We really appreciated the big comfy bed with a mosquito net, the clawfoot bathtub and our private porch (Sri Lankan breakfast and the 7 curry dinner were exceptional!) the secluded jungle pool was also lovely. The equipment was a little run down and a little dusty, But they are in construction.

The manor itself is a beautifully restored ancestral home, exuding old-world charm while offering modern comforts. Our room was elegantly furnished, providing a perfect blend of tradition and luxury. - Jk (6/5): Charming design but property needs an upgrade. Not worth the price tag. - The architecture and landscaping. Service staff were kind and always willing to help. Breakfast was good, dinner was not up to standard. Generally, while the architecture was charming, the room facilities were not well maintained. Electrical power was poor, which meant fans, lighting, wifi speed and connectivity was either sub-optimal or took time to work. Not enough electrical points for charging devices. Insufficient provision of amenities like cotton wool, cotton buds, toothbrush etc. This property needs an upgrade. For the amount it charges per night, it is below even a 3* standard.

- Rupert (6/5): An expensive stay in an outhouse, not in the manor, adjoining the restaurant's loo - The house is stunning, beautifully appointed, in the middle of the luscious green vegetation. Simply amazing to see! We ate at the restaurant on our first night, it was delicious (the most expensive meal we'd had so far in SL). Sitting on the lawn having drinks before dinner, with lights in the trees, was truly memorable. "Our aim is to give our visitors the experience of staying as valued guests in a private manor house rather than a conventional hotel". We spent $440 per night and weren't even in the manor house, we were given the Pioneer room, in an outhouse. It was adjoining the restaurant's loo. It was 5 meters from the restaurant's outdoor dining area, so at 7am we were woken by breakfast being laid out, and we had little privacy. Each room has it's own beautiful private terrace. Ours was a poor copy of the others - no table or standard lamps like they had, constant dripping from the aircon unit (why not just divert the drips away from the terrace?) and a black bin bag lay on the ground for the 2 days we were there (see photo). We didn't look inside it... We were given a dud room at a high price. No complimentary tea or coffee in the room, you had to order and pay for it. Should you stay here? If you have a very healthy budget and ensure you stay in the manor itself, you'll have a great time.

Swimming pool overlook in jungle and rice fields is stunning. Limited choice of food, average dinner. Yoga class did not happen. The swimming pool was amazing - set nicely in a landscape of lush vegetation. The evening meal was quite disappointing. It was unreasonably expensive and the quality of the food in no way justified the cost. The starter and the dessert were bought in and fairly bland on both occasions we ate there.

Food and services were very nice. Toilet and bathroom had no door and were open to the bedroom. Shutters in the suite were very dusty. Workmen were loudly sweeping outside our window at 8am. Then loud cultural dance and music started at 9 am organised by another guest.
- A (8/5): An almost perfectly flawless moment back in (colonial) time... - Kandy House with its uniquely landscaped gardens has an exquisite and grandiose colonial feel from the minute you set foot on the property; it provides all essentials in a small and familiar footprint. With its 9 rooms, it's a boutique hotel in the truest sense providing authenticity through and through. The service is unparalleled, down to the personal butler detail. The estate is impeccably well maintained. The pool setting is majestic, yet blends perfectly into the natural scenery, including resident barking deer. The breakfast options a dream. The dinners a culinary delight (although pricey). Google Maps has inaccurate coordinates for the property that overshoot the main entrance to the property by a few hundred feet; this really should be corrected by management at their earliest convenience given it's an unnecessary inconvenience for arriving guests. The rooms aren't sizeable, which makes space tighter but given the setting, flair and age of the property is perfectly acceptable. While it is a bonus for two neighbouring rooms to have access to a shared veranda, it is imperative that staff manage these overlapping common areas properly so guests don't find themselves in the awkward position of "having to fight it out directly with their neighbour" when it comes to cocktail hour lounge chair use, or private dinner or breakfast settings... that quickly becomes an unnecessary nuisance and spoils what could otherwise have been a perfectly flawless stay...

It is sumptuously decorated. We had the Royal Peacock suite, which was stunning. The house is set in beautiful lush gardens with an attractive infinity pool, overlooking paddy fields. We were assigned two butlers who were very attentive and as I have food allergies the chef made me some truly delicious meals. Nothing, it was amazing

The swimming pool was spectacular. The food was very good but quite expensive. Our butler Pradeep was fantastic. He was efficient, helpful, very friendly and good fun. He was basically excellent. The toilet seat was lose, the bathroom floor was slippery and unsafe. The room lacked a bar fridge and tea/coffee making facilities. It was expensive and being out of Kandy quite a long way it was a real problem with Uber and Pick Me being very unreliable. Pradeep and the pool were the hilights.

Yet, we were still within about a 10 minute drive of the Kandy Lake area. The staff were friendly and helpful. The room spacious and comfortable. The bathroom was particularly roomy. The onsite restaurant was delicious and offered a range of choices for the set menu. The property itself was gorgeous and impeccably maintained. We thoroughly enjoyed our time here!

A Beautiful house full of history and charm and the rooms are cozy and decorated with taste. The food at dinner and breakfast are both excellent , and the best curry we had during our trip. But the best part of the stay is our encounter with the hotel staff, each team member we spoke to is super friendly and helpful. We will definitely be back next time we are in Kandy.

- Amalia (9/5): Great quiet place to stay close to busy vibes of Kandy - The Kandy House - lovely place, we only spent one night, but we loved it. Slightly overpriced as it’s more of a boutique residence hotel which gives a homely feel, rather than a luxury 5 star. The pool was great and service was very good also compared to other places where we’ve been in Sri Lanka. Food was tasty also and had good variety. Only downside they don’t have driver accommodation, only outside of the hotel and it’s extra cost

- Robyn (10/5): Just perfect - The Kandy House was our favourite hotel in Sri Lanka aesthetically and for service and in our opinion should be the model for for all manor houses in Sri Lanka in terms of interiors, grounds and operations. The house has been kept in impeccable condition, preserving the beautiful heritage while flawlessly balancing more modern Sri Lankan artists and textiles. We were only in Kandy briefly, and the hotel manager who personally greeted us on arrival, organized a quick tuk tuk tour of the highlights, a beautiful meal, packed lunches for the train journey the next day while also making sure we had time to enjoy the beautiful pool and grounds. The manager was exceptional at his job. Everything ran like clockwork.The staff were attentive, courteous and discreet. The food was amazing. We arrived exhausted and departed less than 24 hours later with a new vibrancy after delicious food and deep rest. This is the kind of hotel you want to live in and I would have spent an extra day in Kandy just to have one more night at this property. This is the experience one always hopes for. I cannot recommend it highly enough. Everything was just perfect.
