It truly was so far beyond what your normal, run of the mill, common B&B!
From the genuine warm welcome, to to the care and attention to the detail, decor , and provisions of the room.... the comfort of the bed, .... the spacious shower, ... and the well equipped bath room...
Then there was the amazing breakfast .... not least of which was the introductory starter tray! Which was beautifully presented with juices, cereals, fruit, pastries.
All in all, it was a truly wonderful few days..
And just the perfect location for a few days exploring the Peak District ...... We'll be BAK!!! THNAKS there was nothing that wasn't to like!

- Nicki (9/5): Beautiful, cozy. Amazing area and absolutely delicious breakfast xx - We had such a lovely stay. Our room was beautiful and cosy, with a separate bathroom that was just as lovely. Although we arrived after The Family Tree had closed, it wasn’t any trouble at all and we were still warmly shown to our room.
The bed was incredibly comfortable, and I had requested extra pillows which had been kindly provided. There were also thoughtful little touches that made the stay feel extra special – complimentary biscuits, hot chocolate, tea and coffee, as well as a mini bar which was chargeable but very reasonably priced.
The bathroom was beautiful too, with a great shower and lovely toiletries including soap, shower gel and shampoo. Everything felt very welcoming and comfortable, making it a really cosy and relaxing stay.
Breakfast the next morning was absolutely delicious. There was fresh fruit, pastries, apple and orange juice, and tea or coffee, along with the most amazing yoghurt (I seriously need to know where that was from!). My husband enjoyed a full English breakfast, while I opted for something lighter as I had a migraine. I chose the pancakes with fresh strawberries and chocolate, and they were completely out of this world.
It was such a warm, cosy and memorable stay, and we would happily return.

- toni (9/5): Lovely place - Stayed here a few times now always very welcoming. The rooms are cosy, bright, very clean with plenty of space loads of hot water.You control the heating in the room which is nice. Lovely view out onto the garden. which in the summer you can sit out in during the evening. Would definately recommend to anyone. So close to the train station you can have some great days out from here. Safe car park only over the road. Particularly like that you can access the accomodation without having to go through the cafe area. One of the highlights is the breakfast but the egg dishes were a let down today the poached eggs had set and the omelette was a little dry.. Please note this is very unusual for this establishment they set their standards very high for breakfast and normally deliver. The continental tray before the cooked breakfast is a jolly. Im only really mentioning the eggs for the management to monitor not to put people off in anyway. It was just a very busy morning in the cafe and very unusual for it not to be perfect.I am sure had we complained they would have been replaced straight away we just didn't have the time that morning.

Breakfast was incredible value included in the stay, we left so full and so much choice, my daughter said it was the best breakfast ever. Although it was not the owners fault and the staff were apologetic and explained about the situation with the water company, we were woken multiple times through the night due to the water pipes screeching loudly for long periods.
I also booked this hotel for the bathtub facility but found the water to not be very hot.
This I was assured will all be fixed very soon, but it did affect our stay.
Had there not been these issues, it would have been a perfect score.

- Sharon (9/5): Enjoyable stay with fab breakfast - Breakfast was fabulous, it was like a VIP experience. Beds very comfortable. Short walk from train station, cheap fairs and quick ride into Matlock and Matlock Bath. We did this on the spur of the moment and was an unexpected event that was really enjoyable. Located next to river with nice walks. Shower could be a bit more powerful, but clean and large. Room very cold on arrival, heating could have been put on to air room through before we got there especially as check in is between 3pm and 6pm, heating really ought to have put on for at least those 3 hours. You have to turn the thermostats on on the radiators yourself when you get there. I think for the price paid the room should be warm and cosy on arrival.

