- John (8/5): - Wake up to a beautiful sunrise every morning right on the beach. Enjoy a large pool with a poolside bar for your favorite drinks, plus plenty of parking for guests. The helpful front desk staff make check-in a breeze. Out front, the seawall walkway stretches for miles—head northwest to the business district or stroll down to the Boardwalk for shops and entertainment.

- Drew (6/5): - It is location and ocean views are unbeatable, but it is very old inside and there was a beer bottle on the balcony and personal items under the bed, so I guess it was not cleaned well. We hesitated to sleep on their sheets and I brought ours from home. For that price, I would expect cleaner room, with a clean carpet etc. Plugs were limited, positioned behind beds or so big that it was loose when you plug in something. Towels were very narrow and only for body or hand, but not for hair drying. Ac was not working. No iron, no hair dryer in the room. The drawers and cabinet had moldy smell, so we could not use them. There was no table or chairs inside. No table on balcony either. I loved the balcony, the view and how close it was to the beach and how easy it was parking, we also loved the food from diner. It was plenty, tasty and cheap. But I wish diner would be open longer or do room service, I wish the renovate the room. It has a lot of potential but current price too much for its current quality. Somebody cleaned the pool but I guess it was not filtering water for true cleaning, however we liked that it was heated. But there were no towels poolside, yet reception was kind to provide us some. Overall, because of its location and views, it worth to stay, but they can do much better inside for that price.

Room is very bad sofa is bad everything is bad I really disappointed with this place first time and las time… It was a bad experience! I couldn't sleep at all. People smoked in the rooms, and the cigarette smell was unbearable. It even made me sick to walk around without shoes! The building needs urgent renovation! The wonderful view from the place has great potential! I just learned that the pool also needs to be renovated...

We got there checked in went to our room no air conditioning, they gave us another room where there was some air but not cold blowing through the vent…..had to go out and purchase fans…..no competition offered at all. We weren’t the only one complaining. When I checked out they stated it will be fixed next year….rooms are ok but definitely run down. They should take down the marble in the reception and invest back into the hotel.
- Theresa (6/5): Fix the air conditioning - I love the place the location the people the view. The rooms are clean dated clean. The air conditioning didn't work in June and it still wasn't working this trip with days in the 90s. We had to have the balcony and our room door kept open to get a breeze. They did afford us a fan, but that did not keep the room cool enough. It was very uncomfortable.
- John (10/5): - The location was wonderful. The staff were pleasant and accommodating. I loved the pool and the veiw of the beach was amazing! The room was clean and comfortable! I will definitely be returning!
- Holly (6/5): - I will begin by saying some positives. The location was convenient for the ocean, the beach is across the street. A quick walk. The pool was a decent size and was deep (9 ft). Many reviews complain about the air condition. Seeing this information I requested ahead a unit with working AC and was accommodated. The restaurant had decent food and prices comparable to area. The place was quiet, with easy parking available.
Now some areas of improvement. The place overall is very outdated and is in need of a renovation. I would say the unit we stayed in was from the sixties. There were many cosmetic improvements that were needed throughout our unit. Even our toilet seat was clearly worn out, with faded spots on it. The linens on the bed were clearly older and worn out. There were small ants in the kitchen area, so no food can be placed out. I was not happy that there was a hidden fee to use a credit card when making the payment for the room. The pool was surrounded by a stone floor that was uncomfortable for bare feet. There was a 15 dollar charge for a second vehicle, even though we already paid extra for a 3rd adult guest. We had to drive to the boardwalk and pay for parking. This location is not walkable to the boardwalk. It was about a ten minute drive to get to the rides on the boardwalk.

- Patricia (2/5): - There was no air conditioning in our room and the carpet was so nasty and sticky. I will never stay there again. The bar, the pool and the restaurant were terrific!
- Lisa (6/5): - The view was absolutely BEAUTIFUL! Unfortunately our room left much to be desired. It didn't look like it was properly cleaned. We found beer tops on the floor near the sofa, steel clamps left on the balcony. The chairs on the balcony had dirt and sand on them. There were holes in the walls, rust on almost everything. The light in the main room was hanging, not flush to the ceiling.

