- Heather (1/5): Rude owner, facilities not as advertised. H & S issues, Cleanliness and equipment inadequate - Allocated a lodge that had not been cleaned and cleaning equipment was everywhere inside. Beds were not made up. Couldn't get hold of the owner by phone or text. No hot water. Eventually the owner answered, but he was abusive and swearing over the phone. He put the phone down on us and wouldn't answer again. Kitchen was poorly equipped with no baking tray sufficient for six people and no grill tray. Oven was dirty. No saucepans with handles and the lid of one was melted. Dishwasher leaked. No seal on the shower door so water leaked all over the floor. Bad smell of drains from the shower in the en suite. Skylights were filthy. Outside area untidy. Furniture in lounge area was shabby. Fire safety equipment had no dates on.
- Barnaby (7/5): - Location and facilities, the lodge was fine, just needs a bit of tlc, but everything worked and it's nicely kitted out. So stay was comfortable. The fence at the back of Oak.Lodge covering the railway looks a little dangerous, and I am just a little worried it may collapse at some point. Windows could maybe do with a clean.
- Karen (6/5): Has potential but clearly getting old and needs a refresh. - Spacious. Other than the trains going past, which weren’t an issue, a nice location. Some thoughtful touches like the trays to hold portable bbqs in the garden. Hired the lodges as a central point to hold a celebration for my mums 80th birthday - the living area was ideal for that. Would benefit from a thorough deep clean and touch up. Needs to provide a manual to show how to use things, how to turn on the heating, about the limited supply of hot water. Only 4 mugs provided in a lodge for 6. Showering in the en suite causes a wet patch in the bedroom which lasted all day. The only info provided was to bring towels. Why? You have to clean bedding so why not provide towels and bath mats too? Visitors from abroad / actually on holiday have little room or weight allowance for towels. Had a leak in one lodge- promised a visit in the morning and had to chase it up. Many found the mattresses uncomfortable. A welcome care pack provided is a real help - a pint of milk / tea / coffee and oil etc are really nice thoughtful touches which go a long way.
- Julia (1/5): Double booked us with no where to stay with 3 small children and 2 dogs at 4pm! No answer from host. - The lodges double booked us. We arrived to find someone else in our lodge although their email to cancel stated the lodge was unsuitable. We were left at 4pm with three small children and two dogs and nowhere to stay. We were geared up as a family for self catering so ended up having to throw our food away as we had no fridge and had to pay out on an evening meal. We have been refunded the £360.00 for the lodge but ended up paying £500.00 on two further nights accomodation, plus an evening meal and threw our food away. They wont compensate us for the extra accomodation costs, the food wastage or eveining meal. The host James Dagley never called back after 4 calls and two messages, how he can leave a family stranded like this is beyond me and booking.com were very unhelpful. The email came through on our 3 hour journey down from Cumbria to Cheshire. Very disappointing.

- Jacqui (7/5): Overall, the property is a comfortable and well-sized option for a family weekend but maintenance issues and a lack of f - Ideal for a family weekend. The accommodation comfortably suited four adults, two children, and two small dogs, making it a relaxed and enjoyable stay. The property has good potential but would benefit from some general maintenance and redecoration. Unfortunately, we experienced a few issues during our stay: the shower overflowed into the bedroom, the dishwasher was not draining properly, and although use of the hot tub was agreed with the owner, it was not available as it was not working. Communication with the owner was initially prompt and helpful, however responses stopped when we raised questions about these issues, which was disappointing.

