• Elan (4/5): - The property needs a lot of work. There were a handful of leaks from the rain that made the stay extremely uncomfortable and was a hazard to just walk across the villa.

• Diana (10/5): Home away - The villa was a beautiful place and comfortable. My family and I had a nice rest away from the city. A storm came in the night before we left and it was still a great time. Full kitchen and beautiful bathrooms.

• Donna (2/5): Not my cup of tea - The location was in a gated community which was not disclosed and the property manager (I assume) was not helpful nor knowledgeable about the property. We had to call for exact address and was provided an address in Vegas (we were in arrowhead) Although the view was nice it was certainly not a smooth process to get into property with me having to make numerous phone calls.
• John Paul (2/5): Don’t waste your money. - It was a disappointment in many aspects sadly. We had canceled our reservation at another place on the mountain because it seemed like the villas would be a nicer stay overall, we were wrong. For the price we paid we had expected it to be like the pictures shown or at least comfortable and accommodating. All the air vents were CAKED with dust and looked like it had been at least a year since they were cleaned, set my pregnant wife’s allergies into a huge episode anytime the air was on. The handles on all the sliding glass doors were broken and almost falling apart so we weren’t able to open them for natural air instead of the ac. Bathtub drain did not actually plug the drain so we had to be very speeding in attempting to wash our toddler. The bed was the most uncomfortable mattress we had ever laid on, the pull out mattress for our child was even worse and there was no extra bedding. Couch was sliced open on one side. It was more comfortable to use the throw pillows to sleep on as the ones on the bed were as thin as possible. Sheets and curtains had stains. there was exposed plug in sockets that you could see into the wall from. All the tv remotes were dead. They only gave us two pillows for a family of 4. There was no cleaning tools such as a broom to clean up after ourselves (which they still fully expected) to even though we had messaged them and asked. Asking for communication was a fight in itself. We would’ve much rather stayed anywhere else in all honesty.
• William (4/5): - Property around building was not kept up. a lot of trash. Had 2 bath towels but no hand towels or washcloths. Moldy coffee grounds in coffeemaker from previous guest.
• Rick (2/5): Look elsewhere! - Awful. After seeing the property in person, we asked to be moved immediately. Staff was not able to accommodate us, so we left. Too many issues to list here…..this unit was awful.
• Udeni (2/5): - When we arrived at the property, on the entrance there was bed sheets hanging everywhere on staircase. I informed this to the customer service agent. She said housekeeping staff forgot. It was like walking into a laundry. I said told them not to enter the propert. Just leave the bedsheets and pillow cases hanging on the staircase. But the cleaning staff did not listen. They entered the villa while me and husband slept on bed. Also they left the vacumm cleaner on the entrance . This was my birthday surprise from my husband. It turned out a disaster.
• Teresa (8/5): - The condo was nice but as you walk up we were greeted with over flowing trash can. The bathroom in the bedroom toilet had issues when you flush it it looked like there was dirt in the pipe that turned the water gray. There was also a empty water bottle and napkin under one of the beds and also under the couch. The view was nice just needed more attention to easy clean up issues.

• Amber (8/5): Goods and bads of this villa - Our stay had good and bad things. Good was the inside of the villa. Well equipped kitchen, stove, fridge, microwave, anf any pan or utensil you will need. We had a loft room with a bed and a pull out sofa bed, now I have no problem at all bringing my own bed linens but the owner should have communicated that with us before wr arrived. My daughter haf to sleep on the sofa bed with no blankets. That was very upsetting. Also the directions to the actual villa were very difficult. Once inside the gate it was very confusing on where to go to get to the villa. There is a ling row of peoples homes to pass first then up a hill. Also the walkway up to the villa was not shoveled, it was very icy and hard to get our luggage inside without slipping.

• Bonnie (8/5): Nice. - It was a lovely location. A few creature comforts would have been nice. Like a couple extras towels or hangers in the closet. I did forget to start the dishwasher before I left. I am sorry about that!
• Jessica (8/5): Nice place to stay - Nice place. Better than expected considering some of the reviews. The unit next door definitely seem to be in disarray but this one was nice.. there are some narrow steps to get up to the bedroom Loft so if climbing stairs is not your thing then this is not your place
• Thelma (8/5): Last minute booking - It was easy to book last minute. The check-in instructions were difficult to get and get to the property was a little complicated. But once we were able to get the check-in instructions and into the room it was good. The room waa comfortable and had a full kitchen. I would recommend.
• Cameron (2/5): - My husband and I stayed at this property, we arrived late (in the dark) and it was very difficult to find the property. The property is poorly lite. The worst was when we went to take a shower in the morning the shower did not work! And when I say did not work NO water came out!!! We pulled on the knob and pushed (so hard my husband thought he’d break it) We called the “emergency number” NO answer! Received a message that “cellular customer was unavailable” I emailed them explaining shower did not work…….. NO return call NO return email. We ended up going to our business meeting dirty with greasy hair!! When I called later that day the woman was flippant, nonchalant, and essential rude! She stated we needed to push on the knob and others have had the same problem….. FIX IT!! I do hope the owner reads this review and resolves the issue with the shower and finds a new Managment company.
• Verified traveler (2/5): - There is nothing to like about this property period. It is like something from a horror movie. Don't believe me, I'll provide multiple pictures to prove it?! We literally checked in and after the AC not working for close to two hours and after discovering how dilapidated the place was, we left!!
• Verified traveler (6/5): - I do not like the property outside was kind of not maintain and the first unit that we got was not cleaned when we got there but your office did give us another unit so I was really appreciated about that
• Verified traveler (4/5): - The property was in a sad condition. Only the front was maintained, back literally falling apart. Balcony had rusted grills and a table. No chairs. AC did NOT work. Kitchen nicely remodeled and the shower was excellent.
• Verified traveler (2/5): - Family dropped off luggage just after 4pm check in, then headed to the village for the day and fireworks show. Arrived back at room around 10pm. The garbage disposal is clogged, the ice maker in the fridge did not work, grill was filthy and full of spider webs. All of that, and more, we could almost overlook. The stains on the couch, ripped cushion and all but then we go to open it up for the 4th bed in your description, there is no mattress on the sofa bed!!! No mattress!!! Just the metal frame inside the couch. Emailed the company and they said someone would get back to me. Never heard again from anyone, on the property or via email. This is unprofessional. My husband and I are locals to the mountains and were putting our family up for 4th of July. This was the worst experience. We will not be recommending this establishment and will never return. All of our issues could have been easily rectified and yet they simply ignored us.

