• Matthew (10/5): - Only downfall was the only one elevator worked. Memorial Day weekend. And 15 floors. Was very hard to ever get on the elevator luckily we stayed on the 4th floor and the stairs were very useful
• James (8/5): 3.8 stars - Room needs some maintenance (door hinges loose, water damage on ceiling, small odds and ends) Pool area is great and store is convenient. Bikini bobs: avoid unless you need ice. Overall was worth the price of admission and I’ll be staying here again
• Nathan (2/5): - First off, I purchased the insurance off expedia (6:11 pm) and 20 minutes after tried to cancel the room. The insurance said I had to do by 6:59am. Why was I charged for something that was already expired when purchased. Absolutely ridiculous. We arrived at 12:30am and the walk-in experience was terrible. The room smelled of mold and mildew that hit you in the face immediately. My son wanted to sleep on the sofa bed and when pulled down the sheet had piss and dirt stains. There were dirt/bugs on the sheet/mattress. Next when entering bathroom half the lights were out. If they couldn't notice something that simple, then they didn't care to clean the room. The bathtub had black mold all around the edges and was very dirty everywhere. There were no towels, wash clothes or linens. There were holes and tears in the chairs in the kitchen. We tried to contact expedia and the complex but since after hours we got no assistance. I would not sleep on the beds for fear of bugs. The next morning I contacted the complex immediately to get refund and leave the awful mess. The lady I spoke with denied that was her unit and said she couldn't offer assistance. We left to get breakfast and then I got a call from her stating she made mistake and it was there unit. She said they would refund and I told her we were not there and I would grab my things as soon as finished eating. When we returned we were met by another lady that was very defensive and rude. My only complaint is that the two main elevators were both out of order so the whole building was waiting to use one elevator. (March 2023 - Spring Break)

We mostly just stayed in our room and just enjoyed the scenery from our balcony (which was amazing view). All things considerd- would book again.

Will Never again think about this property

As for the property; there is only one set of elevators and one of them Moved super slow and ended up out of service on check out day. Took forever to get on and off.
• Verified traveler (6/5): - The best part of staying there was being able to see the dolphins from our room. I also appreciated the security and parking was very easy. The pools, hot tub, and onsite eating/drinking areas were very nice. I liked the little kiddie pools too. It was pretty clean and for the most part quiet during quiet hours. There were plenty of towels, bedding, and kitchen supplies. Not all the elevators worked and that was a huge downfall. I could not give the place a higher mark because the balcony door did not work and it took them a few days to come fix it. I could not open it or lock it. It still did not lock when I left. The screen door was never fixed and was resting against the glass door. I had to be careful our baby did not go near it so it would not fall on her. The dryer was not working efficiently and took two times longer to dry. The dishwasher did not work either. It was only 75 degrees when we were there and it was never cool in our room. It will most likely be very warm when it is actually hot outside.

The door to our balcony looked like someone had beaten it with a hammer and had no lock, which was stressful with children in the room. There were dirty silverware in drawer. The overall condition of the place felt “rode hard”, which I’m sure it’s seen some things in its demographic. Can also hear through the walls to other rooms, which got very awkward. If you are looking for a spring break pad and don’t care about the condition or noise from the bar or bungee park across the street, this might be the right fit. I did enjoy the balcony view except for constantly smelling cigarette smoke/ weed all hours of the day. This was mostly my mistake for not thoroughly checking the location. Glad we’re only stayed a few nights, otherwise we would have cut our loses and left.

However, there were loud redneck drunks around the pool until late hours every night playing loud music and screaming derogatory racial/sexist comments. There was only one other person in the entire facility wearing a mask and no-one was practicing social distancing. All but one of the elevators were broken so guests were packed into one, during a pandemic. There were signs posted about how to safely interact and enjoy the area, and we were appalled watching a 30ish male and wife lifted their middle finger in response. Needless to say, I stayed in the unit the entire time and did not get to enjoy the pool nor beach in fear of the population.

• Aubrey M. (6/5): Summit PCB - The condo needs updating! (New couches, new cabinets, new appliances, new paint) cabinets in kitchen are rotted out! There was a horrible smell when we first arrived and the dryer wasn’t working! They sent someone to fix the dryer and the owners were very responsive!
• Daniel (2/5): - Was my favorite place to stay in Panama City beach, security came to our room at 4 am and arrested my brother for allegedly throwing a bottle from the balcony I asked if they had cameras to prove it they said they were all working but they never released him, then the following morning 4 police officers came into the condo and demanded us to leave the premises. They wouldn’t let us shower or brush our teeth, I talked to the ladies at the front desk and they said there was nothing they could do and that I could not get a refund but that’s not even the point we were very mistreated and have stayed there numerous times previously and have always been highly satisfied. Very unprofessional staff.

