Plenty of room for 3 adults, and all the amenities you could ask for. The beds were extremely comfortable. Perfect location in a quiet neighborhood, close to train stations, grocery store, pharmacy, and lots of good restaurants. Would definitely stay here again. N/A

The house was very traditional but with all the technologies and commodities needed. The futons were very comfortable, the shower was heavenly and it was the best and coziest return home every day while we were there. Even the floors were heated! Our only regret was not staying a couple extra days in Kyoto, just to enjoy this place a little more. It was such a beautiful and peaceful place to stay and made our Kyoto visit even more special. Houka West, we shall meet again. For anyone looking for places to stay at in Kyoto, if this place is available during your stay, don’t even think twice about it and book it! You won’t regret it!

歩いて行ける距離なので朝に散歩がてら行けるのが良かったです。
宿自体は京都を感じられてすごく素敵な宿だったと思います。
一階と二階にトイレがあるのも良かったです。
キッチンもついてるので京野菜を使ってご飯を作ったりできます。
洗濯機もあるので少ない荷物で泊まることも可能だと思いました。
近くに行列が出来るほど人気なつけ麺屋さんがあって、並びましたがすごく美味しかったので並んだ甲斐がありました。 狭い路地に入ったとこに宿があります。
京都駅から宿までタクシーを利用しましたが、狭い路地ということを知らなかったため、タクシー運転手にすごいため息をつかれました。路地の一本外側の広い道路で降ろしてもらうことをお勧めします。
宿は建物が古いのもあり、歩くたびに床がきしみ、吹き抜けになっているので音も余計に響きます。
玄関をきちんと閉めないと鍵がかかっていても若干の隙間が出来て外が見えます。
扉関係は滑りが良いわけではないので少しテクニックが必要です。
玄関側の窓はすりガラスになっていますが、カーテンが付いてないので、外の人影が気になりました。
音も響くので、外を歩く人の足音や話し声も丸聞こえでした。そのため宿の中での会話やテレビの音も外に聞こえていたんじゃないかと思います。
ベット近くにコンセント有りと記載がありましたが、実際には足元の方にありました。
アメニティは必要最低限のものが置いてある印象でした。
置いてあったのに気付かなかっただけなら申し訳ないですが、
入浴剤があったら嬉しいなと思いました。

Very professional, polite and welcoming staff. Some places need more cleaning (visible dust on shelves), tatami in the bedroom downstairs had a bit unpleasant smell in the corner.

There was a washing machine that we used. No dryer! So we hang dried them upstairs in the loft. Which worked well!! Overall we were happy! The shampoo and conditioner were excellent! The only thing I wished they had a full kitchen. That way we could manage our breakfast!!!

Space is good for families if you don't mind walking - really nice facilities and this is just a normal townhouse with aged walls and structures. don't expect this to be a full service hotel. it was cold in Kyoto so the staff was able to warm the house up before our check in. they even have a Nespresso machine and pods!
the hotel staff explained all the procedures and even gave advice on how to take the buses like a local. check in process was abit harder than the rest with the extra payment of the accomodation tax on the day of checkin. having to deal with passports and re-sending details made it less convenient
tv was abit dated? only could watch japanese free to air. couldn't connect via WiFi to tv for screen casting
location was further than expected walking from Kyoto station. but the good thing was that there were alternative buses to the various tourist attractions that we could take instead of taking the train all the time.
the beam at the only showering facility on level 1...is the one that I can't change. hit my head a couple of times going in or out even after I've looked down. I'm 1.83m tall so the beams were all pretty low to me

The house is very well equipped with instructions in English which is not that obvious in Japan. We had one small issues with getting to the house but it was quite efficiently solved.

- Mandy (9/5): One of the highlights of our stay in Kyoto! - The house itself and the interior are beautiful, appliances are modern and comfortable in use, location is excellent, intructions were very clear, staff who welcomed us was friendly and very helpful, bedding was great! Overall a fantastic stay! Everyone in our group was blown away with the beauty and comfort of this house, would recommend! Although everything in use was very clean (bathrooms, kitchen, bedrooms, etc.), some of the open cabinets and architectural features were a little dusty which did impact the scent of the house somewhat (but kind of adds to the authentic feeling in a way also?) Also a tip: if you really tried, it was technically possible to see into the bathroom from the dining room. It would be nice to have some sort of option for privacy in the bathroom, like blinds to cover the window. It was not a major issue though. Again, you would have had to really try and see into the bathroom.

