- Ann (9/5): Stayed in alternative huge 3 bedroom house, beautiful views, all facilities, great-would stay again! - Unfortunately The Boat Yard was unavailable due to a double booking so cannot rate that property, however the owner contacted before our arrival to advise of an alternative upgraded 3 bedroom property at no additional charge. This property had a huge living area, kitchen with all requirements, comfortable beds, 2 bathrooms and off street parking. Lovely lounge / dining area with beautiful views of countryside and water.

Half decent location. We were allocated the Slipway, a disabled friendly apartment, NOT the Boatyard that was put on the website.
Kitchen light and two other lamps didn’t work, actually didn’t work, didn’t need bulbs replacing.
Also could hear people in above flat walking about.
Place felt unloved.
Very disappointed.

The property was not on the foreshore as we thought but on edge of Fish warehouse and industrial buildings. Inside needed a good clean beds old and lumpy/uncomfortable. Daughter slept on sofa in upstairs room which was good. Mostly the whole stay was a bitter disappointment for my daughter's 50th birthday.

- Lucy (8/5): Comfortable stay thank you - All very clean and tidy, good instructions to find it. Good value for money as it was a last minute booking at the end of February half term. Plenty of clean towels and liked there were enough essentials like loo roll, washing up liquid and some tea bags etc so you didn't have to buy new just for 2 nights. Dog friendly garden. Would be handy to have a fifth chair so we could all sit at the table, even just a folding one. Likewise only 4 sets of cutlery. Was a bit chilly despite electric heaters, could probably do with thicker duvets or an extra blanket in the winter, so we could layer up, especially in the large bedroom. We do sympathise that old properties are really juicy to heat. This wouldn't be an issue at all in the summer months and would recommend it for a family like ours. The kitchen was otherwise spacious and well equipped.

- Samantha (10/5): Great place for a little break in Appledore - Spacious, clean and comfortable and just a short walk to pubs and restaurants . The little enclosed garden was perfect for our dogs.
- Marie (1/5): Uncomfortable, dirty and would not stay again . - Location and on-site parking Overall, very disappointing, the place was generally quite dirty with dust build up on the headboards and windowsills. The kitchen was dirty (cups in the cupboard filthy) the radiators were dirty, and the table was unsafe to lean on as likely to topple over. Also had a broken shower head holder (couldn't shower comfortably as the shower head at waist height and couldn't be altered), and the bed in the room leading to the bathroom was so uncomfortable we cut our stay short and went home early. Heating had been off for some time before we arrived, so very cold. It took around 5 hours to warm up to a suitable temp of around 18 degrees. Overall, very disappointed. We stay in Appledore on a very regular basis in cottages, the pubs, B&B's, and guest houses, and this was the worst we have stayed in and certainly not the cheapest!
- Lucy (8/5): Hidden gem. Look beyond insta moments! - Lovely apartment: very clean, cosy, warm, and dry! Everything we needed available including a supply of tea, coffee, milk and sugar. Parking outside was a big plus.
Great spot for exploring this area. Beautiful view of the river. We liked not being right in the town. The apartment is probably ready for a few bits of maintenance, new blinds, etc.
Furniture, decor and location near to some works, not for "instagram" but if you can see past that its a hidden gem.
Would benefit from curtains for those staying in winter - could always be removed in summer. Only to keep out draughts after dark.
Also a few lamps in the living area would be great as the main lights very bright. Again, not a summer problem.
Finally, I'd say the 4th bed would be no good for an adult, it felt like it was a very flimsy camp bed. Luckily we didn't need it!
- Hannah (5/5): Was good accommodation for what we needed - We stayed here for a family event in Instow, was a good location and worked for what we needed There were a few things that could have been better, the river view was taken from a very good angle, when we arrived in December the place was cold and there was no way to turn the heating on. The place wax clean enough however the bath panel was falling off the bath. The house was clean but not immaculate. For the money we paid however it was good accommodation.

After a long journey had to go straight back out again as there was no toilet roll! Also no bath mat and no curtain or blinds at the bathroom window so had to use the bathroom in the dark

It was a bit of a walk to appledore but only whilst there is a diversion in place for pedestrians so you have to go up a steep hill but once that ends it’s perfect. I’m only saying this in case someone wants to stay soon who can’t walk up hills. I thought the place was fab!

The 2 x single bed room was only big enough for the beds and no luggage as there were two sharing. Mattresses could do with an upgrade as the one of the singles was rather too soft.

- Nicola (1/5): A misleading listing, poor communication, and substandard accommodation made for a deeply disappoint - I’m disappointed that I need to raise this publicly, particularly after giving the host the opportunity to respond directly to my concerns.
Unfortunately, the experience fell far short of what was advertised. To begin with, the directions were unclear, being provided as a photograph of a computer screen that was difficult to read. Even after supplying an alternative email address, no effort was made to resend clearer instructions, which led to considerable confusion on arrival. Despite informing the host of our late check-in, we were unable to contact her for over an hour, which only added to the stress.
More significantly, the accommodation itself did not match the listing. There was no sign of the estuary view or balcony that had been pictured. Instead, we were placed in a dark, disabled-access room that smelled damp and felt unclean. This critical lack of transparency is unacceptable, particularly given that the booking process gave no indication we would be allocated an accessible room without views.
After speaking with several locals, it became apparent that the pricing is notably higher than comparable options in the area—particularly egregious given the absence of advertised features. There wasn’t even any milk to accompany the sachets of instant coffee provided in the kitchen.
Regrettably, the quality of this accommodation was well below the standard I’ve consistently experienced through platforms like Airbnb and Booking.com.. The listing misrepresented what was delivered, and the price charged bore no relation to the value received.

