Bed exceptionally comfortable
Bathroom and en-suite very clean and spacious En-suite toilet seat virtually off and host stated aware but needs screws grinding off to replace seat and unable to do prior to stay…. didnt get to this state overnight, and had to use with caution, accident waiting to happen!!
Back barn door, needs a foot to shut but doesn’t fully close, gaps allowing cold air in, handle screws very loose = Poor security. Door curtains need attention. Several lightbulbs blown around the property, but notably no landing/stairwell lighting as bulb was blown, had to use phone torches to climb stairs, as very dark. Sofa bed, no material under cushions and seriously needs replacing/repairing, but also uncomfortable to sit on. Electric hob on cooker needs replacing, knobs = no numbers and unable to see what ring being used and only partially heated up, enamel off the top. Baking trays need replacing. Dirty used sponges left on kitchen drainer. Place needs TLC.

Had a great time. Would love to come over again. Just a few things - Expected the host to check the place before our check in. The paper kitchen towel stand was empty, aluminium foil roll was over. We had enquired about the BBQ aparatus a few days before the check in and had mentioned that we will be using it. When we arrived we had to clean it thoroughly as was dirty. No light in the backyard garden which had a sitting area and BBQ. We wanted to enjoy BBQ at night as well. Host offered to give a lantern the next night as she was unavailable before that which was thoughtful and sweet. But we managed as these are just minor things. We loved our stay as everything else was perfect.

In summer location would be excellent and attractive. Having two sets of people to visit the house was ideal between the two of them. A little difficult to find in the thick mist and rain of December . Perhaps a prominent sign on the road would have helped. Also the car park was very dark and my friend arriving earlier than me on her own was a little spooked.
- Adam (9/5): A short post Christmas break with friends, taking advantage of the nearby coast and the Heath on the doorstep for walks - Older, cosy wooden floored country cottage, with leather sofas and high beamed ceilings in a secluded spot on the edge of Marsham Heath.
Under floor heating and wood burner made the place toasty warm. Plenty of kitchen equipment. Bigger than expected Nothing
- marina (10/5): Cozy, peaceful, and perfect for rest. - Very peaceful (to collect the property keys), everything was discussed with the local manager and we had no issues at all. The area is wonderful. For those travelling without a car, the nearest pub is about a 40-minute walk away, but it’s absolutely worth it. Right next to the property there is Marsham Heath, which is great for walking and very beautiful. The internet didn’t work very well in the living room at first. There was some mobile signal, but not enough for streaming. I spoke with the owner and she explained the signal limitations in the area; however, a technician later came to the cottage and the connection became excellent throughout the entire space, including for streaming.

- Jacqueline (4/5): Lacking in many areas - The location was very nice It was very cold and there was no heating on when we arrived. It was underfloor heating and took several hours to warm up, it was then cosy. There was a log burner but only scrap wood was left, we took our own logs with us. I cleaned the glass in the log burner door as you couldn't see the flames.
It would have been nice to have milk in the welcome pack, it only consisted of a few tea bags, small amount of coffee and sugar and a pack of biscuits.
There were no dishwasher tablets so we loaded up the dishwasher ready when we left but the host said we should have washed everything by hand.
The bedroom dressing table was dusty, there was a hole in the bed throw and hair was found in the shower, the bathroom plug chain was laying on the side of the bath which made pulling the plug difficult,
There were no batteries in the dvd player and the tv remote batteries didn't work.
I left a note when we left for the host to point out the issues we had.
- Rachel (4/5): - House was freezing when we arrived, no heating (wasn’t working) and no host available on phone or email until the next day which was frustrating. The heating was working on the last day once the batteries were replaced in the remote, not us ‘fiddling with the remote’. All instructions to the property were very shouty and negative, it’s like we were not welcome. Place needed deep clean, cobwebs, hairs and leaking bathroom and leaking shower. Such a shame as it could have been pleasant if we weren’t make to feel like intruders. We won’t be back. Heating not working, leaking bathroom, dripping shower, cobwebs, dirty fridge, dishcloth and sponges really need to be replaced for each guest stay for hygiene reasons. Shouty instructions - ‘the place would be fine if it wasn’t for the guests’ attitude. We won’t be back
- Colin (8/5): Lovely conversion, comfortable, clean and in a great location for walking, with or without your dog! - Lovely location and accom was really nice and just what we were looking for to celebrate a family birthday. I wouldn't say 'didn't like' as that's not accurate .... as the place was lovely. If I was pushed to improve the stay I would suggest maybe looking at the shower as it was constantly dripping and the water from the shower was not as hot as the water in the taps, which was really hot. Not a big issue as we had baths instead, also the wood burner which was great would have benefitted from logs being provided rather than pieces of old wood, as the supply of wood only lasted a few hours at a push. That aside a great place and would happily return.

