• Brandon (5/5): Well located, basic flat - Located on a quiet alley near a nice big plaza where we enjoyed sitting for breakfast and afternoon drinks. Quite central, convenient and away from the main touristy paths. Communication with Marco was good. The flat was clean but cheaply furnished / decorated and a bit run down. The flushing mechanism of the toilet is broken and there was a constant smell from the bathroom. The kitchen is very basic. Beds were comfortable. The lockbox for self-checkin was stuck so we waited 3 hours for a key to be delivered to us. It was overpriced, but we came during the Biennale preview week so all prices were inflated.

• Ángel (7/5): Buena relación calidad precio pero mejorable. - Está céntrico y bien para cinco personas. Deben arreglar la cisterna, la ducha no salía agua con fuerza y comprar almohadas.

• Cyril (10/5): Spot intéressant - Super emplacement. Arrivée tardive possible et instructions claires. Hôte très réactif, sympathique et arrangeant.
• LIONEL (7/5): Séjour agréable, emplacement au calme, idéal pour visiter Venise et les îles. - La localisation, tout proche de l’arrêt de vaporetto pour Murano et l’aéroport(bateau bus alilaguna très pratique). A 10 min de la place San Marco. Chambres spacieuses et lits confortables, (beaucoup de rangements) La boîte à clés pour l’arrivée est maintenant à 2 pas du logement, très pratique et rapide.(vidéo d’explication pour récupérer les clés) Échanges réactifs par whatsapp avec le propriétaire. Manque de vaisselle et d’ustensiles de cuisine. Nettoyage superficiel, le sol était sale. Les draps des lits pourraient être améliorés(des draps housses seraient les bienvenus et taches sur les housses de couettes)
• Kamil (8/5): Ciekawy apartament z usterką - Lokalizacja, wygodne łóżka, przestrzeń. Jest wyposażenie Problemy z piecem gazowym, braki w ogrzewaniu. A najgorzej że codziennie rano nie było cieplej wody. 2x zgłaszałem usterkę, usunęli ją ale problem wracał i rano znowu bez ogrzewania i ciepłej wody.
• Stefano (4/5): - Unica nota di merito è la posizione, che offre il raggiungimento dei punti di interesse in circa 10/15 minuti, vicino alle fermate dei vaporetti. La struttura offre spazi ben suddivisi e camere da letto abbastanza grandi. Purtroppo però all’arrivo in struttura abbiamo notato pavimento sporco, caldaia e scarico wc guasti, peli di presumibile provenienza animale sulle lenzuola del letto e pareti con poca manutenzione eseguita.
• Wojciech (6/5): Ich empfehle es nicht weiter. - Lage nicht gerade komfortabel. Am Abend haben wir uns durch die ganz schmale, menschenlose Gänge nicht mehr getraut. Küche Ausstattung könnte erneut werden, Schimmel auf den wänden, Bettwäsche auf italienisch, nicht praktisch, Bettdecke gefleckt, Fenster aufmachen bedeutet Mücken einladen: netze am Fenster nicht vorhanden.

• Norbert Attila (5/5): Good location, but a few things needs to be checked before the next guests arrive - The apartment was in a very good location, and the area was nice and quiet, even in the evenings. I received very clear and detailed instructions on how to find the keys, the apartment, and how to use the various facilities. The host was also very responsive and answered all my questions before the trip, which made the arrival and check-in process smooth and easy. Perhaps a few things could be checked before the next guests arrive: The apartment was generally nice and comfortable, though we encountered a few issues during our stay. In the evenings it got quite cold, and although we followed the instructions, the heating didn’t seem to work. We then tried to use the air conditioner for heating, but the filter appeared to have some mould, so we preferred not to use it as we were a bit concerned about our health. We used the duvets from the cabinet instead, though they were unclean. Also, the top of the microwave seemed quite burnt, so it might be worth checking.
• Graham (7/5): Great location for a city break, 10 minute walk to Rialto bridge and all the sites. Lovely locals bars/restaurants n - Great location, quiet in the evening. Electrical issues, power tripped off twice. Microwave not working and grill in microwave smoked/sparked so not useable. Minimal water flow from bathroom sink tap, scaled up? Lack of mugs/glasses (some extras were provided).

• mike (8/5): I would recommend it. - Staff and location The reservation staff was very accommodating and very clear directions were given on how to reach the apartment. Very helpful on different modes of transport. Too many stairs.

• Dmitriy (1/5): Bad - The location is great, only 10-minute walk from the Piazza San Marco. The kitchen looks fully equipped. Should fit 4 adults. The check-in process was a complete mess. The keys were supposed to be available for pickup at Piazzale Roma from 3 PM, but when we arrived at the scheduled time, no keys were available. The host replied via WhatsApp, claiming the delivery person was late due to being stopped by police for routine checks, and that we would need to wait "about 5 minutes." This story seemed like an excuse since the delivery person arrived by boat 20 minutes later. When we finally reached the apartment, we discovered insects (8 in total, refer to attached photos) in all beds — under pillows and beneath sheets. We were traveling with our 2-year-old daughter, so we decided to leave the apartment right away. Unfortunately, the host tried to convince us that any insects were acceptable and refused to provide instructions on where to leave the keys, because "bedbugs look different". I was forced to wait for the same delivery person for another 30 minutes, as an only received instructions after reporting the issue to Booking Customer Service. By the way, I found a review back from May 2024 here that said that someone's already found ticks in the beds. After we left, the host informed us via WhatsApp message that there would be no refund at all because he believed there was no valid reason for us not to stay there. Additionally, the host claimed via Booking messages that we had violated the booking conditions, alleging that, according to the delivery person, 7 adults had shown up at the apartment instead of the 4 adults and a 2-year-old baby as we had booked. This accusation was absurd, as I was the only person waiting to return the keys.

