- olga (6/5): Senza dubbio meglio i piani alti. - la posizione è centrale, la stanza molto spaziosa. la camera a piano terra è buia, ovviamente abbastanza umida e con il bagno cieco. Chiunque apra e chiuda il portone, causa un rumore forte e abbastanza fastidioso, però costa meno. Se ci si trattiene poco può andar bene. Purtroppo non avevo letto con attenzione la descrizione.

Ora la qualità si è ridotta notevolmente: luci sul comodino non funzionano, asse del bagno rotta, scale sporche, assenza di prima colazione. Mi pare che ci sia un abbandono della struttura.

Le rodea un canal y mucha gente se hace fotos con el edificio.

Si vuelvo a Venecia volveré al mismo sitio.

Si ves por fuera el edificio puedes asustarte pero por dentro esta muy bien.
Es un “palazzo” veneciano.
Tal vez si te vas de Venecia tarde, has de dejar la habitación a las 11 y las maletas en una habitación sin llaves.
- Giulia (3/5): Non rispecchia le foto presenti sul sito né le aspettative create dalla descrizione. - Ho prenotato questa struttura attratta da posizione, prezzo e foto, che lasciavano intendere un posto curato e gradevole. Sapendo che a Venezia molte strutture sono ancora piuttosto datate, mi sembrava una buona opzione rinnovata e comoda.
La comunicazione con la struttura è stata positiva: mi hanno accordato gentilmente la possibilità di arrivare entro le 20:00 senza la fee di 50€ prevista dopo le 19:00, e il check-in è stato semplice. All’arrivo, siamo stati accolti da un ragazzo molto cortese, che ci ha informati di un upgrade gratuito da camera standard a camera superior, cosa che abbiamo apprezzato. Purtroppo, la camera non ha rispecchiato le aspettative: il letto cigolava ad ogni minimo movimento, tanto da rendere difficile dormire la prima notte; la struttura del letto a baldacchino era in legno e tenuta insieme con del nastro adesivo;
battiscopa scollati, tende macchiate, intonaco rovinato e mobile del bagno danneggiato dall’umidità; nella doccia, il porta detergente era rotto, il bordo ingiallito e lo scarico quasi intasato.
Nel complesso, l’ambiente dava un’impressione di trascuratezza, nonostante la buona posizione e la disponibilità dello staff. Molto comoda la possibilità di lasciare i bagagli dopo il check-out, anche se in uno stanzino che sembrava più un deposito attrezzi con odore di muffa.

- Messler (9/5): Easy and convenient. Better pricing than other areas - Tucked away from the crowds. Coffee shop and restaurant right outside the door. Easy location to take vaporetto to the other islands. Most comfortable bed and nice down pillows. Ease of entry to lobby. Just push button and tell person answering you are here to check in. They unlocked door and we only waited a few minutes for host/manager to give us key and allow us to drop off bags in room. Soooo easy and convenient allowing us early check in

- Jodie (10/5): - A large picturesque apartment in Venice to enjoy quiet time but still be close enough to all the landmarks. Great restaurants and amenities very handy. Staff were lovely and only a phone call and a few hundred metres away if we needed anything. We really enjoyed our stay.
The only con was the shower. Although it had a large rain shower head, it only dribbled water down and the shower recess filled with water so much so we had to stop the shower to allow it to go down, worried it would flood the bathroom. The bathroom however was clean and modern otherwise and also contained a bath.

Our hosts, the best ever, stayed in contact with us, understood, and STILL met us when we arrived. The place was clean and better than pictures. The location was perfect for seeing the beautiful city. Our only problem, not being able to stay longer! Thank you both for making our first stop in Italy great. See you again.

- Jane (4/5): Hard to find but very clean. - It was very difficult to find, and there was no sign to tell us the name of the hotel. When we finally found it I pushed the bell and no one answered. I had to call to get someone there to open it for me. The room was very, very clean and spacious.
- sjcorday (8/5): Great location, spacious room with A/C. - The location was great as it was very central and close to a vaporetto stop. The room itself was nice as we had two separate bedrooms for 3 adults. Every window has a canal view as there is a little canal surrounding the building on three sides. We would stay here again. To get into the building for the first time was a bit tricky as there are no signs and finding the front door was a challenge. We understand that almost all buildings in Venice are old(er) and have some challenges but the bathroom could maybe use a bit more attention as the towel rack fell off when nothing was even on it. Nothing that wouldn't make us stay here again though!

