- Ayanna (9/5): - Beautiful It was simply beautiful

- Alon (8/5): -
- Humberto (10/5): Jus perfect - Location, view and service was excellent NA
- Jonah (6/5): -
- Emily (7/5): Amazing staff // hard to get to. - Beautiful property. Clean and outdoor bath/tub was amazing. The only way in and out is up 50+ steep stairs. Very hard with luggage and if raining.
- Francisco (1/5): - Nice view *Intagram scam alert*
Isn't the experience of a 150-200 dollars stay. Is a tent experience. No night stand, no desk, no chair, poor isolation (very cold in night, warm in the day), the windows don't close correctly and mosquitoes enter to the room
- Brenda (7/5): - The location is quite difficult to access because you have to go up and down many stairs, which can be a bit challenging, especially if you’re carrying bags or not used to steep paths. However, once you get there, it’s absolutely worth it. The view is incredible and makes the effort worthwhile.

- Helen (9/5): Beatiful, peaceful stay! - The property was absolutely beautiful! Gorgeous rooms with windows facing the lake and an open-air kitchen and bathroom filled with plants. The staff was extremely helpful, coordinating the water taxi for us, picking up dinner for town and storing our luggage for the afternoon. It is pretty close to town and you can either hike up a steep hill or take the scenic route which goes through the nature reserve, which is gorgeous though does cost 40Q a day. Since it is open air, it did get a little chilly at night and we found some various creatures (like spiders in the rooms) but it wasn't too bad. The other thing to note it that it is a steep hill from the private dock and swimming area up to the house. There are stairs but we definitely were out of breath by the top.
- Patrick (10/5): -
- Finberg (10/5): Excellent accommodations and service - The view, the outdoor bathroom and the room. The hike from our room to the street. I needed to train for that. It was a very physically challenging hike up.
- Tess (10/5): Best stay of our lives - Incredible lakeside stay! We loved our cabin and would love to come back again! The staff are very attentive and will go out of their way to bring you what you need including laundry and meals. Big thank you to Daniel and all the staff! The cabin is gorgeous and has the most amazing views, the outside garden is so unique and relaxing. We got a private boat directly to the cabin so finding it was no problem (for boats, it is right next to the Nature Reserve in San Marcos). Host very very responsive on whatsapp. Our best accommodation experience ever!!
- Arjun (6/5): We appreciated the view and kindness of the staff, but overall experience did not meet expectation. - We stayed at the Delux Villa, the view from the room was absolutely beautiful, the beds were very comfortable, the wi-fi worked great, and the staff themselves were very kind and friendly whenever we interacted with them — that was definitely the highlight of our stay. We were a group of 4 and the space did not feel cramped at all. The location was much farther from town than expected — about a 20–30 minute walk involving a very steep hill, either going to town and another steep hill going back to the cabin. This made coming and going pretty inconvenient, especially at night-- you will need a flashlight or a headlamp going to the cabin.
Additionally (and probably the most important aspect of this review), San Marcos just wasn’t our vibe. Many of the shops and restaurants closed around 8pm, which made evenings feel very quiet and limited our options. Combined with the steep trek back to the property, it added to the overall inconvenience of the stay.
Requesting basic amenities like extra coffee, breakfast service, additional blankets, or housekeeping was surprisingly cumbersome and required multiple follow-ups. It didn’t feel very seamless or guest-oriented.
- Shelby (9/5): It was an amazing experience and more than what I anticipated. - Loved the view! Simply breathtaking. The incline/decline to get to/leave the property.
- Molly (3/5): - The bed and the view This place is NOT worth your money. The pictures and descriptions make it seem like a fancy lakeside resort. This is all a facade. Total waste of money with dishonest management. This is one of the most expensive places we stayed in Guatemala and truly one of the worst experiences.
Baba Yaga is merely a collection of dispersed older cabins on the side of a hill with VERY difficult access, NO SIGNAGE, and no central reception area or restaurant.
The outdoor shower was a slow trickle of warm water at best, not appropriate for colder nights. They only offer exactly one thing for breakfast with NO modifications allowed (they would not even bring me hot water) and we're slow to respond to any requests.
