- Hendry (5/5): It was ok. - It was a reasonable stay and easy to find Walking into the hotel lobby was hot. Our room stunk like it didn't smell clean. There was small, what looked like blood splatters, on the wall by the bathroom and on the ceiling. The beds were hard as rock and pillows very flat. I was woken up by screaming and yelling early in the morning. When we took showers, the floor of the shower was slick.

- Eileen (2/5): - Smelled musky and moldy. Floor felt wet. Humid found several dead spiders and one alive. No water pressure. Could t get my hair cleaned. Hair in bathtub. Looked deserted when I arrived. Weeds growing up high around the building and no cars parked anywhere. I had to drive away the first time and check at the gas station next door if it was even open or if I got ripped off. Couldn’t get a refund so stayed. Wouldn’t let me do tax exempt form because the transaction was already complete but online said I wouldn’t be charged until after the stay. Other hotels are able to take the form when I arrive.

- Amos (10/5): A great budget hotel - Fredonia Best Value has clean, comfortable rooms with a soaking hot shower. The lobby is nice as well. There is lots of door-front parking. For a budget hotel this place is excellent. An upgrade on the toilet would be nice and also save the hotel $ water bill money. But it is OK and clean.

- F7449PBtimothyb (6/5): Everything You Need and the Price is right. - We found no flaws with this hotel as it covered all the basics for us. The breakfast included hot waffle maker. It was not overly plush or fancy. My wife used the word "adequate" to describe it. It was clean and well maintained throughout with a nice size lobby. If you stay here, don't miss the opportunity to drive up to the top of the Mound (where the big flag flies). It is a grand view of the surrounding area as well as the whole town.

Either the sheets hadn't been clean or they were very old. Either way, the sheets need to be updated. The mattress had lost its shape on one side of the king-sized bed.

- Christi (4/5): Check in - I was traveling with my parents. I can’t imagine I booked a room that had just one king bed. Although it showed, that’s what I did book I had to pay $30 more to get two double beds.

- Kenneth (8/5): - I liked the size of the room. Toilet seat was loose but manageable. Dap under the door meant you could hear everyone that walked by fortunately there werent meany.
- Samantha (6/5): - Property was clean. It worked for a place to stay in a small town. Not a lot of amenities but none were expected based on location. My only real issue was that we had a sofa bed suite and they had no extra bedding for the sofa bed, in the room or when asked for. We did get a few extra pillows but had to use the flat sheet from the bed and fortunately my son travels with a blanket. My two star rating on service is because of that. Otherwise we found the place a decent option.

- O130QHwilliamb (10/5): Nice and clean - Planned to stop in Wichita but there were no rooms available because of graduations. Not a large Motel but very nice and clean. Staff was courteous, helpful and friendly. Continental was breakfast included. No surprises, comfortable bed and a good hot shower. Next trip through the area I will make plans for an overnight stop in Fredonia rather than Wichita.

- Clark (4/5): Ok. - The room was clean and adequately furnished. The price was reasonable. The staff was ok, the reception person carried on a personal phone conversation the while checking me in, very disconcerting. Otherwise the staff were pleasant and considerate.
- Chris (4/5): - To start, there is no lock on the outside rear door. The room I stayed in, the security door latch was broken, there was a spot on the ceiling that was peeling off and the toilet was not completely secured to the ground. I was very disappointed for the money I paid. There was no exterior lighting behind the hotel and I saw no cameras on the sides or rear of the building. Will not stay there again.

Toilet kept running or not filling 3 times, had to keep fixing, bed was uncomfortable, but that was just us, might be good for someone else. Room temperature kept swinging, but heat and cooling did work. Overall we would probably stay again

- Steve (6/5): Do Not Stay Here - I would recommend that this hotel be shut down. The clerk was very slow to respond to guests. There was no lock on the back so anyone could have walked right in.

The whole building has a strong terrible smell. At times I could smell the stinch outside of the building. The bathroom smelt like mold. The shower caulking had mold all over it.
The owners are very awkward & not welcome at all. Check in process was slow as heck even though I paid when I booked the room.
Stains on the carpets all over the building. Clearly can tell they’ve never had their floors shampooed. Terrible breakfast select. Poor maintenance across the board.
Owner was wearing flip flops worn dry scaly feet.
Overall this place is terrible & disgusting. Wear shower shoes or flips in the shower & do not go barefoot.
- Loretta (8/5): - We reserve a room here every year We typically check in late evening and check out early morning. Never have we had issues. My only complaint is that when you book online it says pets welcome. Nothing about mentioning that you will have one with you but when you arrive, there's a sign stating that you have to let them know if you have a pet with you and failure to do so will result in a $70 fee. I truly believe that this is a way to suck more money out of people last minute. Also, there is absolutely no place in town to eat breakfast on a Sunday morning so we usually drive to Chanute or Independence to eat so if you want to continue to get my business, don't try to scam us over our 9 pound dog that is in a kennel and makes no noise or messes! We can easily take our business to one of the two above mentioned towns!

The ac unit stopped working on the first night we were there and by morning the floor was soaking wet from the ac unit. We reported it all to the front and they only put a ice bucket under the leaking pipe in the bathroom. All the breakfast items were watered down.