- Sharon (8/5): The Slipway - secluded garden and off road parking. - Ideal quiet location for us. We had off road parking whilst staying at the Slipway. Secluded little garden/patio area to sit in. Good sized downstairs apartment. Great communication from the owner. The view wasn't great, but I think if you stay in the Boat Yard upstairs apartment, the view would be lovely. Having said that though, I would stay at the Slipway again.

Spacious apartment - but as only 2 of us (and briefly) it didnt matter too much. The electrics were a bit dodgy. The dining chairs were wobbly and potentially unsafe. The whole place was very tired and didn't match the description or photos. Apparently we could park outside the front door, but there was a yellow line and a sign saying only park between 6pm to 8am. Fortunately it was a utililty visit and we weren't there for a holiday. It really isn't in that kind of area. Not sure it would take 6 people for a relaxing Devon break!

The host was very helpful whilst we only stayed for one night, we enjoyed our stay and the apartment suited our needs very well. We felt that some of the fittings were a little "tired" and could do with updating but everything worked so it's hard to criticise really.

The host would have been better to issue key code just before checkin like most places. This would have avoided delays with wrong code being given so early on in the booking and the next guests checking in early without the room being cleaned. The water pressure on taps is poor but shower ok. The cleaner seemed to only touch the surface with spiders behind the tv and food and a glasses lense left under the bed. Overall though it was an enjoyable stay and I would return thank you

Owner very communicative and helpful The boat yard (literally in front of you) did get a bit noisy, clever photos didn't show the real view. No tin opener, if you have mobility problems with stairs this is not the place for you.A suggestion , grab rail in bath, more coat hooks in bathroom.

The smoke from the apartment downstairs travelled up into our apartment where our children were sleeping. It absolutely stank. We were kept awake from 1am till 5.30am with noise, shouting, arguing, slamming doors from the apartment downstairs.
- Chris (9/5): Scenic and spacious - The view over the estuary was every bit as beautiful as it appeared on the website and the appartment was more spacious than we had expected. I was doing the Devon Coast to Coast bike ride with my sister so was only a short one night stay but I could have happily stayed longer enjoying the views from the balcony and sitting room. Appledore was a very nice surprise, too, with good options for eating and drinking. Janice was very responsive and helpful.

Once again a very clean & relaxing place to stay (especially when the sun shines down onto the estuary) 🤩
Overall the facilities were excellent and everything you need is there.
Overall Appledore & surrounding areas are a lovely place to visit & very dog friendly🐶
Jan was once again faultless in her communication & everything went smoothly for our stay.
I’m sure we’ll book to stay again later this year! Only real negative was the shower for some reason would run at a normal temperature & then go freezing cold & then extremely hot.
This could potentially be a bit dangerous for some people, especially young children.

- Devyani (1/5): Worst accommodation I’ve ever stayed at. To be avoided. - There is nothing good to say about this property. Avoid it. It is in the middle of an industrial estate with warehouses on 3 sides and industrial containers to the front. There is a small gap through which you see the water. The “garden view” is of an extremely small patch of grass framed by the industrial buildings. A broken old patio with dirty old plastic furniture. The photos on the listing are extremely misleading. See my photos for a proper representation. The actual accommodation and facilities were basic albeit clean.

- Jayne (5/5): Passable - Views looking over boatyard area are lovely (not such a direct view as photos would have you believe).. Comfy beds and clean bedding. I didn't mind the industrial setting as it was expected, and it was a pleasant walk in to Appledore. It was lovely to sit by terrace doors until quite late watching the day scene change to night and tides change. The living room upstairs on 2nd floor was well decorated, spacious and good views. 2 lots of steep stairs that were not mentioned, and travelling with elderly mum was not good. Very tired inside. Fridge door broken, no towels in kitchen or even basic cleaning equipment. Dirty dingy carpets on hall stairs could do with a good clean. Thin towels for bathroom but they were clean. Poor and variable water pressure. Holes in wall and rusty radiator in bathroom. A note being left to say 'don't steal toiletries' - but all they were were 3 random bottles of used and leftover shower/hair gels! Balcony, very grubby outside and obviously used by smokers regularly and gutterings over it were green and grubby. Parking on small road - isn't private parking. I am sorry, I don't mean to slam this property,but it is very tired now and needs some TLC desperately. .

We had a bottom floor apartment and could hear the people upstairs who sounded like they were moving furniture! Unfortunately the dog could also hear them so he barked a few times in the night which they must have heard so not ideal for either of us. Beds are uncomfortable.

Wish I could have stayed another day just to cook with the doors open looking at all the boats sailing by. Shower pressure too low but unsure it's just a general problem in the area. The hot water tap had low pressure too.