My dislikes which are many. It does not look like it has been updated it decades. Not enough outlets to charge my devices. Bed comfort was horrible. Vending machines did not work. The ice machine did not work. Employees were short when trying to speak to them. The tub looked like it was never clean. Curtains were threadbare. They also used all parking spots for one day rental which left no parking for hotel guests when we left the property.

We went in air wasn’t cold and sounded like a freight train because the intake guard was falling off and it had no air filter in the intake. Moved to another room . The door frame was broken , and the latch it had obviously been kicked in . There was black mold on the refrigerator and by the air intake for the AC. Bugs dirty. A shame the location is nice and the outside but the is place is horrible . They know it and they basically don’t care . No refunds . We sucked it up for one night and both felt sick from the mold so we left them having to pay for a second hotel somewhere else. I took pictures but can’t upload them here .
- Verified traveler (4/5): Poor service at good location hotel - Ac did not work, rooms smelled of cannibis and was never cleaned during our stay. Toilet was not flushing properly and inspite of reporting this no one came to fix it. Very poorly maintained property at great location. Front desk tried to help by providing fans but they were short staffed without support from cleaning or service teams. We were also charged more for paying by credit card.

- Payton (2/5): - Leftover trash in the room, doesn’t seem to be cleaned properly at all, pool and pool tables and chairs were dirty and nothing done about the seagulls swimming in the pool or pooping on the chairs, had to get our own box fan because even with AC on high the room was hot, other areas of the hotel like the cafe, bar, and pool all seemed to be not cleaned as well.
- Kilee (2/5): - Absolutely terrible. Paid over $1000. No air conditioning even though they claimed they were fixing it. Toilet didn’t work and when we complained about it they said “it’s an old building you have to get over it”. The heat was terrible and an actual health hazard. The elevators weren’t working. The ice machine stopped working. They called the cops on my room when it was the floor above us causing problems. Let’s not get started on the god awful smell. When you turned on the shower the bath faucet wouldn’t shut off so the tub filled while you were showering. I can keep going but it was absolutely an awful experience I don’t know how this place is allowed to be open. I also overheard the front desk tell other customers that we’re complaining, that our room was the reason the elevators were running slow? Not sure how that makes sense. 10/10 DO NOT RECOMMEND!!
- Christa (2/5): - Extremely outdated. Extremely dirty. I brought Clorox wipes just to clean up after ourselves but I had to clean the room, handles, and in the shower before we used it. Shower looked to have black mold growing.
No AC all weekend long! They kept saying they were working on it but nobody ever came to check. Fans in the closet clearly showed this happens a lot. I heard other gueste complaining at the front desk and it they said it was because every room was booked. That's a bad excuse!
Everything is very old. It's obvious they take advantage of being oceanfront to make money and don't ever update anything on the property.
Pool was dirty and most of the time seagulls were bathing in it and pooping all over the chairs and lamps in the pool area.
I refused to eat at their restaurant since our room was so dirty.
The girl behind the desk was the only nice thing. I think her name was Kaylee. Other employees were rude at other times of the day but she was extremely pleasant.
Will never book here again.
- Judith (8/5): - The hotel is located on the seafront and has a wonderful view, you can take a walk along the beach and the hotel is right there. It’s a very quiet and safe place, the rooms are in good conditions and kept very clean. It was a pleasant experience.

- Barbara (2/5): Don’t waste your money. - Keys didn’t work in door. Door did not seal. Air cond ran constantly but didn’t work and air filter looked never to be changed. Used fan very run down. Place needs complete remodel. Bathroom smelled like mold was very small. Screen door had no handle so it was broken to open and close. Pool needs work and can’t work around with out shoes stones in concrete hurt. The location was near to beach Everyone was complaining about air cond not working. When I made my concerns to owner she asked me where to get the money to fix. My suggestion is to sell or knock down The bed and rug were ok. Furniture falling apart it seemed clean.
- Renee (4/5): - The room had no air conditioning, they try bringing us a fan. They couldn’t get us to another room cause there was issues with the other rooms so the whole weekend I was there I got no air. it was back-and-forth with management about a discount still waiting.
- Paul (6/5): Great View Hotel Has Seen Better Days - The ocean view from the tiny balcony was wonderful .The hotel itself is very run down . It is a shame because the location and view are great. I kept smelling pot smoke ,which is offensive to someone who doesn't smoke. Also a drunk guest on the floor below us kept ye;;ing to anyone on the street that walked by.