- Beverley (8/5): Very good - Clean facility, good breakfast Manager was very difficult to understand and was not friendly. I realize that he may not be very fluent with English and am willing to accept that, however he needs to be more hospitable when welcoming guests. Was the same way in the morning, I would suggest that he practice a nice greeting and ask people to return again when they leave. It was also difficult to find the right entrance off of the freeway. A sign is needed at the driveway into the gas station that indicates the turn to the motel. It was dark and the turn is right off a roundabout, making it hard to find. I mentioned it to the manager and he agreed a sign was needed. Otherwise the stay was good.

The hotel is older but the Patels do there best to take care of you while staying. We are glad to have the option.

- charles (6/5): - The room was nice. I stayed there three nights and they never changed the sheets or made the bed. had to go ask for coffee pods after the first day. Shower wasn't cleaned each day. only got the shower soaps once. I am quite sure it wasn't vacuumed all the time I was there.
the staff was extremally hard to communicate with. They spoke very broken English. It is suppose to be pet friendly and they wanted cash for my little six pound dog. I am pretty sure where the cash went.

- Wez (8/5): Great stay for the price! - The location was perfect for my needs, right off the highway and well placed between major metro areas with convenient access to some shops for small purchases and good local food options. During my stay the AC went out and the management quickly moved me to another room and even helped me move all my stuff over! The facility was a little dated and the carpet in the room i think needed a little cleaning. Breakfast was a little disappointing, but i was able to fill up on what was available.

I do not appreciate being told half of the information. I feel I have been lied to, received no explanation or compensation and will not go back.

Could not get any hot water. Long black hair in sink (I’m blonde). I was booked for two nights but I left after one! Would be nice to get refund for that second night .? When I arrived, there were four adults of probably middle-east descent, “lounging” in the lobby. Overall a very bad experience.

- 693stacyy (2/5): What do you get for $107? Nothing you’d expect. - They can’t program the key to work for our room door so we can’t let ourselves into the room. She instead used the master and showed us in body language to use the safety latch to prop it open when we want to go out.
He said something that my husband couldn’t understand fully but he understood that the man was saying something about the hot and cold water. Husband asked, “The hot and cold water are backwards?” He said “Yes.” Husband asked, “So it works but they’re just backwards?” He said “Yeah.” No... there is no hot water. On the hot setting it runs so slowly you will die of thirst waiting for a cup to fill and in five minutes never became even lukewarm. It’s slow on ice cold. All of a sudden when you have a complaint, his broken English is the reason because you didn’t understand him. Yeah, no. Poor management is the problem. Not language barriers.
No internet. You’d think they’d tell you that up front but...
So, in summary. If you don’t want to pay $107 for a hotel room where you can’t bathe or leave your room until you are ready to check out... this is not the hotel for you.

I asked them SEVERAL TIMES NOT TO ENTER MY ROOM TO CLEAN AS IWAS STAYING 2 DAYS... & their house keeping staff entered 3 Fn times including as I was exiting the shower they were attempting to enter without knocking!!! I would've stayed longer to visit family, but NO PRIVACY... NO THANKS

They tried to move me rooms for one of them and I walk in to a pile of dirty towels and linens on the floor. They offered another room so I just declined. I went to the store to get Lysol and Clorox wipes and cleaned the rooms myself.

The shower had someone’s body wash that had leaked all over, very unclean. We ended up leaving and not even staying the night. I bet the bedding had been just made, not cleaned first by the looks of the rest of the room. Do not stay here!

However, the room that I was assigned to smelled STRONGLY of animals and peepee. It was a one-night stay, so I just rolled with it and dealt with the stink. The next day when I met the housekeeper, she had NO mask or other PPE (not her fault, but ABVI should be providing at LEAST a mask for their vulnerable service agents). It seems like America's Best Value Inn is cutting corners with their staff to increase profits, which was ineffective with me as a guest, because I won't ever be staying at this hotel chain again. Your staff is great, but if you don't take care of them, they can't take care of guests!! Do better, owners and management!

- Glen (4/5): UnHappy stay. Don't recommend. - The checkin was very good and the towels and bedding looked clean. On the other hand, Room was very very musty smelling, we had to go buy air freshener which helped a little. The lighting was so dim in the bathroom we could hardly see. Water pressure was very poor in sink. Another thing we didn't get a lot of sleep because the back door was right outside our room and someone kept going in and out slamming it. The stairway was also right outside our room and very noisy with people going up and down, slamming doors and stomping cross the floor. The carpet appeared to have stains and didn't look like it had been cleaned in a very long time. We didn't walk on it without shoes or socks due to the dirty looking carpet. This was the worst place we have ever stayed and won't be returning. One plus was the restaurant right next door was very clean and had delicious food.
- scottrU4226VH (4/5): Functional but Disappointed - Have stayed here in years past. Just a basic hotel and had a decent experience. However it appears that this hotel is struggling financially. Lobby had a foul odor, shower faucet would not turn off & ran constantly, and boogers were smeared on the wall by the toilet. Notified front desk staff and nothing was done. When inquired why nothing had been done, was told they did not have money to pay for daily housekeeping. Must also be why no prepackaged breakfast food was available unlike other hotels. With not many options to choose from in Fredonia, I wish this place the best.