Ok for a day stay
- Suresh Kumar (8/5): - The rooms are well maintained. They reached me in advance through expedia message and provided appropriate details to find the building. The reception was good. It is very close to shopping , attractions and food. Everything was good except there is no hot water and we had to do cold water both with small kids otherwise a good place to stay.
- THOMAS (8/5): - Relatively clean large room, well located with good food and transport options close by. Cafe for coffee and breakfast right at its doorstep. The bed itself was large and clean but the mattress itself was soft, squeaky and uncomfortable. Visited in summer and the air conditioner was efficient and much needed. Price was reasonable for the high season.
- Janell (8/5): - The hotel is surrounded by a moat. You feel like a local as you across over a mini bridge to enter through a green door, which most visitors select as a spot to rest and take photo. Best of all, a Gondola and a breakfast cafe sit right outside your door. The place felt secure and clean. The caveat was that in our room one window shut poorly, and the bathroom could use some basic TLC, but, nothing to complain about.

- Eva (10/5): Excellent stay! - The location of the suite was perfect for us, 20min walk from the train station and easy 20 min walk to St Mark's Square! The room was air conditioned and big. We were happy that we had two large double/ king size beds which were extremely comfortable. The check-in was speedy and there was a tv but only with Italian channels.
- Billie (8/5): - Cool place to stay, a bit unique but really spacious! A little hard to find even when you’re outside the door. Communication in general not the best and via Expedia messaging really poor. Check in went OK but no staff on hand other times. I would stay again.

- Sheri (8/5): Prime Location - Vacation… this was a getaway. If you are looking to stay in a place with a great get location, but no amenities, this is your place. It’s clean, and the owner/manager is very accommodating with the bare minimum items… soap, shampoo, towels. The soap is tiny, no hair conditioner. However, the location is perfect. The room is clean. We didn’t want to waste money on a room when we knew we would not spend time there other than to shower and sleep. By the way, the shower took several minutes to heat up. But the price was excellent for the location.

Great pillows and mattress though curtain in one of the windows was not fixed properly. Also toilet seat was not fixed properly and garbage in bathroom was broken & too small.

On checking in our phone number was added to a WhatsApp chat and we were sent a list of restaurants. We had a problem with curtain but this was rectified the following morning. Nice central location for the sights.

The apartment was spacious and comfortable.

- Doran (10/5): - A little tricky to find but once discovered this is a little gem more like an apartment with very high ceilings and a lovely location. Peaceful and calm. The staff were enormously helpful suggesting dining options and sights to see.
- Claire (8/5): Large rooms within 15 minute walk from station. - Good location, 15 minute walk from train station - which was long enough with large bags (and two bridges to cross!). Very large main bedroom and good size second bedroom. Rooms were clean enough but on closer inspection they and the bathroom could do with a bit of maintenance and a deep clean. But fine for one night. The only big downside was the difficulty we had in finding the suites as there is no sign outside the building. We ended up asking a postman where the building was and discovered we’d walked past it several times without realising. We were thankful we could store our luggage as we arrived very early by train - but this was in an under the stairs cupboard which was a bit of a mess of towels and boxes, etc. which seemed a bit odd. On arrival back in the afternoon to check in we were checked in from another cupboard in the hallway (!) and the staff member was very polite but failed to show us the second bedroom. We then panicked after she left when we thought we only had one bed for four people. Turns out the door through to the connecting room was stiff and we thought the door was locked. The staff member who came to help was however very polite and welcoming.

I thought maybe it would be noisy at night, but I was pleasantly surprised that it was VERY quiet around 9pm! I liked the privacy or one or two rooms on the second floor. I would definitely stay there when I come back again to Venice. Check in staff was very friendly and helpful.
- Allison (10/5): - Property right in the canal. Huge room with large bathroom. Great location just a bit tricky to find. Green door over a tiny bridge. Ring the bell and they will be there to check you in. Very happy with our stay! Nice coffee shop right across the street.