Ceiling cracked and needs repair, Glass door hard to lock, no basic cookware or utensils, comforter in bedroom was stained, dirt and hair on the floor behind the bathroom door. We had to call 911–room next to us a fight broke out and guy was bleeding at 1:30am.

(2/5): bait and switch - the beach was great, but they only had 2 out of 4 working elevators, a couple of times they were down to only 1 elevator. the waits were long and the elevators were packed full. no chance of social distancing. very disappointed. the condo we had looked nothing like the one in the pictures. the online pictures are of a model unit or something. the unit you get will have the same floor plan, but our was much much older than what we saw in the pics online. very disappointing.

Elevators only worked in the center (two sets on East and West ends of building didn’t, so the central ones were WAY crowded.) And in our unit, 1409, the dryer didn’t work. We called to ask to have it fixed , and a lazy guy came out, spent as little time as possible, told us to just use a lower setting then left. I wish they’d just get it fixed or not promise it! Otherwise we loved it!

• Tina (8/5): - We really enjoyed our stay. Our trip was over the 4th of July weekend and we watched countless firework shows on the beach right from the balcony. The condo could use a little updating. The beach chairs were really rusted and didnt look safe to sit in. Above the shower was black mold that needs to be addressed. The air filters are the wrong size and are do not fit. There will be a/c problems soon from this. Other than that everything was perfect. The bonus, the tiki bar downstairs.
• Christie (4/5): - I reserved the location for a family of 5 and they only provided 3 towels. The front desk would not help with any requests since we booked through expedia. We were on the 5th floor and most of the elevator's would not work. The most dissappinting thing was that i reached out to the company 3 times with no reply at all. The messages even show they have been read. And no one ever got back to me. My family typically takes 2 vacations a year and we will not book another one through a vacation rental company again. We paid a good amount to not even get towels.

• Holly (6/5): - This is an older Resort. Our condo was on the end of the 5th floor. It was decorated nicely and the kitchen was fully stocked. We did have to ask for more towels which they promptly brought. The view was amazing and the weather great. There is stuff for teenagers to do across the road and plenty of room to roam around the complex. We love the Tiki Bar and Bikini Bobs. Negatives- no washer/dryer in unit 531, all the elevators were not working and the gym was lacking.

We were on 13 floor and the stairs were easier than trying to get on elevator. And it was random if or which ones were working. Room was very out dated and unkept. Front door handle loss so wouldn’t always look. Sliding glass door not on tracks. Missing cabin handles. Shower curtain on had a few hooks holding it up.
• Lee (2/5): - The condo had a bad odor from uncleanliness. Bed sheets/linens for bunk beds and sofa bed were not used. Did not feel comfortable with this condo at all.
• Amy (8/5): - This complex has only 2 elevators for 450 condos. There was always a long line to get onto an elevator so we climbed 11 flights of stairs several times a day. Also, the garbage disposal did not work in our condo. The pools and beach were great though and we did enjoy our stay.

• Travis K. (4/5): Not Pleased - Our kitchen flooded, it took them until the next day to fix it but I got stuck in the room for 4 hours with the handyman while the family was at the beach. They took a bucket of mine and never returned it along with all of our towels so we've been here with limited towels for a few days now. Then the hot tub wasn't working properly so I decided to take a hot bath but the shower curtain rod fell off and hit me in the head while I was bending over to drain the tub afterwards... All in all, I'm not thrilled about spending this much money on a place with this many problems!

• Angela (2/5): WORST Vacation EVER - Well where do I start.. it was my worst trip ever.. definitely over priced for the over all stay.. first off no one can help us with anything.. we arrive to molten chicken wings in the oven.. no hot water to shower a couple times I tried to shower.. cigarette bud plus a dead big plug ear buds under couch.. loud ALL night long between construction that wasn’t mention anywhere to loud people all night long..!! Tried to order a virgin daiquiri and they tried to charge me $1. More for each until I showed the menu price. Was NEVER sent any info like they had stated they would about my reservation.. have to ask about a blow dryer and found out that was missing from the room..!! I’ve got pics of EVERYTHING.. And this was My High School Senior choice to Vacation at..!! Once again the WORST ever and especially for the pricing..
• Verified traveler (2/5): No construction warnings on website - The hotel was under construction and a complete mess and there were no warnings about it in the website. Plaster, sand, and dirt we’re everywhere.

The original room 525 the carpet was dirty and moldy, there was no hot water, The breaker box kept turning off the lights which caused the room to keep getting cold, there was rust everywhere on the refrigerator, the bathroom, the kitchen sink. I was later moved to room 413 it was a upgrade, but both toilets had a horrible squill noise that you literally had to cover your ears every time the toilet was flushed, the breaker box kept turning off the heat which lead the room to be 30 degrees. My daughter and I got sick from the room not being able to hold a decent temperature it was a miserable stay and I would NEVER recommend anyone to stay at this property

The worst part though was the pots and pans to use for cooking made my wife Cringed when we went to cook the pots and pans definitely need to be updated. But the overall experience was great.

