee making was available in the room and topped up daily. The longe was available to use and a small bar was available if needed it was cosy and nice. The location is central to the tower and South Pier, a short walk to the promanard via several routes. The Avenue is homely, friendly,clean and very welcoming, there was no pressure to get out of your room and we would stay there again, good value for money and well worth the 3hour travel. There was nothing we didn't like.

The check was organised, and I loved the info regarding the fob for the door. onlIne guestbook information came beforehand, which was so helpful. Parking on site, which is awesome for blackpool. The room was perfect with great little touches to make it like home, water, coffee tea, the room was excetionally clean and large for blackpool. Breakfast was preordered the night before, cooked to perfection. My scabled eggs were just yummy. fruit yoghurt and cereals are also available. 😋 there is a sitting area downstairs, which was really nice to just chill. Just such a nice experience so much thought to the layout and design of the whole place. Thank you so much, and we will be coming back next year. Nothing it was just perfect

The whole accommodation was well presented, fresh feeling, very clean and tastefully decorated. We tried both the full English breakfast and pancakes and both were prepared to perfection. The room again tastefully decorated and the bed was extremely comfortable. We will definitely stay again and recommend to anyone.