It's very difficult to find this place. It's away from town and down a verrrry steep dark set of stairs to the lake and then you have to walk along the shore up some rickety steps and have exposed rebar and would be very easy to trip on at night. There isnt a single sign guiding you and you'll have no idea your in the right spot.
We couldn't figure out how to pay for our stay. We asked via text how to pay and nearly and hour later got angry messages back demanding we pay but not providing a way for us to do so. We ended up paying extra to pay by card online, which was really frustrating as we tried or pay onsite but no one came to collect our payment.
- Mariana (9/5): - The property is located in the foot hill of San Marcos, which make it already an adventurous experience to get there. Once there you are entering a magical garden with beautiful views from the lake. We want to come back for sure ! the steep hill is a bit challenging but good for the cardio
- Esmee (9/5): Fantastisch! -
- Dor (8/5): Nice stay - Beautiful location, easy access to the water and to the nearby reserve It’s hard to find, there are no lights at night and zero signs of baba yaga in the surroundings.
Staff not always super responsive
- cindy estefania (10/5): LA MEJOR VISTA Y DUCHA DE ATITLAN!!
- Monteiro (8/5): Stunning location, uphill cabin - Excellent view and access to the dock. The cabin that we stayed in, was at the very top. The downside was the walk up to the cabin.
- Bravo (10/5): -
- Vicky (10/5): Extraordinaire! - Les installations et la vue sont incroyables! Un peu difficile de trouver la place .
- Nina (7/5): Ok - Kitchen and bathrooms Not good lighting on grounds steps . Too much uneven ground . No restaurant .. reception..
- Nina (7/5): Different. - Clean , comfortable beds , nice outdoor bathrooms Steps , steps , needs railings , needs lighting , no reception , no restaurant , was not aware of total chat communication no personal contact
- Jeanette (10/5): An absolute dream - Absolutely beautiful property and facilities. What made the experience though was the incredible staff that worked so hard to make sure that we had everything we needed during our stay— particularly Alex and Sebastian!
- Sari (10/5): - Fantastic chalet and views. The bath tumb really made it for us. The kayaks are old and unsafe, and should be replaced.
- stephen (9/5): -
- JAVIER (8/5): -
- Janette (10/5): Can’t wait to come back. - The views are unbeatable! Everything was clean and the staff were courteous and very try helpful. I can’t wait to come back. I wish I would have read the prior reviews to know beforehand that getting there is a bit tricky. Other than that it was fantastic.
- Cecilia (10/5): -
- Cynthia Flavia (10/5): Amanzing Views - The location NA
- Alizee (10/5): - Excellent communication with the host, I highly recommend this place, it’s beautiful and everyone is so kind and ready to help. Will miss this incredible villa!! Nothing
- Vieregg (9/5): Insane Views - The views were absolutely stunning! It was practically impossible to leave the grounds. What made it even more difficult to leave was the wonderful service provided. If you didn't want to walk back into the main village a staff member would get you dinner, lunch, or anything you desired.
Any help that I needed was answered and fixed within ten minutes. They helped me with setting up a hike as well as offered transportation The one thing that I didn't love was getting to the hotel. Maybe I didn't do enough research but finding the property and then getting there was more strenuous than I was expecting. I am in my later 20s and I can't imagine many people (elderly, handicap, out of shape) being able to make it. There was a dock but I wasn't sure if it was Baba Yaga's or the neighboring property.
- Keith (8/5): Beautiful and Secluded - The view was incredible, and simply laying in bed looking out may be the most memorable moment of our trip. The cabana was charming, and the outdoor bathroom was better looking than the pictures showed. It's easy to idle away time there, which could be made easier due to having the option to have staff get food to bring back to you. The water in the outdoor shower was only lukewarm, which was a challenge with cooler than expected outdoor temperatures. The walk to the cabana downhill would be treacherous if not in shape.... and very, very slippery during rainy season. While not the fault of the owner, I do feel that potential guests should know.
