• Ryan (4/5): Good value, great location- Could use some updating. - The bathroom and shower were the saving grace of this property. Steam shower plus a bath was great. The images on the website of the property are much more polished than the actual property itself. The room was rough around the edges and a bit in need of some fine tuning. The “motorized” shades need to be replaced. Every time you want to open or close the shades needing the pull them SO hard and forceful to get them to work isn’t normal.

Rooms were renovated; however showed some signs of wear. Couldn’t really utilize the patio as there were fire ants crawling all over the railing. We did have some A/C issues that took a couple of trips from maintenance to sort out.

• Adventure309345 (2/5): Stay elsewhere - The room location was a significant drawback — sandwiched between the front desk and elevator, noise was a constant issue (I can hear the woman at the front desk talk on the phone). More concerning was a broken swing bar lock, which is a basic safety feature that should be functional. First-time guests will also struggle to find the property, as there's no visible exterior signage. Inside the room, the lack of a full-length mirror and any workspace (no desk or table) made for an uncomfortable business stay.
• Goossens (8/5): - After seeing reviews I was scared but booked anyway. Stayed here 3 nights, to propose to my girlfriend. receptionists were very nice. The room was amazing. Unfortunately no good view but still a terrace, nice bathroom. The toilet was maybe the best thing, it opens automatically when you enter, it’s HEATED, and you have options to spray and wash if you know what I mean. After all a nice girl from the reception proposed to decorate the room for me after her shift, which was very nice of her. For the pool it’s in renovation so you have to go to the sister hotel in front of this one. No problem at all, you get towels and their pool is on the rooftop so you see the view from there which was very nice to cool down a bit. Very grateful that the tv had Netflix and everything, lots of hotels don’t. Location perfect just near the beach. It can get quite noisy with music but that’s Miami Beach baby! I asked the hotel beforehand to help decorate the room and they said no problem at all, and would also give a complimentary bottle of champagne to celebrate. Then unfortunately after a few days they replied again saying it’s not possible to help decorate the room, and that I would have to hire a specialist for this… which costs around $400-$800 depending how you want it. I was disappointed for this because it’s unprofessional to first say yes and then no. Unfortunately they didn’t give the complimentary champagne they promised, so it was kind of unprofessional for me as a hotel. I’m also a receptionist so maybe I’m more specific on that.

Dicke Staubschichten, verschmierte Spiegel, Fenster und Fernseher. Die Möbel waren in einem desolaten Zustand. Keine Schrank-Tür hat korrekt geschlossen - viele Scharniere verrostet und verdreckt, Fußboden Sockel verdreckt, keine Reinigung innerhalb der 5 Tage, in denen ich dort war. Keine Parkmöglichkeiten und unverschämte Valet Parkkosten. Alles in allem ist das Hotel total überbewertet, viel zu teuer und nicht empfehlenswert.
• TIYA (1/5): 0/10. Would not recommend or stay at again. - I stayed at this so-called 4-star hotel for three nights, and it was a huge disappointment. The room was never properly cleaned during my entire stay—not once. Housekeeping only came in to replace the towels, but didn’t bother doing any actual cleaning. The room quickly became dirty and uncomfortable, with dust, grime, and a general lack of care that you would never expect from a hotel of this rating. It honestly felt neglected and far below standard. The only positive thing I can say is that the location was convenient, but that alone doesn’t make up for the poor cleanliness and lack of basic service. I definitely wouldn’t stay here again. EVERYTHING.

