To get to the front desk you have to walk outside (about 100 yard) to get some help. There is no telephone in the room to reach the front desk. Only good thing I experienced was the front desk staff, generally friendly and helpful. I DO NOT CONSIDER THIS IS A HOTEL.
- Jeremy (8/5): - Great stay. It's a lower price for people who are spending their day seeing the sites, and coming back to regroup and sleep. Only issue, which they do try and address: Shower sets off the fire alarm. Even if it's not your room. Went off 2 nights during my stay. Rooms clean. You can drop off your luggage before check-in, and you can check-in much later than 2pm (if you're out n about).

- Yoshiko (10/5): - This is a summer lodging of the college, meant for students but renting out to guests of all ages 18+. Excellent location to go around the city or stroll to many of nearby parks. Perfect for a solo traveler with tight budget.

- Beverley (6/5): - You HAVE to be better at defining that this is a student residence not a hotel. The address was very difficult to find. Just be transparent and more explanatory. Also, tell people in advance that breakfast is faaaar from the residence. Frankilene at the snack bar was asked to microwave something for me, she was so rude and put out like I'd asked her to strip naked, she needs a serious attitude adjustment. Nice clean room, but the bed cannot be advertised as double, it's a large twin at best. You're dressing a monkey in silk here it was okay but you have to be honest. Once we found breakfast, it was exceptional. Reception staff we're very helpful and friendly.

- Sarah (4/5): - The accommodation is conveniently located but not especially good value for money. Whilst the location is expensive it is stilll basic student accommodation and the price is still relatively high compared to others in the area. Also the staff insisted we should have photo ID, which is not stared on the booking and it's the first time I've ever been asked in the UK (including a few weeks previously in a similar area). I booked two rooms but the second was seen as a separate booking even though they only had my contact details. Despite arriving together my colleague was also asked for photo ID which he didn't have. The situation was resolved but this was unnecessary stress as the staff insisted ID was required in the UK hotel trade. This is not true and it is not a hotel; they can insist but should state it on their communication for the future.
- Cheryl (8/5): - The hotel is on a university campus and the rooms appear to be dorm rooms. With that said, the room was fine, check in was easy. The only thing we didn’t like or realize was there was no TV in the room. We were only there 1 night so it wasn’t a big deal for us.
- Kamal (8/5): - This is Hostel accommodation for Imperial College London. So it is like sleeping in College Dorm room. We reserved room with 2 twin beds and our room had 2 of everything. Desk, Lamp, Towel set, etc. Room was clean but don’t expect hotel like setup.
Bathroom was really small. Shower was big enough for just standing one person and there was no way you could put soap on yourself without turning off water completely. Toiletries were provided and were sufficient.

- Sukyee (6/5): - It’s all about the location to the free museums. What they don’t tell you is the room is like a college dormitory because it is a part of the Imperial College in London. So it’s an affordable stay for London, but it’s not an hotel. Plus the shower set off the fire alarm even with the bathroom door closed shut. I felt bad for my neighbors, but you gotta wash your hair. This is an average hotel a bit above Motel 6 since it’s safe with a fantastic location.
- John (6/5): No phone signal.... - Surprisingly good quality linen and towels and a great location. HOWEVER the WiFi took 25 minutes to connect and there was no phone signal in the room!
- Benjamin (8/5): - This property is not a regular hotel. It is excess university dorm rooms that are rented out for accommodation. Adjust your expectations accordingly.
They are not well set up for travelers, meaning that there is no great place to put a suitcase, no shelves in the bathroom for toiletries. The bed is functional but not necessarily comfortable. Mine was hard.
But it was clean, quiet, and very convenient to one of the South Kensington stations. Something to know, however, is that even though this entrance is an easy 2-minute walk from the rooms, it is not close to the actual train lines. After entering the underground there is a 5-10 minute walk to the train platforms. If you would like to be on the trains more quickly, I suggest looking for alternative accommodation.

- Paul (6/5): - Entered room to find luggage still there. That was quickly attended to, and the missing key card disabled....however, we never did receive a second key, which was inconvenient. Rooms were clean, bed ok. I could manage without tv, although I do enjoy winding down with it, or catching morning news. The biggest frustration was fire alarms. Apparently if someone has a streamy shower it will set off the alarm. Two nights out of 3. Breakfast was good.
Safe area and walkable to tourist areas.
- Nayeli (4/5): - Location is excellent, close to major attractions and landmarks like the V&A, science museum, natural history museum, royal albert hall.
Wi-fi a bit spotty, disconnects on its own and you have to keep logging back in.
Fire alarm went off at 2:30am (yup!) and before midnight on a different day. It is a big issue because sleep keeps getting interrupted. Everyone has to evacuate. No management around to address issue and per older reviews this seems to have been an ongoing issue for quite a while.

- Chris (6/5): - This "hotel" is a dorm. The college rents unoccupied dorm rooms when school is not in session. As long as you calibrate your expectations for that, it's a perfectly fine place to stay.
- CHOUAIB (2/5): - This is not a great stay for someone who is visiting London for vacation. The site happened to be a college campus that is used for generating extra money. There was no Air Conditioner, Hairdryer, Fridge… I had to exit my room for random alarms that were going off and not explained why. One of those alarms was in a very early morning which disrupted my sleep.
The area around the stay is also not the best and pretty far from the center of the city.

