Well planned out cottage, with lots of nice extras like milk and butter in fridge, cereal, jam, tea, coffee, biscuits. Good selection of board games too, handy as it was raining for all afternoon/evening while we stayed! The hair dryer was at best lukewarm, maybe needs replacing - a very minor issue though.

- Yvonne (10/5): Truly an amazing stay, very relaxing and town is just a short ride away. - The beds were so comfy and the little garden is truly enclosed so no dog could escape. The kitchen equipment is really good everything you could need including sharp knifes! The hoover was broke that’s all I can say bad about the place!

- Catherine Ann (3/5): Disgusting and smelly - Back area to sit The place made my skin crawl as it was obvious it hadn't been cleaned properly for a long time. Tired kitchen cabinets, grill ready for the bin. The place smelt yucky. A bathroom door you couldn't get out of. I had to be rescued. Tiny tired couches. Definitely NOT four star. Didn't use the shower as it was soo filthy. I went here for my anniversary waste of time. I contacted the owner two weeks before saying taking friends he didn't reply. Then leaned over the fence looking for more money for friends staying.
- Edward (6/5): Cute cottage - pity about trainline - It had everything you will need for your stay. The size of the towels, lovely welcome pack, fresh milk in fridge and even cereal for breakfast. I wasn’t aware there was a train line running behind and road in front so had very little sleep.

Lovely friendly hosts, great little welcome pack tea/coffee/milk etc Had planned to use the BBQ but it wasn't really fit to use. Had to wash kitchen utensils etc before using them and wipe garden chairs etc - but not the end of the world just expected bit more with it been rated 4 star - it was a gorgeous little place but just could do with a bit of a deeper clean. However this wouldn't stop us returning and the host works hard to ensure a comfortable stay.

- Tahir (10/5): Far exceeded our hope and expectations and wish it had been more than overnight. - Courtyard Cottage was an ideal place to stay, situated in a lovely secluded spot, a beautiful building, inside furnished immaculately and clean, and with every facility you could wish for. My only regret is that it was an overnight stay as it would be a great place to stay for longer and see the surrounding countryside. N/A.

- Karen (4/5): - There was a welcome pack of biscuits, tea, coffee etc. There was plenty of cutlery, crockery & adequate utensils in the kitchen. Bedrooms were ok. Our first impression when we arrived was that the place wasn't perfectly clean. The kitchen/living area & bathroom were tired & worn. The fridge freezer looked like it needed a thorough defrost & clean. One of the freezer drawers was held together with brown tape. I understand there are a lot of awkward ceilings & sky lights, but there were cobwebs around the ceilings. The grill was temperamental at working fully. There was a t-shirt draped over one of the chairs in the garden, which I presume belonged to the previous occupants. The cottage did not feel like value for the price we paid for our stay.

- George (7/5): Good - The location was quiet. Narrow lane and courtyard which made parking awkward. Although the cottage was cosy and comfortable, certain aspects were dated and tired.
The small rear patio area needed tidying up ( there were several cigarette butts in the cracks between the flag stones which were uneven and wobbly in places)
- Linda (6/5): Adequate for a stop over. - Pleasant rear patio and small garden. Good quality bed linen. Milk, tea coffee, sugar and jam provided. Proximatey to M6 and Sizergh National Trust. While we appreciate that the owners wife had been ill the property was not well cared for. We put the vac round when we arrived. The freezer was in need of defrosting and when we spoke to the owner he said it was tenth on the list of things to do. The cottage is next to the owner's property and amongst other holiday cottages. There are three stone steps down to the cottage.The parking is for one car and turning round was tricky. Turn round on the drive before the cottage and back in. The exit from the drive on to the road is also difficult. Not a property that we will be returning to.

