• Atishya (8/5): Good - The location is awesome and the beach waters are amazing. - People do reserve swimming pool benches by putting their clothes and if you come later, you don’t get any seats empty. It’s difficult to grab them basically. - We arrived very early to the property and had informed prior. But even then the suite was made available at 3 pm. The owner refused the cleaner to clean while we can atleast occupy a sofa to relax meanwhile. We had to be downstairs for like 7-8 hrs. - There were lots of ants in the property specially kitchen area.

Per accedere alla struttura c'è una security attiva 24 h con personale gentile e simpatico.per cui se di noleggia un mezzo si sta tranquilli. La camera da letto si affaccia sulla strada principale di Cancun zona degli hotel per cui è rumorosissima specialmente al mattino presto
• Andrea (8/5): Super Lage am Meer mit allem was man braucht. - Das kleine Appartement hat alles was man braucht. Die Betten sind sehr bequem. Die Lage ist perfekt, der Pool und der Strand sind sehr schön. Wir konnten direkt vor der Wohnung parken. Für uns hat alles gepasst.

• Paola (8/5): Agradable y cómoda, mejor de lo que esperábamos. - Esperábamos poco por el precio y nos sorprendió que el lugar es cómodo, limpio, las torres departamentales muy tranquilas, la alberca amplia y bien cuidada y la ubicación muy buena. Trabajé desde el departamento y no tuve problema con el internet. El estacionamiento amplio y las áreas de estar bien mantenidas. Fuimos en época de lluvia y zargazo, pero estoy segura de que con un clima más agradable, el acceso directo a la playa es un plus enorme. Uno de los guardiasnos quiso hacer sentir mal por reportar que encontramos tortugas al 911 cuando hay un cartel inmenso en las regaderas que dice que reportes al 911 si ves tortugas. En algún punto su tono se sintió un poco amenazador, queriendo sobornar y amenazando indirectamente con echarnos. Entiendo que no es culpa de los anfritiones y el resto del equipo de seguridad fue muy amable, pero vale la pena mencionarlo por si a alguien más le llega a pasar y porque es una imagen triste de México que se llevan mis amigos de otros países. La terraza del depto. es linda, pero podrían darle un poco más de mantenimiento y hasta cobrar más por ello.
• Lafortune-Lauzon (10/5): Un endroit familial très agréable - Les Suites Brisas étaient bien situées. À quelques minutes des plus belles plages. Avec une belle vue sur la mer et une piscine très agréable À la tombée de la nuit, on a pu voir des tortues géantes venir pondre leurs oeufs. Les installations et l'appartement étaient très bien. Les employés étaient très gentils et accueillants. Nous retournerions avec plaisir! Il y avait un peu d'algues, comme c'était la saison, mais rien de désagréable à la vue et nous nous sommes baignés plus loin, là où les vagues étaient moins fortes, de toutes façons. Les algues ne nous ont donc pas gênés.

• navarrete (8/5): No hay aire acondicionado en la cocina y área de lavabo. - Creo que para.mejorar la limpieza la persona que limpia debe de limpiar bien no a la carrera ya que si estaba algo.sucio y había cucarachas en los.gabinetes de la cocina y la primera oportunidad fumigamos nosotros mismos ya que ahí había insecticida y lo echamos en cocina atrás del refrigerador y en la habitación y nos fuimos de paseo y al regresar encontramos 5 cucarachas grandes muertas expuestas y en baño 3 pequeñas y habitacion otras 2 medianas. Creo que le dimos duro a estos animalitos pero entonces es parte de la limpieza hacer esto o quien sería el responsable??? La ventana de la cocina no se pudo.abrir para ventilar un poco esa área mientras se cocina o simplemente se pasa un rato de charla en esa área y pues tuvimos que estar con la puerta abierta ya que como no hay aire acondicionado en cocina y área de lavabo del baño pues es el.pasillo.a la recamara pues si se calienta mucho toda esa área aún con el ventilador que está en el área de cocina. El cuarto dormitorio es excelente pues está amplio y con su buen minisplit y tv así que si se descansa bien 👍 Que no hay aire acondicionado en la cocina y pues si hay que pasar tiempo ahí haciendo lo que sea pero hay que tener puerta abierta o igual si la ventana se pudiera abrir pues como sea sería lo mismo exponer lo que haces a puerta abierta mientras estás en cocina y área de lavado de baño ya que es pasillo que va hacia la recamara dormitorio. Así que recomiendo mejorar esto.