• Mark. M (4/5): - The location and proximity to everywhere. The hotel is very dated and tired, and the photos shown on the booking platform do not accurately reflect the condition of the property. While the location is excellent, the hotel itself was not. Housekeeping standards were poor. Although it is understandable that the rooms are not new, basic cleanliness and maintenance should still be upheld. Upon check-in, the room had a musty smell and appeared as though it had either been unused for some time or not properly serviced prior to arrival. This concern was reported to reception. The room was only cleaned once during my 5 night stay. The fridge did not work and the shower just leaked. Breakfast, which I had booked, was not available on-site. Instead, guests were required to walk a few blocks to a sister property. This was inconvenient and, importantly, not disclosed at the time of booking. Overall, the rooms are in need of deep cleaning, repainting, repairs, and general refreshing. I would like to note, however, that George at reception was pleasant and as helpful as he could be during my stay.
• Steven (7/5): It was ok - The location is good! Very close to Lincoln Ave and Collins Ave, so it is very walkable. The room was nice, the see-thru steam shower, while a cool feature, was not the best option for a family of 3 with a teen daughter. We were provided with free breakfast at the sister hotel across the street due to some issues that we had with our room. While we appreciated the gesture, the waitstaff at the restaurant were not friendly at all, and the breakfast was mediocre at best. Nobody checked on us to see how our food was, and no drink refills were offered. The attitude of the waitstaff toward our table changed in a negative way once they found out we had vouchers for breakfast. Very disappointing experience

• justiceinaustin (2/5): One of the worst hotel experiences I've ever had — I cannot recommend this property. - The problems started at check-in. The keypad code for my room door didn't work, forcing me to trek back to the front desk for a physical key. Once I got into the room, the door wouldn't close fully — there was a visible gap with light coming in from the hallway, which is both a comfort and a security issue. From there, things only went downhill. The floor was dirty and covered in beach sand and if the floor is covered in beach sand, that sand ends up in your bed too. There were no bath towels in the room whatsoever. The only towel available was a floor bath mat, which I was forced to dry off with after showering. The mirror light in the bathroom was out, leaving it uncomfortably dark. The in-room safe didn't work, and there was no bedspread on the bed. To make matters worse, room service never serviced the room. The bed was never made, and despite me specifically mentioning to staff that the floor was dirty and covered in sand, it was never cleaned either. The next day the room was in the exact same condition I left it sandy floor and unmade bed. There was simply no housekeeping to speak of. On top of that, when I returned to my room after my first day at a nearby conference, I discovered the heat had been cranked up to 84 degrees. The room was sweltering. I did not adjust the thermostat, which means someone entered my room while I was away and intentionally turned the heat up. That is deeply concerning from both a privacy and a security standpoint. The television didn't work my first night. Maintenance came and provided two remotes neither worked properly. I eventually managed to get Netflix to launch and had to leave it on that input as a workaround just to have something on the screen. There is also no ice available in this hotel, and the pool that is advertised on their website was closed. When I asked about it, I was informed that the actual pool is across the street at their sister property not at the Kaskades itself. Same goes for ice; you have to walk across the street just to get it. The valet service was painfully slow long waits both when dropping off and picking up the car. I raised my concerns with the front desk at both check-in and checkout. No discount was offered, and no attempt was made to make things right. To be fair, there are a couple of positives. The restaurant at the sister hotel across the street was quite good, and the location is convenient if you're attending an event at the Miami Beach Convention Center. That said, for the price of a South Miami Beach hotel, the condition of the rooms and the quality of service here are unacceptable. Between the misrepresented amenities, the poorly maintained room, the complete lack of housekeeping, and the indifferent customer service, I would not return and strongly advise others to look elsewhere.

• Compass15881471253 (2/5): DO NOT STAY — Looks Great Online, Terrible Experience - Kaskades Hotel South Beach looks amazing on its website and the room is Instagram-worthy at first glance — stylish, movie-set vibe, heated toilet seat with bidet, rain-head shower, large tub, and temperature controls. But appearances are deceiving. - Hot water in the shower didn’t work; only the tub had hot water. - Mold in the tub caulking. - Only about one-third of the room lighting worked. - The “wood” floor was flimsy — my wife’s expensive heeled shoes punctured it while getting ready (heels survived). - Front desk response was minimal: “sorry, we’ll let the manager know.” No follow-up from morning staff. - At checkout they refunded the $80 resort fee, but the hotel charges a $300 incidental hold despite having no on-site amenities — everything (restaurant, gym, bar) is across the street at a sister property the Gale South Beach, Curio Collection by Hilton. its hard to belive this is associated with Hilton. - The door looked like it had been kicked in and you needed a old school key to lock and open the door. not a very secure door at all. - If you care about functioning plumbing, clean finishes, and competent staff follow-up, avoid this place.