• Natalia (6/5): Pleasant - Location was okay We have a lot of problems on our stay. Keys was left far way from the apartment. It could be okay, but someone left us the wrong one, so we have to go back again and change the keys. We was waiting for it 2 hours. It was very cold in the apartment. The air conditioning and heating was not working- they haven't got batteries, so we have to go to the shop and buy it on our own. The aprtment was very dirty. There was a lot of dust on the floor. In the kitchen there wasn't enough cups and cutlery. Equipment was very poor. We wanted to check out later, because of our state of health but there was no option.

• Isabelle (3/5): I found this plae unsatisfactory and not good value for money. - A complete pain. The keys were half an hour away from the property and so by having to get them we missed the last water bus so had to walk through the whole of Venice late at night, tired to get to the property. Place was not clean, mould in corner of bathroom, living room a small corridor, kitchen utensils dirty and broken.

We cudnt sleep fr three nights. It was terrible hot we asked them if they can plz provide atleast a fan and they refused. As well it in the 3rd floor and taking all ur luggage thru stairs was painful not lift
• Oskar (9/5): overall a really good apartment - really good and fast communication with the owner. perfect explanation and a whole pdf file of how to get and collect keys. peaceful location, not so far away from the main attractions but far away from the noise. only one cup (for a tea). I think international visitors, such as drom Poland would apprecieate more cups, as they are more likely to drink tea over coffe, but thats a small minus. The sheets, especially those which were in a wardrobe felt like not clean and fresh
• Luis (8/5): Not the best location in Venice but apartment was comfortable. - Apartment was confortable. The keys were thought to be collected when coming by car/taxi. We could not go through the boat because they were on the other side of the city. Keys must be near the apartment. No lift, narrow stairs, hard to move the luggage up.

Additionally, we had to dispose of our garbage early in the morning, at 8:30 am, to avoid a 160 euro fine. Furthermore, the bed linen was not clean

• Sezan (10/5): So far everything was excellent and we had some good memories there - Thanks to a lovely gentleman called Daniele; he was amazing. He answered our requests by making sure we were comfortable. It is an amazing apartment with clean, modern furniture and a lovely little kitchen that allows you to cook if needed. It is close to everything. I must say we were very lucky price-wise as well. Thanks again for our wonderful hospitality Going up and downstairs..

• Brooke (8/5): Great location and communication - 1) The value, the size, location close to Fondamente Nove. 2) It rained and we were grateful for the umbrellas! 3) Saw a caretaker on our way out and she was helpful and friendly. In the description, it should note that it's up 3 flights of stairs with no elevator. Fine for us, but older people may have an issue.
• Federwitz (8/5): This worked well for our family of 5. - It was a nice place for our family to stay. The hot water kettle for tea didn't work. The floor felt dirty as our feet kept being dirty. It would have been nice to have some sort of a guide book or recommendations of favorite places that was left in the apartment. Also, some extra touch like a little bit of coffee or tea or some kind of welcome snack.

• Tomás (8/5): Great apartment in the northern area. - Pretty little apartment on the northern side of the city. Pretty direct to take a vaporetto from Santa Lucía station to the lodging. The beds were very comfy, the bathroom was great and the overall place looked clean and tidy. Everything was donde virtually so we didn't meet anyone, but the check-in and check out is as easy as it could be. Great place for a few days in the beautiful canal city. Walkable distances from every important central landmark (Maybe for the southern part you cantase a vaporetto or a gondola ride). Thanks for everything! The lack of elevator is understandable, it's the only thing keeping the experience from being perfect, mainly from the 4 flights we had to carry our bags. Again, not their fault, but be wary if you're traveling with big suitcases or with sedentary people.
• Paul (8/5): Good home for a week stay to explore venice! - Since we had a very late flight, we were well helped by the host with a taxi & water taxi because of our children to have a good arrival to the appartment. The location was also perfect for getting back to the airport by water taxi. When you arrive the location is perfect everything is within 10-15minutes walking distance.

• R. (8/5): Good lodgings for the physically fit.l - The location was easily accessible during the day and early evening (water bus hours of nearest stop). Apartment was modern and mostly well appointed. We are travelling for 30 days so it was a little awkward climbing 4 flights of stairs (no elevator). Seniors might want to reconsider.
• Jane (8/5): Thoroughly enjoyed the experience - The location was good, not too far from central areas, especially the Biennale which we came specifically for, and quiet The apartment was missing a kettle - one was provided but it was obvious the maintenance man thought we just hadn’t looked properly! The sofa in the kitchen/dining area was old, dirty and falling apart.
