- Verified traveler (2/5): Strong Soot Smell Forced Early Checkout -No Refund - We won’t be staying there again. We received an invoice from property mgmt (PM) that was much higher than it was supposed to be. Then, the check in instructions stated no pets were allowed despite what Hotels.com & Settlers Xing showed. I immediately email PM to get clarification so I could determine if I needed to cancel, but got no response. The next day, I call the # listed on the invoice & receive a canned text stating they could not talk. I reply asking for a call, but don't hear back for another 24 hrs. PM then states invoice they sent was incorrect & pets are allowed, so we continue with our reservation. We arrive at the charming cabin but there’s a strong soot smell. We try to air it out, but with rain & mosquitoes, are forced to close the doors (windows don't open). We try to relax for the evening but the smell/air gives us a headache & makes us cough. The following morning I reply to the welcome email, which ironically asks us reach out if we needed anything, and ask for assistance with the soot smell because it was making us sick. We gave them all day to respond but they never did. Rather than enduring another night with the toxic smell/air & potential health consequences, we check out early & lose our 2nd night. The next day, PM sends an email thanking us for our stay & if we had anything lower than a 5 star review, to reach out to them first. As a courtesy, I text them to let them know why we would not be submitting a 5 star review, but again, no response.

- Nightcruzer (10/5): Transport to another world, transform to new person. - Being from Brooklyn, NY, my family hasn't been around many animals. Best we can muster is a squirrel, occasionally a racoon, a special treat is sighting a possum. Interacting with a flock of sheep and a donkey and daily sighting white tail deer is a whole new level. We stayed in the Pioneer House for 5 nights and our lives were changed. The kids ages 13,15,17, put down their phones so they could interact with the animals, even if just to wander the fields and follow them to see what they do. My wife and I had some of the best sleep ever in the total silence. no sirens or helicopters, just occasionally the wind blowing. The house's walls of thick timber and stone and the layout even made it silent in the master bedroom even from the kids in the other two rooms. Personally the only landscape I have ever seen more beautiful than Texas Hill country is Yosemite and that says a lot. The driving experience on the Texas farm/rural roads IS better than driving Yosemite. I miss it already and would return in a heartbeat without hesitation. Main Street Fredericksburg is at most a 10 minute easy drive away, with authentic German dining, The MUST SEE War of the Pacific Museum, great BBQ, and shopping. and Enchanted Rock. Experience it yourself. Thirty minutes away, an easy 30 minutes, did I mention driving in Texas Hill Country is amazing, is the best cave we've ever toured, a true experience, called Cave with No Name. H.E.B. Supermarket also in town for anything you might need to stock up on during your stay. This stay is truly a hidden gem. Price and amenities were fantastic, I have ZERO complaints. The beds are high, so if you have mobility issues that might be a thing I guess. It is rural, so there are bugs outside, we didn't see any inside. And it's a country Pioneer house not the Ritz Carlton, so there are crooked walls and sloped floors and it's perfect the way it is. The Pioneer House was everything we needed for a "home base" of exploration. Clean, comfy, spacious (3 bedroom,3 queen beds), living room, and eat in kitchen, double sink bathroom, stand up shower. Kitchen had fridge, coffee maker, microwave, pots, pans, utensils, some spices, supplied coffee AND YES we had Full Cellular service on our Verizon Network. NO WIFI. Most importantly it had that flock of sheep and Buster. We really miss Buster.

- Frederica (4/5): - Settler’s Crossing is unique and charming, but we weren’t happy with the cleanliness of the Baag Farmhouse. The pictures online didn’t match what the inside really looks like. Also, Settler’s Crossing doesn’t have the coffee and pastries that I read about in the reviews. We had to purchase cleaning products to make the house livable for our stay. We have stayed in much better accommodations in Fredericksburg.
- Maps68264896584 (10/5): One of a kind experience - We thoroughly enjoyed our stay at Settlers Crossing. We booked the Von Heinrich house and were delighted to have such spacious, cozy lodgings - blissfully quiet, yet close enough to town. Rustic meets elegant, rural yet convenient. We did not have any issues navigating the narrow stairs to the second floor bedrooms, but less mobile guests should consider booking one of the units that’s on a single level.

