Guest Reviews
- Gabriele (10/5): perfekt ruhig - Die absolute Ruhelage ermöglichte tiefen Schlaf.
- Rachel (10/5): A relaxing and comfortable stay in an idyllic farmhouse. - Picturesque location. Beautiful woodland walks from the doorstep. Welcoming and friendly hosts. Delightful breakfasts.

- Kate (8/5): - My sister and I booked a twin room for an Easter mini break and it was perfect. V cosy and full of character and charm, in a wonderful location tucked away at the end of a country lane.
We had timed it well as the bluebells were out in the woods and the lambs in the fields :-)
Great dinner options in the surrounding towns and villages too.
- Paul (8/5): Great B&B! - Lovely place in beautiful countryside with very friendly and welcoming hosts plus a great breakfast. Nothing.

- Ian (10/5): Loved meeting cloud! - The remoteness Nothing
- Sophie (9/5): Comfy and cozy with great breakfasts! - A lovely stay at Twyford Farm while attending an event at the showground. Comfy room, bright and clean bathroom, and excellent breakfasts! We also loved meeting the new puppy and looking out at the sheep grazing. Would recommend! We arrived late during a storm and google took us a very back country way - we had to ford a stream! It would be useful to have known ahead of arriving that coming from up the hill is a much better travel route.
- Paul (10/5): The hosts were wonderful and so helpful -

- Elizabeth (10/5): - Lovely location and a wonderful stay.
- Ballou (9/5): Lovely place, a true working farm surrounds the house, enjoy the sounds of the countryside. - The location is beautiful, I wish we had had time to walk around, as there are many walking trails in the area. The hosts were quite nice, and the food was excellent.
What I didn't like is not their fault. So, consider it a warning to be aware of the minor difficult getting there. My only complaint is that Apple Maps, places their house in the middle of the woods. The map misses that they are a 1/2 mile further down the road. Google Maps may be better, but my rental had Apple play and no built in GPS and the farm is in a cellular black hole, making it tricky to change maps. Drive about 1/2 mile further and you will see the first sign.
I mentioned it would be good to have a sign further up the road (at the map failure point) but it is on park lands, so they cannot add one there.
- Ballou (9/5): -
- Philip (10/5): - The location......middle of nowhere, quiet, peaceful. Pur heaven Nothing
- Paulette (10/5): Beautiful rural retreat with lovely rooms and a hearty breakfast. - Beautiful, large bedroom plus sitting room area with comfortable settee, kitchen facilities and an enormous bathroom. All spotless and beautifully furnished, looking out over jaw-dropping countryside. It was a quiet and restful sleep. Breakfast was excellent and, to facilitate an early start to Goodwood, we asked for an early breakfast - and nothing was too much trouble. Would highly recommend and we will return! Nothing
- Terry (9/5): Lovely location and stay in the Ashdown forest. - Lovely peaceful location. Super clean accommodation with a great breakfast. Very friendly host.
- Sharon (8/5): - Very friendly welcome from the owner, comfortable beds and freshly cooked breakfast to set us up for the day
- Roy (9/5): Very pleased - Breakfast fine. Location beautiful. No full length mirror
- Rob (8/5): - Helpful hostess. Excellent breakfast. Relaxed arrangements. The ancient building with uneven floors and steep stairs was not entirely suitable for my wife. She was also not keen on the remote setting. I loved both aspects.
- Ruth (8/5): - Very friendly host, lovely rural setting, freshly cooked breakfast
- Elena ornella (9/5): Fattoria pacifica nel nulla! - Fattoria immersa nel verde, luogo davvero pacifico! Proprietari cordiali, ottima colazione home made.
Voorzichtig rijden!
- Ann (9/5): Rural retreat - Beautiful and peaceful location. Very well looked after by Liz.
Excellent cooked breakfast. Lovely large room and bathroom.
- Woodhead (9/5): Great Hosts - Really enjoy my Stay with you. - Breakfast was superb and Liz and Bob were great hosts! - Thank You.
