• iBabich (10/5): - The locations is very convenient, just a few minutes walk from JR station (Nijo), metro station and bus stop. The room is big and clean. There is a washing machine and the drier on the first floor, and it was always avaliable and easy to use.

• Sarah (3/5): - Easy self check in. Train station and shopping mall across the road. Having a balcony was good and laundry service was good. The bed was the most uncomfortable bed ive ever slept in and the pillows were completely flat. When I messaged booking.com on getting additional pillows they told me to speak to the front desk which there is no one available, so I called the number 4x someone answered once and said they would come back to me which they never did. Just know you are paying for a 2 star hotel so the rooms are pretty old. Also know the location is good but not close the main areas of Kyoto such as shimogyo or nakagyo and the trains seem to take anywhere up to 40 mins to get anywhere. I also had to leave a couple of days early which is on me but thought I would query if there could be any pro rate refund and again I was met with talk to the front counter which again no one was able to help.

• Vestina (9/5): Good night sleep & a superb location and local amenities - I am a solo traveler. This was my last minute option as I needed to extend my stay in Kyoto, and it was a great decision. This hotel is located very close to the station and a full shopping centre, restaurants & convenience stores. The train station and the location of this hotel is perfect for you if you are to visit Arashiyama early/late & travel to other locations. This is probably the golden spot for you. Early check-in not available: at the entry there is a space where you can chain your luggage (your own responsibility as hotel is not manned), self-check in using the tablet - do the pre-register as instructed in an email (you will receive one before your stay). If you travel with a backpack only, at the station you will find a number of coin lockers, which is super convenient. The room has all the basic amenities: I stayed in a twin room because it was a last minute booking (non-smoking). The bed was very comfortable and I had 2 good night sleeps. Extra sense of security as the door locks with a hood from the inside. There is a full size fridge in the room and a microwave. Also, a coffee machine and complimentary 1 coffee pod. Pyjamas are additional 200 yen, available by the elevator on ground floor. Slippers are available in the room but poor quality. Also, a small size wardrobe is also available, which for me alone was more than enough. The room itself is spacious. Bathroom suit a little on a tighter side but for 80kg person, it was enough space. The room and the bathroom was clean and quiet. In the morning, a fresh set of towels were left in a bag on a door handle for me to pick up (I had dnd sign on the door). Overall, great location, good rooms and peaceful sleep. I recommend booking yourself in. Lingering cigarette smell in communal areas.

• Isabella (10/5): Big and clean room, very well equipped, close to a subway station, a supermarket and a shopping mall - The room was very large and clean. It was very well equipped with television, frigobar, water heater and many toiletries. It was cleaned every day and our towers were changed every day. The check-in and check-out were super fast and easy and we could leave our lugagge in the lobby before our check-in and after our check-out.

• TETSUYA (10/5): この立地と利便性、快適ルームは相当にお買い得 - 二条駅からすぐ。徒歩2分くらい。JRと東西線が使えて、観光に便利。 築浅なのか広く落ち着いた部屋、水回りが新しい。湯量がたっぷりなので、疲れを癒すことができる。無人チェックイン、チェックアウトも快適。ネスプレッソのサービスあり。部屋で美味しいコーヒーが飲めたので嬉しかった。満室のようだったが、本当に静か。道路に面しているが、側道のためほとんど騒音なし。食事は二条駅周りにたくさん飲食店があり便利。やよい軒もあって尚良し　。この立地と広々とした快適な部屋でこのお値段は相当お買い得感あり。 部屋着が有料200円で、自分でお金を缶に入れて使うシステム。気づかず使えなかった。チェックイン画面にその旨表示されるとよい。

Check in was seamless, it was comfy, quiet, and very well equ - Amazing location, so close to Nija train station so very easy to travel. Some wrappers from other people’s toiletries found under bed when I was looking for something I dropped.

• Anna888_S (1/5): The worst stay in my life. Never will be back again. - Location was okay. The Nijo train station is about 200m away. The two huge supermarkets in proximity. Its self-service. Unfortunately, I missed that when booked. I would never booked if I knew. The hotel does not take responsibility for your luggage. Luggage Hub just behind entrance on the right. There was not enough space for our bags. And not all bags can be locked. Its on you to leave or not to leave. Noone guaranteed you will see your bag when you return. We decided not to rusk and had to find a safe place for Luggage. Extremely inconvenient. We lost lots of time. We could enjoy Kyoto instead. We tried to call staff for help. They do not speak proper English and could not provide any sensible advise. Instead abruptly finished our call. Hope they can at least install the door with code in Luggage corner to make travellers life easier. I was not alone there thinking what to do with Luggage. On the 2nd night of our stay we did not have hot water in the room. The toilet was flushing too much water. I think it was not properly adjusted. In the room there too many instructions on each wall, each space you can see. Too overwhelming. Its not what you need on holiday. I booked 6 hotels in Japan during my visit - it was the only one with so many instructions. And especially I did not like double metal nets on windows and black wallpapers. Everything in conjunction made me feel being in prison.
• Vivek Raj (9/5): Excellent location, comfortable and clean room, good staff (though limited English). - Excellent location, right next to Nijo metro station which gives easy access to Kyoto attractions, and Bivi mini-mall, which has several dining options and a great book store. Room is spacious (by Japanese standards), clean and comfortable with no disturbance. Would definitely stay here again. The service may seem a bit impersonal, very tech oriented, but the staff were helpful when needed.

