The room had everything we needed and was extremely clean and comfortable. There is a beautiful garden to sit in, even eat your breakfast in. The breakfast itself was more than adequate with a good variety of choices.
The hostess was sensitive to my needs for a no chemical bedding or towels situation which can make or break a night away from home.
Overall a great place to stay and we would certainly go back.
- Susan (10/5): This was the perfect comfortable place for mum and I to stay in. - Breakfast was first class. Janice and Alan left fresh fruit, eggs, bread and a selection of beverages. Lovely clean kitchen area in games room which was perfect for us to sit have our breakfast. There was nothing that they missed out leaving for us. There was nothing that we did not like. Accommodation was 5 star .

- Lynn (10/5): Perfect location for my event . Breakfast was amazing , from the fresh fruit to the packed fridge . - It was perfect the room was warm , cosy and clean . The games room and kitchen were an extra added bonus .
It was very close to Floors Castle where I was taking part in a Duathlon . A run and cycling event Absolutely nothing at all

- Mcdonald (10/5): Exceptional - Easy to find, welcoming hosts, spotlessly clean and tidy, wonderfully comfortable bed, duvet and pillows.
Separate annexe with kitchenette and
huge games room, with large screen TV and comfortable armchairs and sofa to relax in.
Self service Breakfast with plenty of Cereal, pastries, bread for toast, eggs to cook, yogurt. The fruit platter in fridge was a nice touch. The ensuite and breakfast rooms are in separate buildings.
A nuisance in bad weather.
- Paul (10/5): Highly recommend - The breakfast of lovely fresh fruit, cereals, eggs, bread and pastries even had options to suit my wife’s gluten free diet. It was available to have when it suited you in a kitchen/lounge area where you able to sit and relax as well.
The room and shower/toilet were fresh clean and bright and lacked nothing. The separate entrance and ground floor position made it perfect for my wife’s limited mobility as did the Parking spot right outside the door. There was nothing we didn’t like.

- Linda (10/5): Wonderful quiet and peaceful few days - Quite literally peace and great place to recharge your batteries. The facilities were amazing, from comfortable beds to the huge separate lounge and kitchen, it has all you need and more. Great welcoming hosts and lovely to have a place just to chill or take in a concert at the Castle. Everything was 100% fantastic. The weather well it could have been sunny but if anyone can guarantee it I’ve yet to meet them .

Bungalow is in a lovely quiet location with a nice garden to sit in - not far from Kelso but around a 30 minute walk so we did take the car in the evening.

- Pamela (10/5): We would love to stay there again for longer. It was perfect. - Excellent buffet breakfast, very varied including a wonderful platter of fresh fruit and lots of other things. The kitchen area guests are allowed to use was much bigger than we imagined . As there is only one bedroom there was a huge sitting area .for our sole use. Both the owners were helpful and interesting and obviously wanted us to enjoy our stay there, which we did. The bed was very comfortable. The house is just a short walk away from the lovely old centre of Kelso. Liked everything

Location was perfect with just a short walk (15 min) into the town centre.
Kelso is a very nice town and we wished we could have stayed longer.
We are hopeful to return and can fully recommend this property.
Also fully recommend Scott's of Kelso in the town centre for a meal and or drink -- staff were fantastic ! It was all great !!!
- Duncan (10/5): Duncans review - The hut out the back with a dart board snooker table and big tv just topped it off, would be very hard not to keep yourself occupied during your stay. Location is great not too far from the town and a supermarket just minutes up the road (within walking distance) Everything was absolutely 1st class, no faults or bad things to say everything was outstanding.

Bonus was an entertainments building at the bottom of the garden, with full sized pool table, darts board, mini indoor golf set, board games, cards, cds to play and relaxing area. Breakfast eaten here. Fresh fruit, selection of bread, eggs, jams, tea, coffee, hot chocolate. Cereals. Abundance of choice. Hosts were perfect. Competitively priced and great value. Thoroughly recommended. Nothing.
- Stephen (10/5): A very comfortable and inviting base from which to explore the Scottish Borderlands. - The Premier Room is an excellent base from which to explore the Scottish Borders. Kelso (its centre is a gentle 10-15 minute walk from the Premier Room) is a pleasant town, with sites such as Floors Castle walkable from the town centre. Allan and Janet were excellent hosts; attentive and friendly whilst allowing you your own space. They have created an unusual, but ideal, base for guests as, in addition to the clean and tidy bedroom/bathroom, guests have access to a large, separate building on the site where meals can be taken (and made). If the weather is poor then you can utilise the hosts' full-size snooker table, along with many other amusements provided by the owners in this very pleasant additional space. Nothing at all.

- Christine (10/5): A home from home, comfortable experience with lovely hosts in a gorgeous place. - I came up to Kelso with my Husband intending to look for a house in the Borders. Whilst looking for accommodation overnight, I came upon Janet and Allan's property. Kelso is a lovely town and the accommodation was a 3-minute drive from the town centre or 15-minute walk. The room was integrated with the main house, though had its separate entrance. Janet was a lovely host and I was delighted to find that we were both from a similar area in the North East of England. Janet was very knowledgeable about the Borders area and the town of Kelso too, recommending where to eat and what to see. The house is in such a lovely quiet area and the room was warm and comfortable, the bed was super comfy too, enabling us to have a good night's sleep. Breakfast was tasty and fresh with a few options, and the whole experience was lovely and very good value for money. We will continue to visit the borders area in our pursuit of a property and will make Janet and Allan's lovely home our place of choice to stay en route.