- Jennifer (8/5): -
The farmhouse is remote, surrounded by Ashdown forest, apart from a few meadows with grazing cattle and sheep. There are deer in the forest.
Access from the south is stony. Access from the north is easier, but either way there are potholes.
The beds are very comfortable and the bathroom was well-equipped. Beds were not made or rooms cleaned unless requested.
Breakfasts were good with good scrambled eggs, excellent local honey and home-made marmalade.
- Van Brussel (7/5): -
- Russell (8/5): -
- Jacqueline (10/5): Very enjoyable - Beautiful setting in a delightful farmhouse.
- Sanghamitra (10/5): Would go back any time (well maybe not in winter !). - Absolutely huge choice. Fewer potholes on the access track would be less worrying for the car !
- Correll (10/5): Really great breakfast and peaceful location. - Liz was a wonderful host who provided a great breakfast. Lovely and peaceful location - really enjoyed our little visit to Twyford Farm and hope to return again some day.
- Charne (8/5): Peace and quiet - Peaceful Liked everything
- Simmons (8/5): Very good - .
- David (10/5): Exceptional -
- Andrew (10/5): What a gem beautiful cottage and lovely and quiet. - The breakfast was well presented and the sausages were really tasty. I asked for gluten free bread and it was the best I have had when away so well done. The poached egg was a little firm but otherwise everything was lovely.
- Dah (10/5): A hidden gem! - This was a real discovery. A wonderful, hidden location on a nature-friendly farm, owned by the Countryside Regeneration Trust. The ancient farmhouse & sloping floors, the modern facilities, the friendly staff, the relaxed atmosphere, allowing you to come & go as you please & walk anywhere on the farm.
Despite some personal issues to deal with, the hosts were very friendly & their stand in staff made everything go smoothly.
- Kevin (8/5): - If you want quiet, away from it all with access to country walks this is ideal. Pleasant hosts, comforable beds, great breakfast.
- David (10/5): - Lovely, quiet B&B on a farm. Location is remote, which made it a peaceful stay. There was plenty of parking available. The room was large and comfortable with a good bathroom and a strong wi-fi signal.
The owner recommended a local pub, which was a 10-minute drive away. The food and beer were excellent! Breakfast the next morning was superb. The host was very helpful throughout.
- Noel (9/5): We stayed at a farm - Scenery peace and quiet Very hard to find bad road
- David (6/5): - The driveways are appalling. Never seen such dangerous potholes. Would never stay again because of that.
It’s a shame because they are very welcoming and caring hosts.
- Julia (10/5): We had a perfect, relaxing 2 night stay - Idyllic location. Extremely comfortable bed. Large bedroom and huge bathroom, with a bath which was a lovely treat.
Good local pubs, very friendly locals, nice variety of food which was well priced.
Brilliant, friendly hosts and an amazing breakfast. Perfect!!! Nothing
- Ralph (10/5): Exceptional -
- Sharron (9/5): Just what we needed to prepare ourselves on the eve of our daughter's wedding. - The people were very friendly and helpful, even helping us out with some wedding decoration storage! The location is wonderful, really peaceful. The only noise my husband heard was a conversation between three owls in different trees around the farm! Everything is lovely and clean, the rooms are tranquil and spacious and the breakfast is wonderful. Five stars all round. We might have been able to stay longer.
- Fonglian (9/5): Superb -
- Green (9/5): Superb - Peace and Quiet, Lovely hosts, lovely room , clean and tidy, helpful hosts who were happy to talk, the quietness of the location is great, so many wild birds to watch and at night to stand out and listen to the owls hooting, something we love to hear, went for a walk in the woods before breakfast, to stop and listen and absorb the natural environment , before a hearty breakfast, thank you fir a lovely stay, we will be back.
Thank you for being such lovely hosts. Like alot of places we choose to stay, we didn't like leaving, but travelling is an adventure, so leave we had to but their place reminded us of happy stays at a farm in rural Suffolk
- Christina (6/5): Stressful. The hosts were kind once I landed there and in fact Bob had to turn out to find me in the woods on that first - Ideal for nature enthusiasts .