• Michelle (1/5): PLEASE STAY AWAY FROM THIS PROPERTY IT’S NOT SAFE - STAY AWAY!!!!!!!! — Unsafe and Possibly Involved in a Robbery I never thought I would have to write a review like this, but what happened during my stay is unacceptable and deeply unsettling. On the second-to-last night of our stay, my two friends and I went out for dinner. When we returned, we found our apartment door wide open. We immediately called the security guard and then contacted the owner — neither of them were helpful in the slightest. To access the apartment, you need a code, and there were no signs of forced entry. The fact that the door was intact, and only the owner (and us) had the code, raised immediate red flags. What made it worse was the owner’s complete lack of concern or reaction — almost as if she knew exactly what had happened. We are three young women traveling alone, and it felt like we were deliberately targeted. The building had security cameras, but conveniently, the only person who could access the footage was the building administration — and they’re only available Monday through Friday. This happened Saturday night, and we were flying out Monday morning, making it impossible for us to get any answers. After this traumatic event, I decided to look deeper into the property and discovered a review from 2023 describing the exact same thing: someone getting robbed in the apartment with no forced entry and no support from the owner. I was shocked that this property is still listed and that no measures have been taken to prevent this from happening again. I am currently in contact with Booking.com to report the incident. I truly hope they take this matter seriously and reconsider keeping this listing on their platform. This place is not safe. I don’t recommend it to anyone, especially women traveling alone
• Anna (7/5): Good for a short stay, not long vacation - The location right on the Zona Hotelera only 15 minutes drive from the airport is great for a quick stopover. The apartment is part of the big apartment complex with swimming pool, restaurant and access to the beach The communication was quick, check in instructions clear. The host provided us with baby cot on request which was nice. The apartment is facing big road and we could hear cars honking and driving by at night even with windows closed. The a/c is only in the bedroom, not in the living room. The mattresses are way too soft and the beds are rather small for two adult people. I shared the bed with my 4yo and she constantly rolled to the middle as the bed was too soft. There was only set of pool towels, no bath towels available. The shower was strong but only a few holes worked so the water spurt was unpleasant on the skin

• Jelle (7/5): Price vs quality, ok - Distance to city center. Rooms are ok. Ac works fine. Next to the beach and nice pool. Parking, when space, in front of the room. Kitchen was old, No good pans and no watererboiler. The shower pressure wasn't that well and the knows of the shower fell off.
• Faisal (9/5): Cheaper place to stay front of a beach house. Easy to take the bus outside of the apartment comfortable for a family - Close to the beach plus swimming pools for kids and adult. They have small shop you can get coffee or breakfast. Bus goes to downtown if front of the brisas easy take the R2 to downtown Cancun. Nothing.

• Catherine (8/5): Came for a quick mini-vacation with a friend, and it did not disapoint! - The apartment was as advertised and very clean. The condo facility is great, with a beautiful pool and beach, with security at both gates. The little cafe/store is excellent and we got breakfast and coffee in there every day. Everyone in there is so nice, and welcoming. The exterior is a bit weather-beaten and could use some maintenance. Inside the unit was a little older than expected, and lacked a comfortable place to sit and relax. It was either sit on your bed or sit at a table. We did not spend a ton of time inside so it wasn’t a problem, but may be for others.

Quieter and steps from the beach and ocean! The only issue we had was that the Uber app often didn’t get the location of the property correct on return trips. Once we figured out what was going on, we were able to help our Uber driver get to the correct location.

• Marina (10/5): happy customer! 10/10 - The suite I booked was perfectly 👌 clean and cozy. It had a kitchen with all the essentials you may need. The only problem we had was with the noisy neighbors, but there were no issues with the location. Bus stops right in front of the loby to get around the zone. This condominium was the most affordable I found online on the hotel zone, and I was extremely happy to have stayed here with my family. The beach view is beautiful here as well with a nice pool. Response with any questions was extremely quick, which was much appreciated. no gym. The shower 🚿 water can get extremely hot, so you need to take extra precautions. The room is faced toward the main street so you can hear traffic all night. It didn't bother me as much as it did to my husband.

• Hayat (10/5): apartment with swimming pool and beach just a stone's throw away. perfect for families - great stay! the apartment is located in a secure residence with lots of security controls. the apartment is clean and has air conditioning, a TV, two large beds and a sofa. microwave and cooking plates as well as a coffee machine. the advantage ++ is that there are two superb swimming pools a stone's throw from the apartment (one for parents and one for children), with deck chairs available in the shade. just a stone's throw away, a superb beach where we were able to fully enjoy with the children. deck chairs also available. the owner provided us with a baby bed and was very responsive to our requests and questions. we recommend 100% for families

