Not very clean, carpets very worn and paint all along skirting and carpet. Shower not clean, breakfast no cereals on offer you can have them instead of a full English. Sausage was awful and I couldn't eat it Just not very impressed all round.

- barbara (3/5): dissapointing - staff were plescent location not bad hallways need decorating carpets were dangerous on stairs and in first room we were offered totally threadbare could easily catch your foot in long threads and fall down stairs or fall over rooms very basically furnished and decorated hallway downstairs was filthy not enough parking at night ..there were 5 dogs in restaurant one moring while trying to have breakfast shaking their fur and heads fur all flying around . breakfast was ok but cheap sausages etc .to be honest if we were not in yarmouth for a wedding we would have come home and insisted on refund. we expected more from booking . com

- susrita (10/5): Beautiful seaside dog friendly Hotel - Our room was sea facing and on the ground floor which made it convenient when taking our dog out.The room was very clean, bedding, carpet & towels were clean & with a big bay window we could enjoy the full sunshine. The breakfast was freshly cooked & served by friendly staff. The room had tea making facilities which made it possible to enjoy a cup sitting in the room watching the sea. The location is excellent, being opposite to the Venetian waterways. This is our 3rd visit here & had a lovely holiday. Thanks to the hotel staff. Everything was perfect

Plenty of car parking on site. Staff were friendly, helpful and professional. Bed was comfortable. Room and communal areas were clean. Full English or cereal for breakfast. White, brown or seeded toast. Good selection of spreads. Fruit juice, tea coffee. Excellent value for money. I will re visit . Maybe a better quality sausage but I’m just being picky.

- David (3/5): Would never stay again the photographs don’t depict the true atmosphere of the place - The breakfast, the young girls serving breakfast were charming Dingy needed a complete refurb, threadbare carpets, the room smelled stale and of cigarette smoke. Corridors elbow width. Bar was closed as was the whole of the downstairs which was locked off to guests at 8 pm thus no where to sit and relax as depicted in the pictures. Came down to breakfast at 7.50am the dining area was locked off and six of us had To stand in a small corridor area waiting until 8am for the staff to unlock the bar/dining room area. We stay all over the world and can only compare with other similar priced establishments. Appalling

- KEITH (1/5): Don’t stare at this place - Didn’t get the room I booked got put in another room where they like didn’t work in the bathroom on the third room. I was given was a ground floor one that looked out onto the entrance with no blinds or netting up sales on view all the time and how to spend my whole time with curtains, shower didn’t work in the room the water was freezing and when I spoke to the hotel manager, they didn’t seem to want to care about. It just told me to contact Booking.com to get a refund.

Downstairs was very clean & refurbished the upstairs is a different story!!! Room was tired, no wardrobe, the heating was constantly on & you weren’t in control of it.. !! The bathroom was tired, shower had zero water pressure, I had a better shower outside in the rain.!!

Room was perfect with stunning views over the coast, our host couldn't of been more attentive and is an asset to the hotel. Complimentary Breakfast was hot, tasty and well presented. Room was clean, warm and had all we needed. 10 out of 10 for Value for money and that's what people have to realise, that this is Not the Hilton and you're not spending ££££ for a stunning seaside location in a traditional BnB/hotel. We Will be Back. Nothing to not like

It was nice to have the smart tv and kitchen facilities The door to the bathroom is a sliding door that doesn’t fully close, and there was a big gap that allowed view into the shower. This made things a bit uncomfortable. Whoever lives in the flat attached to the apartment was making a lot of unpleasant noises, and we felt a bit uneasy about them being able to hear us easily too since we could hear them. Iron available but no ironing board. The entry to the apartment was through a bedroom, so it made it hard to leave the flat when the person in that room was sleeping.

The room and bed were comfortable, The location overlooks the North Sea and is about a 1.5 km walk from the town centre. As a side note: The Time and Tide Museum in Great Yarmouth is well worth the visit.