Big bath !
Heard an owl. The access roads were appalling. Single track potholed with drops by side of track in some stretches , and rocky very bumpy fords to navigate in absolute darkness. All lovely if you want a rural holiday with walks and drive a 4x4 but quite scary for me as a single individual in a small Ford Fiesta driving back and to Burgess Hill. I wanted a property near Haywards Heath and this was the only place available . It was a challenging drive in these unfamiliar roads. Just not ideal for me and I have certainly learnt from this episode to research the actual location of any place I book in the future. Added to my anxieties was the fact that there’s no phone reception. Only on WhatsApp which requires internet connection. ( which was available at the properly ). A nightmare had I had an accident or breakdown or puncture. Future guests need to be aware of challenging roads.
- Julian (9/5): Very comfortable in beautiful surroundings. - lovely location. Great hosts. Very homely. Nothing i can think of. A very positive experience.
- Ana (10/5): Excellent place - Everything was perfect. We love the tranquility and peace of the area . Liz is very kind and makes you feel at home. The breakfast was excellent, the area was beautiful even in winter.
- Davewb315 (8/5): Very good - It is an old house and the floor is uneven, I like that. The room was a good size and the bed was very comfy. Breakfast was good. The view No mobile signal. Off the beaten track.
You need to call for directions before you go down there
- Julian (7/5): Mostly very pleasant. - Great breakfast and quickly served. Location is brilliantly quiet apart from the wild life, which is welcome. I was a bit chilly. That may have something to do with my age, but although the room was warmish after the heating went off until it went back on in the morning, it was very cold.
- Novacic (9/5): As good as we hoped. - Breakfast was good, lovely view of the old tree and the pheasants. Even in foggy morning it was beautiful.
Would enjoy another stay with better weather for exploring. Especially now we know how to find the farm. Lovely place for photography and painting. Let you know when I think of something!
Possibly better instructions for finding the farm but we should have brought our Sussex map.
- Hilary (9/5): A warm welcome! - We were warmly welcomed and everything was fine with our room, stay and breakfast. We’d love to return in Spring and go on some of the recommended walks and visit Wakehurst Place again.
- Sandor (7/5): Good - Rural setting with a beautiful farm house
Quirky and rustic, gravity defying floors of the room
Calm environment with farm animals and beautiful nature
Breakfast was cooked to order, that was taken on the evening of arrival. Full English was good. The lovely hosts were surprised about our arrival, luckily they had a room ready anyway. Perhaps Booking.com can do a better job, as this is not a commercial hotel or an inn, so a bit more outreach on Booking.com part towards the hosts (a call?) would ensure smooth experience for all parties.
- Tom (9/5): Superb -
- Susan (8/5): Very good - Nice and clean The location turned out to be down a long rough path. I needed to get a taxi to and from the farm, as it wasn't conducive to walk it. It was much further away than I thought and the taxis were expensive. However, the venue itself was fine.
- Timothy (10/5): Exceptional -
- Faye (10/5): Peaceful, friendly, amazing breakfast, just wish I could have stayed a bit longer! - It’s the perfect place to stay if you are going to Ravens-wood wedding venue, and also if you just want a peaceful get away exploring the countryside and wild life, it’s a proper working farm so you’ll also be supporting our much appreciated British farmers!
- Rosaleen (10/5): Brilliant! - Lovely breakfast. Bob was very welcoming and friendly. Highly recommend.
. Nothing
- Rosaleen (10/5): So relaxing and peaceful - Brilliant breakfast everything was there that you needed more than we expected to be beautiful Not sure because everything was brilliant made so welcome
- Nanette (10/5): - Lovely cottage. Silence at night was wonderful. Waking up and seeing some sheep in the field is a very nice experience. We will definitely come back!
