- Andrew (9/5): Very nice dwelling. Seniors may struggle with bath. - Very nice well appointed dwelling. Lots of nice touches and owner let us in early before we explored around. We knew only a bath but found out not so good for seniors. Also small fridge bending down tall fridge best. Bed not so comfortable.

- neil (7/5): Great property but excessive cleaning costs and missing a few extras - Log burner, bath, quiet. Excessive cleaning charge, no real secluded area for dog to go out as close to other houses, lack of logs after 1 fire, no wash up liquid or bath soap

- Gwil (10/5): Excellent Stay - Excellent stay thank you. Easy 15 minute walk to edge of Southwold and nice walks in and around the property. We also ate at the nearby Adnams Hotel which was great food. Very spacious living area. I could not fault the property.

The property was clean and bright with everything you need. Plenty of outside space which was safe and contained for the dog. Lovely pub/hotel within a five minute walk. We walked into Southwold in 25 mins. Highly recommended. Nothing!

- James (9/5): Perfect location for Southwold. Lovely property. - The location was ideal. Property well equipped with everything you need. I would prefer to know if no shower was available. I accept that there is a mixer as well as bath taps on the bath, but when the sloping roof makes it impossible to stand up, I feel that guests should be made aware of this.

The garden is enclosed, so ideal for dogs. Very well equipped with everything you need. The bath was huge and the bed very comfortable. The weather!
- Zoe (8/5): Nice for a short stay in a lovely part of Suffolk - Lovely little cottage with its own parking space, located just outside Southwold. Comfortable living areas and nice to have a little outdoor space. The cottage is in the grounds of the owner's house, but still feels quite private. Although this was clear from the pictures/description, the sloping ceilings in the bedroom and bathroom meant a few bumps and lots of stooping! Similarly the lack of a stand up shower would probably be inconvenient for most, if staying longer than a couple of days. Most of the cottage was clean, but it could do with a bit of a deep clean in some of those areas you only look at when trying to plug in a charger etc, and find gathered hair and dust.
- Baxmum (10/5): Perfect stay in a pretty location. - Lovely little cottage, large downstairs area, living room and kitchen/dining room. Well equipped kitchen. Dog friendly, space for the dog's bed, large enclosed garden so the dog could go out whenever he wanted. Comfortable bed. Due to the low sloping roof upstairs it is not possible to have a shower standing up, and even sitting in the bath it is a challenge to wash hair without water going everywhere! Nothing the owners can do about this, and the bathroom was lovely.

People wanted to view the cottage while we were staying there, as its up for sale.
- Nicola (8/5): lovely weekend break near Southwold - great location, tucked away in grounds of a large house. Our greyhound loved the outdoor space. The coach house was warm & cosy at night. it’s a great location in a quiet village, 2 minutes from the local watering hole “The Randolph”. it’s only a 15 minute walk to Southwold Pier it definitely needs a spruce up. The paintwork is scuffed & splash marked in lots of places . The floorboards upstairs are incredibly squeaky & the enamel bath is marked & dented in places

Tried to use the local bus but it didn't turn up, some more information on local public transport would have been helpful
- Glynis (10/5): Nice area for lots of walking and pub lunches - Great location, cosy and clean Kitchen utensils could do with renewing. First bag of wood was not providing as advised. It wasn’t a problem really as we were able to buy some locally, although would recommend taking some.
- Rachel (7/5): Great location for bustling Southwold - The location was brilliant, a great distance from bustling Southwold, the Coach House was comfortable and had everything we needed for our short stay. I enjoyed taking baths instead of showers for a change making the trip more relaxing. If we were to choose anything, it would be to mention the very creeky floorboards in the bedroom and the dirty windows on the loft room making it difficult to see outside. Not massive things but worth a mention.

- Sabrina (7/5): Nice enough cottage in a fantastic location - Amazing location - literally a 4 minute drive to Reydon Woods and Southwold and a very quiet place to stay.
Really comfortable TV/living area with lots of items and appliances available for use in the kitchen.
Upstairs and downstairs are very spacious, though we are not very tall and even we bumped our heads on the sloped roof upstairs a couple of times. The bedroom had really nice bedding and was very cosy, and despite some of the cleanliness issues downstairs, the bedroom and bathroom felt very clean.
Despite the cons, the pros were sufficient that we would come back here again. The oven didn't work properly (the grill and hob were fine but the fan oven setting didn't actually heat up), and there is a mini-fridge rather than a full-fridge, which didn't seem quite strong enough for keeping really perishable things like milk.
Things in the kitchen were quite unclean (e.g. lots of greasy marks and smudges on glasses, crumbs on pans in the cupboard, dust and dead spiders in the cupboard) so we had to wash anything before using it; there were also noticeable cobwebs on the walls.
The overall finish of the cottage is quite poor - looks like someone painted it super quickly and it's very messy. There are also lots of marks etc. on the walls.

Very clean and had everything we needed. Low ceilings upstairs and no stand up shower.
We knew that and that is part of its charm.