- Alexandra (10/5): Exceptional -
- Sherria (7/5): Beautiful property but wouldn’t stay again. - The property was beautiful and the views were immaculate! Absolutely stunning lake and volcano views. I saw eagles and hawks and lots of hummingbirds and other wildlife. Also you can see the famous Eagle’s Nest yoga retreat from the property. The outdoor bathroom was cute and the shower and tub area were really unique and beautiful as well. The property was very well maintained and beautifully landscaped with plenty of outdoor areas to lounge and relax, including an area with a fire pit. The bed was very comfortable. This was definitely a unique glamping experience. Sebastian, the property manager met me at the basketball court and carried my luggage all the way to the cabin. He was a blessing because I never would have made my way down the very steep path from the road and then back up to the cabin. As several reviews have said, it’s difficult to get to the location but if you are fit enough, the views are worth the trouble, (maybe). It’s exactly 0.8 miles walk from the public boat dock to the front door of the property, through the famous San Marcos Alley and then uphill, then to get to the property you have to go down an extremely steep hill and there is no railing or anything to hold onto. From the top of the steep hill it’s then 200 steps down the steep hill to the lake and then back up another 200 steps and some terraced pavers to get to the cabin. The outdoor bathroom is up another 7-8 steps and the outdoor shower is up more steps from the toilet. If you have any mobility issues don’t even think about this place! There’s only a microwave and mini fridge, no kitchen or cooking equipment. You can get breakfast cooked by the staff at the property but it definitely wasn’t anything special. If you want food from a restaurant in town you have to take the same trek back to town or you can order and the staff will go pick it up and bring it back to you. Thanks again to Sebastian for all of his help and kindness. Considering the lack of services, and despite the amazing view, I think this place is very overpriced and would not stay again. There are plenty of other places on the lake with the same stunning views and that are easier to access.
- Evan (9/5): Superb -
- Adam (10/5): One of the most beautiful properties I have ever stayed at. But, must be fit to access. - Beautiful view No towel hooks to dry towels.
No screens on windows or doors to allow for ventilation at night without allowing bugs in.
Many, many stairs to access, steep hill from the road can be treacherous.
- Marta (10/5): Exceptional - Excellent accomodation! Super clean which is super important to me and the views were simply breathtaking! Felipe and entire staff were all very kind and would always go above and beyond making sure everything is smooth and comfortable. We appreciated that so much. We felt taken care of
The place felt sacred and we will definitely be back to Baba Maybe adding a dresser/ nightstand or something to store clothes wouldn't be a bad idea, especially when staying for a longer time.
- Xiomara (9/5): Superb -
- Teneshia (10/5): I absolutely enjoyed every aspect of my stay. It was so serene and relaxing 🥰 - The property was breathtaking! Truly a hidden gem The journey to get there was treacherous but this was expressed before I got there.
- Murphy (9/5): A quiet, serene lake cabin with impeccable staff. - Everything Please buy fitted sheets that fit the mattress.
- Jennifer (9/5): Peaceful - My morning and night view was right on the water. So many steps but it was worth it. No reception but the contact through WhatsApp was very helpful and initiated helping us with all of our needs.
- Brianna (9/5): A most visit when at the Lake - The bathroom, I would come back again just to use the bathrooms again lol Was a little difficult to get to, but it was well worth it.
- Stella (10/5): Exceptional - The most beautiful location and the bathroom as like if out of a dream. Will come back! It’s quite hard to get to. Like a little hike up and down the hill (can’t drive).
- Anniina (9/5): Superb - The room and the view is amazing! The stuff helped us with everything we needed and were very friendly. It is VERY VERY VERY hard to find and they didn’t have any signs on the roads. It is also very hard road to walk there and you have to be in good shape and carry your luggages there.
