Don't miss the breakfast its superb - The location was excellent for my purpose. the breakfast was excellent, really good value for money. the staff were very helpful even offered to go and get me the yoghurt I wanted because they didn't have any. Great service The hotel is a bit tired but this is reflected in the price paid. A little upgrade on the bathroom flooring would have made a great difference to the overall comfort of the room,

Bed was super comfy and covers smelled nice. Location was great. Bar was downstairs and very welcoming. Just little things but thought I would mention them. Squeaky floors in bedroom and corridors. No hooks in bathroom for towels.

Comfy enough beds and good value for money breakfast. The place was a little dated and in need of some freshening up.

- Tetiana (5/5): - The room was clean and had everything needed for a weekend stay. The hotel had a decent kitchen. I booked the room about a 4 months in advance, and despite reserving a standard room with a double bed, I was given a room with a single bed, which of course was disappointing, especially since I had paid for a double. I wasn’t offered any discounts or benefits for this—just “take it or leave it.” That was unpleasant. I was advised to contact Booking, but they still haven’t responded to my request, even though three days have already passed. In addition, there is a nightclub operating in the hotel building, which is very noisy until late at night. Because of the nightclub, the hotel is also full of visitors.

Staff friendly and helpful- especially when I was trying to get a taxi to the hotel.
Stylish bedroom.
Some good stores nearby to get food for a day's walking. Some areas are looking quite worn eg my bathroom and the staircase carpet. It would be good to see a refurb, if finances allowed.

- Shannon (6/5): Mediocre - Mediocre, you get what you pay for. Staff friendly and assertive. The place could do with a face lift it’s really basic, dated and run down in places. That being said had all basics and was comfortable. We stayed in room two. There’s a crack in the bottom left of window and the toilet seat was that old it was black. A new toilet seat really needs to be priority.
All furnishings are dated, stair case carpet etc work right down.
Due to how old the pub is you can hear everything from other guests. 3am doors slamming, up and down hall way and loos flushing etc.
We found it handy that you could come and go as you please from building as we had a even in Edinburgh so wouldn’t get back until late.
Breakfast was ok. Nothing special but good for the price and edible!
We would stay again if it was just to sleep for one night but don’t think we could stay here longer than the one.

When I explained about pubic hairs and noise staff member knocked money off bill and did apologise. Staff lovely. Friday stay. Noise from pub really bad (and I am a super heavy sleeper but ....) couldn't sleep til after 2 on a Friday - lack of sound insulation from pub below.

Had considered putting up actors here for future Duns Play Fest productions but having stayed here don't think I could as worry for work purposes employees wouldn't get enough sleep.

The room was tired but clean and comfortable, with an en suite bathroom.
Perfect value for money on a one-night stopover on a road trip. Nothing on this occasion.

Nothing was too much for them. The food was great, really huge portions. We shall certainly use the this hotel again when we are next in Duns.

Window could only be open if there was something there in place to keep it open, in this case it was a plant pot - take the pot away window was shut.
Noisy extractor fan. Mirror in room placed too high for anyone under 6 feet tall, I’m 5foot so it was no use to me at all.

The breakfast was excellent and the best value for money I’ve ever had. Needs a bit of TLC to spruce it up a bit.
- Tania (4/5): - The walls are like paper, if you are a light sleeper I do not advise staying here, there was a boiler or something mechanical constantly firing up, making a noise every few seconds, then it would shut down briefly, but then start again! I had about 2 hours sleep.
I was in room 5, which has a huge gap under the door so I could hear everyone else nearby, not just passing my room but in other rooms, with their bathroom fans switching on, walking around etc. I had a full day in work to do in Edinburgh and wish I'd just driven up from my home that morning, 300 miles away as I would have been less tired.
The mirror in the room is weirdly positioned so high it was pointless, I'm 5'3" and had to check my suited appearance in a shop window near my car as I left and do my makeup off a compact mirror I had in my bag. The bathroom one is set so far back from the sink that was no use. Definitely not suitable for a business travel stopover, I had to shut the window too as it was right by a roof so someone could get up there and in to my room, plus there was noise downstairs.
I suppose you get what you pay for, cheap but not cheerful.
