Nice welcome from the owners and very helpful. On entering the bedroom there was one step down to the bedroom floor level. Although we were told to "mind the step" I missed seeing it on entering after breakfast and fell flat out length ways and although shook up and bruised was lucky not to have been in a much worse state.
Fairly steep and narrow stairs leading up to the first floor level bedrooms, so wouldn't advise for elderly or infirm guests.

The breakfast was delicious and all the produce was local. The place was situated well within the town and the station was within walking distance to bring you anywhere you wanted to go and see. Yorkshire is beautiful. To be honest nothing.

Highly recommend. We stayed in October and the heating was on for a minimal amount of time, breakfast room was cold when eating, which was a shame as hot food cooled down quickly.

I had a fall due to my own stupidity and badly sprained my ankle, they were there in a flash to attend and help me. Can't wait to go again. Thank you.

Cute animals on the site are a very cute plus! Excellent value for money. Our particular bedroom didn't have an en-suite, but the bathroom was still private, and for the price, you really can't complain at all! Also be aware that even when staying multiple nights, it is requested that you vacate the room for 2 hours from 10am for cleaning - just fit that into your schedule for the day, and you'll be grand!

The bedroom and bathroom were elegantly decorated and squeaky clean. There is a great selection of tea/coffee/hot chocolate/water for the in-room tea-making facility; a good range of breakfast items to choose from, all carefully prepared with generous portions. The hosts were courteous and welcoming. I would highly recommend it. None!

Rooms were clean, comfortable, adequate cupboard space.
Location very good: 7-8 minute walk to town centre, two minute to Sun Inn. Separate, though private, bathroom was a bit iffy. No big deal, but unusual for a place of this quality. (Not unexpected though as this was clearly mentioned at booking stage). This was probably due to longstanding juxtaposition of rooms from its pre B&B days.
Parking was a bit tight if last in or first out, but only a minor issue.

Affording us a friendly welcome on arrival, Sarah and her husband were wonderful hosts who were really helpful re all our enquiries. The hospitality tray in the bedroom was a real plus. The beds were most comfortable and the bedlinen was top class. Lovely toiletries in the bathroom.Breakfast each morning was excellent with great choices. It was a first time stay in an English B&B for two of our party and The Pear Tree B&B more than delivered! One shower lacked power and the other was very hard to regulate.

- Joanne (10/5): A comfortable stay in a lovely part of the world. - Pear Tree B&B is in a great location to explore the area; about 30ish mins to York or coast and only a 5 min walk to the North York Moor Railway. Fantastic breakfasts with plenty of options. We stayed in the Barn Room at the back of the property, a large room which was clean and comfortable and had a sitting area. The bathroom was a very good size too with a shower over the bath and toiletries for your use. There were a few steps up to the room from the bathroom. Chris & Sarah are really nice and welcoming and offered tips on electric car charging for us and places to visit.

Itâs about 10 mins to shops and railway station, has a pub just a few minutes away and a private off road car park. Chris and Sarah are a lovely couple who were very welcoming and friendly. Our room was on the front, overlooking a busy road but due to the secondary double glazing, we werenât disturbed at all. Room and bathroom were beautifully clean, nice bed linen, comfy mattress, quite spacious with a seating area, lovely and warm too. Sarahâs breakfast, which was a pre-ordered affair, was plentiful and cooked just as we preferred. A lovely stay and weâd definitely return. We drove straight past initially and had to do a u turn so maybe a larger or more prominent sign đ