- Mark (2/5): Beautiful view VERY POOR SERVICE - Beautiful location on the Lake. The property and especially the property owner were a great disappointment. The property - you must be able to descend and ascend a long 28% slope to access the property. Then you must traverse a narrow path with exposed steel re-bar and several trip hazards. The property owner (Sergei) is very difficult to work with due to: 1. He does not respond to text messages, he ignored 4 messages from us. 2. After communicating our arrival time, we arrived and there is no reception desk and Sergei is not responding, luckily we found someone, they asked if were were lost and when we explained we were guest they located our cabin (note - we had other guests that we found wandering the property in the dark looking to access their room) 3. After complaining to Sergei that they room was not being cleaned (daily cleaning advertised on booking.com, he said it was our fault because we did not ask for cleaning) 4. I then asked for the hair dryer, snorkeling and fishing gear that was advertised, after 3 text messages I received no response so stopped following up. I believe Booking.com must do 3 things: 1. clearly explain that you must be able able enough to access the property with pictures and clear descriptions, 2. require Sergei to updates his amenities section and 3. provided a contact that will respond to guests.
- Sarah (10/5): Unbeatable Views & Relaxation - Absolutely GORGEOUS property! The views of the lake and the volcano were exceptional and all the glass windows looking out over it. The property was so lush and beautiful. The outdoor shower and bathtub were amazing with views that cannot be beat. The water pressure was amazing and the water got hot quickly. The bed was comfortable. Each morning, breakfast was delivered (eggs, bacon, waffles, beans) by the friendly staff (for an additional ~$6, which can't be beat!). They did have optional things you could add on (like massage or tours) which we did not do. They had free kayaks you could take out as well + staff which would deliver dinner you ordered in town for you. Overall, amazing property to relax at! As mentioned in previous comments, its a (literal) hike to get there! Being in such a beautiful and secluded location does come with a price! It's a steep uphill and downhill (and this is coming from two pretty active and fit young adults!). They do offer to help with your bags and can deliver your food, but just be prepared if you're planning to go in/out of town often, it will come with a workout! Additionally, the managers can be a little slow to respond on whatsapp, so just make sure to text well in advance if you need/want something. They are both super nice and helpful, just wish they would be a little more responsive.
- Cristina (6/5): Nice view, but not sure if its worth the hike & price. - Great view, private and secluded. Need to be an avid hiker to get to the location. Sadly it was a very uncomfortable bed and the outdoor shower was nice, but outside was too cold to enjoy with just lukewarm water. The communication with the staff is tough due to reception challenges but once you coordinate they are helpful. Coordinate help for your luggage before you arrive and before departure, it’s a 10 min hike down very steep stairs.
- Andreea (8/5): Relaxing and quiet time - Once you get there, everything is amazing : the view , the rooms , the terrace, good equipment. It was difficult to find it, I would recommend to give more indication upon the booking’s confirmation.
- Jesika (7/5): Amazing but overpriced. - The view was unreal. The set up was magical with the outdoor bathroom. Access to the property was pretty tough. The average consumer would not be able to manage the large amount of stairs leading up to the bungalow. They also didn’t keep us filled up with pure water. That was difficult.
- Hannah (4/5): Beautiful views, but not worth the price. Disorganized management, poor service and communication. - View was beautiful. Husband and I were on our honeymoon and excited to relax and take in the views of Lago Atitlan hence why we booked at Baba Yaga. However, things took a turn. We were notified less than 24 hours before arriving that the hotel had messed up our reservation and only had us booked for one night instead of two. They did move us to a nicer room, which was appreciated but it still didn’t solve the inconvenience of having to check out and check in to another hotel especially considering this hotel is pretty remote. When we arrived we were not given the WiFi or a key to our hotel room even though we asked multiple times. We eventually got the WiFi but had to hike down and find the person in charge to get it. Property is very remote and requires you to hike to get there, we were not told this prior. I’m pregnant and this was difficult as we had all of our luggage. Being a remote place, there is no dinner options available at the hotel, you must either hike down to the town and back up which can be dangerous if it’s nighttime or raining which in our case it was both. The facilities were beautiful but for the price, not worth it. For the price you pay, we expected better service, attention, and communication on behalf of the staff. At times we felt isolated and frankly stranded. When it came to checking out, the cleaning ladies came in unannounced while we were gone before check out time and moved all of our stuff to one side. We were never given a key so we did not feel safe or that our privacy was respected. Don’t let the views lure you in. There are plenty of other places with similar views that actually care about their guests. Communication and service was not worth the price. Will not stay here again.
