- Visbeen (8/5): Hartstikke tevreden, fijne service en leuke locatie! - Super fijne locatie! Je bent binnen no time in Old Town.

- Romano Galindo (8/5): Peaceful place to stay - The location was very good! And the room was spacious and confortable. I had a very good sleep! The shower didnt work correctly at first.

- Samuel (7/5): Nice, comfortable stay; my room was far from the modem so the internet was a bit choppy. Washroom was clean, rooms were - Nice and quaint little property on the edge of Chiang Mai old town center Everything was near, clean and comfortable and as per what the room rate was.
- Noam (7/5): -
- Rob (10/5): Value, value, value. - Location was great….just a short walk to restaurants markets and city centre. Fridges would be a good idea.
- Maurizio (10/5): Exceptional -
- Anonymous (9/5): Superb - Sarah, the host was great. The mattress could have been more comfortable. The room did not have a refrigerator.
- Julie (9/5): Superb - I stayed at Sarah Guest House for 8 nights. The place is nice, comfortable, very clean and quiet. The staff was lovely and helpful!
Very close to Old town and the Night bazar. Easy to find.
- Karen (8/5): Good budget option - Great location in centre of City in a quiet side street. I had a room with fan only and was worried it would be too warm but it was fine. Room was simple but ok for a couple of nights. Owner s dog barking early in the morning
- Mika (9/5): Superb - quieter side rude host, quite controlling of the kitchen, which I mistook as communal, not a place to come if you have a big suitcase, only stairs, rooms are of poor quality
- Hallel (7/5): Good - We spent three nights at this guesthouse and recommend it to anyone looking for a basic, affordable room. The room was clean and well-located, and the host was very accommodating—allowing us to take a shower before our flight even after we had checked out.
- Michelle (8/5): Loved it - Really really cute guest house. The pictures are exactly what you can expect. Which in my case was LOVELY. The owner even has her Corgi in the yard which adds so much to the atmosphere 🩷 If you’re expecting luxury, that’s not it. If you’re expecting a night at a quiet location, own bed, own shower. Nothing crazy. GO FOR IT!
- Gili (9/5): Nice :) - The place is nice and quiet :)
Walking distance to everything
Clean and simple The water in the shower doesn’t get very hot but it was okay
- Cristobal (7/5): Good location but not the best mattress - The location is really good to explore the Old City without noise pollution of the crowd in the streets The mattress it was a little bit hard
- Maria (10/5): Exceptional - Bed! BEST place 2 stay in chian mai
- Suyun (3/5): Unkindnesses - I was really sick. Asked for the simple request if I (or they) can warm up the food in the microwave. They refused. It was rice soup and all it needed was one min warming up. For me the whole point of “guesthouse” was kind people who makes you feel like home. The white woman who is “taking care” of the place until the owner comes back showed no sympathy. The room is very noisy during the day with the construction nearby.
- Kanak (7/5): Good -
- Stacy (7/5): Great value !! - For the excellent price, it was more than satisfactory.
Very good location, small but clean room, quiet neighbourhood.
Nice garden on the property. It was difficult most of the time to find someone who worked there !!
There was some construction work going on from one of the neighbouring buildings but that wasn't their fault.
- Thomas (7/5): I recommend - A silent small street near everything. 2 minutes at feet. The small cash. The big strong fan . Very small room . No soap / shampoo .
- Samson (7/5): Good -
- Sarah (7/5): No windows on rooms so noise can be an issue. - Close to the old town, quiet street, spacious room. Here’s what you need to know!! The rooms don’t have windows. They have shutters (which you can control and lock from the inside) and an insect screen. Noise can be an issue if guests are in the common area in the morning/evening, or walking past your room chatting while you’re trying to sleep etc. One night, a couple was talking till 2am in the room above us and it was impossible to block out the sound!!! Just be aware of this. Otherwise the stay is fine. Also note, the toilet paper they give you is so thin that you go through it too quickly which is annoying to have to ask for more all the time. We got no induction to the place and am unsure if they offered anything to guests like coffee or food - I don’t believe so. The foreign manager wasn’t very communicative.
- Alona (7/5): Perfect location, unwelcoming owner - Fantastic location! Very close to the gate and old town, but located in a quiet street. Perfect value for money, no complaints about the room.
Thai lady who cleans the room is very sweet and kind. I was a bit disappointed with my stay at this guesthouse due to the lack of hospitality and the unwelcoming attitude of the English-speaking lady, who I believe was Sarah, the owner.
Check-in officially starts at 11, and the day before, they asked what time I’d arrive. I said 11, but when I got there, she told me the room wasn’t ready and asked me to wait. I don’t mind waiting at all, I just didn’t like how she received me. I sat in the garden for an hour, and during that time, she ignored me completely—didn’t offer water or the WiFi password.
Eventually, a very kind Thai lady, who cleaned the room, checked me in. Unfortunately, she didn’t speak English, so I wasn’t informed of any house rules. Later, when I asked Sarah if I could use the kitchen (I only wanted to cut some fruits), she said no. I then asked if I could use the fridge, and she also refused. After that, she never spoke to me again for the rest of my stay.
I stayed for 11 nights, and the room was only cleaned once. The trash bin obviously became full fast, I wish it was emptied more often than once in 5 days.
Unfortunately, the lack of hospitality and dismissive attitude made me feel unwelcome…
- Citlali (9/5): Bare bones but good - Prime location for some of the busiest night markets on the east side of old town. Walking distance to old town. Very homey vibe. Very basic room with 2 beds but had a private bathroom and was clean. I didn't expect any more. No frills. Not loud or social. Nice staff. Nothing to dislike.
- Rattanatat (8/5): Very good -
- Deepu (6/5): Small space but comfortable stay. - Peaceful location Room is pretty small