The bed was absolutely huge and really comfy - best night sleep we had in a long time!
Very easy to get to, we took the orange line water boat from the airport to Guglie stop and only 10min walk from there, super easy to find. Would definitely recommend!

- seb (4/5): - I would not recommend this property. Its not a hotel and has no staff, you need to call the staff to check in. Paint was peeling off the wall and nold was growing all around the shower.

The first time staying here we arrived by plane and had to take Venice water shuttle. This time around we arrived via train and it was much more convenient to find the hotel using the water ferry to the Casino stop. Highly recommend staying here.

It was suitable to sleep. Bad WiFi connection in the room, had to go to front entrance to connect. The space was dark and the AC was turned off to the room got warm and stuffy, and if you opened the window misquotes came in.
- TASADAY (8/5): - We enjoyed our stay here, at the tail end of our Italy trip. The beds were so comfortable (king size and pull out sofa)! The space worked for our family of 4, but I wish we had asked about room layout and options ahead of time. The room had a mini fridge and we would have used a microwave if it was there. The rest of Italy was super easy to find great gluten free food, but Venice was a bit harder - the supermarket close by had some meals we could have eaten if we had a way to heat it up. I imagine for most travelers this is a non-issue as there are so many restaurants close by and eating out is better!

- Corrina (10/5): - From the moment we arrived, our expectations were exceeded. An easy walk from the train station, we were greeted by our host and checked in with courtesy and ease. On entering the apartment we discover it is huge, with soaring ceilings, a perfect 2nd bedroom for our children and a large bathroom. We were able to open the windows to gaze out at the canal below (with gondoliers ready for hire) and via the communal living room, sit on the balcony and watch the world go by. I was a bit worried about noise as it is on the 'main drag' but it didn't bother us. The Cannaregio area was perfect, with many quieter streets/canals and some great wine and cinchetti bars. Walkable to everywhere. We didn't even use the vaporetto!

- Dario (4/5): - The only real issue we had with the place was it was difficult to find. We were lucky we arrived in the daytime and still couldn’t find the place easy, I couldn’t imagine trying to find this place after it gets dark
- Nicole (8/5): Cute, conveniently located hotel - It was a pretty quick walk from the train station. They replaced the towels every day and you are right on a canal with a coffee shop steps from the front of the hotel. They also upgraded us free of charge without us even requesting it to the larger suite cause we had our toddler with us and it was available. Theres a bridge right at the front door, hard to get a hold of any employees if you need something unless you buzz them at the front door which calls them. Only a kettle and water bottles provided. No coffee or anything.

- Francisco (8/5): - This is not a typical hotel, it’s a building with 5 rooms (suites) and a little difficult to check in, the place doesn’t have a name just the address and not easy to locate it.
- Joy (8/5): - Place is nice and clean. Check-in experience is ok. We have to wait for the receptionist but it's ok. The picture of the lobby on Expedia is totally different from the actual area. Towels are white and clean. The duvet and beddings are wonderful but pillows need to be change, too old, no more cushion at all.
- David (4/5): Perfect location away from the crowds BUT - Location is fantastic, 10 mins walk to train station and 20 mins to St Marks square. Stayed here a few years ago and had a fantastic experience. Unfortunately things were not nearly as good this time. No coffee/tea in the lounge area and no coffee machine in the room. No shampoo in the bathroom. Small things that were there last time. The loung area was cosy and inviting last time but the table is gone so nowhere to relax and have a chat.
Such a pity as things were and could be so much better.
- David (2/5): - The location of the hotel is ok. It is on a main pathway so there are cafes and shopping close by. Unfortunately, there are several major issues.
(1) It is hard to find. The hotel has NO sign outside the building. I had to call the hotel to find the main door which has absolutely no signage.
(2) The Internet does not work very well. So the hotel staff has to reboot the system frequently.
(3) The housekeeping was not the Best Buy tolerable. They forgot to leave bath towels twice during our 4-night stay. The room was a bit dirty. I have noted dead mosquito marks on the wall. Being on water, there are a lot of mosquitoes in Venice. I think the previous occupants were quite busy chasing down mosquitoes in the room. Frankly, housecleaning should really wipe down the walls.
(4) Its night staff was particularly troubling. When I called about the missing bath towels on this past Tuesday night (Oct 1), Diego answered and asked me to pay him 50 Euros to deliver the towels. When I told him that it was not reasonable, he questioned why I did not report the missing towels earlier in the day. I explained that we just returned to the room and noticed. To say the least, it was not the pleasant memory that we were hoping for in Venice. Being from New York, I thought I have seen my share of nasty people in my life time. Diego tops them all for being unreasonable and aggressive.
- Michael (8/5): Very nice property in the most wonderful of locations within Venic - We liked the spaciousness of the suite. And we loved the location. We thought there could be more facilities for hanging and shelving of our clothes etc.
- Matt (10/5): Exceptional - Great location, easy to find and not too crowded. Easy to walk through Venice and explore other areas.
- Marion (10/5): Amazing 3 night stay with canal and history. - Great location made it easy to get everywhere. Right on the canal gave it a luxurious feeling. Built sometime in 1500’s it has been modernised sympathetically.