- Yvette (8/5): Very good - The view and the outdoor shower is amazing. The bed is comfortabel. Definitley stay here! The service isn't what you would expect from a place like this. They didn't make the bed, empty the bins or give you fresh towels. They also didn't ask if we want anything for breakfast. Which is all not a big deal, but you would expect something else from a place like this.
Also there was a really nice fire place. When we asked if we could make a fire, they said it costs around 15 euro's...
- Amanda (10/5): Amazing place, so relaxing! - Amazing view of the lake, private, and swimming dock. Long hike up to town
- Bob (9/5): Loved the cabin! - Beautiful cabin in a beautiful location The power was out, putting a damper on our evening. Staff was great, though, they brought us a couple candles.
- Elizabeth (10/5): Truly the best stay I have ever had! Baba Yaga is my new favorite corner of the world! - The view was spectacular, staff was beyond friendly, design was unique
- Cindy (9/5): Dreamy place to stay right on the lake! - The view of the lake was magnificent. The bathroom and outdoor shower dreamy! The bed was very comfortable. I liked the seating area just outside the bungalow. The walkway and stairs to get to and from the property were very steep. Considering how lovely the view was right in the water, it was worth going up and down those stairs! It was just difficult with our heavy bags.
- Sojung (4/5): Not worth the price. - Beautiful lakefront views. The outdoor bathroom is also lovely. Very difficult to access. The description says that you can ask public boat drivers to take you to the property, but the drivers themselves will refuse, which means that you need to hire a much more expensive private boat driver to get to the property, or lug your luggage from town. Once you’re in the property, it’s difficult to get in/ out. If the point of your trip is to stay isolated, which we were very excited for, then there are very limited food options. There is no kitchen in the room. They will provide you with opportunities to order from restaurants in town, but many missed communications (we speak Spanish fluently) and inaccurate menus meant for a lot of unnecessary back-and-forth. Additionally, for the amount of money you’re paying for this place, an equivalent hotel in any other country would provide many more amenities and much more thorough customer service. Instead, the bed is pretty uncomfortable, there are limited food options, it smells of lacquer, and we had to ask for coffee to make in the morning (and the coffee maker was broken). The only redeeming aspect is that the groundskeeper and other workers around are all very sweet, though unhelpful. Finally, the property owner was available by WhatsApp.
- Niloofar (7/5): Good - The view Stuffs
- Mike (8/5): Very good -
- Luana (10/5): Exceptional - Everything was perfect Little tricky to get to many stairs on the way down. But worth it!!!!!
- Jayme (9/5): Great location, great views, great service. - The location was great. Great views. Fairly private. They let you pick any restaurant in the town to order breakfast/dinner from and then they order and deliver it to you. It was hard to find. I had to call for assistance. There is a steep walk down to the location but the views are worth it.
- Jessica (10/5): Exceptional - It's such a beautiful and tranquil place. The breakfast was delicious and the views amazing. The hike to the room and to leave via the road was hard. You cannot stay here if you have mobility issues.
- Jasmine (10/5): The stay here was amazing. A great view to wake up to. -
- Rebecca (10/5): Exceptional -
- De (8/5): Very good -
- Halil (10/5): … - View and the place was amazing and so comfortable Every thing was perfect
- Ottaviaferraris (7/5): Nice, not for everybody - Excellent lake view, very beautiful.
Room was big and clean.
Bathroom was very cool, but not very practical.. You have to climb up and down a very slippery road to get to the property, not for everyone!
Room couldn't lock, the location is quite isolated so I was a little concerned for that at night.
Room didn't have a table or somewhere to put your stuff...
- Maurane (8/5): Nice location by the lake. - The view and easy access to the lake were amazing. The location is quiet and makes the experience very special. The bed could be a little more comfortable.
- Joanne (9/5): Wonderful - Absolutely stunning views. Waking ip to the view out of the window was sublime. The property is fabulous and in a very beautiful setting. It’s a great base would highly recommend. We loved our stay. The trek up the path to the road was quite something but it meant that the property had a very beautiful, secluded and peaceful location.