Felt very safe, the no contact check in made us very comfortable and easy to check out as well. Had a lot of amenities and space,clearly family friendly which made it even more comfortable.

• Maryfer (2/5): - I travel four times per year, and I always try to be understanding and give a useful review, but this time I just simply can’t; there was nothing good about the property. The area was beautiful and peaceful, but the property and communications were awful; the property said there were four beds total, one being a pullout sofa b, but there was a bad smell on the property; there were only three towels in the bathroom, the heating system only works in. One-bedroom, the beds smelled awful, like if there were not washed and the sofa bed didn't have a mattress Or blankets. I contacted the property about the issues, and all they said is that they would check with the team, but there wasn't even a concern on their part; they never got back to me regarding any of the issues. In conclusion, there were not enough towels for us to shower; we were a bed short, sleeping on dirty beds, and freezing. This was the worst experience I've had in a rental property. The night we arrived there was a storm, and we couldn't leave so we were stuck in an awful place.

• Marissa (8/5): - Over all Stay was ok. The place was nice. But our hot water went off last night we were there and no one really answered. But they had a washer and dryer, which was a plus.

The bedding wasn't clean at all and the couches, beds, and mattresses were gross. The pots/pans were in the worst condition. The heater was very loud and none of us could sleep well. If someone spent the time to clean it properly and clean the furniture I would give it a good rating.

In the pictures looks nice but in person is terrible smells.This property Carpets needed cleaning and it’s very smelly. Beds lines very disgusting odor very old. Couches are in horrible condition! Worn out and smelly! I Will never return to this property!
• Verified traveler (4/5): Not as expected- Dont recommend - Pictures are misleading and show pictures of rooms that will not be yours... read the reviews. Place is run down, walls are very thin and adjacent rooms are very noisy. Pretty sure next door is abandoned and looks creepy. Its apparent no efforts are made to maintain the property. Booked 2 nights and left after 1 night. Not recommended!

Villas isn't a 2-bedroom property, but 1 bedroom and 1 open space with 2 queen beds, inaccurate description. Property staff did not respond couple of my questions during the stays (one for additional towels, one for fishing license).
• Johnny (10/5): Awesome getaway at Lake Arrowhead Villas - We had a great time our villa was nice and cozy and it had everything we needed for our 2 night stay! So close and convenient right next to the village and center of Lake Arrowhead. We are looking forward to coming back again.
• Chris (6/5): Just ok - Everything was just ok. Not super clean, not super comfortable. Nothing special was put into this place. The AC was also broken and a contractor randomly showed up during our stay to fix it which we didn’t allow since we had no communication about it and didn’t feel comfortable. Kitchen had a little bit of ants as well.

• Elsa (6/5): Lake arrowhead villa - Too noisy at 2:30 am, tenant next door with screaming child 2 nights in a row. Back of property is very dilapidated. Bed upstairs was very hard.
• Rachael (2/5): Horrible - This “hotel” looks nothing like the photos. It was dirty, smelled like gas, the TV didn’t work, half of the electricity was out in the villa and they expected us to still stay there and try fixing it?? So much more went wrong I won’t take the time to type. I would not suggest staying here.
• Andrew (4/5): - 1. Our first room smelled like smoke, so they gave us a different. 2. The second, the sofa bed was broken. So they gave us a new one. 3. The third one, RAT droppings in cabinets. We ended up keeping that one. I was exhausted moving our things back and forth so many times. Not the best to tell you the truth. I asked for a discount and they suddenly got silent.

• NG (4/5): - The property is old and the amenities inside vary on how lucky you are to get the room you get. The amenities are old or non-existent. The communication is crappy, at best. Excuses for everything. They walked into our room to change their TV for the next guest. No info on when they will be coming. This is only after us complaining about the TV, the remote, smelling gas (found out later it was carbon monoxide), no extra (when I say extra, I mean one) towel, toilet paper or proper items in the kitchen. No rack for heavy coats, especially with winter coats. No hangers. No extra blankets. NOTHING. Not even a lighter for lights going out, an extra candle or battery. Crap! We rented 4 units here. Some looked decent but still had window and door cracks. Any wind or bbq, straight into the home. Ridiculous. Only good thing was they had water and central heat. They were responsive but didn't resolve anything. Worst stay! Will be demanding money back for sure. Don't stay there unless you don't care about anything but a place to stay with heat and water.

• Familyof4 (6/5): - It was large and had a pretty functional kitchen and living space. There were also worrisome things- like the gutted state of the buildings from the back, the smell of gas by the front door, the lack of people on site, the shower handle that comes off in your hand, someone else's pee on the seat of the toilet, a stinky sponge, lack of soap in the bath rooms, no screens on windows 3 stories high. I guess that's what you get for 3 stars...
