Guest Reviews
- Dave (10/5): - I can’t believe that these guys can make a living with the service they provide. If you’re anywhere near this is the place to stay.
- Peter (10/5): - Breakfast was amazing. House was very charming and comfortable. Hosts were very gracious and friendly.
- PING (10/5): - Breakfast include
- Robert (10/5): - I had a wonderful stay at the Pratt Smith House B&B! Anne and Alan were wonderful hosts. I enjoyed all of the antiques and objects of interest with which Anne (who, according to Alan, does the decorating) has decked out the house. So many things to look at. I enjoyed reading some of the history of the house and the area. As others have said, the breakfast was extraordinary, and served with a flair by Anne and Alan. Perhaps best of all was their wonderful company and conversation. I hope to be back soon.
- Shira (10/5): - The pratt house is wonderfull just as we expected it to be, Alan and Anne arr very hospitable and nice and made us feel at home.
- Pieter (8/5): - It is not very common to be able to stay in a house from 1815! I love older places and strongly dislike motels. This is a house worth staying at for a decent price. However, it is stuffed with cutesy brickbrack from craft fairs mixed in with antiques. Guys probably wouldn't like it that much. It's every inch slightly claustrophobic and over-decorated. The needlework and quilts are nice. Hosts are GREAT!
- Donna (10/5): - The Pratt Smith B&B is a unique place to stay. The home has 100+ years of history, built by pioneers. Alan & Ann are such gracious hosts & we loved talking with them. Their breakfast table display was beautiful & food so very delicious.
- KRISTINA (8/5): - The couple was very attentive
- Roberto (10/5): - Alan and Anne were such a wonderful host and would highly recommend them. The place is magical and the food (homemade!) is delicious! Would stay here again if given the opportunity.
- Robert (2/5): - I post to let prospective renters know that all the "10" reviews are misleading. The property is old, dusty and uncomfortable. I was mislead by the "reviews" and regret my stay. The owners are nice, but should be truthful about the property condition.
- Tamra (10/5): - We were warmly welcomed by owner upon arrival.
- Clive (10/5): - Historic, very comfortable 1815 farmhouse set in extensive wooded grounds. Lots of character here! Very welcoming owner.
- Lance (10/5): - The hosts were so endearing we love them. They made us feel right at home and the breakfast was fantastic.
They provided historic information about the house, the family and Utica, which we really enjoyed
- Dave (10/5): - Wife has alleges and the little dust in room bothered her, took 3 times to flush toilet
- Jooho (10/5): Good good - Kind onwer and cozy house
- NESTOR (10/5): A Gem in Central NY - Alan and Anne are fabulous hosts and the breakfasts are superb. Just be aware that this IS a 200-plus-year old house with nineteenth century quirkiness. If you prefer a sterile 21st century hotel do not stay here. If however, you appreciate the history and charm of a farmhouse which pre-dates the building of the Eire Canal, you will, like me, become a repeat visitor.
- Parandama (6/5): - Property not that great! but the hosts were wonderful people. Hosted well with their breakfast hospitality!!
- Isaac (10/5): - Lots of character and very kind hosts. Convenient to the highway.
- Donna (10/5): - The breakfasts were delicious and artfully presented.
The host and hostess are delightful. Internet access good. The bed was comfortable and the air conditioning in working order.
A delightful stay.
- David (10/5): - Personable and interesting hosts.
- brian (10/5): - Cute little place with a lot of charm and character. Peaceful.
- Beverly (10/5): - We had a very nice stay at the Pratt Smith house. Ann and Allan are wonderful hosts, very accommodating, friendly, and just nice to be in their company.
- Jessica (10/5): - The property was clean and the owners were very kind. I would go back there again.
- Daniel (10/5): - This is a wonderful spot to stop and relax. The owners are delightful to talk to and make everything feel homey.
- Robert (8/5): - Like visiting grandmas house when I was little. Welcoming and a LOT of things to discover. Like grandmas house it was a little dusty, but an allergy pill took care of that.
- rob (10/5): - Renovated a former dairy. Nice touches. Quaint home with modern amenities. Friendly owners. Great breakfast. Will stay again if I'm in the area.
- Laura (8/5): - If you love antiques you will love this property- but if you like a clean, uncluttered space it’s probably not for you.
- Cynthia (10/5): - The decor was patriotic, historian quality & homemade items. Staff extremely polite, articulate and talented.
- Cassandra (8/5): - Ann greeted me right away. Very friendly. My bed was comfortable and everything is clean.
- Leila (8/5): - Hosted are the best ever . House is beautiful and charming , breakfast was excellent , warm conversation with hosted and other guest def the best . I suggest small diffuser or done aromatic natural oil at the trance would make the stay more pleasant . I am sensitive to smell and first walking to the front door has an unpleasant old house smell . Other than that I highly recommend to try staying here .