NO light at all in one bedroom, had to get a lamp but no receptacle to plug it into so had to unplug the TV to use the lamp!
- Angelo (2/5): Angelo - The Air Conditioning for the whole property functions poorly. During my stay in July 2025 I let management know the A/C could not cool down my room. After multiple complaints I was told that service did some work on the room and the room would cool down by the end of the day. The room temp did not change for the rest of my stay. It was hot and humid in my room my whole stay. Management chooses to lie about servicing the A\C. Each room is linked by 1 central system. Each room does not have an individual unit you can see or adjust. They know the A/C system functions poorly yet lie About the issue. They gave me a fan to use during my stay.
- David (6/5): - Old school beach front hotel. Bar is fun, right next to the pool. Great view of the beach. Unfortunately the air conditioning is not working properly. We stayed there a few years ago and had the same problem. We had friends from an event near by everyone we talked to had the same complaint.

The manager wasn’t too friendly to others across the street that were trying to celebrate and do the fireworks. She yelled at them and told them to get out of her property but they were not on the hotel’s property.
- Greg (2/5): Knock it Down and Rebuild - Change name to Mold-oh-Nasty-lis. This place lacks all cleanliness and comfort, etc. The ONLY thing good was the Hotel host, "C@r-lee". She was kind as I went to her 15 min. after entering my family's room to tell her we were not staying and wanted ALL money back.
I would have been sooner, but my children were so upset and I had to reload my car.
Clue #1 Once entering the parking lot, there is no place to park, as they allow beach parking for a fee to random people, not just hotel guests.
Clue#2 Enter room, you get hit with the smell of a substance.
Clue#3 The light from a sm. lamp and overhead dim light lit the place.
Clue#4 To be comfortable we had to open out front and back door, air was non excistent.
Clue#5 The main door had what could be chiselling out in the frame; a chunk was missing (safety was an issue).
Clue#6 We found blood stains on the box spring side, mold on the mattresses,
Clue#7 mold in the pull-out couch, and under 2 big mold spots
Clue#8 Stains from someone's pull-out,
This place was worse than the Baits Motel. They call it a "Resort", bahahaha. The characters walking around should have given us the hint.
NOT for FAMILY or anyone who wants comfort and cleanliness. We left as I almost threw up and cried from the smell and disappointment.
We HAD to leave or we would have been very ill or died.
RUN and head to Athens II! You will see an Emaculate Place!

- Alicia (8/5): - Great location to go to the beach. It was just across the street and water closer than down by boardwalk. Food in restaurant/bar downstairs was delicious and you definitely got more for your money.
- John (2/5): Avoid this place at all costs!! - Just stayed here for the Fourth of July weekend and we cut the trip short because we just couldn’t tolerate the room any longer! The AC barely works and there are no independent controls in the rooms. The bathroom in our “luxury family suite” was the size of a handicap port-a-potty. At check in we were advised on how to get ourselves out of the elevator should it break down while inside. It was “out of service” two days later when we went to leave. Guests are not even guaranteed parking because they sell day spots to the public. So you get a spot, you better not leave! Everything in the room was dirty, moldy and smelt like pee! We slept on top of our beach towels on top of our beds because the sheets were the complete opposite of soft and cozy. There was a physical fight right outside our room that just ended on its own, without any staff and police involvement. Guests were belligerent, smoking/drinking everywhereee and vulgar language all around. Definite NOT family friendly! We stayed because of the great view and close proximity to the beach but we did everything we could to stay busy and out of the room. Obviously this made our weekend more expensive than it needed to be and way less relaxing. I didn’t see any bugs but I was trying so hard not to look. The locals had nothing good to say about this place and it’s clear this hotel takes advantage of their prime location without reinvesting any of the revenue back into the hotel. Just do yourself a favor and avoid this place

