It’s a room down in the basement which gets no sunshine, so open it up before people arrive so that it feels welcoming. Also nice to sweep the wee courtyard of rotten grapes, so that guests can enjoy the outdoor space. Wouldn’t bother with the croissants if not fresh, too chewy & greasy!

Frühstück ist einfach, Toast, Marmelade, Kaffee/Tee, Müsli, Käse, Croissant/Muffins und Butter. Hauseingang von der Strasse nur über Treppe erreichbar.

It's my very first time and I loved the experience. - I appreciated the lateness of my request - yet Bryan was just so very welcoming grateful thanks. It felt safe. I liked that I had so much space and access to amenities. I liked that I could just drive straight into a free car park. Almost felt like a hotel stay - without the slippers hhhh. It was homely, tasteful decor, super comfy bed, awesome shower pressure - the little things that matter the most. Fridge a lil noisy. I would have preferred a light snack in fridge - I was starving as I forget to eat.

I also liked the fact there were quite a collection of cookbooks that sounded interesting, and I would have loved to check some of them out if we were staying longer.

Handy to the motorways & Trust arena, where we attended the UB40 concert.

The man who greeted us was very nice and welcoming. Only a couple of things, add a hot chocolate or milo for people who don’t drink caffeine but still want a hot drink. When you say breakfast included mention if it is continental or a cooked breakfast we were expecting something more for the price but still good. Just needs to be a little more clean also but other than that fantastic!

• Angela (8/5): Western Heights Bed and Breakfast - We booked through Hotels.com well in advance of our visit but on arrival Bryan was not expecting us. Fortunately there was a room available. A nice continental breakfast was left out for us which was cereal, croissant, apple puffs or toast. We had a decent sized room with bathroom and toilet down the corridor. This would have been shared but there were no other residents when we stayed. The bed was very comfortable. Bryan was v. helpful and provided a list of local restaurants and take always.

• Jane (7/5): Acceptable accommodation in Auckland - The host was friendly and responsive and the unit had lots of facilities (mid-size fridge, full stove with oven, an outside eating area, etc.) It would be easy to self-cater meals while staying in Auckland for several days at Lush & Co. Of the dozen or so places we stayed in New Zealand, we would rate this one lowest. The unit was in need of better cleaning and some minor maintenance and repair. Also, there was a pervasive petroleum or solvent odour.

Was very surprised to learn that our room shared the kitchenette space and bathroom facilities with another room. It was good that the shower was in a separate room from the toilet, but that was not clear in the description on Expedia (I have registered my complaint with them) as you had to check the description of each room to see that only one had a "private bathroom". It was problematic to have 4 people share access to the toilet one morning. This was the only one of the 11 properties we used in NZ that did not have an electric water kettle for our own use in our room and so had to dress before morning coffee/tea. We were asked to wash our own dishes and had to pre-wash some things before use as they were dirty in the drawer. Breakfast food was a nice assortment but could use more protein (e.g., peanut butter for toast or yogurt). Lovely gardens and had parking.

We loved their attention to detail, including the cookies, cold filtered water and freshly squeezed orange juice. We enjoyed the coffee, TV in each room, Wifi, crisp fresh sheets and luxury king sized beds. There was so much to love. Unforgettable. There were no negatives in this stay.

• Lob (1/5): A disgrace. Nothing was as described. We only stayed one night and were refused a refund - The room was dark, damp, filthy dirty and smelt. There was mould in the shower room. The buffet breakfast was 2 pieces of bread, a selection from 3 cereals in plastic containers. Looked old and stale. I small pot of butter and jam. Tea bags were loose in a container. Not fresh and looked like they had been there weeks. We have pictures to support our claims. There was a filthy dirty long haired rug that we were unhappy to walk on. Dish cloth was filthy. Both of these could have been cleaner, though the shower was very nice, plenty of hot water. The room itself was spacious and comfortable. Very nice firm bed. The entrance way floor was very dirty. Kitchen area was ok. Continental breakfast was acceptable.

As a tradie I picked up several obvious diy installations but it's a b&b not a 5 star hotel so acceptable