- Jeremy (9/5): Great for a mini-break! - We loved our stay at Shire Horse Barn. We took the trip for a bit of a half-term with the kids. We loved being able to take them for a walk in the woods, literally on the doorstep!
We were also only 30 mins from the seaside, which made for a cool day trip
Shops were only 6 minutes away if we needed supplies.
The host was super communicative ahead of time and gave us all of the info we needed.
Will definitely request to book again!

- Hannah (6/5): Good value if you want an average property - Great location, very peaceful and not too far from good village pubs (10 min drive). Adequately kitted out. Underfloor heating kept the downstairs very cosy. Penny checked in to ensure the heating had worked ok as we were a last minute booking. It was good value for the price. If we wanted a more luxurious stay, we would have paid more. The curtains and beds were not great. The TV was old (not smart), etc. Toilet seat moved. No washing up liquid. Fine for a couple of nights, or if this sort of thing doesn't bother you.

- Davis (9/5): Our only regret is that we couldn't stay longer. - The property was beautiful and just what we were looking for for the weekend. They open plan layout is brilliant and there has been a lot of thought put into the country style decor. The beds were very comfortable and the property was very clean. We are unfazed by the odd cobweb or bit of dust, particularly as we have chosen to stay in an old converted barn in the countryside! The enclosed garden was perfect for our dog. The host was very accommodating and even put the lights and heating on for us ahead of a very late check in time that we requested due to travelling. We would love to stay again next time we travel to Norfolk. The ensuite shower head sprays water quite erratically, but on the plus side, the water pressure is good!

We didn’t end up taking our dog but rules need to be told to owners before they book with their dogs because to expect the dog to stay downstairs in a strange property would have been too big an ask for us as our dog sleeps upstairs with us. I think it would be better to embrace the fact that most dogs live like this and provide lots of throws. We had dog hairs in our room anyway so it does happen in most families.

- Tamara (10/5): Stay at Threshers Barn - The location was fantastic and great for the dogs with the heath and walks on our doorstep.The owner left us to our own devices but was on hand if we needed anything. The accommodation was lovely and the bed smelled fresh and everything was very clean. Location was 20 minutes from the broads and 30 minutes from the coast. And seeing the horses next door was a bonus There was nothing not to like

- Marvyn (8/5): Good location if your after Peace and Quiet and enjoy walking outdoors . - Liked location very peaceful and quiet a specially at night, great for walking around woods and heath lands. Was told by owner of property when she approached Me walking around between some fenced horse pens and paddocks that it was “Private “ and not to be entered by occupants of accommodation we had rented.
Appreciated her advice although somewhat Frosty, there didn’t seem to be any “Signage “ explaining what was accessible and where not to enter.

Beautiful setting with lots of woodland walks nearby, kids loved seeing the horses on the farm, spacious, clean and clear communication from the host. Only a slight issue that the oven needed some working out (hob icons had rubbed off), a little old but still effective.

Although advertised as accommodation for 11 people the 2 properties comprised 4 bedrooms with one extra mattress and a fold up bed so hard to see where you could put person number 11?

- Williams (8/5): - We stayed in the Shire Horse Barn and the walled garden was ideal for our German Shepherd Max. It is just down the road from our Daughter who lives near by.. WiFi was very bad, dirty washing up sponge's, no bin bags for the bin.

