- James (5/5): Disappointing last minute booking - The location would be great for a medium stay so you can settle in. It's rustic, local, dated but that's probably part of the charm. We were in a separate building away from the main property where other guests were staying - and they had amazing views. Our views were blocked by overgrown gardens on what would no doubt have been a superb view.
This is a great location if you want to be remote and relax in nature. The property has a nice pool with sun loungers, chairs and Parasols - all be it they have seen better times. The owner was charming ion her own way but as we didn't speak any Italian (I know, we are in Italy and so shoulder the blame for this one) trying to check in - late at night was super challenging, particularly as she wasn't aware that we had booked (last minute).
The property is 5-10 mins drive maximum from Montepuliciano. This was a last minute booking due to our apartment in Montepulciano suffering a flood when we arrived so we booked this after 8pm on a Saturday - so for a small residential business its unsurprising that the booking wasn't received by the property so when we arrived (and finding the. place wasn't easy in the dark) the owner was in bed - I don't have an issue with that. It was last minute so I found it to be over priced for what it was - but beggars can't be choosers. The nightly fee of €140 was steep but the additional €100 cleaning fee is over the top - maybe €10/night would be fairer. We left the place as we found so apart form chaining beds and obviously change towels in the bathroom (btw the shower doesn't drain well so needs to be sorted - probably clogged with hair...).

- Thomas (9/5): - We had a fantastic view from our balcony. Very peaceful and relaxing. Lovely location with easy access to the charming town of Montepulciano. The house itself was generally good and we were very pleased to hear that air conditioning was recently installed. The accommodations worked well for our family and the host was very sweet. Kitchen a bit dated and musty but we were not in there much at all.

The view from our balcony was incredible and the location was good for us. The property is tired and the furnishings and kitchen are outdated. The most distressing aspect was the lack of air conditioning which is really needed when hot, but without this then more fans are needed - one per room.

No hand soap.
No shower soap.
No shampoo.
No trash cans.
No hot water (tried for 20 minutes to make it hot)
Had to go to bed with no shower after bicycling around Tuscany all day.
Other people’s clothes in the dressers and cabinetry. I get the impression that this used to be a family house but they haven’t finished moving out or converting it for rental/guest usage.
Floors not vacuumed and very dusty. Ended up taking dirty feet to bed.
Visable dust and cobwebs on many surfaces.
THERE WAS NO LAUNDRY IN THE HOUSE LIKE THE LISTING PROMISED AND I HAD TO WALK ALL THE WAY INTO TOWN TO FIND A LAUNDROMAT.
The hostess left the window open and so when I got back there were bugs everywhere.
They insisted on keeping the key to the front door even though the rental is for the whole house. They came in and out several times and left the keys in the door. It gave me a feeling of invaded privacy.
We had a very difficult time communicating. I had to find another hotel that would call them and talk to them in Italian for me. It was surprising to find out they didn’t speak any English when everyone else in the areas service industry seems too.
I was supposed to stay 3 nights but I was too uncomfortable and so I cut my trip to the area short.
But the internet works and the bed was comfortable. The hostess was kind enough to pick me up at the bus station and let me check in an hour early.