- Mariquita (10/5): - You don’t get to stay at old houses nowadays, and , it’s unique experience for our family as we always opt for new things but I appreciate the stay and the effort of the owner to give that old world experience and the restoration! I say wow, they stay true to the period with modern amenities and convenience of course, definitely recommend to experience.
- Janifer (4/5): - Upon arrival we found that the hot water faucet on the tub/shower was missing. I called the owner who asked me if I could fix it! (I’m a 72-year-old female & definitely not a plumber). His maintenance guy came & broke it more, with water gushing everywhere. Had to shut off water. We were told that we could move to another property across the way, so we packed up and drove over. Problem was that the bedrooms were upstairs via a narrow winding staircase. The only bathroom was downstairs. My husband has neuropathy, so this was not easy for him or me to transfer luggage upstairs and back down. The next day the owner called to say we could move back to the first house, which made us much happier. We have been patrons of Settlers Crossing for over 10 years and always looked forward to the breakfast rolls, milk & OJ which was provided by the former owners. The new owner stopped that cordial practice due to “too much waste”. Maybe he should try other ways to cut corners. Overall,this was a very disappointing experience and we will not be returning.

- Courtney (10/5): Can’t recommend enough!! - This home and property is by far one of our favorite vacation spots that we’ve been to! The home that we stayed in was built in the 1860s and all the original charm hasn’t changed a bit, but the house has been completely updated with all the modern amenities that you need! The beds were super comfortable, which is very important to us! The home sits on 34 beautiful hill country acres, and has about 10 other historic homes to rent, and what adds to the charm is the free range goats, deer and even a very friendly donkey! I feel so fortunate that I stumbled across this rental, as this will not be the last time we visit….cant wait for the main house to become rentable!

- John (8/5): - Settlers Crossing with it's historic cabins and farm houses is a unique treasure. As Fredericksburg turns into a wine country suburb of Austonio (Austin, San Antonio) Settlers is still an oasis. Stay here before it gets chewed up by a winery resort.
- 428bennieg (10/5): Relaxing and comfortable - We stayed in the Bohl log cabin. It was very nice. The bedrooms are upstairs and the beds were comfortable. The bathroom, small kitchen and living space is downstairs. The stairs are steep, but manageable. There is a nice porch to sit and enjoy. The yard area is nicely maintained and road access and parking is very good. Water, juice, milk, and coffee is provided with a small refrigerator/freezer. The grounds are very nice with a walking trail around the property. We really enjoyed our stay and plan to return.
- Climber48486587383 (10/5): Cozy Quiet & Romantic - Close to many vineyards! - Great property and historic houses & cabins! Stayed in the Kusenberger Barn with my girlfriend during Spring Break and had an amazing experience in this comfy & beautiful barn. This is the place if you are looking for something quiet and/or romantic away from the crowd, with plenty of space, and perfect views of the stars & night sky. It was fun every morning watching the sheep & donkey with our first cup of coffee. It was also easy to check in (all places are clearly marked even in the dark), and Melissa was very friendly and helpful with the history and attractions of the area. If you are visiting for the vineyards, this is the perfect location near to a lot of them. Alstadt brewery is close too. We are already planning to go back and will definitely stay at Settlers! aron
- lucym914 (6/5): Beautiful place but not a true "B&B"...take your own food. - Wonderful idea to restore historic properties and decorate with period antiques. This obviously took great effort. It is in the country a bit and includes a pastoral setting with deer and sheep who were affectionate and charming. This was my 3rd visit and my husband's first. Unfortunately, my husband was not as enthralled as I was, so I will not be returning with him (maybe a girls' trip). His issues were the "lack of truth in advertising" as this property is listed as a B&B, but they really just provide some muffins and mini-cinnamon rolls FOR ONE MORNING...they do NOT provide "breakfast" for the other mornings you are there (we should have had 3 breakfasts included in our fee but just had some muffins/tiny cinnamon rolls on the first day). Also, there is no DVD player or movies to watch...just a tv with very limited channels with not particularly entertaining television (they are not paying for many channels). Also, our phones did not work at all out there, so I assume the wifi connections need upgrading (or whatever is needed to make phones work). I went to Walmart and got pastries for breakfast, but my husband was not happy given the room rate. He is "old school" and just likes for people to do what they say that are going to do. The property and buildings are absolutely charming, and the interior design is spot on. If you go, remember to take your own food, as they really go to very little effort to fulfill the true meaning of a "bed and breakfast." One gets the impression while there that the owners bought this wonderful place and now regret it. You either like being in a service industry or you don't.

