Beautiful old building with charm and character. Wish there was a lift from ground up. As A notorious overpacker, getting my luggage up to the area of the lift is a challenge.
• Leonardo (7/5): Boa localização - Primeiro, gostei da localização, que foi o motivo que me fez reservar esse hotel. Realmente a localização é ótima, dele pode se fazer tudo a pé. Inclusive fica a uma curta distância da estação de trem e principais pontos turísticos. Segundo, na recepção tinha um filtro de água e alguns snacks disponíveis gratuitamente. Eu não utilizei, porém é bom ter a opção, principalmente à noite caso precise. Tem uma recepção que funciona durante o dia, se não me engano até 21:00, após esse horário entra com uma senha que ela passa. A recepcionista nos atendeu bem na chegada e deu algumas orientações. O banheiro é bom, com revestimento novo e algumas amenidades, tinha secador de cabelo, shampoo e etc, primeira vez que vi um hotel fornecer até sabonete íntimo. O chuveiro é novo. O hotel fica no segundo andar, e tem quartos neste mesmo segundo andar e no terceiro andar do edifício. O elevador é a partir do segundo andar. O primeiro lance deve ser feito pelas escadas. Isso não afetou em nada minha estadia, mas para algumas pessoas essa informação pode ser útil. O que eu realmente não gostei foi que no meu quarto o sinal do meu celular 5G não funcionava, e nem a maldita Wi-Fi do hotel não funcionava dentro do meu quarto. Ou seja, dentro do quarto eu ficava incomunicável. Então para usar a internet eu tinha que ir até a recepção. Isso realmente me deixou muito brava e impactou minha estadia. Quando reclamei ela “reiniciou” o modem, mas claro que não fez diferença nenhuma. Eu gostei do banheiro, parece novo, porém não gostei do quarto, devido um aspecto mais antigo. A acústica é péssima, da pra ouvir tudo como se as paredes fossem de papel, tanto da rua quando dos quartos ao lado.

Dear Booking.com Customer Service, I am writing to formally file a serious complaint regarding my recent experience with a Bed and Breakfast in Florence that presents itself as a “Boutique Hotel,” despite providing conduct and service standards entirely inconsistent with professional hospitality practices. I have been a Genius-level Booking.com customer for many years and have never experienced any misunderstanding or complaint of this nature. My Booking.com history has always been impeccable. From the very beginning, the staff of this property — specifically Mrs. Barbara, Mrs. Claudia, and Mr. Ciatti — behaved in a profoundly disorganized, manipulative, and dishonest manner. I initially had a valid reservation through Booking.com. The hotel staff repeatedly encouraged me to cancel that reservation and book directly with them instead, promising financial savings and insisting that it would be better for me. As I understand, encouraging guests to bypass Booking.com constitutes highly improper conduct and creates exactly the kind of confusion and abuse that ultimately occurred in my case. After following their instructions and attempting to reserve directly with the property, I never received any proper booking confirmation, neither by email nor via WhatsApp, despite repeatedly informing the staff that I communicated exclusively through WhatsApp during my trip. The property now claims that an automatic confirmation was sent, but I never received any such confirmation in my inbox, spam folder, or WhatsApp messages. Furthermore, on May 7th, I received a communication stating that the quotation had expired, which naturally led me to understand that the direct reservation had not been finalized.
• James (4/5): Not a comfortable stay & can’t recommend. - Location was excellent. Literally a 5 min walk to the main square (Cathedral of Santa Maria) and the Ponte Vecchio. While the posting suggests the elevator is accessible after 30 steps be warned that it is a very steep stair case to drag your luggage. Unfortunately our stay was not comfortable at all. The bed was ridiculously hard - I felt like I was sleeping on plywood & the pillows were nothing more than foam rubber covered with a case. Just awful. The bathroom, while on the surface looked fine be aware that it was poorly thought out. The shower is an elevated platform without a lip at the edge which meant most of the water flowed out of the shower flooding the bathroom. You can tell this has repeatedly occurred as the wooden floors were obviously warped from repeated flooding. This hotel needs some significant work before I would stay again.

Barbara and the other staff were kind and very easy to work with. They were helpful when we needed taxis. The kitchen/bar area was well stocked. The only negative was that we had to walk many stairs before using the elevator. But, we managed!

During our stay, our child developed noticeable rashes while sleeping on the bed. Initially, we assumed these were mosquito bites. However, we did not see a single mosquito in the room. When we raised this with the staff, the concern was dismissed and we were told this is common in Tuscany. This explanation did not make sense, especially as the outside temperature was around 2°C at night, when mosquito activity is highly unlikely. We completed our stay as planned, but over the course of the day, our child’s condition worsened significantly. The rashes became severe, with swelling to the point where our child was unable to walk. We had to arrange a wheelchair to manage travel back home, as we were flying the same day. After returning, we informed both the hotel and Booking.com. Based on further research, we suspected bed bugs. The hotel initially responded, stating that they had conducted an inspection and found nothing, and that they would arrange a professional check. They also advised us to seek medical attention. We visited a GP, who confirmed that these were not mosquito bites and that the symptoms were consistent with bed bug exposure. This was extremely alarming. We shared this medical update with both the hotel and Booking.com. Booking.com informed us that they have been unable to reach the hotel despite multiple attempts and have raised a formal complaint. From our side as well, after initial responses, the hotel stopped responding completely. This is not just about discomfort — this involved a clear health issue affecting a child, which was not handled with the seriousness or responsibility expected. Based on this experience, we cannot recommend this property. The lack of accountability, poor handling of a serious concern, and complete breakdown in communication are deeply concerning. • Hazel (10/5): Perfect location - This location is amazing — everything you’d want to see is within a 10 minute walk in the heart of the old city. The hotel itself is historic too. And the rooftop terrace is breathtaking, we watched the sunset twice up there. The staff is so welcoming and full of recommendations — especially Claudia! The rooms are very clean (and tidied nicely each day) and there are nice extra touches like free cold water, coffee, snacks etc. highly recommend! Didn’t bother us but be warned since this hotel is in the center of the city, it is loud at night with people out clubbing etc pretty much every night of the week. Closing the window doesn’t do much, if you’re like us and exhausted at the end of each day it won’t bother you too much!

The room is clean and and comfortable. The rooftop views are amazing and memorable. Barbara is one of the front desk hosts and she was fantastic!! She helped make my wife’s birthday very special. When we woke up on our final day we found that if you aren’t up early to shower (by 8:00am) you won’t get any water. The toilet won’t fill, the sink is a trickle and the shower is a drip. Huge negative that needs to be improved. If you’re an early bird however you should be just fine.

Room is nice with comfy bed and was overlooking Via del Corso which is very charming. The elevator is from level 1 which means you need to carry all your luggage from ground floor through a whole lot of stairs which isn’t convenient if you are travelling with big suitcases. Also, as we were facing the road, there was lot of noise until late and the window isn’t sound proof.