We loved the rustic feel and comfortable sofas, the garden furniture was very nice and comfortable. Well equipped kitchen with everything you need for a short stay. Good for our small dog that enjoyed running around the garden which has closed gates The small issues were that the WiFi was intermittent but worked ok once connected, the TV could do with updating but we had a google stick with us that worked so didn’t really matter.
The shower head needs attention as it drips and is quite low.
- Sheena (1/5): Dog attack - Unfortunately, our stay was marred by our dog getting viciously attacked by a dog staying at Shire Horse barn as we put our on lead dog in the car in the communal car park. Personally, I feel that Shire Horse Barn's Garden should be fenced off to avoid this ever happening again.

Enclosed garden.
On arrival it appeared good on the face of it. Rustic and spacious. Cold on arrival and no heating in the property. Sat in coats for the evening. Next day we found out from the owner that if was underfloor heating and on a timer.
Log fire there but no wood.
Front grass area by the parking was mown and was the garden for the attached accommodation which was unoccupied.
However, our lawn was not mown. Garden needed attention generally.

Back door latch falling off.
Extractor fan in downstairs toilet made a loud squealing noise. The fan came on every time the light was on, so had to tolerate it.
Asked to remove linen when leaving which is fine, but once done it revealed a stained mattress. Not pleasant.
The promotional photo belies how dark the sitting space is.

- Natalie (10/5): Lovely family group stay - We booked both barns for 2 nights as a family group of 8 adults for a wedding at Oxnead Hall. The barns were lovely - friendly host, well decorated, comfortable beds, clean, hot showers (even with all 8 of us using the showers the morning of the wedding!). Perfect. We were only 10 minutes away from the wedding venue, too, which was great. We didn't explore the area much as we were mainly there for the wedding, but what we did see looked beautiful! The only minor issue we had was that none of us could connect to the internet, but we decided not to bother the host and to switch off and enjoy the sunshine in the garden instead! I'm sure if we had contacted her, the host would have sorted it immediately, as she was very accommodating.

- Lynda (6/5): Great location, bridleway to the side of the property for walking or running, however kitchen unclean and place needed a - Location was great, lovely old converted barn. The kitchen upon arrival was dirty. See photos, they speak for themselves. The attitude from the owner was awful when I complained. She thought I was exaggerating the situation. She said her cleaners could not clean the oven and that it’s difficult to do in a 2-3 hour turnaround. Other properties manage it so I don’t understand why she could not. She did a partial clean up which meant I was out of the property for an hour and a quarter. It still wasn’t clean thereafter. She thought I was fussy. I’m not, I clearly just have standards.

Nice little garden to use too And lovely walks very quiet area . Instructions to find on arrival wasn’t clear , lots of cob webs and high ceilings massive cobweb in bedrooms , could of been a lot cleaner , wasn’t happy on arrival seeing bottles in bin and a pile of green poo bags with poo in just near back door . Could have lefted a small milk as there was tea bags and coffee . Hartley any cleaning stuff . Whole place could do with a freshen up and invest in new towels and oven trays & hob could be replaced . Shower upstairs was very dangerous was spraying all directions and water spraying into down light .

- Annette (6/5): Attractive place that is outdated and needs extra love, but good value. - First impressions are brilliant. Very homely and spacious. Furniture a little dated but sofas were comfortable. There is underfloor heating, which was on a generous timer, and we we felt very private. Everything looked neat and tidy. we went to the Thursford show which didn’t finish until 10 pm so we could no longer get food anywhere. I had bought some sausages so I was going to cook them when I got back only to find that the oven did not work it was filthy the hob didn’t work, just got luke warm, the oven didn’t come on. The only thing that worked was the grill and it took me well over an hour just to grill sausages. The microwave is also very old and all the main appliances need updating. When we pulled the sofa bed out for my daughter to sleep on the bottom of it was full of dust crumbs and some bugs this had not been hoovered out for some time and they knew we would be using it as we were booked in for 5 people. The mattresses on the main beds are cheap and uncomfortable. Finally the back garden had no outdoor lighting and the outdoor lighting on the path to the car was poor, both my son and I caught our legs on a plant pot. It just needs extra TLC.