- Arthur (6/5): - You can see how much effort has gone into this B&B overall. Unfortunately for us it was let down by the heating not working and no one around to assist (the Family Tree downstairs closed at 5pm) No adjustment of the WiFi thermostats on the radiators worked. I believe that the one in the room was broken as there was no reaction (lights etc) at all. The 2 in the bathroom did show adjustment but still no heat in them. There was no heat in any of the pipes so I am convinced that the heating was turned off at source. We spent the evening wrapped in bed clothes. The next morning you could feel heat in the pipes, but still the radiators didn't work. Every time the toilet was flushed (inc the room next door) there was a LOUD howling sound for a min or so! It also didn't impress that there were stains on the quilt which doesn't give confidence that you are getting into a clean bed. That really is a no no.
On the plus side the breakfast was wonderful. I liked the idea of each table having it's own breakfast box for the cereals, fruit and pastries - much better than the usual 'buffet' style. The cooked part of the breakfast was delicious too. I've stayed at many B&Bs in old buildings but none with the particular problems that we had. Unfortunately I wouldn't recommend the Family Tree.

Lovely place with a great breakfast at the on site licenced cafe ( the cakes were fantastic) check in and check out ran smooth and stress free

No room service was provided. The room has no wardrobe and limited storage space. The shower is in a high-sided bath tub so really difficult to access, the myriad of tap controls are ridiculously complicated and the side panel is too small so the bathroom floor gets soaked.
OK just for just one night perhaps (not the three we stayed).

- Paul (10/5): The family tree a beautiful family business - Comfortable Clean & Tidy room, the only thing about the room is that it wasn’t serviced every day. ie bin’s emptied and fresh water for drinks. But a lovely stay. The Breakfast was 10 out of 10, with a choice of serials, fresh fruit and a choice of pastries followed by a full cooked English Breakfast or a choice of a light Breakfast. There was more to choose on the menu. highly recommend

- Verified traveler (6/5): - Stayed for 2 nights. Very convenient for train station. No food orders after 3.30 pm so went to a local curry restaurant by car. Room was okay. But lacked any surface to put your bags. Comfortable bed but not enough ventilation in the bathroom so it smelt damp. Had the fan on as much as poss. Internet good. Breakfast was okay. But found the staff not very friendly except one gent who was great. Parking convenient.

Breakfast was first class. Plenty of cold choices and full cooked breakfast. Nice coffee and juices. Some great restaurants down the road. Tasing menu at Stones was excellent setting and delicious.
Lovely trip. Staff amazing.Will be back to visit Family Tree at a future date.

They were friendly and attentive, Breakfast was excellent with a whole tray of continental options just for you, as well as your pick from the main breakfast menu. The room was comfortable and really well equipped. The only niggle was the glass bottle of water provided could have done with a scrub. (I just used tap water to fill the kettle instead).

Shower was a bit annoying because the shower head wouldn't stay in position in its cradle and I found I had to hold the shower head myself to stop the water going everywhere. The room was beautifully decorated, spotless, and had a calm, cozy atmosphere that made it easy to relax. The shower was powerful and refreshing – just what you need to start or end the day. And the breakfast? Absolutely fabulous! A great variety, beautifully presented, and everything was delicious. Highly recommended for anyone looking for a restful and enjoyable stay.

An excellent location for the best of the Derbyshire Dales. Standard room small with inadequate storage for clothes etc. OK for a night or maybe two or three (we had three) but wouldn't be comfortable for longer.

Staff were all amazing and so polite. My only down point to my stay was the green fire escape light being just ofset from above the pillows and keeping me awake at points in the night.

Also we walked along the canal trail. The property is beautiful and the food fabulous. Dinner wasn’t available onsite (available at nearby restaurants).

They were really accommodating, got us checked in quickly as we needed to get off to the wedding. Breakfast was exceptional in a lovely area overlooking the patio area outside.would recommend

We politely declined the cereals but enjoyed freshly baked croissants and then my partner and I both chose the full English. We made a couple of changes each, which the staff were happy to do. The food was the best quality full English we’ve had in quite some time.
The room was beautiful and had everything we needed to wind down after a long day, and freshen up in the morning. Staff were super helpful and got us into the room early as we had a wedding. Nothing. Would 100% go back to stay again.