- Nadine (8/5): Beautiful location, good old fashioned farm house with sheep grazing out the window - Breakfast was lovely! Liz was very attentive and I thoroughly enjoyed it. The location was excellent and the local walks were so beautiful, even if the path was a bit muddy at times, but that's to be expected. Bed could have been a bit more comfortable, but it was very spacious
- Karen (10/5): Excellent choice lovely night sleep beautiful area lovely house and super breakfast - Twyford Farm was a working farm set in a beautiful location the property was clean and authentic with old beams running through the room despite the age of the property it was well maintained and with the keeping of the period The interior had a lovely country theme and the hosts Were welcoming and went out of their way to make the stay comfortable There was nothing I did not like about this stay
- Vivienne (9/5): Liz & Bob made us very welcome & we enjoyed an excellent stay in this characterful farmhouse. - Comfortable bed in nice room with good bathroom. Excellent breakfast with friendly service by owner. The view from the breakfast room was delightful- sweeping valley with beautiful trees and farm animals. Best of all was the selection of home-made conserves to eat with our toast, after full english. Very homely. The only downside was how remote the farm was. However the owners had done everything in their power to help you find it with direction signs at every turn of the road.
- Leanne (10/5): Exceptional -
- Matthew (10/5): Beautiful, peaceful location, surrounded by gorgeous countryside. - Exquisite breakfast, locally produced egg, bacon and sausage
- Jodie (9/5): Superb -
- Jackie (10/5): - Lovely and quiet just what I needed
- Darren (10/5): I have stayed here many times for work in the local area, and it was a great stay every time. We wil - I have stayed here many times for work in the local area, and it was a great stay every time. We will be back
- Peter (10/5): Excellent comfortable stay in a perfect quiet location - Excellent location. Quiet and rural. A selection of eateries within a short drive. Hosts were welcoming and accommodating Cooking an early breakfast so that we could attend our event on time. Breakfast was good. Room was clean and bright. Bed really comfy. Beware some local roads are very narrow but the host will give good directions to avoid them.
- Darrell (9/5): A lovely stay - Excellent breakfast, most comfortable room and bed. Plenty of room to relax in room or lounge. Very welcoming hosts. Wonderful area though difficult to find even with directions ! Flow of shower though temperature remained constant.
- Oli (10/5): - Good location, friendly owners, comfy clean room. Lovely breakfast.
- Marta (9/5): Great place in the countryside. - We have enjoyed a lovely countryside weekend!
- Richard (8/5): - Nice quiet place, but i missed a bar.
- Lee (10/5): Lovely place to stay - would definitely return and recommend to others. - The location was beautiful and the property was excellent. The bed was large and very comfortable Nothing
- Tina (8/5): Lovely location and very comfortable stay. - We had the cooked breakfast which was excellent. Due to age of building the floor in bedroom slopped quite a lot.
- Carol (10/5): - We enjoyed our stay, Liz is a great host, good choices for breakfast and the cooked breakfast was lovely, the room was a generous size and the views were super. As animal lovers we enjoyed watching the sheep and cows and the gorgeous dogs and we fell in love with Gail, Breeze and not forgetting Tony.
- Geoffrey (7/5): Excellent stay in excellent location - Excellent rural location with views of open farmland. Good breakfast with good choice served in a bright open room again with garden views. The mattress on one of the twin beds was poor. Larger duvet covers. A personal opinion that we could clearly hear conversations by guests in the adjoining room.
- Lizzy (8/5): Really peaceful and comfortable. Good breakfast. Great for a micro-retreat! - The breakfast was great. Lovely breakfast room. The location is quiet, with lovely countryside walks. It's looked after by the the Countryside Restoration Trust (or something like that), so you know they are doing something worthwhile and protecting the area. The setting is very pretty and the old house has plenty of rustic charm. a dripping tap in that bathroom, and some mould in the bathroom
- Alison (10/5): Enjoyed our stay, breakfast good. Would recommend it. - Very well presented. An old house with features to match.
We were welcomed and the room was lovely and clean. It was not just off the main road as I had thought. Arrived from the wrong direction so had many narrow roads and a ford to cross. Suggest coming off the main road to the north of the property.
- Janet (10/5): We had a wonderful 3 days . Our hosts were kind and helpful. We would definitely go again! - the breakfast was excellent - new laid eggs, etc.