Cottage was nice and warm for our arrival, beds were so comfortable and the welcome pack came in very handy. Even had dressing gowns and toiletries. Would definitely come back. Thank you!
The Punch Bowl pub is worth a visit and the food is lush. I’m a bit hesitant about this as I’ve a feeling there was a reason why but the kitchen was a little grubby. Had to clean the dog food stuck in plug hole, toaster hadn’t been wiped down since last used as crumbs all over the top, wiped dining table as crumbs on it, potato masher had potato stuck in it, the cooking oil needs to be replaced as dated 2017. I honestly don’t mind these little things however it was the smell from the fridge that we struggled with. I tried cleaning it but I think the smells coming from the drainage hole and with it being an integrated fridge it would be extremely difficult to sort out.
I believe one of the owners might’ve been in hospital, (overheard a conversation in the pub), so can completely understand they didn’t have the time or frame of mind to pick up on these issues.
I would still recommend the cottage to others.

- Susan (7/5): Thank you so much for a lovely stay - Beautiful cottage, so cosy and warm and a very quiet location. Small courtyard which was totally secure for my dogs, a rarity in holiday lets. I couldn’t get the tv to work, read a book instead. I think the outside light needs a new bulb but a torch was provided which was a nice touch.

- Norris (3/5): Poor - At the very first port of contact we got lost in the directions so we rang the prioritys of the cottage not very helpful but told us the directions we should take on arrival a man was outside the cottage my partner spoke to the prioritr he then said to me yiu have lit of stuff are you here for a week so not a good start as I went in the cottage there was a strong smell of cat pee through the entrance the kicked come living room was dirty floors the sofa was uncomfortable it had sank the carpets were dirty smelling of dog smells it was cold the floors were freezing cold we had to phone the prioritys again to come and get the heating on he said its not cold in other words put up with it kind of thing he had to get ladders put them up in the living as the loft was in there and so was the heating boiler he made it known its on a timer and on only from 3pm till 10pm and on at 8am till water ever time he sets it for we were trying for hours to get the heating on before having to call him out it was very intrusive there as cob webs jn the room with spuders dropping he said ur in the countryside so except that the night was very cold and heating was only set on lukewarm we did not sleep and was given a knock at the door at 8am I was getting dressed and no way did I answer the door he said don't forget to leave the 15 for the dog stay we did it was left on the TV stand I took pictures of what we stayed in the smell from the toilet also was stinking could job I took disinfectant with me I have to take medication for liw blood count and need to be warm I can for my medication I take for it / this man was not lend himself in the manner he should of welcomed us and said I hope you have s lovely stay I would want my money back and I rate this cottage a 4 totally needs cleaning Mostly everything

- Mary (10/5): Exceptional - The cottage is beautiful and was very clean on arrival. The little enclosed courtyard was perfect for the pooch to sniff around with no risk of getting out. The little touches, such as the jug of milk, small jams, and different teas, were lovely to see. There was nothing we didn't like.

Owner came 30 mins later saw how dirty it was didn’t offer to clean it . No milk etc quite unkept needs to be abit more on the ball when guest’s are arriving. Quite cold heating turned off offered an old heater for the bedroom to warm up . Wouldn’t stay in this property again. Unkempt and unclean

- Anne (7/5): Cottage near Kendal - Nice small cottage in lovely countryside. Meet my the owner who was very friendly and welcoming. He was understanding when I told him I needed to get change for the £15 dog charge. The cottage is nicely laid out. There was tea, coffee milk, biscuits, cereal and biscuits which was lovely. It would benefit from some upgrades but it was fine for us for a night.

Good value for money. - Lots of little extras that made this place very homely, like a cosy family cottage, such as decent toiletries, some food left for guests. Pretty 'cottage' decor that matched the building. We were only stopping en route but imagine a good place to base yourselves for local sightseeing. Quiet rural setting. Was a little tricky to find with google maps, so specific instructions would have been good. A synthetic scented room freshener made me feel sick, some people are sensitive to them (had to hide it for our duration).