- Reem (2/5): - If I could give this 0 stars I would. First off there was no AC. We were told that the part was coming in early next day but nothing. We had no AC for the whole 90 degree weekend. There is mold everywhere and the whole place is in need of a major renovation.
- MONICA (6/5): - Your basic needs can be met here. It's basically a place to sleep and shower. You have a restaurant and bar. You have a balcony facing the pool and beach (across the street). It is very out dated which gives it an old smell a bit. They need to do renovations everywhere. The building is old and they should update bathrooms, floors, and furniture. The a/c barely worked. Overall, our stay was fair.

They have the biggest pool, the ocean is across the street, every room is oceanfront, there is a bar, and a place to eat breakfast and lunch. They also have the best prices down here, so this will continue to be my spot when I'm in town.
- Beatris (2/5): - Stay Away from this place! AC did not work, front desk kept saying it was being worked on and should be fix. A BIG LIE! They told us to use the window fans which were broken. Had to sleep with sliding door screen open for air. Also, toliet would not flush, when complained to front desk, said maintenance would come and never did. The manager Jennifer was very rude and seem a little prejudice. Would never recommend this place or stay here ever again. This place was not cheap neither....not worth it! Be smart and look elsewhere.

- Anthony (6/5): - Layout was weird. Room as you walk in had the frog and microwave but adjacent room didn’t so we had to wait until other couple was awake before having access. Very dated and in serious need of much TLC but I suppose one is paying for the water and not the room
- Elaine (4/5): - No air conditioning. Didn’t bother to call me to let me know so I could have the option to cancel. Room was so outdated and not very clean. Freezer did not work. Had to hold down the handle of the toilet for it to flush properly. No water pressure in the bathroom sink. The sink was also chipped. Sink was dirty. Toilet is so low you are almost on the floor. The shower was mediocre as half the water came out of the spigot.
Beds were comfortable although the bedspreads had sand on them. Outdoor space and pool was nice. People were nice.
I will never book here again.

From the AC not working, to the black mold and ants all over the rooms. Save your money and go elsewhere. I would never stay in this hotel again even if you paid me.

- Theresa (10/5): Friendly, clean, and perfect location - I was so impressed with the cleanliness, staff and my overall stay. The room was large and that was great. The AC was not working, so we did have to keep the door open for the ocean breeze which made things sticky inside.
I would suggest, coffee makers in the rooms. that would be a great addition

Hotel is not fit my expectation and they charge a lot of money worst thing 12 AM lobby closing day lock the door till 8 AM. Lobby is locked out. I cannot even give it to my room key I put my keys under flower outside of hotel

- Marivy (4/5): - So I booked this hotel because it was advertised to have a pool side bar, free breakfast, and 6 minute walk to moneys pier.. but none of those things were true upon arrivals.. also, I took the stairwell from the 4th floor to the 1st floor and the exit door was locked . Could you imagine if there was a fire and everyone rushes down the stairwell and the exit door IS LOCKED 😧 and there were no lights in the stairwell so was scary . The person working there said she just started and there was no ice machine for our room .
- Mike (10/5): Nice for a budget - My family and I stayed here after a show we were at and weren’t ready for the long ride home. The rooms are basic, and a could use a new coat of paint and some carpets.
The view is amazing! And the women at the front desk are so nice and pleasant. For the price payed, you can’t complain. Great place if you need to same some money on you’re trip
- Verified traveler (2/5): Expected more for the money (off season stay) - No hot water and door barely locked. Towards the end of the stay getting ready to shower ran the hot water for 10 minutes it did not get hot or even warm. Had to make do because I had to leave on time. I told the front desk upon check out they said they would have maintenance look at it . Had to barricade the door with chairs since there was only one door knob lock and no chain and the door was not secure when closed. Clearly some quality control issues . Tub was also very corroded. It was an awesome View was nice and and location excellent, but the hotel is very dated and the Salt Air has taken its toll on the building inside and out. Some doorknobs where coming off emergency egress doors. Not ADA compliant as a side note.