• Teruko (7/5): - 二条駅間近、徒歩2分でわかりやすいロケーションです。目の前が商業施設で飲食店が10時頃から24時ごろまでやっているので、夕飯には困らない。24時間コンビニも入っています。 ツインでしたが、広さは十分です。 窓からの眺めは、向かいの商業施設の壁が通り向こうに見えるだけなので、きれいな庭とかみたい人には不向き。 部屋が湿気っぽいのか、若干におう感じがした。 清掃はしてあるようだが、お茶やコーヒーが補充されていなくて、湯しか飲めなかった。 セルフチェックインアウトなので誰にも接することなく、私としては少し寂しかった。

• Lorraine (8/5): - This hotel is very close to JR Nijo Station--it is right across from the Bivi Mall that is right outside the station's main entrance/exit. I was pleasantly surprised to find a hotel at such a great location and at such a great rate. Bonus points for having a decent-size fridge AND a microwave, which is a rare combo in Japan. The room was also large for Japan. This hotel exceeded my expectations! It took me a while to actually find the hotel despite its convenient location. The sign is super small, and the outside of the hotel looks like an apartment building. Look for a driveway with lanterns on the left side. The hotel is to the right of a local bakery. Better signage would be great.

• Nada (9/5): Clean and convenient access - The room was clean. The wallpaper was not so bad as the picture shows (I dislike the grey-black pattern in the pictures, but turns out the real one was of a warmer and more classy color!). I suggest updating the pictures of the property. I stayed for 5 nights and a female staff comes in to clean the room and changed the towels. I got sick for 2 days of my stays but fortunately there are fridge and microwave so I didnt starve. Location is very convenient, close to the station, grocery, drugstore, and konbini in a shopping mall across the property. Bed was firm (which I like but some people might not). Toiletries and amenities included but no face wash. Wifi is fast there is coin laundry on 1st floor, but you have to bring your own detergent or buy in the nearby drugstore. Also, it was great that the bathtub is a bit bigger than the usual budget business hotels. When we have questions, we can only call the on-site staff (who is a kind person, but it is a pain for shy person like me who wants to minimize calls as much as possible). The dryer is not drying enough. I have similar problems in other property in Kyoto. When I went to hotel in other perfecture, the dryer dries your clothes completely using 100yen for 30 mins, but this one just makes it less damp. So dont expect to wear your clothes right away. Since I had cold, I used the damp clothes so increase the humidity in the room, so thats okay I guess.

• Hiroshi (7/5): チェックインさえ出来れば良い宿 - ゆったりと休めた、レンジや冷蔵庫などあり長期滞在には適していると思います。 チェックイン手続きが煩雑‼️予約しているのにも関わらず詳細な記述が必要なのかと。それも小さい文字で印字された紙がバラバラに出て来て中々部屋に入れなかった…不慣れな人には不親切です。スタッフがいなければ、どうしようも無かった。普通ならフロントに繋がる電話を設置すべきだ。携帯が電池切れならそれまでか？部屋は良かったが、広いからか乾燥し過ぎて苦しくなった、加湿器さえ有ればと思った。

The staff were responsive and helpful via email, and check-in was smooth. The room was clean and comfortable. Overall, a convenient and reliable place to stay — I’d definitely return.

• MIYUKI (8/5): 京都の有名な観光地を巡るのにピッタリなお宿でした。 - JR二条駅から徒歩3分くらい。バス停、地下鉄も近く立地が最高です。 お部屋は清潔でした。 アメニティは歯ブラシ、おふろよのスポンジ、折りたたみブラシと最低限のみでしたが、電気ケトルと大きめの冷蔵庫付きでした。 廊下が若干タバコの臭いらしきものがしました。

• Daniel (9/5): A very comfortable, pleasant and restful stay! - I liked that the property was very clean, all the necessary facilities were provided and the staff were very friendly, warm, helpful and professional. A bonus is that it is walking distance from Nijo Station. The only slight issue was the tablet for checking-in gave the wrong code for the digital lock so I couldn’t get into the room at first until I managed to contact one of the staff on duty in the back room.