Was a great base to go off exploring, canal walk to the next town and the train station only a few minutes walk away. We used the train to get to all the neighbouring towns and villages. Shining cliff wood is a beautiful place to visit and only a stop away from the B&B.

The heating was on when we arrived but was switched off on the second night which was cold. It spoilt the visit
The door lock to the room was very difficult to use and needs replacing with a better lock.
The bed was not made on the second day.
Not a lot of choice of channels on the TV.
Cracks in bedroom walls need repair.

- Chris (10/5): A lovely B&B in a beautiful part of the country. - The Family Tree is a lovely B&B in a beautiful part of the country. The room was clean, quiet and had everything that we could need and the breakfast was delicious. We only had one issue during our stay, relating to the heating in the room. This was dealt with swiftly by the management. Would definitely recommend staying here.

- Kevcamb (10/5): Exceptional - Set in a beautiful location within the Derbyshire Dales with spectacular scenery and excellent walking routes. Staff were very attentive and breakfast was one of the best we have have had at any accommodation. An independently owned and managed establishment which goes above and beyond what you would get in a faceless chain hotel. We will look to stay there again when we have more time to enjoy the walks and the area. No evening catering which is a shame as they have a very good menu but you could always eat during the day (kitchen closes at 3pm). Plenty of places to eat nearby in Matlock or as we did get takeaway fish and chips (living in France we miss this treat).
- carol (8/5): Weekend break - The rooms are in a converted cottage and have been nicely decorated and furnished. The building is old so you cannot escape the uneven floors/doors/windows etc whilst that gives a charm it is also brings a slight inconvenience in that the window could not be opened to allow for fresh air. Not a huge problem this time of year but would be so when warmer weather arrives.
Room has a well stocked mini bar/snacks operated on an honesty basis. The goods were very reasonably priced and welcome in the evening as nothing else is available onsite.
The staff were helpful,friendly and hardworking.
The food was excellent with terrific choice at breakfast and represented very good value for money.
There is no evening food available and it is remote from nearest pub/town centre so you need to plan. Bathroom is modern clean and spacious.
Only minor annoyance is a very poor tv/phone signal-but not a spoiler on a short break.

- Patricia (8/5): - Very clean, smoke-free, very welcoming, kind and generous staff. Excellent, quality food and plenty of it. Comfortable room. Excellent breakfasts with good choice, and restaurant also open to the public from 9am. All table service.
Only one negative: Premises closes at 5pm for the night, so no evening meals or bar. No alternative eating houses close by.
- Lisa (4/5): - We arrived to an infestation of ladybirds which was dealt with quickly however they did return they left us peppermint and was told to use it if needed. This is an ongoing problem so really needs to be sorted as its not down to the guests to be . Dusty bedside lights and artificial plants plus debris left in the bath and a ladybird in the toilet. The door trim on the door has been badly put on and the door is very stiff to open. The tables and chairs outside wre dirty and did not get cleared for hours. No heating the second night or morning and it was frosty so not ideal the manager did offer a 1 night stay refund for the issues. Road very nousy in the mornings so if you are a light sleeper this will lead to disturbed sleep. Breakfast very good
- Laura (10/5): The best 1 night stay we’ve ever had! - The room was so lovely. Compact but absolutely perfect. The little tray with bits on was such a nice touch. The breakfast was honestly the best breakfast we’ve had in any hotel/b&b. Service was spot on too. If you’re thinking of staying here honestly do it - you won’t regret it. We can’t wait to come back.

And the breakfast service was probably my favourite part of the stay, very generous breakfast, I loved it. The room was very warm at night and would have been nice to have some window access or maybe a fan.

- Ben (10/5): Hidden gem, with a fantastic breakfast :-) - This was a business trip and I only chose this place due to the fact it was really close to where I was going the following morning... what a great surprise. Comfortable accommodation, sensible cost and a fantastic breakfast in the morning.
This is not like your typical chain-hotels. Much more personal and friendly for sure and run by a family, so if you're staying in these parts of the country you should definitely support-local and get yourself in here.