Bed was comfortable, sofa's look classy and right in keeping with the surroundings.
I didnt venture out into the small and well equipped garden, wasn't really the weather for it. But a pretty space.
A fantastic little place, perfect for a stay in the Norfolk country 30 minutes drive gets you to many coastal and towns nearby. Kitchen equipment was a little dated, oven trays etc well used and whilst lots of cutlery it was a mix of many styles. Absolutely did the job though.
The provided tea & instant coffee was in two small kilner style jars which would have lasted for a few drinks, enough to get you started. Unfortunately I wasn't prepared and didn't bring shower gel, kitchen roll, or dishcloth but did find used sponge scourers located under the sink.

- Matthew (7/5): Nice stay overall, great location. - Stunning location and easy commute to the coast. Everything we needed was provided. Back door lock was broken and desperately needs replacing. The barn needs a deep clean, lots of cobwebs and dust on beams, dirty light pull cords etc. I feel like the smaller barn could do with the garden fencing off as it’s a bit dangerous driving into the garden with another dog running around.

- Mary (7/5): Nice base for visiting coast and broads. - Cosy cottage, nice and clean. No shelves or cabinet in bathroom. Shower's hot water very erratic, would keep running cold. Shared driveway and entrance gate so had to always make sure gates were closed otherwise would not have been secure for our dog.

- Pain (9/5): Perfect to recharge the batteries! - Had a slight problem with the back door when first arrived but host soon came over and helped. Great location for my two collies, fantastic walks from the back door. Very peaceful. Lovely few days away. Hope to return. Nothing not to like.

- Jo (1/5): Disappointing facilities - Very little Cleaning very inadequate. Had to wash saucepans etc before using, had been put back in cupboards unclean. No washing up liquid, 6 v v dirty scourers put back in cupboard, barely any toilet paper, stain on bedroom carpet that I'm sure could have been removed easily. Definitely would NOT recommend. This was Threshers Barn. Having spoken to couple staying in Shire Horse it would seem their lodgings were even dirtier than ours. This place is obviously just out to make money and have no pride or bother about whether they are liked or not. A real shame.

- Claire (8/5): A lovely family weekend away in a great location. - Great location. The properties were ideal for my family. Comfortable downstairs. Fairly well equipped kitchen. Nice outdoor space. Easy access to the heathland. Quiet location. Host was very friendly and helpful. We had both properties which was great as able to be all together but also able to shut the doors and have separate accommodation. This was ideal for us. Very good under floor heating. Plenty of hot water. Towels provided for bathrooms along with loo rolls. Tea towels provided for kitchen. Nice touch having a small amount of tea, coffee and sugar provided with a packet of biscuits. Both toilet seats in Threshers Barn upstairs bathrooms need fixing as very loose. The shower in en suite in Threshers Barn was not good. Poor power and the large shower head needs renewing. I have mentioned this and the owner is already dealing with these issues. The two single beds in Threshers Barn were uncomfortable and I know this has been mentioned previously. Perhaps the mattresses need to be changed.

- Guy (10/5): A lovely comfortable barn conversion with lots of character. Will stay again. - The property had lots of Character and was well appointed. We found the double bed comfortable and the kids reported that the single beds were comfy too. We found it very comfortable and the TV worked fine. Settling in with the wood burner was also lovely (once we’d managed to turn the heating down on the second day) (note we stayed in Shire Horse Barn) The only minor niggle was there wasn’t a lot of cutlery. But there was just enough and I’m sure the proprietor would have fixed this if I’d have reported it as an issue at the time (it really wasn’t an issue). I’m splitting hairs for this one really.
- Adam (10/5): Christmas break away - The cottage was beautiful, with exposed beams and brickwork. The location is lovely with stunning walks on Marsham Heath right out of the back of the property. Penny was a wonderful host too and was always on hand if needed. We stayed for Christmas and the property was even decorated and had a tree. The kitchen was more than adequate enough to cater for 5 people. There was nothing that we didn't like. It is remote, which some people may struggle with, but that was what we wanted.