- Rebecca (10/5): - We travelled up because we were going to Lapland Uk and this was a PERFECT location to stay as it was 15 mins away in a car, also the accommodation was better than we expected
- Chris (3/5): No expense dared - and bad odor - The lodge itself has the standard facilities and bedrooms are well-sized with sufficient storage. The lodge had been cleaned internally and those facilities present were in good order. Heating in the lodge is sufficient and the location - and ease of finding the lodge - was as expected. The primary issue was a clear problem with sewage - the site itself smelled poorly upon entry and that only worsened once we entered our lodge. The smell from the main bathroom was so bad we were forced to not use it throughout our stay. This may have been a one-off during our stay but given the cost involved and the fact we were bringing two young children it wasn't acceptable - and no mention was made of the issue prior to our visit. Beyond that, however, the lodge simply does not offer value for money. Furniture is dated and the beds feel so too, and are not comfortable. No supplies (e.g. tea bags, sugar) are provided at all in the kitchen, and while hand wash is provided in the bathrooms no other toiletries (e.g. shampoo, body wash) are. Towels are also not included and while this information was provided in our welcome message, we had to contact the owner in order to receive the latter as it had not been sent ahead of time as promised. The lack of provisions would be less of a problem, or at least more understandable, if the price of the stay were lower. At £180 per night, it is reasonable to expect a little more than the bare minimum.
- Samantha (9/5): Lovely, beautiful, cosy but very smelly! - Beautiful little lodge and very spacious for me and my family staying over for a wedding we attended close by, it gave us the perfect facilities to get ready for the wedding and enjoy a steady 10 minute drive to the venue We were put into Hawthorn Lodge although this is not the lodge I booked - however this wasn’t a problem still as beautiful - the only downfall was the main bathroom the sewage odour was horrendous to the point my children would not use the bathroom - we flushed the toilet many times and tried to ventilate the area - this unfortunately did not help so we just had to keep the bathroom door shut and use the onsweet bathroom.

- Heather (2/5): Everything is broken & can't contact management. - Good location Kind management - when able to get a hold of them Management had an issue with their phone and couldn't be contacted. Gave no alternative contact method when issue was noted. Made getting hold of them incredibly difficult. Used these lodges for getting ready before my wedding. Groom got stuck in one of the chalets en-suites and he had to climb out of the window. Management came to get him out after he had already climbed. Exposed live wires left on radiator Painter and decorator equipment left in chalets Kept getting moved from chalet to chalet even though we booked specific ones Incredibly dirty surroundings. Outside smelled like rotting leaves and sewage. Broken door handles Master bedroom in Oak lodges door handle is broken and door is swollen so won't close En-suite toilet in oak Lodge is broken and kept flushing over and over again waking me up. En-suite shower in oak Lodge has a broken hose so it sprays all over the towel rail Shower floor tiles are mouldy Beds incredibly uncomfortable Cracked bottoms in cups so they leaked when filled Broken fridge and freezer in oak Lodge replacement given for fridge but very tiny. No replacement for freezer Door lock on oak Lodge is digital and incredibly loud. If someone comes in while others are sleeping it will wake people up. Other lodges have fob keys for the doors with a keypress on the outside. Fob handles are intermittent. Had to go round the side of the lodge to use the physical key on the French doors to get into the building.

It looked like there had been a housekeeping at all. Food left in the fridge Filthy oven Sticky floor in the living room and kitchen Mole around the edge of the bath Round by the log burner, there was charcoal all over the floor Didn’t smell fresh smell like the windows have not been opened for a few months And in the bathroom, there was condensation all over the window like the extract fan had not been on recently

- mark (1/5): Disgusting - Perfect location for where we were visiting - Sugar and food crumbs on the kitchen sides. - Hob dirty - Microwave rusty, not food safe to heat our daughter’s milk up. - Dishwasher - dirty - Kettle, limescale so thick it was brown therefore unable to make a hot drink - Toilets not clean - Mould in the shower and bath, unsuitable for use - Floors hadn’t been swept/hoovered - The radiators in the living room/kitchen/hallway and bedroom were set at 28.5 and we were unable to turn these down. Having our toddler with us during this stay meant it was unsafe for us to continue for us to stay at the property with the points listed above. Unable to heat our daughter’s milk up, unable to even make a hot drink, mould spores are very dangerous let alone not able to turn these heating down from 28.5, my daughter was spiking a temperature we were also unable to open any windows whilst at the property as there was a train running every fifteen minutes past the lodge which was extremely loud. After 2 hours at the property we decided the safest option was to leave at around 11:30 and travel 2 hours home. As someone with who owns a cleaning business I was shocked to see the state which was clearly not cleaned after the previous guests. I would not leave a property in the state after use let alone let a client turn up to this.

- NATASHA (10/5): Exceptional. Would definitely stay again. - Fantastic place to stay, clean and roomy. We stayed for a wedding nearby and altogether rented 3 lodges. Everyone was impressed with the accommodation. Great little shed with necessities such as milk, tea etc. Rooms were spacious and well presented, even warm on entry 😀 Wouldn't change anything

- Guest (10/5): Perfect size, very clean, comfortable and not remotely overpriced. - The Lodge was perfect for our needs, when we arrived we were disappointed we had only booked one night! The pillows on the beds were very comfortable. I'm still trying to figure out where they are from for my own home. Thr lodge has all the space you need for 6 people including seating, dining and bathroom facilities. Very warm and cosy and super clean! The place itself is situated right next to a trainline which I hadn't realised at the time of booking. The freight trains run frequently through the night too, as a light sleeper this wasn't ideal, the rest of the group are deep sleepers and weren't woken at all, maybe ear plugs would have solved this very minor issue but I'd forgotten mine.