- Mandy (10/5): Wonderful guesthouse in excellent location - Oh my word, this place was incredible! From the moment my sister and I arrived we were totally in love with the garden, the people, and that gorgeous dog. The room was lovely and so comfortable, and was cleaned after 3 days, with fresh bedding and towels! The location was perfect... so close to both Ta Phae Gate AND Warorot Market, and there's a filtered water machine nearby where you can refill a 1 litre bottle for 1B! The garden is beautiful, and we loved the frogs! I'll definitely return to Sarah Guesthouse! Everything was perfect! The room was lovely, as was the big bathroom. The garden was so lush and gorgeous. It was the best find, and we felt so fortunate to have found this place on Booking.
- Yablonka (8/5): Very good -
- Brittany (10/5): Excellent Value for the money, wonderful staff - Excellent value! Check in was extremely smooth. The sweet lady (I did not get her name) was extremely warm and welcoming. The entire guest house is very clean and well kept. And the location is superb. You have access to everything.....
And the WiFi is very very fast and great for remote work. Keep in mind, it is a very very simple accommodation. You get a clean comfortable bed and a hot shower. For the price, it is perfect
- Drayger (10/5): Great budget accommodation - Great location for markets and nightlife. Tucked away off the main busy street so not affected by traffic noise and the bars. The staff are very friendly and enjoyed the talks I had with Sarah Lighting around the entrance could be improved, when returning at night found it difficult to see so a phone or small torch is needed there are many frogs in the entrance area and I was worried about stepping on the poor things
- Mike (10/5): Exceptional -
- Bedoui (9/5): Superb -
- Kamila (10/5): Exceptional - We've had an absolutely amazing stay. The staff is very welcoming, friendly and super helpful. Decent accommodation near night market and old city at really affordable price. Maybe the only missing thing would be a mini fridge :)
- Hugh (6/5): Noisy - Size of the room was good for the money, good location very close to the main areas but just hidden away down the back streets so had no noise pollution at night from the bars and resturants. Friendly staff for check-in, and they gave us clean towels and toilet paper every 2 days. - The doors have gaps in the tops and bottoms allowing mosquitoes to enter the room easily.
- There are a couple of geckos outside the room that make loud noise all night, making it hard to sleep
- they have a dog that arrives at the house at 7am and will bark continuously, yet again making it hard to sleep
- all in all it became a difficult place to have good sleep even though being in a lovely location
- Bossari (8/5): Very good -
- Watson (10/5): Exceptional -
- Invrid (8/5): Very good - Loved the location. Quiet yet close to all the action. Would recommend for budget traveller who prefers more privacy and comfort. Lovey garden area to sit and relax.
- Zdeněk (9/5): Beautiful place for a reasonable price - Friendly, beautiful surroundings and even more beautiful shared spaces. Everything was clean and working. I am pretty happy with this price! Not sure if this applies to all rooms, but at least in my one it was unable having dark, even in the night. Something very bright and blueish strong white is turned on every night and curtains were quite mediocre for its only purpose of making the darkness.
- Martina (10/5): Exceptional -
- Henning (10/5): Exceptional - Ammy is an exceptional host. She provided very helpful tips.
We really liked the room. It had everything we needed. And is was very clean.
Also, location wise, everything was alright. There were close shops and restaurants. And of course the sea is not far. We loved it.
- Patrik (9/5): Superb - A/C, near night market and city center, quite street Frogs
- Péter (10/5): We were very satisfied and would choose this place again. - In the city center, but a very calm and silent street. The room was very cozy for us, we liked the fan very much and the bed was also comfortable. Clean, and we could store our bikes in a safe place. There is frog nearby that does not respect the sleeping-schedule of people.
- Tiago (8/5): Very good -
- Abigail (10/5): Exceptional - We loved Sarah’s guesthouse. She was very accommodating with our stay allowing us an early check in after the night train the night before. This location was very close to food and temples. Comfy large bed for a couple. Nice places to put your bags. A little desk to do some work on. Geckos sang us to sleep every night. Such a tranquil spot. Nothing!