All of the houses are perfectly decorated and always so clean. It is so convenient to downtown Fredericksburg and all the other surrounding towns. Highly recommend.

The old cabins are adorable and we loved sitting outside and having the donkey and the sheep come up to the fence! We brought our dog which had never been around farm animals before. She got used to them fairly quickly! 🤣 If you’re looking for something different, this is the place!

- SueMarlay (10/5): Absolutely peaceful collection of historic cabins. - Settlers Crossing is a unique, peaceful ranch in a semi-savannah near Fredericksburg, TX. We stayed in a cabin that had been built in Indiana in 1849, disassembled, shipped to Texas, and reassembled with indoor plumbing, central heat and air, refrigerator, and microwave. There is a flat screen TV, but who needs that when you can walk out around the spacious grounds with big oak and mesquite trees?
- D1941VJbryanm (10/5): Peace and Solitude - Came to Fredericksburg for business and looked for a place for quietude. Settlers Crossing was perfect. I booked through their website (highly recommend) and I was able to contact and talk directly with the property's owner, which is not very common with Airbnb, to ask a couple of questions. The owner was very professional, accommodating, gracious and patient with me and my inquiries. I booked the Kusenberger log cabin and received my confirmation email that included a map of the property, which I found later to be very helpful since there is no "check-in". I was told by the owner, during our previous conversation, that if there was any confusion or other questions I might have, to call her anytime if I needed help. What?! Who does that?! - especially these days! I arrived shortly after dark and easily located my cabin (again, thanks to the provided map), and settled in. The cabin greeted me with the warmth of coziness and solitude I was seeking. I loved the historical story the cabin had to tell during my stay. The low lighting in the cabin was perfect and very much to my liking, setting up a pleasant aura of comfort, ease and happiness. The bed was the absolute best and most comfortable I've ever slept on in all my years or traveling! The next morning, I greeted the day with my coffee on the porch rockers and enjoyed the peace and quite. I was able to take in the rest of the property during my daily walk-about and enjoyed the deer, live stock and other animals that are on the property and are so kind to greet you. Growing up in the country, it made me feel like I has back home. Absolutely beautiful! I highly recommend staying here to anyone seeking to escape the hustle and bustle of the concrete jungle, and seeking a place of quietude and relaxation and who simply "gets it" concerning the historical stories each cabin has to tell. I already booked my next stay and look forward to returning to this wonderful place of solitude and peace.