- Yeqi (6/5): - This is a student dormitory with a very convenient location. However, it does not provide air conditioning or a hair dryer. The room I was assigned was semi-basement, which made it feel a bit damp with a slight odor. There is no dining hall in the building, but several restaurants can be reached within a 10-minute walk. Despite these inconveniences, I felt safe throughout my stay.

However, this is not a hotel it is student accommodation! I purposely put the hotel filter on as I was looking for a hotel. No where said this was student accommodation so we were quite surprised when we arrived. The room is basic, and has a dirty carpet, think whetherspoons, smell to it. The bed was a very small double, tight squeeze for an average couple. It was also the most uncomfortable bed and we slept really poorly. I feel for the student that has to sleep on that for a prolonged time. It put a real dampener on our trip.
- P (8/5): Good value. - Good 'wholesome' accommodation at - for London - a reasonable price. Clean room. Shower with non-slip floor was a real bonus. Breakfast was a but of a trek from the room (5 min walk in a different building). Very good location for Albert Hall and the museums at South Kensington.

- Verified traveler (8/5): Somewhat overrated but very adequate for our needs - Easy check-in, adequate facilities, and for the price, a fantastic deal.
However, to give it four stars seems a bit much as there is no A/C, no television, and breakfast is school cafeteria style.
Location is wonderful.
It met our needs. We have no regrets except for the fire alarm going off at 6.50 a.m. or so. Terrible way to be woken up, especially as it was a false alarm :-)

However the mattress on the bed was dreadful, noisy, wiry and so we had two bad nights sleep. A shame but We won’t be using it again because it was so uncomfortable that we didn’t get a decent nights sleep and that spoilt our stay!

It’s a beautiful safe area to stay in, and everything was convenient. My only complaint was that the Wi-Fi didn’t work at all.

- Andrew (2/5): This is not a hotel - This is NOT a hotel, it is student accomodation rented out. This is not made clear at all. The rooms are tiny, beds are uncomfortable and being woken up at 05:00 for a fire alram was just the final straw in a terrible experience.
- Brandon (2/5): - Beware, this is not a hotel at all. This is literally a college campus that they are renting out for the summer. The rooms are very tiny and Jail like dormitories. It is essentially the bare minimum, no mini fridge, no phone in room, no anything. The worst part was there is a daily fire alarm that happens just from the steam of the shower. I would not stay in this place if it was the last place on earth.
- Debra (6/5): Princess Gardens Hotel Imperial College. - It was an easy check in, very helpful staff in the reception area. The location was great for the museums and tube.
The room was very basic which was what we expected for the money paid. However the cleanliness of the bathroom was poor lots of mould etc. Carpets also could do with cleaning.

They will quickly assistance with any issue. The area is safe and walkable to visit some of London attractions. The dorms do feel hot. I would recommend solo travelers to check this place out.

For £96 I would never book again - it's sub-standard student digs. Will get comfy premier inn or similar WITH air con short tube ride away.
Woke up following day knackered from poor sleep and massive headache from heat.

I had a small room that is all I needed.clean and comfortable towels and linens are all new and clean.they pick up garbage everyday and clean my room.easy access to All restaurants transportation and everything else.i feel safe and one of the front this I forget her name she walk me to the Kensington station cause I was hesitant to walk alone because it was still a little early and dark for my safety i asked if it safe to walk around she said yes it’s very safe she told me to just go straight the train station is so nearby but she offered to walk me there all the way to the station.i was so grateful that she has the time to walk me there cause i was alone and worried for my safety.i wish I didn’t forget her name but if she read this she will remember who i was.im grateful for her time and help me to get to the train station and made me on time for my tour.and after that i was able to get to the station without having problem.very safe area for a solo traveler.

- Rosemary (10/5): So close to the Albert Hall - I have stayed at Princes Gardens several times when attending the BBC PROMS at The Albert Hall. It is only a step or two away and the little park it overlooks makes for a pleasant place to sit if you have time

It was a bit of a walk from S Kensington Tube Station,as we are in our 80's
It was a very good price for central London accommodation.

- Patrick (4/5): Noisy nearby Prince's Gardens - The noise problem at night was made by Summer Programme teenage students who ignore security guards to shout and scream and make Tic Toc videos in the Prince's Garden until the early hours.
At 1:30 am, I asked to be moved to a quieter room, but none was available. Got to sleep about 2:30 am.
If you want to sleep well, stay somewhere else!
- kelvin (4/5): - The staff that served me was excellent. The room itself is small and barely had any ventilation as it only had a tiny small desk fan, no AC and a window that barely opens. The bed is cheap and uncomfortable but it’s practical. There is lots of room to store things which is good. The bathroom is standard and a good design. The area is excellent for transportation, things to do as you are right next to the a few museums. The accommodation is for students which makes more sense but this isn’t stated on the listing. But the staff member that helped me was very lovely
- Magdalena (6/5): This is not a hotel. - This is not a hotel. This place was advertised as a 4 star hotel. It was a dormitory. I was surprised and quite disappointed because I thought I was booking a hotel not a summer accommodation in a dormitory. On top of it we were given a handicap room to stay at without a door handle and a proper bathroom. It was very disappointing experience.
The only good thing was a location.