Someone had made a comment earlier in the year on the reviews so was hoping this had been addressed by the time we got there .

- June (10/5): A very laid back experience but all conveniences there. - Peace and quiet but every facility was there… to be able to sit comfortably outdoors any time if day. An occasional visit by a cat (didnt encourage indoors tho) or a dog, it seemed so very laid back and the horses behind to visit too a great interest.. need to drive for a meal out anything between 5 and 25 mins, details are in the barn, but that didn’t deter as we ate early after a day visiting different places. Would go again.. thank you for a fabulous wind down week. Husband not very mobile but comfy twin beds downstairs and easy access. Shower was too awkward for him as the bath is a bit high, but we got around it. Bath too high for disabled to get in but a shower stool although provided wasn’t convenient for us.

- Dawn (8/5): Great central location, very comfortable, lovely stay. - Plenty of space, comfortable beds and good facilities. Weather was great so we could make the most of the outside facilities for meals. Had trouble getting the cooker (particularly the grill) to work. Otherwise no issues

A great place to stay with your four legged friend, lovely walks straight out of the property into the woods and heath. Highly recommended. Cockerel made a great alarm clock!! There is nothing to dislike about this place.

- Eleanor (7/5): Pleasant short stay in a converted barn. - The location is very quiet and rural which was what we were looking for. It accommodated our group of adults/teens, and had 3 separate bathrooms/toilets.
The barn design of the property is aesthetically lovely! The kitchen was a little dated, and the crockery, glassware etc was very mismatched. The hob/cooker itself was very old, and difficult to use. This did cause us a few issues on the first night. The sofa bed in the living room is quite small and only really suitable for one person/adult.
The living room TV was an older style, and we were not able to add our firestick, and as it did not have free view this was an issue when the teens wanted to watch the women’s netball/football World Cup.

Well equipped with everything needed. Bonus board games to suit everyone. Well situated, not far from Norwich or Cromer. Nothing really.
The gates a bit tight, but we had a truck, and the Cockerel singing at 5am was a surprise, but it's the countryside.
- Diane (7/5): On the whole was a pleasant stay, just a few improvements would make it so much better - Location. Character. Spacious. Water pressure in shower was good. Coffee tea and biscuits was a nice touch. Hob didn’t heat up well. Oven a bit unclean ( didn’t use) Toilets hard to flush.
- Lynne (7/5): Pleasant stay - The location and size of the property were great. We really enjoyed our stay at Threshers Barn. A beautiful building and nice garden. The single beds were not comfortable unfortunately. No curtains or blinds in the bedrooms except nets.
There was a mix up with entry to the barn, the neighbours had locked the communal door which is understandable but frustrating as we couldn't get in after a long drive to the property. A key safe would be a good idea so it doesn't happen in future.

- Lynne (3/5): Disappointing - The location. Very scenic and quiet. Although advertised as wheelchair accessible, there is no ramp up to the french doors which is wide enough for a wheelchair. The wheelchair has to be lifted up the step. I asked before booking if there was a separate shower & was told that there was. There is NOT. The shower is over the bath which is impossible to use by a disabled person.
The wi-fi code given was incorrect & so no wi-fi available during stay. We never met the 'host', who did not check in with us at all, despite email saying that they would. Any cleaning appears to be done by the previous occupant; out of 6 mugs, only 2 were clean. We had to wash cutlery etc before we could use it. Net curtains at door ripped & torn, place generally shabby.Patio area covered in weeds. Needs a deep clean & some TLC.

Dirty pans and cooking facilities, The fridge was so dirty it had to be cleaned before use , no cleaning products minimal toilet roll and a horrible smell in the kitchen
Everywhere was full of cobwebs , the shower needed descaling hardly any water came out and when it did it was boiling hot .
There was also an ants nest under the Bin
I mentioned all of this to the owner who had an excuse for everything
