- Olga (8/5): - Loved the location and the historic style of the Apartement. Very close to all attractions in a bustling area full of restaurant’s. Couch was very comfortable and new! Kitchen was well stocked with dishes and utensils! Even cooking oil and salt. My husband and I went to the market and grabbed breakfast items to cook in the mornings and make coffee. Enjoyed opening the windows and listening to the daily church bells ring. The mattress was awful - very uncomfortable and springy. When we arrived the shower drain was clogged and it took a day to come unclog it so we weren’t able to shower right away and had to wait a whole day (which wasn’t ideal after a long travel day).
The washing machine was broken.

Don’t expect any nice inclusions, or expect to pay extra for them - Amazing location and authentic apartment in original building. Check in from Marco was great. A bit over-priced given some of the advertised facilities (in particular laundry) were not functional. Absolute bare minimum basic supplies provided.
Absent of any of the nice little touches or considerate inclusions from the hosts that can turn a good stay into a great one.
Some mechanical noise (like a compressor motor in the building) can often be heard, which is tolerable but annoying.

Excellent communication by the property owners
Clean The loungeroom is not comfortable. There isn't a cosy couch to sit on. The ceiling is very low. The wooden chests were a bit creepy and off putting. The air-conditioner in the room needs to be serviced. The washing machine was broken.
- Olga (2/5): Broken glass on the floor, no sofa to sit on, bad management company - The apartment itself is nice. Exactly what we needed: 1 bedroom with kitchen. Location is great, not in the midst of madness but close to everything. It is, however, very poorly managed Let me start with the worst: I stepped on a broken piece of glass. Given we have a 9 month baby crawling everywhere, we got on our knees with a flashlight and found more. Management company sent someone, but it was a basic vacuuming. Afterwards I found more glass while my kid was crawling nearby. It’s a literate nightmare!
Secondly, there was no sofa when we arrived. There was a broken sleeper (see photos). So, the only place we could sit on was dining chairs. The management company tried to bs us: “we made it for you as a bed so you can sleep under the sky” (oh please!).
There were more quite annoying things (clogged shower and inability to directly communicate with a person handing us keys, which was bad given booking.com directions are wrong) but I wouldn’t bother with those on their own. They, however, complete the picture of badly and carelessly run place.
- Helen (9/5): Comfortable spacious apartment within easy walking distance of all the main attractions - Just out of the centre, but easy walking distance of all main attractions , a lively piazza with lots of cafes and restaurants for drinks snacks or meals! Spacious apartment and well appointed and friendly helpful host to explain how everything worked plus recommendations for good restaurants! If I was being very picky the stairs after negotiating the tiny lift weren’t ideal but really it just added to the appeal of the place
- Lidia (10/5): Great apartment and location, great stay - The apartment is very cozy with a lot of personality. It was very clean and very well equiped. The view from the window is amazing.
The location is central but in a quite part of the center, which makes it great. The host was great and presented a lot of great recommendations, always checking in on how we are feeling. They use an application that facilitates the ask of extra linen or towels very easy.
Beware the fact that the apartment is in a central builging and and the elevator might appear to be quite small with a small staircase leading to the apartment. This was not a problem for us, as we traveled light.

we paid extra 10 euros for extra towels but even they weren't clean at all
the way to the apartment is complicated and the lift is extremely tiny and doesn't go all the way.
a part of the way to the door (after the lift) i s an open veranda with a very low fence(its dangerous when its dark or for children)

Loads of space in the apartment. May struggle if you have a disability due to steps. Not a problem for us.

* We had to pay extra to receive the keys.
* Sanitary problems with insects! My wife had to seek medical help because of insect bytes.
* Mold in the bathroom.
* Dirty old furniture in the main room made that room unusable.
* Kitchen appliances, cutterly etc are old.
* Access is through a labyrinth of stairs.
* The area nearby had people sleeping in the gutter, it did not feel safe.

- Faisal (10/5): An absolutely perfect few days spent in what felt like a cottage in the heart of Florence. It’s got style, it’s got clas - The stay was absolutely perfect genuinely. I’m an architect and my partner is an interior designer and we have to say that your apartment has such a charm it’s hard to pull ourselves away in the mornings and we found ourselves fixating on the little details of the roof and homely touches around while relaxing in the evenings.
The only issue we had with this trip is that it wasn’t long enough 😂 already cannot wait to visit Florence again and will definitely be seeking out your flat for every visit coming in the future.
Other than that Marco who checked us in was especially helpful and informative. From offering to help us with our bags to recommending some of the best places to eat ( our favorite would have been Gusta osteria and the gelateria la Carria. The only minor issue we had was the elevator is TIGHT to say the least, but not that bad when you consider this is a historic building that never meant to have a modern elevator in the first place! Regardless it leaves a ton of opportunity for some hilarious suitcase maneuvering.

- Mila (3/5): High expecations and dissappointing reality. - Il Presto di San Martino is a quirky flat with an open-plan living room, located in the eaves of the building. It's located a short walk from Ponte Vecchio and has a Florence feel. We stayed in the property for 5 nights and couldn't sleep for the duration of our stay, which impacted our enjoyment of Florence. The flat below Il Presto di San Martino has a loud electrical motor just outside the bathroom window, and this unit switches on and off (by whirring very loudly) 24/7.
Sometimes it can be once in 15 minutes, sometimes 5 times within 60 seconds. It happens every hour of the day and night, which made our stay uncomfortable and disappointing.
We did speak with the company that manages the place and - although they were trying hard to resolve the issue by speaking to the other tenants and the manager of the building - this unfortunately couldn't resolve the situation, as the unit is permanently where it is and so cannot be easily rectified.
Although they were responsive as they could be, the response was "we can't really stop the other tenants from using the appliances".
We also tried sleeping in Airpods and on the sofa-bed in the living room (which is uncomfortable), however, we didn't manage to sleep through a single night.
If you're not a very deep sleeper, I would recommend thinking twice about staying at the flat.
- Lauren (9/5): Amazing stay! Perfect apartment, location and host. I would definitely recommend :) - I really loved my stay at San Martino. The host met me very promptly and was very friendly and gave me lots of good information about what to do in Florence. Host was very accommodating and gave me early and late check out. I loved the apartment, it had so much character and felt very Italian style. The location was superb!! There is a beautiful square only 2 min walk with all nice bars and restaurants. Loved this stay!! The only suggestion i would make is to upgrade the air con system, it worked but was not powerful enough for 42c heat. If you go to florence and it's not this hot, the air con will be fine.