- Albert (10/5): - The location suited my needs well. The room was comfortable and quiet. The Victorian decoration will appeal to some travelers.
- Catherine (10/5): - This is a wonderful experience away from hotel chains. Breakfast is amazing with great food. The proprietors are good to know people and the building is a little bit of preserved history. Will do this again.
- Kathleen (10/5): - The property is beautiful and the owners are delightful!
- Nathaniel (10/5): - Beautiful, amazing service!
- Ruya (10/5): - Alan and Anne, the owners of the Pratt Smith House B&B are simply wonderful. I felt so welcomed. Anne prepared the most delicious breakfast, and Alan asked me the day before what (if any) dietary restrictions I have so they could cater to them. I love cats and flowers, so the interior decor was extra special to me. I wish I could have spent more than a night. I enjoyed learning a bit about Anne and Alan, and sharing a little about my journey. Two very special people. Don't hesitate to stay with them!
- Mark (10/5): - Arrived late, left early. Quiet sleep. Comfortable bed. Owner awoke early, and had coffee ready. Recommended place to stay.
- Bruce (10/5): - The hosts were very gracious, accommodating and full of local history and good advice about things to see and restaurants. My wife needs gluten- and dairy-free food and they responded very thoughtfully. We enjoyed meeting them.
- Katelyn (10/5): - Very nice people and super cute place!

- Shakeem (10/5): - Great stay
- David (10/5): - Ann and Alana are very gracious hosts, will be staying here again next time I come through.
- Alexander (10/5): - Very friendly people and amazing atmosphere!
- christine (8/5): - Very friendly and food was good
- WILLIAM E (8/5): - Charming older home & furnishings, but snow & ice made the entrance, walkway and driveway unsafe.
Host were very kind & breakfast were outstanding.
- Madison (10/5): Absolutely incredible! - I was traveling for a job interview, and I don't think I've ever stayed at a nicer place in all of my travels! The owners are incredibly gracious and welcoming, and the house is absolutely charming. It felt like I was staying at a relative's house! On top of all that, the food is absolutely incredible, and the hospitality cannot under any circumstance be beat. I cannot rave about this place enough, and I will definitely be recommending it to anyone who is in the area!
- Rose (10/5): - Feels like home.
- Linda (10/5): - It was very cozy quiet couple very nice recommend to everyone
- Stephen (10/5): - Friendly, clean, great breakfast.
- Kenneth S (10/5): - Well this is the second time staying here right before Christmas....Its the husband and wife team that make this place so special. What great kind souls they really are, its people like tjis that give you hope for humanity. As always the best part of staying here is the conversation at the breakfast table with the owners. Merry Christmas and hope to see you next year when we come in to visit family.
- Amanda (10/5): - Excellent hosts. I thank them for allowing us to stay in the home!
- Erika (10/5): - The room (and whole house) was clean, cozy, cute, warm and welcoming. The hosts are the sweetest.
- David (10/5): - Awsome first time experience!!
- Ralph (10/5): Charming quiet B& B , A true hidden Gem - Alan & Ann were absolutely wonderful hosts. They are personable & very accommodating. The house is absolutely charming, quaint & quiet. Ann keeps the decor of the house fitting to the era it was built. It's like being back in time. So much history, many books and so much to look at throughout the house. Delicious breakfast served with unique dishes & a small homemade baked treat in the room upon arrival. Highly recommend if you are looking for something different. A true 'hidden gem".
- Janet (10/5): - Breakfast was very delicious and attractive. The couple were very friendly and considerate.
- Mikhail (10/5): - Very cozy and warming place.
- Katherine (10/5): - Anne and Allen are so kind and welcoming. The room was comfortable and Anne makes an awesome breakfast! :)
- Heather (8/5): - Comfortable, great breakfast, interesting and plentiful decor.. quiet..✌❤️😁
- Adam (10/5): - Anne and Alan are amazing hosts, the food was tasty and made with love and I just cannot stress enough how lovely our stay was.
- Michael (10/5): - Allen & Anne. Very accomifationg ...Warm nice host...Easy going....and helpful. Breakfast was very nice ...
- Dennis (10/5): - Ann and Alan are gracious hosts and their historic home is a wonderful B&B. The room I had was clean and comfortable. Along with the wonderful brownies waiting for me in the room, there was also a history of the home, the area and the original owner Pratt Smith. Breakfast was delicious too! I definitely enjoyed my stay.
- Becky (8/5): - This was an interesting, vintagechome. The history was very interesting. I loved all of the crosstitch and older books. The only recommendation I would make to the owners is that if you need to leave early, possibly let the guests know in advance so that both the guests and you are not rushed. The food was excellent!
- Kathie (10/5): - Great place to stay! Breakfast was wonderful.