- Greg (3/5): Has potential but needs some maintenance - The main issue was the velux windows were leaking. We arrived to puddles in the kitchen and water in the electrics meaning we had to spend Friday night without kitchen lights. We managed to contact the host on the Friday to report the issue. The host told us that the windows have leaked since a storm earlier in the year and when the weather is bad the windows do leak and there is noting they can do (a roofer could have easier repaired this), also general maintenance would have helped as the windows and roof where full of moss! The maintenance man was not available Friday night so house keeping came round with towels for the floor. We were then told maintenance would be round on Saturday morning to fix the issue. We started to get our boys ready for bed and ran them a bath only to find out that the bath had a poorly fitting plug and the bath did not hold water. We also reported this to the host and had no reply. This was the start of the host failing to return our messages. The following day we messaged the host to confirm maintenance had been and again we had no reply. We returned to more water on the floor but luckily this time the electrics were working. The lodge has so much potential but the lack or poor maintenance as well as a the lack of communication from the host has let it down Also be mindful this is DIRECTLY next to a train track, something we don’t realise when booking. Trains ran regular until about 11ish at night and started about 6:20 in the morning. There were a few other issue that due no communication from the host we were unable to report. Melted casing and slightly expose electrics on some of the heaters- aswell as no instruction on using the heating system Damp and mould on the bath panel Door trims starting to come away

- Alison (10/5): - Family of 5 2 adults 3 kids stayed for 2 nights as we were visiting lapland UK. It was perfect for us. Clean, comfortable and got facilities. Everything we needed, it was just like a home from home. Also only a short drive to lapland UK. Lodge could do with a little tlc in places but nothing that majorly affects it maybe just a freshen up but I would say it is value for money.
- Joanne (3/5): Stinky - It’s a shame as the lodges are ideally located for Lapland Manchester and only a 15 minute drive away. The lodge was spacious and well equipped. The smell in the lodge was so bad, the owners are obviously aware due to the amount of air fresheners in the lodge. Contemplating speaking to environmental health regarding our stay as the smell in and around the lodge was so bad. They provide bedding but you have to bring your own towels…. a bit odd. Owners need to pay attention to paving slabs around lodges as extremely slippy.

- Alan (8/5): Cottage itself was ideal for out needs. - Location was good for touring the Peak District and midlands. Cottage was clean and tidy and well equipped for our 4 day stay. Beds were comfy and cottage was warm and clean. i found it easy to find with my GPS. Communication was non existant. On arrival still no communication telling us which cottage and whereabouts of keys. Lucky to see worker on site who phoned the owner or manager and was given the info by him. This can cause great anxiety as we had booked months earlier from the other side of the World and were concerned about communication with management.
- Jane (4/5): Tale off the two lodges - Ash Lodge was clean and comfortable. Everything, as expected, for the price. Hawthorn Lodge has an awful smell of very old, stale sewerage, which seems to permeate from under the structure. Management is well aware of this. Do not book this lodge unless you can be reassured the fault has been fixed.
- Sally (4/5): Loved the property & site just wished the property had been of a cleaner standard ! - Lovely looking property , quiet site , nice and peaceful ! Thankyou so much for the fab decorations - family up celebrating my daughter’s 21st birthday ! Floors were dirty , writhing 5 minutes of being there kids feet / socks were black off the wooden flooring . Table sticky all over , frying pan in cupboard dirty with egg , spatulas also . Showers not great , shower hose too powerful and completely soaked the bathroom floor .
- Lyn (5/5): Disappointed - Size of property although I wasn't in the lodge I booked Poor attention to detail,worn, didn't answer messages,not in the lodge booked,hot water issue,no additional bedding or blankets No cushions No welcome information or instructions apart from key Access,bedding torn and not particularly in good condition

- Peter (7/5): - Really poor communication from the staff. Still trying to get a receipt and confrimation of VAT statuts weeks after our stay. Will avoid in future.

- David (10/5): - Nice clean well appointed lodge perfect for what I needed just remember to bring your own towel as not provided . I saw on a review this was the case and went with my own but might catch someone out if hadn’t read the reviews .