The property was as beautiful as ever, the Bohl cabin was even more charming this time, due to a few updates and of course, Melissa the owner, was as gracious as ever. Just booked our next stay in the Fall and we cannot wait!
- Excursion671217 (10/5): Amazing hidden getaway! - Just had a wonderful weekend getaway at Settlers Crossing. My husband and I arrived with our pup to a precious little cabin that was perfect for our family. We loved wondering around the property and seeing all of the wildlife, especially the mini donkey! Check in was easy as could be and our little cabin was stocked with the essentials. We have already booked another stay and cannot wait to come back with our friends in a couple of months! 10/10 would recommended!
- U488NImelissap (2/5): DANGER! Owner is rude, aggressive and threatening! - The Owner was extremely aggressive & threatening & made us feel UNSAFE! It was a miserable awakening the first morning. The lady was beating on the door & trying to force her way in. I was asleep and my husband was in the restroom. She identified herself as the Owner & accused us of deliberately using the wrong cabin & trashing the place, using candles & being drunk. She was completely rude & threatening. This could have been resolved in a cordial, professional manner, since it was an obvious misunderstanding caused by inaccurate information presented to us & a late arrival on a rainy night with thunderstorms. As other reviews have stated, there were no check-in instructions, especially booking through AirBnB. We had no idea that we checked into the wrong cabin at 9:00 PM being dark & rainy. No instructions other than an address, which took us to her house, directly across from this cabin. No description or map to the cabin. It only said “the key is in the door” & the picture of the door with the wreath looked like the one on the website, so we went in. She should’ve checked AirBNB herself instead of blaming us! Regardless, she could have been polite instead of scaring the hell out of us with her false accusations and aggressive behavior! We had one glass of wine last night with LED Candles and then went to bed! DANGER!! Beautiful property but not worth $500/night and UNSTABLE owner!
- L1894KKalfredc (10/5): Storybook Accommodations in Texas Hill Country - My wife and I stayed at Settler's Crossing for 3 days in March. Simply put, it was fantastic. Everything was perfect - the setting, the grounds, the quaint accommodations. We had our own home/cottage and enjoyed the privacy. The peaceful and calm animals on the property (sheep, goats, deer and a mule), were an added bonus. The owners valued our privacy and never bothered us, but were there to help if needed. We highly recommend this property and will absolutely stay there again when we visit the Texas Hill Country.
- Freedom60317590608 (10/5): Kusenberger Log Cabin in Fredericksburg, Texas Review - Stayed at the Kusenberger Log Cabin- an awesome, authentic 1-story 1850's cabin with a covered patio with rocking chairs, limestone and log walls, stone floor, and beautiful fireplace! I absolutely LOVED it and it Exceeded my expectations! The cabin gave a feeling of seclusion, yet, it was a very short drive to the town center- about a 10 minute drive. The grounds were of natural setting and saw deer, sheep, and a miniature donkey. The cabin was clean, with a cute little kitchenette in an antique cabinet with all of the basic needs, and a pretty, clean and comfortable bed, and bathroom area. The only constructive drawback was there was not enough hot water for 2 back-to-back showers or to fill the tub and enjoy a bath (only filled about 1/4 of the tub with hot water) and the shower head diverter needs repair/replacement. Some door ways are very low, so tall people watch your heads- but as a 4'10 person, I loved being able to touch the top of the door jam (😉 lol)! I would definitely stay there again and would highly recommend.

- SuperGirl11 (10/5): Perfect Slice of History and Quiet 3 minutes from Downtown Fredericksburg - Step back in time and experience the unique setting of a home built in the 1800s. Walk the gravel trails within a large piece of land with settlers' cabins dotting the map. Each is different. Modern amenities, very responsive staff, but all the privacy you want or need. Feels like the country, 3 minutes from downtown. You wont regret staying here

- Zane (10/5): - We really enjoyed our trip to Settlers Crossing. It is a very unique property in a good location. It's certainly a peaceful getaway and checks the box for a rare type a vacation property. The only negative was that there were lots of sandspurs throughout the property. There's no rolling in the grass, as these will stick in your clothes, shoes, and body and they're a nuisance. I do absolutely recommend the place and would certainly enjoy a repeat trip. The roaming animals and seclusion from staff and other guests makes for a great place to get away for a little while. All with the benefit of having dozens of wineries, Fredericksburg, and Luckenbach just up the road.
- Lisa (10/5): Weekend getaway stay in the Von Heinrich house. - We stayed at the Von Heinrich house. This home was very cozy, nicely decorated, and a gorgeous view! Watching the deer in the evening and early morning was a delight! We only used one of the 2 bedrooms, but the King bed was comfortable. Things I would note when making your reservation here, both bedrooms are upstairs and the bathroom is downstairs so if you are one that needs to use the bathroom during the night, or had a lot of wine drinking during the day, be aware you will have to go down steep stairs to use the restroom. My husband actually ended up sleeping on the couch the first night because of this (the couch was quite comfortable though) I would also note that the picture of the bathroom in the Von Heinrich home shows to be a big soaking jacuzzi tub. This tub is no longer in the house and I did not realize this when I made the booking. My husband and I love to take a soaking bath so this was a bit disappointing when I saw this. Other than that, the home was beautiful and a great location.
- Grendelrobroy (10/5): I am staying here for eight nights and this is my next to last night. - I would not stay anywhere else when I come back. The people here are very friendly and accommodating. It is very tranquil and so relaxing and at the same time it is close to all the venues and happenings in the Fredericksburg area. When I have traveled, I have always enjoyed the locals and the fun that goes with the area. You are close to it all and at the same time able to really enjoy doing nothing but relaxing here at settlers Crossing. I would highly recommend this place!