- Y-vi (9/5): Superb - The guest house has beautiful garden with sounds of water and animals.
The owner is very nice.
- Aleksei (8/5): Very good -
- Eleni (6/5): Pleasant -
- Noorasikin (8/5): Very good - The guest house didn't provide toiletries so you gotta get them by yourself
- Littlenoy (6/5): Pleasant - It is Quiet, shady surrounded by trees, not far from city. The mattress makes a lot of noise when moving.
- Chidgey (8/5): Very good -
- Fiona (6/5): Pleasant -
- Sandra (8/5): did enjoy and would stay again if r - was verrry clean, nice garden, quiet from traffic, i thought great location just outside old town, hosts helpful i chose room with fan as i usually prefer this to aircon...as it was pretty warm and sticky in evenings an aircon'd room would have probably been a better choice on my part
- Igor (10/5): Exceptional -
- Ellie (7/5): pleasant stay - the property is a great location it’s in the centre on the city and only a 10 minute walk from the old town and the night bazaars. there’s lots of bars and restaurants around on the way. the property itself has a lovely big double bed with both air con and a fan. not the owners fault, but there is a really loud animal noise coming from the neighbours of the property which is continuous throughout all hours of the night, we struggled to sleep a lot with the noise but blocked it out by playing background sound on our phones while we slept. The owners are friendly but don’t make much effort to engage with customers and seem to distance themselves - Guessing this is down to the language barrier which is no real problem.
- Linda (8/5): Very good - Location, cleanliness and friendly staff.
Lots of greenery. No toiletries eg shampoo, and replacement of soap
- Stig (7/5): Good - Location and atmosphere Really bad Wi-Fi
- Stig (8/5): Very good - Extremely bad Wi-Fi … it comes and goes… looking how cheap and easy it is to extend and update Wi-Fi, I find it very disappointed. .. almost arrogant lazily.
- Norma (9/5): Superb -
- Stig (9/5): Superb -
- Michael (10/5): Exceptional - Location
Airconditioner was good Mosquitoes got into the room
Bed was never made up over the duration of our stay.
Rubbish bin in toilet was not emptied. We had to put our trash outside our room..
Fresh towels were not provided in the room. After 2 days we haf5ŵ
- Hanan (9/5): Very clean place with friendly people at a perfect spot in the city - The location was just perfect, close to the old town with temples and the famous Sunday market. And close to the other famous Chiang Mai Night Bazaar and Chinatown. There is almost no better location to imagine. Food and bars everywhere in the area. The guest house was clean, the people were friendly. The sheets and towels were many times changed in the more than two weeks we stayed there. Internet was't always a good connection, but I think it's because we had the most far room. It would be great if we also could buy a coffee or a tea in the guest house. Now I always had to go to the nearest supermarket.
- Brian (5/5): Great location in Chiang Mai but noisy early daily - Great location with a lot of potential. Rooms are without proper windows making them noisy. They have slats over screens. The dog on the property barked incessantly starting at 7 am sharp every day. Other dogs in the neighborhood then barked as well. Not a single chair to sit on in the room or room patio out back. No room cleaning, toilet paper refills, (we went and bought our own) Rooms need a facelift. Dingy.

- Hayes (1/5): Bad -
- S0long (10/5): Exceptional - Great location, comfortable and friendly owner/staff. Highly recommend to everyone. Thanks! 😀
- Joseph (8/5): Lovely owner and dog! - The dog was brilliant! Sarah was as well. And the cleaner was nice too.
Basic room, but everything you need, good bed, shower and clean room. For the price you pay it’s definitely good value. We actually ended up staying an extra couple of nights than intended.
Nice area to chill out at front of hotel.
Got a fridge and kitchen area if you want to store anything. Only problem on the last night there was some inconsiderate guests who were been loud really late. But that’s not the hotels fault, more that some people don’t have any respect, and apart from that it was a pleasant stay.
- Williams (9/5): A very comfortable stay - the location was really good, the staff were very friendly and always available when needed. it was kept very clean and in good condition. this is being very picky but for more of a backpack traveller there wasn’t a lot of social interaction between guests
- Aleksei (9/5): Superb -
- Shaheen (9/5): Superb - Nice and peaceful place Nothing much

Super clean.and great location just outside of the old town.
