- Susannah (9/5): Lovely little place for a few nights stay! - We liked the location, handing for travelling to other places we had planned to visit. The couple who run the b&b were kind and helpful. The breakfast packages outside the door meant we could eat at our convenience which was helpful with a little one as the time they wake varies each day. The shower door was a bit wobbly but other than that everything was absolutely fine!

- Glynis (6/5): Adequate but not for us - Very quiet and good location for us as near to where we needed to be. Clean and had all the basic amenities. Property is very pretty but interior is tired and in need of maintenance. Bathroom was poorly finished and furniture was dated and quite basic. Smelt musty when entering the property.
Although breakfast is included it is delivered to the room and consisted of cereal, yogurt, fruit and bread to be toasted. Not enough butter provided for our taste .

- Rodger (7/5): Good overnight stop spoilt by poor breakfast for a B&B - It was in a good location for doing the Way of the Roses bike ride. The room was comfortable with plenty of room. Overnight bike storage was good. There was no cooked breakfast despite this being a B&B. Breakfast was placed outside the door in an ice box.and you ate in your room. The contents of the box were minuscule compared to most B&B’s eg. just two pieces of toast wrapped in cling film.

- Cristina-alexandra (10/5): Exceptional - A beautiful room filled with everything I needed. The tea set surprised me, and the bed was extremely comfortable. The bathroom was very clean and all water could easily be switched from cold to hot. For breakfast I had many different options to choose from, cereal, bread with jam, cheeses, orange juice, sweets, as they were left on the doorstep. The host was very welcoming and so I'll always have a fond memory of this place.

Bathroom mirror had splash marks from either soap or toothpaste, curtains in bathroom looked like had toothpaste on them as they are right next to the sink a blind would have been better. I don’t like carpet in bathrooms

Separate suite from the main house at the top of stairs, large and well equipped bedroom and en-suite bathroom with amazing power shower. Warm and cosy.
Continental Breakfast is delivered to the door for the morning.
The host is on hand but you can come and go with your own key. It’s the second time I’ve stayed and Kay has made me and my dogs feel welcome. Nothing

Not good value and will n - Bed was comfortable A little tired and could do with a makeover. Not well signposted, especially if arriving late afternoon on a dark Winter night. Continental breakfast was served in-Room using a Cool Box, the contents of which were quite adequate. However, it would be better served in a Breakfast Room alongside other Guests. Covid has gone and there is no need to retain separation practices.

- Mortimer (3/5): The accommodation is work in progress. - When booking I thought that the price was good. Out of town location, which may appeal to some. The bed was hard and so we had a poor sleep. The breakfast was delivered in a cool box as there is no cooked breakfast. The rooms are on the first floor of an outhouse and the floorboards creaked with every step.

- Watson (10/5): Perfect Yorkshire Marathon Stay 👌 - Location was absolutely perfect for our Yorkshire Marathon Stay. So convenient for the park and run at Elvington. Had a lovely wander into Pocklington for our evening meal. Nothing we didn't like. The stay was perfect 👌

- William (6/5): If you want a warm welcome, look elsewhere - The rooms were clean and beds were comfortable. We were grateful for the provision of secure bicycle storage The people that run this place are just cold. They don't say hello, or introduce themselves. They just walk off and you're not sure where they have gone or if they want you to follow. The cold breakfast delivered to our room was awful, really awful. I don't mind a continental breakfast but I'd like it with a choice of cereals and breads and enough of everything. It really was unacceptable. I don't think these people like this job.

- Mark (10/5): Great little find, friendly, tranquil and relaxing. - Having a continental breakfast (in a cool box) put outside the room door really worked for us. This ties in well with the tranquil relaxed feel we got about our stay.
The location is also great, good central point to start your journey exploring North Yorkshire.
We had a lovely clean room and the owners were excellent, also parking off road.

- Kerry (5/5): Very short - I booked this bed and breakfast as it stated on booking.com, the room came with a spa bath. However on arrival we was told that there was no baths in any of the rooms only showers. I spoke to the owner who was pleasant and told us to claim a refund through booking.com. I have done this but only received £12.60 refund. This is because booking. Com cannot seem to be able to contact the bed and breakfast. This may sound a petty reason not to stay but we had just completed a charity challenge walk and really needed a bath, hence why I booked that property. The facilities were not as described.

- Shendelle (8/5): Very good - Kay was a very friendly host and gave us help to find our way into Pocklington and also the easiest way to get into York for the day Grimstone Park and ride. The ensuite door wouldn’t close just needs to be rehung so it closes fully
- Lauren (10/5): Beautiful B&B - Came for a wedding, stayed for 2 nights and this was just perfect for what we needed! Lovely clean room, staff were lovely and not strict about what time they wanted you back on a night time. Lovely and quiet, sat and watched the rabbits running around the garden on the daytime! The mattress was a tad bit uncomfortable, but I'm quite funny with my comfort. I like a nice soft mattress and this was quite hard so it all depends on your preference. Aside from that it was lovely! Even send breakfast to your room which is amazing.

We liked that there was no curfew.
The accommodation was very good value for money. My husband would have preferred a less sweet breakfast, for example oats, nuts or weetabix
- Marina (9/5): Fabulous B&B and a great price, too! - A fantastic overnight stay including breakfast. We had everything we needed and the property was spotless! A BIG thank you to our host, Kay and David. We look forward to staying again. We even saw a Red Kite flying out of our accommodation window. There was nothing to dislike. The room was lovely and there was a kettle, milk,tea and Coffee in our room. The bed was comfy and the settee was great to sit and watch the TV.

- Jackie (8/5): Basic but adequate for a comfortable night. - The location for us was perfect. Just off the main road with hardly any noise. Was in the annexe and overlooking the pretty garden. The room was clean and tidy and had everything we needed for a night's stay. Breakfast was a continental type which was delivered to the door in the evening for you to enjoy at leisure in the room when you wake. As with many old properties the floor boards were very squeaky, this meant going to the loo at night disturbed the other.

- Nora (6/5): Pleasant and simple farm B & B - perfectly convenient for a few nights stay - The room was a good large size. Parking was easy and spacious. Breakfast being left outside the door in a cool box was convenient and plenty of fruit and sliced bread for toasting inside, as well as jam, cheese, cereal and milk. There was a slightly damp smell to the room. There were strong fragrance sticks in the room which helped slightly to cover up the damp smell, as well as a strongly scented diffuser in the hall outside the room, however, these were quite overpowering.

We went for what we thought would be a quiet evening in Pocklington which turned out to be a fantastic night in the black swan pub, karaoke night on Friday.