The pool was very nice and the beach access from pool area was also convenient. The view of the beach was spectacular! There was a bus stop in front of property which was great as that was our mode of transportation up and down the hotel zone. The ad on booking.com was misleading for condo 1105. It said there was air-conditioning however, wasn't specific to say that the air condition was only in the bedroom. It was super-hot in the restroom and the kitchen! I feel like that was PURPOSELY misleading otherwise it would have stated that the entire condo wasn't air conditioned. We were in 3-digit temps!! Showering didn't help because as soon as we got out of the shower, we were immediately drenched in sweat again. This was our first time in Cancun and feel we didn't get to get the full experience being in the condo because we couldn't do anything in there other than sleep as we had to be in the bedroom to stay cool. Also, the toilet seat screws were completely rusted, and the seat didn't hold still. The bathroom doorknob was loose. The bedroom doorknob was loose and would jam and lock us in the room until we struggled for about 5 minutes to finally get the doorknob to unlatch. We had to tie a towel from the outside knob to the inside knob so that the door would latch on and not lock us in the bedroom. The dishes in the cabinets were dirty. The microwave was not conveniently set up where there was an electrical outlet so when we used it we had to carry the microwave and place it on the sink in order to use it. Also, i wasn't aware that I couldn't hang my swimsuit on balcony in front and when I went out to grab it, it was gone!! I was so upset. I sent msg to my host about it and said they would check but never got back to me until I contacted host again regarding bathing suit and was told she'd get back to me. She did get back to me and said no one turned it in. Also, I complained to host about the hot condo w/no air-conditioning, and she said they would try to get us in a new room the next day, but she never got back to me the rest of the time. That was VERY disappointing!

• Sarah (8/5): a steal with beachfront access! highly recommend - the best part was the amazing beach just steps away! Felt like an incredible deal for the location and the convenience. The beds were comfy and the kitchen was well stocked for cooking. The owner was super helpful and got us a decently priced taxi to the airport on the way home (pro tip: take the ADO bus into town then the R1 bus to get there, avoid the crazy overpriced taxis from the airport). Also liked the little shop where you can buy popsicles and coffee etc. No paper towels or dish towels, and no bath mat. The outside of the property was pretty dated but honestly for the price and beachfront, I cannot complain! it took kind of a while to get into town (30 min) since we were so far down the hotel strip.

• Travelling_blossom (7/5): You get what you pay for - - Having a sunset view definitely made up for not having an ocean view. - Having direct access to the private beach/ocean was definitely THE best feature of this property. - My kids loved the facility's pool. And it has a beautiful view of the ocean. - Beach/bath towels were provided for every guest which was nice. - The property is gated with security at the gates and patrolling the facility. It felt safe. - The guards were friendly and helpful. - It was the most budget friendly accommodation in the hotel zone. - The beefed up security didn't allow our cab to enter the property, to approach us to our unit. This was inconvenient when you have kids (one of which is a baby) and heavy luggage to carry. - For some reason, the female staff we encountered were unfriendly and abrupt. Not a single one cracked a smile when we saluded them or asked for information. - The cleanliness was really the sticking point for me, especially the kitchen. It was plain disgusting, to the point that I simply didn't want to cook. The top of the stove was sticky and probably never cleaned and the backsplash and around the faucet were gross. The cooking dishes were sticky. But the worst part was the use of Raid in the kitchen. Every time I opened the drawer for cutlery, the smell of Raid just engulfed me. I had to clean everything from fear of poisoning. It's clear that there's an ant problem and I don't know if the kitchen was sprayed with the cutlery and dishes still in the cupboards before our arrival. The futon in the kitchen was dirty. I don't think that cover was ever cleaned. We covered it with a blanket from the bedroom before sitting on it. - The location was awesome for ocean access but not great for access to food or a convenience store. You had to walk a few km or take the SEA Bus to access any of those things.

• Helena (8/5): Great place!! - This was an awesome place to stay!! Beautiful beaches, very quiet, close to downtown. Very clean. Only thing that sucked was the elevator was out of service, so climbing 3 flights of stairs with baggage and after a long day was rough... but I'd stay here again if i come back to cancun.
• Hector (10/5): Suites Brisas July 16-July 25, 2021 - Suites Brisas is a nice option for families needing an apartment- full kitchen with full refrigerator, stove, dishes, utensils & small dining table with seating for 4 people. One bedroom contains two full beds & a sofabed. Resort has a pool with lounge chairs & is on the beach. Resort location is on KM 19.5 which is a quieter location of Cancun hotel zone- cheap bus stops right outside to take you to downtown hotel zone if that is what you’re looking for…overall a nice stay!
• Richard (10/5): Great alternative to a conventional hotel - This is a condominium, not a hotel. We rented our unit from the owner for three nights. So it feels like borrowing an apartment from a friend, if the apartment was immaculately clean and right on the beach. Just be aware that there is no conventional "check-in" procedure and there is no housekeeping service during your stay. (The housekeeper who gives you the keys doesn't speak much English, so knowledge of a few Spanish words is helpful.) The owner is terrific: I didn't meet her but we spoke on the phone. Your stay includes use of the facility pool. If you want to relax on the beach in the Zona Hotelera, it's a great casual way to do it.
