- Beverly (9/5): Fantastic room only stay, for the price and the location it exceeded expectations. - Very central location only minutes from the cathedral and plaza but very quiet - you could hear birds and the Santa Maria bells when they were occasionally rang. Stayed in May with temperatures between 20-29 degrees, the central heating was available (not needed) the room stayed lovely and cool due the high ceilings, tiled floors, window shutters and curtains.
It was very clean, the host was responsive when we had to change check-in time, friendly and very helpful with local information, access was simple and straightforward. Ample storage/space/coat hangers/pillows. Plenty of cafe and bars a few minutes away on the tram line from the station. Plug in mosquito repellent provided - we didn't have any but we kept the windows shut to avoid them. I wasn't unhappy with these but some useful advice - limited sockets, 3 x C/L and 1 x F which you needed for the kettle. No option for left luggage despite 10am check out. No fridge, there was an air conditioning unit but no controls - perhaps the remote is provided in the height of summer. Signs up that laundry and drying forbidden in the room which could be an issue for anyone doing extensive back pack travelling.

Accommodation stated late check in depends on availability, so we booked a late train to Florence. When communicating this to the host, he was reluctant to give me a proper answer on how to proceed with a late check in, even after offering to pay extra for the inconvenience on their part. I tried to progress the conversation and be respectful and transparent throughout, meanwhile he became rude, and at one point straight up stopped replying. Without a clear answer to my problem, I rebooked the 70€ train ticket from fear of not being let into the accommodation (I didn’t get a clear answer still regarding the terms and possibilities of a late check in). When I notified the host, he replied with a cold “OK”. Not the welcoming, reassuring and polite guest experience I’m looking for when travelling to a foreign country.

- Kathy (9/5): - The location was fabulous. Florence is a city where you will do lots of walking. This accommodation is right in the middle of everything. So really convenient to get back to, to drop off shopping or just have a rest. The room was spacious and clean. The staff fabulous and very helpful. When I go back to Florence, I will be going back to stay here.

- John (10/5): Ideally located, elegant and spacious accommodation in Florence. - Relais Accademia is located about eight minutes walk from Florence’s famed Duomo - the major tourist destination in the city. It is not a hotel - more like staying in a private home - so don’t expect 24/7 service as you’re really on your own. I stayed for five nights and it was just perfect. The room was extremely large, with high ceilings and well appointed with tasteful decor, quality fittings and possibly the most comfortable bed I’ve ever slept in ! Although located in a bustling street, the double glazed windows prevent any noise reaching you. The shower was great, although it was quite small and the bathroom facilities excellent. The host, Federico, provided extra tea bags or sugar on request following a phone call, although not necessarily straight away but this was not a concern to me. He welcomed me, helped carry my suitcase up the stairs - yes, there are few elevators in Florence - and was a gracious host despite only being in attendance occasionally during the day. I would highly recommend Relais Accademia. The only problem I had was that the frig had not been turned on when I arrived and some items I’d bought from the nearby supermarket were still at room temperature the next morning. The wifi was also very patchy and intermittent. This did not detract from my stay but if you need good wifi, you should be aware of this possibility.

