Le manque d’insonorisation.

• Joana (9/5): - The gentleman running the place is super sweet! He doesn't speak much English, but still is very thoughtful. You have everything you need, eggs, coffee, bread, fruit he gets everyday and even though it says in the papers breakfast till 11am, you have it available all day. He goes to the room to take the rubbish out everyday too and leave water if necessary. We didn't need to buy any water cause he gave us plenty. It's his home also, so make sure you respect him as well. The location is central, you have all you need around and super walkable.

Camera spaziosa (Booking ci ha fatto l'upgrade da doppia a tripla, forse perché era bassa stagione), ben arredata e pulita, idem il bagno. Grande frigo pieno di bottigliette d'acqua gratis. La colazione è inclusa e self service ma, viste le condizioni della cucina, consigliamo vivamente di farla in uno dei locali fronte strada, buonissimi ed economici. Voto camera 9 (tenendo anche conto del rapporto qualità/prezzo) L'ingresso e l'area comune sono un ammasso di oggetti e mobili accatastati, quindi è tutto sporco e in stato di abbandono. La cucina giace nelle stesse condizioni, con avanzi di cibo abbandonati e frutta quasi marcia, quindi puzzolente. Peccato perché si vede che la struttura è quasi nuova e ben arredata, probabilmente la gestione non è la più adatta. Camera dotata di balcone, ma non utilizzabile perché affaccia direttamente sullo stabile di fronte. Voto ingresso e cucina 2

Binnenkomst, de eigenaar zo lui… het koste hem zoveel moeite om op te staan. Heel rommelig/ overal lag er wat, bij binnenkomst kwam meneer half naakt met handdoek om zijn middel aanlopen toen we naar binnen gingen. Ontbijt ruimte was zo heet. De kamer was op zich prima .

Oh, if you're there on a sunday, the Sunday night market is literally in front of this property - such a good location! Nothing, it was a great little find!

The snacks are available throughout the day. There was quite a bit of clutter near the entrance and around the reception area, with some tidying up a place would make a much better first impression.

• Eric (9/5): This was a very convenient safe and clean space in the old town near everything we wanted to see. - This small converted house is exactly what it claims to be, a clean simple room to sleep in with a private bath on an alley in the old city of Chiang Mai. The breakfast is fruit and bread hard and soft boiled eggs and butter and jam. This is not luxury it’s practical and affordable if you know this and accept it you will be happy here. Also, for a very small fee the staff did our laundry for us which was very helpful. The entry way is crowded with furniture and shoes(appropriately taken off) are everywhere. The stairs are narrow and steep and slick with socked feet, be careful. The breakfast seemed a little thrown together and it doesn’t seem like much thought or effort or expense would be required to elevate it.

Yoyo the owner was lovely and very helpful. Invited us to eat with him on the last night, but we were booked to see a mauThai fight. Which is a must to go and see Breakfast is fantastic, toasts, fresh fruit coffees cereals etc. brilliant fridge in the room. Beds hard but usual for thailand. Good air con. Not fancy but house keeping was great We went to chaing Mai elephant care, which was amazing!!!! Ethically sound, free pick up, lunch. Elephants totally awesome. Make sure you pick the right one, as some you can still ride and see an elephant show😡 Would definitely come back to punsack. Beds a bit hard . Stairs a bit slippy as it is polished wood, so don't wear socks inside.

The owners make our stay memorable as he carefully prepare lot of snacks for us. • Bao (10/5): Exceptional!!!!!!! Really amazing place!! Stay here if you have a chance!!! - Everything…. Breakfast is free. Host always cuts a variety of fresh fruits for us in the morning. There are always little sweet potatoes that I didnt know are sweet potatoes until the last day and they are SOOOO GOOD!!! Also free toasts, mama noodles and snacks. Im ABSOLUTELY in love with this place it is soooo worth is. One thing to note is that the noodles have to be cooked in the microwave so proceed with care. You can ask the receptionist if she can help though, she is very helpful. Location is also superb. It is kinda a touristy area so massage places are more pricey but a 10 min walk will get you somewhere that has massages for 250baht. Anyway! SUPER HAPPY WITH THE PLACE!!! Will be back if i ever come back to chiang mai!!! Nothing.

• Nur (10/5): A great choice at the heart of Chiang mai for a short stay - The host was very thoughtful and welcoming. The place is clean and has all the necessary amenities. From a fully equipped shared pantry, local fruits, yoghurt, juice, meds, you can find just about everything at this place and its strategically located near the Sunday market. There is two roads to get to this property and one of it is closed on Sunday due to the Sunday market. Hence can get bit difficult to find the place.
• Aodhamair (4/5): Disappointing experience, not value for money. - Hotel is well located with restaurants & bars nearby. The staff were accommodating with our baggage letting us drop it off before check-in. Good selection of snacks available. Overall, we were very disappointed with this hotel and do not feel it deserves the high rating given here. The hotel was messy and disorganised (shoes everywhere, buggies, scooters, food laying around). The walls need a fresh paint, the beds were very hard, the shower is protected by a cheap curtain and the bed linens had stains in them! Also, breakfast set-up felt more like a hostel…
