Guest Reviews
- KEIKO (10/5): -
- SAFAK (10/5): - Everything about the house is exceptional. Nothing
- Giedre (10/5): - Nuostabus kotedžas. Su mažučiu japonišku sodeliu, savita aura, senoviniais baldais, labai autentiškas, plraktiškai muziejus.
Vieta rami, patogus susisiekimas-stotelės 5 min nutolusios nuo namų.
Galbūt sudėtingiau užlipti į antrą aukštą žmonėms su mobilumo problemomis. Truputį vėsu žiemos mėnesiais, bet pilna šildytuvų-puikiai išsisprendė ši problema.
Šeimininkas labai paslaugus ir rūpestingas, greitai reaguodavo.
Yra dviračiai.

- Shiho (9/5):
- Shan Shan (9/5): Nice facilities, a bit scared of the display - we like the facilities, especially like the wash and dryer machine, the coffee machine, the bath tub with nice garden view and the heaters. the samurai and clothes display has scared us for the first night, we even considered to change place. The next day we gets used to them.
I'm allergic to mould and dust mite, I wasn't able to sleep on the bed or futon provided. so it wasn't super clean, my kids were able to sleep on the beds, so I guess it's still clean.
- Kate (10/5): This was an excellent base for our family of 7 to explore the wonders of Kyoto - we loved it! - This home was ideal for our extended family of 7. The tatami mats throughout were warm and comfortable. The kitchen was excellent and it was so good to make use of the washing machine and dryer. The 7/11 store only a few minutes walk was really useful. It was a bit tricky navigating around the bikes in the foyer with luggage, but that's the only drawback.

- Jose Juan (10/5): EXCELENTE, MUY BUENA DECORAZCIÓN - TODAL A DECORACIÓN ERA EXCELENTE, OS RECOMIENDO PILLAR MAS DE UN DÍA POR QUE SE HACE POCO, EL SITIO ES ESPECTACULAR.
- Alessandro (10/5): -
- Mehmet (10/5): Exceptional - Great place to stay. Very close to bus stops that will take you anywhere in the city. Reasonably close to the metro station. Convenience store is right around the corner. Our group of 8 stayed here very comfortably. One of the things I loved the most was that the washing machine also functions as a drier.
- Mrs (9/5): Superb - A lovely experience to stay in an old traditional Kyoto house. Feels like you're staying in a museum, beautiful. The house was clean too, and the bikes provided were nice to have.
The host was communicative and polite.
The kitchen facilities were good too, had all we needed.
The washing machine was simple to operate and appreciated. The area is a bit far from the centre, but we did like the local atmosphere of the area and found there were plenty of bus connections.
Also, as other reviews mention just watch out for the steep stairs and note the bathroom is downstairs.
- Andrew (6/5): A lovely house, but not recommended for five adults! - It's a lovely house, and quite authetic.
The location is good as well. (If you're driving there, navigate straight to the parking and walk to the accommodation though.) Not recommended for five adults!
The stairs are very steep.
There are lights downstairs that cannot be turned off. They are automatic, and turn off around midnight. (The host offered to change this, but we made other arrangements after our first diturbed night.)
- Piero (10/5): Exceptional - A seriously one of a kind place!!! You feel completely immersed in traditional Japan! Beautiful house.
- Donna (8/5): Well equipped self contained traditional Japanese accommodation in a great location. - Great location, quiet street and close to good amenities, river, botanic gardens and Kitaoji subway station. 7-11 within 2 minutes of the accommodation - very handy!
Lovely, cosy traditional Japanese house with screens, tatami mats and a sweet courtyard garden. Kitchen very well set up. There were 2 x wc’s (which was great for a family of 4!), but these were both downstairs and the sleeping quarters are upstairs. Challenging in the middle of very cold Kyoto nights to navigate your way down the steep staircase for a nocturnal visit.
No english TV channels. Cable TV set up confusing. Not that much of an issue for us as we were pretty tired each evening after our big days of adventuring around Kyoto.
- 123clan (9/5): Traditional Japanese house - Feeling of traditional Japanese house, luxury space. Quick response from staff. No toilet at level 2, the stair case between level 2 and ground floor is very steep. It will be challenging to go to toilet at winter night.
- Eleanora (10/5): Exceptional - Marvelous house with great and helpful staff. It looks even better than on photos 🤩 Staying in Satsukian added more picturesque to our Japan trip🥰 Amazing stay
- Ewa (10/5): A beautiful house. - A beautiful house with a unique atmosphere. Staying there allows you to feel the atmosphere of Kyoto even better. I recommend everyone
- Nick (10/5): Exceptional - Hands down the best place I have ever stayed in all my travels. Just looking at the pictures tells you everything you need to know. The amenities are excellent and it has everything you could need for your stay. It was very close to a convenience store and the metro station (though the heat did make it difficult getting there). Honestly, this is just a minor nitpick but even reading the manual I could not understand how to properly use the washing machine. I couldn't for the life of me figure out how to dry our clothes. But it could be just me and it's a VERY minor problem. We could always just hang dry our clothes anyway.