Check in was difficult because app they use to check in doesnt work properly. There were a couple of difficulties with the app during check in, not just one and we had to call for assistance. Also, the place is still a little dusty even after the cleaning person came by - especially under beds, walkways, etc.

The property is Machiya house. So, what more can you praise? The check-in office location in English google map is wrong. Also the check-in office may have an English sign board outside the building. The google map link given open a Japanese version of google map, so, it took a while to figure the location. We walked to the office.

We all loved the shower and soaking tub as well as the wonderful authenticity of an old home with modern upgrades. Heat was controlled by a remote that was in Japanese which we didn’t understand, but to be fair, we were staying in a home in Japan.

It's closely located to the Kyoto station and good places around to eat - but they are always busy so be early or make a booking! Nothing!

- Steley (9/5): Apart from the arrival process, it was a very pleasant stay. - Comfortable house. Convenient location. Helpful staff. Obtaining keys was difficult. The process needs to be made a lot easier. We showed the address for key pick up to a taxi driver at the train station and he left us in a remote laneway. Thankfully we were rescued by the very helpful Houka reception manager, who picked us up and took us directly to the house.

- Nomad61610541355 (10/5): A central Kyoto exquisitely designed ryokan style house with modern equipment inside - It’s rare to see and enjoy a property more beautiful than what it promises to be online but it was the case. The only downside is you have to checkin in a separate place 5 minutes away and open only during day business hours (6 pm max).
Basically it’s a two floor house carefully and beautifully arranged in traditional ryokan style with excellent amenities including a very small but lovely garden and a symbolic stone path separating the bathroom from the living room on the ground floor.
The 2 bedrooms are upstairs 1 Western style the other Japanese style. Everything is cased in rustic dark unvarnished Japanese wood

It was great for our family of six and we had plenty of room. The remodel of this traditional home was nicely done with traditional and modern amenities. The staff at checkin were so friendly and helped us find it as the checkin and house are in different locations. Perfectly located on a quiet street but close to bus stops. Extremely clean and new. Not a single thing we didn’t like.

We plan to come back for sure - The hosts were very helpful! we are so grateful that they were able to help us with retrieving my mothers passport and purse that were left in a taxi. They also went above and beyond, helping us with our luggage transport service since we were unable to do the forms ourselves. We are absolutely coming back! Thank you soooooo much!! They have a qr code to scan to communicate with them on mobile, but we had a lot of issues with the chat system. I like that it translated for us, however it kept starting new chats when we were in the middle of really important conversations. Sometimes the chat window would close on it's own and it was difficult to restart the chat.

Beautifully designed with a touch of modern feel. Great for family. The inhouse chat system wasn't stable so can't make use of it. The walls were rather thin so can cut the noise much. Journey to accommodation is rather tough if one had big luggage because of narrow walkway and rough road surface. Would be perfect with 2 bathrooms
- Jiawen (10/5): Modern Japanese Homestay in Kyoto - Great layout for a group of family. We love to gather in the common room after baby slept to have a glass of sake. Very modern zen Japanese style, spacious room, spotlessly clean. Only one bathroom to share so take some time for everyone to get ready.
Check in was a bit of hassle but we got to it eventually, communication was difficult as there is language barrier.

Off the beaten path so taxis were sometimes unsure how to find even with the excellent directions provided by Houka staff...nevertheless would still be our first choice in Kyoto. We loved it. Totally up to date. Concierge service through the provided mobile device was helpful and immediately responded. Quiet. Conveniently located for transport. 👍👍👍. Delightful check in experience. Felt like a typical Japanese home. Top marks on all fronts. So pleased we found this gem.

The very kind and professional atención with the team and the owner was our first coming home experience. Beautiful private house on two floors and really warm welcome with tea and good tips what to do. They was so helpful with our late coming luggage with the transport company. Best beds,bathroom amazing with view to a little Japanese garden.
Tradicional Japanese breakfast for us was the best way to start the day. We are sure that everyone who loves the culture and the city of Kyoto will find in Houka the peace and happiness.