- Jessica (7/5): Fantastic location - Lovely 3-night stay at this guesthouse. The location is absolutely brilliant and our room overlooking the garden was a good size. The lady who checked us in was really friendly and took the time to talk us through a map of Florence and recommended some key places to visit. The bathroom was a little small, but you do get used to it! It was often really dark when walking up the first flight of stairs to the guesthouse, and once inside the accommodation, the entrance hall was also dark. I think the lights may have been on a timer and switched off quite early in the evening.
- Alexandra (4/5): I wouldn’t recommend this place. - The location, and the host’s willingness to book a certain restaurant when we asked him to. The bed was very uncomfortable, the shower was far too small, there was no TV or fridge, and the room was full of mosquitos.
- Gean (1/5): Rude manager who refused to help when I was locked out and instead lectured and insulted me - Location is spectacular, really just a couple of minutes from the duomo and right next to the Accademia. Place is basic but has almost everything you need. Internet works well. The property itself is fine, although a lot of small items betray the lack of interest in hospitality (really rigid check in times and procedures, not offering to help with carrying bags up the stairs even though I was obviously pregnant, missing pillow cases for second pillows, not enough toilet paper, no additional towels when requested, no napkins or paper towels or anything in the "kitchenette" provided, and then chewing us out for wiping up a spill with a hand towel)... all insignificant stuff. But then I had to ask the property manager for help.
I locked myself out of the door into the Relais; my husband had our only key and I couldn't reach him. When I messaged the manager on the app asking if there was a backup key available in the lockbox next to the door and also mentioning that a second key would've been helpful, and following up when there was no response for 40+ minutes, I was told that "we are a guesthouse and not a hotel with a 24-hour reception", lectured for several messages about "blaming the establishment for my own shortcomings" ("forgetting" keys and not knowing to ask them for a second pair at check-in), and told "if you ask for help, call because I don't check my emails every 5 minutes". (I didn't call initially because 1) in the mornings when there's a long line of tourists waiting for entry at the Accademia, the sheer numbers of people in the area crash the cell signal and 2) she pretended not to understand some basic questions of ours at check in, so I thought there was a language barrier). I told her when it became obvious that she wouldn't help how inhospitable and inconsistent with their positive reviews this behavior was. She then spent the next two hours insulting me over messages, culminating in calling me arrogant, telling me that I "should stay home" and "if you are not satisfied with my property, you can pack your bags".

- Catherine (4/5): Proximity to sights great but the room itself very spartan. - The proximity to the Duomo and San Lorenzo Mercato was excellent. While the size of the room was generous, nothing else was. The bed was hard. The TV had been removed. There were no tea/coffee making facilities - in fact, a notice warned us not to eat in the room. The voucher to a local cafe for breakfast each day as promised when booking never appeared. The small fridge had been locked away. There was no soap in the shower ( it did appear a day later when someone came into our room unannounced). The bathroom itself could be dangerous with two steps up to the shower area itself. Risky when wet!

Edit: I feel the need to reply to the hosts response and defend my honest review. I was honestly nervous to post my review after reading the aggressive responses to other reviews with similar cristisims and scoring. However, I want to share my experience.
1. The negative and personal comments by the host are not accurate. We travel a lot and are respectful guests.
2. Based on my travel experience, this hotel by global standards provides the offerings of a 1 or 2 star hotel at most. I have scored it on the basis that it was pleasant but average.

Information said a kitchen was available but this was not the case we did however get to use a fridge to keep things cold. We were not told that airconditioning should be turned off whilst we were out and returned to find a note advising we had left it on. Found the communication rather unfriendly.

The room was clean, spacious, quiet and cold which during the very hot summer was really a plus. I liked pretty much everything, but there were still a few facilities that we would love to have like a coffee machine, fridge or a tv. However there are very close coffee shops, supermarkets and restaurants on that street, so not a big problem. 😊

- Sheryl (8/5): Wonderful and exceptional for a very, very reasonable price. - Very perfect location, 1 block from the Galleria de Accademia where the statue of David is and a 10 minute walk to the main plaza Piazza della Signoria. There is a Delicious restaurant across the street, with a great selection of food and wine at modest prices, nearby jewelry shop and Italian designed dishes and kitchen ware that I shopped at for gifts. Less than 10 minutes walk from “ZaZa” a unique restaurant with multiple rooms, superb steak and the best meal of my stay thru Italy: a pasta and shrimp dish.
Our host Federico was accommodating to provide any extra items we needed.
The room was charming, clean and spacious and of 6 stays thru Italy this was the only stay with a Terrace. It was a private terrace and also the quietest of all our stays. The bed was not as comfortable as I would like, but I am picky and slept just fine.
Be aware there is a flight of stairs and no lift for your luggage.

No complaints at all from us otherwise.