My husband wanted to surprise me for my 44th Birthday, and he did just that!! Will definitely be going back! Loved the pastries as well!! Went great with my morning coffee. Our cabin was beautifully decorated, clean and well appointed with modern amenities. We absolutely loved our stay and would recommend for all. A stay like no other!

- Patricia (10/5): - This is an amazing property. The details provided made check in and out so easy. The beds were soft and so comfortable. The animals on the property are such a bonus. This was a very quick, easy drive to anywhere we had on our list to visit in Fredericksburg. * I would just note for guests that the stairs are steep and winding- the bathroom is downstairs while the bedrooms are upstairs. We loved it and would definitely come back.

- Jennifer (2/5): Stung by Scorpion while sleeping in bed - The good: Historic homes, farm animals & close proximity to town/wineries. The bad: scorpions in bed, poor breakfast offering, property owner. We booked 2 nights in the Haag house for our "babymoon" & soon after falling asleep on the 1st night I, (7 mos. pregnant at the time) was awoken by a scorpion stinging me on my neck & hand (after swatting at it). My husband & I were shocked & very afraid to try & go back to sleep for fear of being stung again. We ended up packing our things & driving back home in the middle of the night (we left just before midnight). We contacted the owner & hotels.com immediately the next morning. The owner apologized & promised a refund for 1of 2 nights (as we requested). However, when we spoke with hotels.com they said the owner refused to refund us any portion. Hotels.com customer service said the property was difficult to get in touch with to try and clarify the issue & 4 months later I am still working with hotels.com to get anything resolved. I am very disappointed in the property owner for not standing by their word and offering a safe lodging option. I do not recommend staying at this property. I am also very disappointed in hotels.com in how they have been handling this situation. For years, we have been loyal customers of hotels.com and have spent alot of money on reservations, however, we are not planning to use their services any longer after this situation.

- Shirley (8/5): - Loved the cabin. However, it was difficult to find. Very poorly marked coming off the highway (for older people, anyway). Would also be of great benefit if the cabins were identified . i only had the name of our cabin -we hoped we were at the right one ! Enjoyed the quite and the animals. The breakfast was some pastries - they were ok but not great.

The interior makes it feel like you’ve stepped back into time. Check in and out was easy and David was available via phone if needed. We have a wonderful stay!!
- Shirley (10/5): You won't be sorry! - A peaceful, enjoyable, leisurely, special place to enjoy with friends or family. My friend an I shared two bedrooms, private, restful, and a pleasure, especially with the animals around, the backyard with the table and chairs and swing and sights to behold. This little piece of property is surrounded by just a few other delightful homes of yesteryear, each far enough from the other to give personal privacy, I couldn't have been more blessed. You won't be sorry if you choose to stay here for a day or two. A continental fare is offered for breakfast, not enough to be called a full breakfast but enough (fresh) to fill you up till you can be on your way. The aesthetics are delightful. Rustic but not so much that it is uncomfortable. We had the Heinrich house. Loved reading the history of his home. I highly recommend.

Matress was noisy - it needs replacement. We enjoyed walking the property that has friendly animals - goats , a dog, a horse and a donkey. We spotted several deers. Good area for bird watching.

- Nicki S. (10/5): Peaceful Getaway - This is a really cool property if you're looking for a relaxing getaway. There are TONS of vineyards located VERY close to this property. The donkeys, pony and sheep are fun to watch and are friendly enough to pet. Notes: There is an oven/stovetop in the kitchen and there are a FEW cooking dishes and utensils. The property owner is kind of hard to get ahold of, but he's very kind and helpful if you can get him on the phone. Upon arrival, your key will be in the door of your rental house. There are no signs on the property.. just drive around until you find the house you rented.. there are only 6-7 houses on this property and they are all distinctly different. Continental breakfast IS included in the rental price - It was an assortment of pastries, coffee, milk and orange juice.