- Robert (10/5): Our stay was cozy, and the details of the house exceeded my expectations. - Everything from the details of the house to having bicycles waiting for us was amazing.
- Van (10/5): Great place to stay in Kyoto. Made it a great vacation. - I like the bathroom and architecture of the house. The location was also pretty good. Has great washer dryer combo. Everything was labeled in a manual as well which was helpful. Very small entrance and stairs.
- Natasha (10/5): Exceptional - So tasteful and opulent, we felt like we were in a beautiful museum. Such a treat for our family of four, definitely my favourite accommodation on our journey to Japan.
- Chihiro (9/5): Superb - The staff was very friendly and helpful. This property has bikes and it was great base to explore in North area of Kyoto!
- 佳錚 (10/5): Exceptional - Big space , comfortable, particular decoration, full of 江戶 atmosphere, a well-experienced stay in Kyoto.
- Leah (8/5): There were bicycles provided but my stay was too short. Overall it wasn’t that bad. - There was a scary looking samurai costume but it was ok after a while. This place is quite well equipped. There is no toilet upstairs.
- Anita (10/5): Best accommodation in Kyoto. - Where to begin? Located on a lovely little side street but not far from the main road, Satsukian is an absolutely beautifully renovated machiya. It contains all kibds of trafitional Japanese treasures including a full samurai suit. Everything was so wonderful. The beds and futons were very comfortable. The rooms were well heated and nothing can beat the kotatsu! Satsukian has excellent amenities, the kitchen was lovely and the Japanese style bath was AMAZING! I loved the courtyard garden too. Communication with the host was excellent. There were 4 bikes available to use which sadly we did not have time to utilise. Next time we will stay for longer!
Location wise, Satsukian was great. Just around the corner was a butchers, 7-Eleven and post office. I look forward to staying there again one day in the future. Highly recommend! Thank you for your hospitality. Nothing to complain about!
- English (8/5): Very good -
- Andrew (10/5): Amazing authentic property with great facilities - What an absolute amazing property, we were blown away with its Japanese authenticity, facilities and attention to detail to make you feel comfortable, the location was brilliant, perfect to to go to different locations, would highly recommend. Everything was brilliant
- Lonneke (9/5): A peacefull stay - It was a very nice comfortable and beautiful house. We had a good time. Also used the bikes to visit different locations in kyoto.
- Annette (10/5): A wonderful and quiet place to stay in beautiful Kyoto. - It was in real neighborhood, which was nice...and close to kombini, good restaurants and bus stop. Just a short walk to subway/train station, Decor was authentic, beds comfortable, host was easy to communicate with and helpful. Highly recommend. Be careful on stairs to upstairs bedrooms....they are steep.
- Cecilia (10/5): Exceptional - The house has everything... And more! It is really traditional, with a lot of cultural objects to admire. The host was amazing at all times and helped us with everything we needed - he also provided a bike for every single person! Would definitely recommend. The position is not too near to the center to be honest... But there are plenty of buses that take you to the majority of the points of interest in 30min or so. A bit cold but the air conditioning will do :)
- Lindsay (10/5): We ADORED this place! Would stay here again! - This was hands down the best place we stayed during our trip to Japan. we loved everything about it! The decor was amazing, the beds and futons were comfortable, the shower and bathtub were great, we loved the kitchen and the little garden. It was super close to the 7-Eleven, as well as public transit. The stairs to the second level are VERY steep. This wasn’t really an issue for us, but could be for someone with mobility issues or younger children.
The two bedrooms are only separated by soji screen doors, so there’s not a ton of privacy. That wasn’t the end of the world, but it would have been nice to have a bit more separation from our teenagers at night.
The washer/dryer is a little tricky and it takes a very long time to dry clothes. It’s not a big problem, but future guests should make sure to block extra time if they need to do laundry and use the dryer. (It was raining during our visit so we couldn’t hang out clothes to dry them).
- Christiaan (10/5): Exceptional -
- Phillip (10/5): Great stay! - I loved the charm of the house. The tub was huge, the house was very clean, and the beds were comfy. I loved everything honestly.
- Bruce (7/5): Very nice facility if you are making use of public transportation. - The property was good value for money. The décor was very unique. The fact that the property stated that there was parking available. I do not view public parking as parking availbale.
- Verified traveler (10/5): -