• 682xandere (2/5): Never ever stay here - Everyone do yourself a favor and please don’t ever ever stay here, don’t even think twice don’t give it a chance. It is the most disgusting hotel ever I woke up with the air-conditioning water leaking all over me. The room has mold everywhere and the hotel does nothing to make us happy or make things right. The staff is incredibly rude and dismissive. I returned home extremely sick from staying in this room.

Insgesamt etwas abgewohnt, renovierungsbedürftig, dafür zu teuer (Sylvester?). Dachterrasse ebenso. Fotos zeigen tolle Dachterasse vom Nachbarhotel, dessen Benutzung inclusive ist. Wenig Personal. Parken nur öffentlich.

I definitely would recommend getting a quick bite on third floor where you can get all kinds of great food from AlEJANDRA will make sure you get the most incredible breakfast foods and coffee you can eat!

Great location near restaurants, 5 min walk to the beach , great amenities, clean room and great hospitality. I’d definitely stay here again. They don’t have an ice machine or laundry room but it’s not a priority for my stay and the ice was at the sister hotel across the street so it wasn’t horrible.

• Jeroen & Lena Odijk (7/5): - The room was big and the facilities in the room were great. We had a room right next to the reception. Every guest has to pass the small corridor where the room is. At night it gets restless because people come back after having some drinks and they get loud. The most disturbing was that the front desk employee was entertaining the guests in the lobby instead of asking them to be a bit more quiet since there are rooms close by.

• Ann (8/5): Ideal location for everything you need 👍🏼 - Comfy beds, heated toilet seat, balcony, nice staff. Locks on doors not great. Just a bit run down and could do with some TLC. Rooftop pool closed, not advised of this until arrival. Could use next door hotel pool but not the same when you have to cross a road to use the facilities.

Le personnel est particulièrement agréable, toujours disponible pour accueillir avec le sourire et donner de précieux conseils sur les activités et les lieux à découvrir. Les chambres sont propres et la salle de bain est spacieuse, ce qui rend le séjour très confortable. Aside from the location, the bidet, and the balcony, there was not - The only positives were the location, the bidet, and the balcony, which were nice bonuses but not enough to make up for the overall experience. I was very disappointed with my stay. The 4:00 PM check-in time was a complete hassle, and the check-in process itself was frustrating. None of the amenities were available on-site; we were required to use the hotel next door, which was very inconvenient. My room was located right next to the front desk and staff area, and I could hear every conversation. When I requested a different room, I was told it was too late. Additionally, the photos online look nothing like the actual hotel. Overall, the property is extremely overpriced for what it offers.

He went above and beyond for my friends and I, the balcony was cute and nice. The area was two blocks from the beach. When we walked in, we noticed there was fake eyelashes near the phone. A small earring left on the floor and my friend stepped on it, we asked for more towels and we were being questioned on why. The tv didn’t work, the water from the shower was leaving to the rug area. • Candace (5/5): Make this the last resort when looking for a hotel - The location was perfect for Lincoln mall. It was very very hard to find! Then the noises. The weird noises at night. I swear I heard a window break and a large bang at 4 am. I was too scared to check. The heating and cooking seemed to not work very well. Even though the bathroom amenities for the room were excellent (heated toilet seat, double sinks, sauna, deep tub) the light above the tub broke off and fell. The lock for the room door was very weak. No double lock to be on the first floor.

• Samantha (7/5): Great stay, would come back again! Some minor issues, but the building is historical with character. - The conscience of the location, and the historical element to the building! The room temperature was always hot when we returned even if we set it lower, it was a bit humid in the room at that time as well and the mini fridge / cooler leaked on the carpet creating a wet spot. Some age to the room, but overall great value and history to the building.