• Ted (8/5): - Our room has been recently renovated. Was spotless when we arrived. Easy access to the beach. Pools were very nice. Tiki bar and bikini bobs was awesome. Not a complaint but kitchen faucet has a leak.

• Eric (8/5): Cool place - The hotel is going through some renovations following the hurricane, so some trade offs expected. We had room 921 which was way nicer than I expected relative to the price. The location is awesome, pool and beach outstanding. Several food options onsite. Not the Ritz, but we will come back.
• Pablo (6/5): - Great room. Great view. Great pool. Thats it. There is no room service. Checkin is online so if you have problems to enter the room with the code provided by Expedia, Im sorry. Condition of hotel in general is bad. Elevators are the worst. Need maintenance and cleaning. I would come back but knowing the condition of hotel in general I’m not sure if my next room will be in good contidion. It is a risk.

• Laura (10/5): - Our stay was Awesome. The room was totally renovated & we had one small issue but the property manager came right over & fixed it with no hesitation. Staff is extremely friendy & so were all of the other guest.

I think they should update the rooms. Our dishwasher was out of date and the counters and stuff. Some cosmetic work needs done but other than that we were very pleased and had a wonderful time
• amanda (4/5): Parking lot lies - The lady on the phone completely loed about parking passes if you have more than 2 vehicles you will have to park in a unattended pay by the day field where people park boats. The last told me it was a secured overflow lot the hotel owned.. totally lies to after driving my.new car down
• Joe (6/5): Business trip/Family stay (621) Summit resort - Arrived at unit 621 on 7/27. Musty smelling when I opened the door. Found the smoke detector was hanging off the wall, wires hanging out. AC units air-filter was laying on top of water heater (in same closet). Notified someone via Hotels.com email service. Was replied to that "maintenance would fix it". Found the balcony was dirty, had to sweep it and then clean the end tables of sand and "goop" before we could sit. Was not given internet credentials so then had to ask for those. Was given info within half an hour. On 7/28 tried to use the dryer to freshen some shirts, would not turn on. Found it was unplugged and it had water and dirt in the bottom of the dryer. Cleaned it out and dryer then seemed to work for the need. Then on 7/29 I tried to use the washer. It wouldn't turn on either! Note-There was no sign stating do not use or out of order on it. I'm a technician by trade so I investigated; found the water was off. So, I turned it on.... listened for any leaks, seemed good so started the machine up and threw my clothes in. 30 seconds later water began pouring out from under the machine. I cut it off, turned off the water supply lines and spent the next hour + cleaning up the gallons of water that flooded out. I missed my dinner meeting as result. I used the email engine again to notify these folks of the issue and to help get it fixed. A few exchanges later I was told "its my fault for trying to use their broken machine". I't never got fixed while I was there. Disgusted

• Verified traveler (8/5): - There werw a few minor issues that were addressed when we first got there but it was all cosmetic and did not effect functionality. I spoke with the rental company and they offered to send a maintenance person right away. The best part of staying here is you dont have to deal with the nasty attitudes of the front desk. Just show up, enter your code, and everything you need is waiting for you inside the rooms. I have stayed here 3 years in a row and have yet to have a bad experience.
• SUSIE (10/5): Great Stay!!! - I had no problems with this stay. The room was nice and well stocked. Management was quick to respond when I had questions.
• Cathy (2/5): Do not take unit 616 at the summit - Calling Summitt we thought it was a hotel they conn us with agency either Hotel.com or someone else. Lady says error on our check card we call the bank and lady says she'll call back before leaves from work. Bank said our card is fine. The lady called back and got card #2 more times then says RSVP wasn't available after she said she would hold. We got online it showed available and called back to book. $700 over for 2 nights!! This was hotel.com booked . later got another call confirming our room and said there were multiple times attempted our card. The floors in unit 616 were filthy we had to wear our sandals after cleaning feet . The patio door only opened a foot to go in and out , having to use our weight to push & pull!! Unbelievable due to I specially asked for a patio. We have back problems so not much enjoyment there. the washing machine had the detergent cup filled with water and I needed to empty and the whole cup holder came out was rigged up. The couch had a bad odor. I guess furniture is never cleaned. We arrived at 1:00 and emailed if a possibility we could check in maybe a bit early. Got a cold reply Unit isn't available. We left drove around till 3:30 went back to go up and 3:55 we enter the code and couldn't get in. Give us a break. Not very hospitable. Will never go to the Summit or book thru Hotels.com! I am always finding luxury for that amount of money . This was like a ghetto room forgotten about. Nothing was updated. It was depressing