- Nicholas (10/5): - This was my first time in a B&B and dang was I impressed. The hosts are so kind and welcoming. Host left a treat in the room for a late night snack. We came in late and accommodations were made for us. The place has an antique allure that was fun. The breakfast was amazing. Such a unique experience compared to a hotel/motel. Will remember this place forever.
- ROBERT (10/5): - It really was as our son said staying at his grandparents house, honestly it’s been a highlight of our trip so far,the hosts were very attentive to our requests and made our stay special.
Beautiful rustic house with a lot of history and nice grounds to relax in.
Would stay again in a heartbeat.
- Michael (8/5): - Loced the interesting history of the home. Beautiful property. Ann & Alan are gracious & wonderful hosts.
Nice to see historical buildings kept intact.
- Karen Wedge (10/5): - We had a lovely stay at Pratt Smith House. It's a beautiful, historic stone house. Inside everything is decorated with country style quilts, artwork and knickknacks. Our room was cozy. The hosts were friendly and accommodating. We had a delicious breakfast. Highly recommended!
- Francois (4/5): - Old house converted into a B&B.
bathroom is not in the room. Pretty dusty and old.
Very limited breakfast. You get what they give you.
- Verified traveler (8/5): - The home was impressive, especially with the abundance of items of the past, many from the 1800’s. The bed was only a double, a bit small for 2 adults, but the mattress was one of the best. I had no concerns about cleanliness. The hosts served a great breakfast and spent the time in conversation as well as serving. It was a great experience.
- Michael (10/5): - So i want to be completely fair with the review. First off the hosts are very very nice people. Breakfast was truly amazing. No issue at all with any of that. I think that it is important to know what this is which is an old historic home that is decorated as such and would be very much enjoyed by someone who enjoys that and is looking to slow life down for a day or two. I thought it was a little different coming into that which is likely an error on my part. If you are looking for updated rooms or a hotel type of experience this is not it. The house sounds feels and smells as it should for a house of this age. Ann and Alan were very nice and sweet and proved a true B&B experience
- Anna (8/5): - The property is lovingly maintained by hosts Alan and Anne, who go out of their way to make you feel welcome. The house is filled with interesting antiques and vintage decorations. Plus, the breakfasts are amazing!
- anthony (6/5): - The owners are lovely people. Our kind advice would be to remove some of the decorations and collectables from the bedrooms and bathroom for a better guest experience. The house is located in a rural areas 3 or so miles from downtown so any dining or going out options require transportation.
- Beverly (10/5): Quaint & Lovely Bed & Breakfast - The hosts were wonderful! The breakfasts were delicious and special. It was very quiet and restful and very close to downtown Utica. I would definitely return!
- Beverly (10/5): Quaint & Lovely Bed & Breakfast - The hosts were wonderful! The breakfasts were delicious and special. It was very quiet and restful and very close to downtown Utica.
- Jeffrey (10/5): - Alan and Anne are wonderful hosts and the breakfast is terrific!
- Daniel (10/5): Pratt House B & B - Great couple running the place. Very good breakfast each morning.
- Louis (10/5): - Very friendly and personable
Special homemade breakfast including a special treat
‘Atmosphere was ‘far from the maddening crowd’
Rich in history
- Howard (10/5): - Anne and Alan operate a gem and are very welcoming and engaging.
The room and facilities were comfortable and great value for money and the breakfast that was served along with conversation and personal attention to detail was delicious.
I highly recommend and hope to return myself one day.
- Keith (10/5): - Everything was excellent
- Katherine (10/5): - Very old-time& nice. Affordable. You dont see very many places like this around anymore.
- Joseph (10/5): - Very enjoyable stay
- Morna (10/5): Wonderful discovery, we can't wait to visit again! - Alan and Anne are wonderful hosts. We had a great time over breakfast with the other guests as well. When we left we felt as though we were leaving from a family stay.
- Austin (10/5): The best - Super friendly, great breakfast! Honestly one of the best hotel experiences I’ve ever had!
- Muhammad (10/5): - Quiet peculiar property.
- Adrian (10/5): A rare find.. - The home is set on a beautiful, treed lot. It is quite old with what appears to be original maple plank flooring and has a lot of charm. Given it's age, it has some creaky doors etc but it added to the athmosphere. The hosts, Anna and Allan, were very welcoming and provided us with a great breakfast. The house is full of trinkets and old books which some might find too much but..we liked it. Would definitely recommend it as it is rare to find a New England home in a relatively unrestored but good condition.
- Gregory (10/5): - Our favorite part of our stay was the wonderful breakfast we were served. It was delightful.
- richard (10/5): - It has real character, as you would expect from a home over 200 years old. Very comfortable for us.
- Laura (10/5): - Lovely place and staff
- Seohyun (10/5): - Such a beautiful house and welcoming like a home ;)
- Corey (10/5): - I’m from a big city and I’m just use to more options in the area. No knock on it.
- Robert (10/5): - Friendly hosts