• India (6/5): Bien mais déçu - L’hôtel est très bien situé proche des magasins, restos, transports et clubs les chambres sont jolies et très confortable. Nous avons eu une chambre avec plusieurs soucis, prise saillie, porte de placard qui nous ai littéralement tomber dessus lors de la première ouverture afin de ranger nos vêtements le ménage était quasiment INEXISTANT et la piscine quand à elle…une pataugeoire il n’y a pas d’autres mots pour la décrire heureusement qu’on avaient accès à la piscine de l’hôtel qui était juste en face

Y la poca luz natural de la habitación porque me dieron una habitación en planta baja. En el complejo de todas formas fue una buena experiencia

• ODÉLIA (1/5): - La proximité avec south Beach L'hôtel est plus beau en photos que dans la réalité, ce qui a vraiment plombé notre voyage. Il n’y avait qu’un seul miroir dans la salle de bain pour trois filles, ce n’est pas top, surtout sachant que nous avions une suite. Nous avons demandé un rideau car la salle de bain est transparente et donne directement sur le reste de la chambre. Il n’était pas installé à notre arrivée, et nous avons dû relancer la réception plusieurs fois. De plus, il était bancal : nous avons dû le remettre nous-mêmes à plusieurs reprises, au risque de nous blesser. Les draps ne sont pas changés tous les jours mais un jour sur deux. Deux de mes amies ont eu les genoux gonflés et des démangeaisons. Le seul point positif est que le personnel et le gérant sont gentils, mais sinon je ne reviendrai pas. Nous avons aussi dû patienter longtemps pour la caution car le TPE ne fonctionnait pas. Bref, un séjour plein de surprises…

• dmsaboya (2/5): Misleading Photos and Terrible Experience - This was the worst hotel I’ve ever stayed at. If I could give it zero stars, I would. The photos on their website are completely misleading — nothing looks like the pictures online. The property was dirty, run-down, and had no amenities — no bar, no ice, and nowhere to eat. The building didn’t even have a visible name, making it very difficult to find at night. There were no elevators, only stairs, which made carrying luggage a hassle. The room itself was in terrible condition: holes in the walls, exposed connectors near the ceiling, and constant TV signal loss. The server closet was left open in the humid Miami heat, filthy and poorly maintained. The rooftop pool area was disgusting — dirty, neglected, and nothing like the photos. The balcony was filthy as well, with dead plants and a “view” of loud generators positioned dangerously close. The hallways and other balconies were just as bad. This place appears abandoned and falsely advertised. I strongly advise against staying here.

• 832djg (2/5): STAY AWAY! - AVOID THIS PLACE! I stayed at this hotel from October 19th to October 25th, for the 5 day Latin Billboards event that took place at Filmore venue across the street. Sure it has nice rooms with in shower sauna y bathtub, automated toilet seat with wash and warmer, and the take away is you have to cross the street to get some ice to another property owned by these same people, but the way these people conduct business is shady: false advertisement of total costs, lack of awareness of reservation, and zero communication. I had trouble getting to the hotel on time, because of delayed flight connections, so I called from an airport to give notice that I was late but would be checking in that same night, if not I would not have heard from them until arriving, when I learned that according to this hotel my reservation was canceled. If it wasn't for my push, they would have not looked into it, to find out it was actually active on another reservation. Once I was finally able to arrive at the hotel, I was ready to pay the 300 dollar deposit, after a prior full payment online of 787 dollars for the reservation, only to find out I had to pay an additional 239 dollar fee, 39.90 per night, which was not stipulated anywhere on the reservation. So I called the site through which I made the reservation, and was refunded after making that payment, which they said I didn'thave to pay. They have creative fees that make no sense. Finally, as I was checking out today, they don't give receipt or confirmation of the 300 dollar deposit refund... So I guess I'll just have to wait and see if I'll get my money back next week... It's a shame, because it is a nice hotel in a nice area. But horrible business practices.

• Monique (6/5): Staff was excellent. Only thing I can complain about is it look nothing like the pictures - The staff It was nothing like the pictures and you had to go across the street to another hotel for the pool top and breakfast. The rooms need upgrades

• Ayame (6/5): - I stayed at this property for a few days and ran into a couple of issues! Ants in the bed, tv and microwave were not functioning properly and our AC unit wouldn’t get cold. We were switched to 3 different rooms during our trip.