We were very unhappy with the condo that we rented for the weekend. It had not been renovated for about 50 years and appeared dirty with cracked grout, holey curtains, old fixtures. The toilet was not usable and overflowed the first time we used it.
The property is attractive from the outside, but inside our room updates are badly needed. Nicely supplied with dishes, silverware, coffee pot, and toaster, but no dish drain, paper towels, or tissues were provided. For $200. a night, they should do better!

- Jeanine (2/5): A-crap-olis - There was no air-conditioning!! They didn’t inform us until we arrived (so now we were stuck) … and it never got fixed!! So more people were checking in days after it “supposedly” broke and they weren’t given a heads up either!!
I understand this is normal for this hotel, their air-conditioning is broken every year!!
This hotel needs an entire revamp!! Broken windows, ripped blankets, seagulls in the swimming pool … just terrible!!

- Melissa (8/5): Ok to lay head and catch sunrise - Air conditioner didn’t work but with ocean breeze thru balcony door was ok. If it had been real hot out, it wouldn’t have been comfortable.
The place needs some upgrades but was just right for what we were looking for.

- Dolores (4/5): - I really hate to give them a not so good review. But here goes…the staff was very nice. The room we were in had very bad water damage and smelled. The air conditioner was on but not cold. However there were two floor fans that we used. The kitchen area was nice and clean and the balcony was nice with an ocean view. I think all the rooms had an ocean view. So sorry to give them a bad review but I had too. Maybe other rooms weren’t bad but I don’t know. Internet connection wasn’t great either. Pool was nice
- Adam (8/5): - Location is ideal. It’s across the street from the beach. The pool is a bonus. Restaurants are within walking distance. Boardwalk is within walking distance too.
- Kim (2/5): - We looked at 3 rooms, all were pretty nasty. We paid for a kitchen but stayed in a room without a kitchen. The lock was sticking so bad we had a hard time opening it and the room smelled really bad. Another rooms air conditioning was broken and only made very loud noise. The room we stayed in was the least smelly but the air conditioner dudnt work. The ladies at the desk were very nice but the owner just gave us dirty looks. I've been staying in old motel rooms for 40 years and this was by far the worst! I am not that picky. Pieces of plaster were falling from the ceiling, walls were skakey and the carpet was absolutely gross. We were afraid to be the onky ones eating in their restaurant.

- Erin (6/5): Do not recommend - The room was not what i expected. You walked into a bedroom with q queen size bed,then the kitchenette ares had the other bed. I was supposed to get 2 beds in the bedroom. I was supposed to have a full size fridge but only had a mini fridge with no freezer. Also was suppose to have a full size couch in the sitting area,only had a loveseat. We were accosted with ants in the kitchen area. Bathroom was very small. Toilet and shower in the smallest area ever if you are a large person you wont fit there. The sink was outside the bath area. Off of the kitchenette was a sliding glass door to a private balcony. I give the view a 10. The pool is lsrge but the seagls like to swim in it. The inside of the door was splintered and broken in the door jam the door would not close completely, had to force the chain lock to keep it closed. Our sliding glass door was filthy so we bought glass cleaner AND CLEANED IT OURSELVES.the maids came everyay did a great job i give them a 9. The owner sat in the lobby mostly. Restaurant is omly open on weekends. Coffee maker was rusted out. Some of the electrical outlets didnt work,thankfully we brought extension cords and power strips with us. We stayed in that room but it wasn't a great experience. Close to the beach though i give that a 10. In dire need of renovations. I do not recommend. We paid premium dollars. Stay away if you can. The air conditioning worked well,but sll the grates wrre rusty also all the walls had chopping paint.

- Dennis l (4/5): Dirty - The place is in a great location right off the beach every room has an ocean view which is gorgeous the problem was the rugs were from the 1960s the air conditioner barely worked the room was hot as hell we had luckily there was a breeze coming off the ocean to keep our door open the bathroom was a disgrace the caulking around the tub was moldy