- Linda (7/5): Not for us - The beds were quite comfortable and facilities good Host reply to us saying that the cottage was cold. We asked if we could put the heating on (which we could not control) just for an hour to warm the cottage up. He replied that the heating goes off in May and only comes on in the morning for one hour. There was a small electric fan type heater in the room/kitchen area which just took the edge off but no use for bathroom and bedrooms. Yes this year is an exception but an hour to warm things up on arrival would of made a lot of difference comfort wise.

Comfortable beds and slept well
Liked the roof windows and patio doors overlooking the fields.
Liked the helpful supply of condiments as we forgot our red sauce.
Sunday roast was very delicious at the punch bowl pub not far away. Only thing couldn’t manage to make the stand alone shower to get hot water.
And no instructions unfortunately
Managed to use the shower bath head which became hot.

- Ann (9/5): Relaxing overnight stay which allowed me to stay in comfort and catch up on work for the day TY - I arrived in the dark and sat nav wasn't very good at getting me right to the gate (though it was dark and i would have spotted this in daylight) called owner who was brilliant, directed me and then guided me into parking space. Welcomed me into cottage which was ready with heating on for me. Lovely place to stay and will return in the future nothing

Allowed booking for 1 night where most other places had minimum of 2/3. Never wrote a bad review for a place before but since we checked reviews beforehand and all seemed good wanted to provide review of our stay as we were very disappointed after a long car journey.
Called owner as directed on booking when we arrived, no answer. Tried door and spoke to neighbour who said it should be open but owner at work. Door was unlocked so we entered but this felt unsafe and uneasy. We did have a return call from owner later saying it was open but by this point we were already in.
Freezing on entering. No instructions for how to operate heating so took us a while to work it out and then a very long time for it to kick in.
Very dusty throughout including bathroom and sitting room, benches and draws full of crumbs, mug marks on surfaces including guest book. Felt unclean.
Doors jamming and difficult to open throughout, got stuck in bathroom at one point, 3 of us injured ourselves on door to courtyard area as it was so difficult to open.
Paintwork and repairs needed throughout (eg. Paintwork chips, curtain pole with wrapper still on, carpet coming out of grippers, plant coming in through window, hole in couch, hole in wall in shower, headboard wobbling and banging). Usually wouldn't be an issue if place was clean as we understand things can get worn. But due to feeling unclean aswell this was not great.
Only fire stick for TV no free view. My father in law watches TV to sleep but is not great with tech so unable to watch TV as had to enter and exit different apps to get iplayer/itvx ect.
Glad only booked one night, would not have stayed longer.
Strange that extra touches such as little jam jars and milk were provided but no welcome from owner and not properly cleaned. Main issues was that it was unclean, and no proper greeting. Suggest using a keybox with pin if unable to be there for a greeting as this feels more safe and professional. And as a basic that it be cleaned properly between guests.

- Trudi (8/5): Very good - Lovely cottage, clean and cosy Parking was a little difficult, especially in the dark, as there was nowhere to turn around. Couldn’t read instructions on how to use the coffee machine, so it was a bit trial and error.
- Faye (8/5): We had a pleasant stay and the beds are so comfy 👍 - It was just what we needed for a mum and daughter night away. When we got settled it was cosy. Personally I could have done with a few more instructions on how to use things! I’m pretty sure the DVD remote didn’t work, which hampered what we had planned to watch, but the firestick was great and saved the day on the end. But none of this is a major issue.

They left us a pitcher of fresh milk, there was coffee to be made, a wide selection of tea that could be made, hot chocolate, fruit preserves, and honey. We had a lovely stay and really enjoyed ourselves. The cottage felt really cramped. It was a little cluttered and felt lie there was just too much stuff in that amount of space, otherwise, things were fantastic!

The property just needed a little clean to bring it up to a great standard.

- Alison (10/5): We spent our honeymoon here and had a lovely time exploring the Lake District and being comfortable in the cottage. - Such a fantastic cottage, so comfortable and everything had been thought through and provided for our 4 night stay.
The outside patio area was secluded, pretty and v safe for our doggy. Nothing. It was v comfortable for our 4 night stay with our doggy.