- Charles (2/5): - Dirty. Floors swept once in a while but apparently never washed. Window doesn’t lock. Internet doesn’t work. No place for stuff. TV on stand, not wall, takes up all of the only countertop. Coffee cups but no way to make coffee. Ants.

Good: Nice check-in experience, location quite walkable, somewhat mid way between train station and st marks, big king bed, AC works great. Fairly clean and good communication. Good towels and housekeeping. Lumpy sad pillows. They gave us a list of restaurants and cafes. There is a good one right outside called "1000" you need not search any further for authentic good coffee at reasonable prices. Always easy to find your way back to the Maddalena church in the same square.
Not as good: Wifi didn't work after our first night despite my message to the host, I had an esim but the connection sucks in Venice. Front door buzzer and latch are super loud/jarring. Light sleepers beware other guests coming back late or leaving early. One morning we woke up 5x from 5-8am.
Lots of little annoying things like not enough surfaces to set your things on, only 4 clothing hangers, there was an electrical issue which prevented the lamps shutting off with the key in the slot so we had to unplug them. The key card system shuts off all electricity when you leave so your devices won't charge. Sad little tea bar very hard to access as it was set behind the tv screen. Broken/ cracked or loose bathroom fixtures. Nothing super detrimental to our stay but it could be improved easily. I didn't come to Italy to hole up in my room so no big deal.
One last thing remember there is tourist tax payable at check-in, not included with your online reservation.

- Sherri (10/5): - Where to begin… I called the number 24 hours prior to our arrival and Mr Matteo answered promptly, you could hear the smile in his voice. Reviewed directions and instructions for our arrival. I did purchase the private taxi from the airport so finding the location was not an issue. You walk over the quaint bridge and ring the doorbell. Matteo answered over the intercom and opened the door . He said he would be there in 10 mins ( we arrived early). But I swear he appeared out of thin air 2 seconds later. All smiles and helpful. I traveled with my dtr and Matteo helped with our suitcases. We had booked the most basic room on Expedia ( budget girls) and Matteo had upgraded us to the Monteverdi. Ground floor. 3 windows /balconies over looking the canal. King bed, couch, fridge and large bathroom. We were in heaven. It gets better. We booked the midnight sleeper train from Venice to Rome for the night but check out is at 10 am. Matteo allowed us to come back at the end of the day and stay in the upstairs parlour. Large balcony overlooking canal, huge traditional Venetian decorations with comfy couches. AC with toilet downstairs. We sat and journaled, talked and drank our wine. Amazing experience. I am so grateful we made our decision to stay here
- Emily (10/5): Exceptional - We stayed for only one night but were pleasantly surprised with a room upgrade to a lovely suite. Very comfortable space, good bathroom and comfy bed. Right on one of the canals 😍 There is not very good signage for where the accommodation is located so we had some difficulty initially finding the place, however this is a minor issue.
- Catherine (8/5): Good location! - Had a great location, the room was spacious and had good AC. It was overall comfortable, but there was obvious ants, gnats, and black mold in the bathroom. I’m not really sure why that wouldn’t taken care of that, since a little bit of bleach would’ve gone a long way.
