Unable to adjust heat in bedroom. Temperature was 80 degrees in the middle of winter. Not crazy about the style of furniture. Too much like yard sale decor.

The bed was very uncomfortable in the room we were in, and they proclaimed to have snacks, but when we checked in there was one granola bar I believe, and oatmeal cups for in the morning. The coffee was pleasant enough. We may try it again if we could get a different room, maybe?

I loved the cozy vibes and all the beautiful decor. Walking distance to some great little shops and food. Also an easy walk over the bridge to Portsmouth, NH. Can't wait to go back and experience this location in different seasons. As someone traveling alone, I would have liked the additional security of a lock on the inside of the door/room.

- 686cf (10/5): Quiet little getaway - The property is adorable and Portsmouth is an easy walk across the bridge. The front porch and its rocking chairs were nice in the evening. The staff isn’t necessarily on-site, but they’re quick to respond and friendly.

We always stay at Water Street Inn. It’s ideally situated between all the shops and restaurants of Portsmouth, New Hampshire and Kittery/York/Ogunquit, Maine. The rooms are clean and well appointed, and the proprietor is a peach. See you next year!

- Carol (10/5): - Great place to stay. Beautiful xeriscaping in front and sides with a covered porch to rock and read under. The room was small (#6) but it had everything we needed. The towels and shampoo/conditioner/shower gel were lovely; we had plenty of towels. I loved the keyless/cardless door locks to the home and room. In the main living room there were myriad K cup coffee’s including soy milk, half & half, and oat milk in the fridge. A different fridge was stocked with little bags of ice to use in the ice bucket available to take to the room. If you BYOB you can label and put in the fridge as well. There was a freezer to re-freeze ice packs that we brought in our cooler. They had instant oatmeal, honey, and sweeteners available. The inn is close to the bridges that you can walk across and get some delish BBQ at Ore Nelle’s. Sit outside and watch the sunset over the water. Lots of restaurants in the town of Kittery, a Juicery, breakfast places and a Laundrette. It was a nice little place to stay and it was very clean. The staff were super responsive and had lots of great tips on dining places in sights to see!

Very quaint and welcoming property - lovely sitting room on the first floor. Bedroom perfect size and bathroom was very functional. The towels were plush and the shower was amazing. Loved the quaintness of the entire experience. We walked over the bridge for breakfast and felt very safe. Nothing negative about our stay except that we wished we could have stayed another night!

The Inn was very quiet and quiet residential streets in the neighborhood. Quick walk to Badgers Island for casual dining.

- baradanikt (4/5): A picture is worth a thousand words - Having stayed in Portsmouth on a previous trip, my wife and I were looking forward to staying just across the river at the Water Street Inn. After all, it got rave reviews. Unfortunately, in our experience, the reviews are misleading. The location is ideal and provides easy access to downtown Portsmouth via a 15 minute walk across the adjoining bridge. We stayed in room 7 (“the barn”). We value the experience that our stays provide. From the start, with the contactless check-in, and text-only contact, we sensed a very impersonal stay awaited us. Upon arrival, we found trip hazards in uneven patio blocks on approach to the entry. After entering, it was obvious that the the cleaning standards are not up to par as the crisper drawer in the refrigerator was not cleaned out from the previous guests. Additionally, dried crusty food in the microwave, water left in the refrigerator 'Brita' dispenser, and the electric tea pot set the tone for the days ahead. Room 7 boasts a “well appointed kitchen”. I'm not sure what that means due to the lack of kitchenware. The kitchen had one sliver spoon and several plastic utensils. It was also missing some mugs and bowls. Room 7 is somewhat deceiving in that there is a lack of counter space in the “kitchen” and bath. There is no place to store clothing, so, you must live out of your suitcase. A dark unlit closet is available for storage. The exterior of the property is in disrepair. The grounds are overgrown and could use a good weeding. A path leads from the front of the property to the rear where a crumbling wooden pergola awaits. Additionally, the exterior of the building has extensive rot due to water damage in the windows and other areas. This property has lots of potential if it were maintained properly. It was sad to see such a historical property left to decay over the years. As stated, we value our experiences as a measuring stick for return visits. I'm sorry to say I will not be back.

The added bonus of available coffee is a great facility Friendly staff Having stayed previously we felt the property was starting to look a little tired. We had room 4 and we both felt that the mattress could do with replacing. It was very soft (personal choice I know). But it also dipped in the middle. Other than that the room was very pleasant.
- Nancy (10/5): A jewel in Kittery! We're so glad we found it and hope to return. - The inn was very clean and well appointed. Rooms were comfortable and had all the extra touches one could ask for. The location was ideal for walking to both Kittery and Portsmouth town centers. We loved being near the water with the amazing bridges and harbor. Although it is a "self-serve" inn, communication with the manager was consistent and friendly. A hook or towel rod near the sink would have been handy. I do miss IRL contact with inn-keepers and am a little disappointed that we didn't meet in person.

I wanted to feel safe and in a nice clean, cozy place and my room as perfect! I was in room #4. I didn't really see anyone else since I just used my phone number to open the door to the place and to my room. Super easy! The only thing that wasn't clear was whether I was allowed to use the shampoo, conditioner - they all looked brand new and there was a note about prices. I assume I could have used them but there was an option to buy them and I didn't want to do that! Minor thing!
- Charles (9/5): A charming little inn - We had a cozy room in this beautifully appointed inn. The location was really convenient to both Kittery and Portsmouth. Beverages and snacks that were available around the clock were a nice touch. I was a little skeptical of staying at a place with a mostly "virtual" staff but everything went super smoothly and we had a very nice stay. This is a really minor issue, but we'd recommend a larger shower curtain in the bathroom.

We have stayed here twice and each time our room has been lovely; cozy, clean and full of charm. The lobby area is always stocked with snacks, coffee/tea and juices. It is a very special place and we will definitely return. The perfect spot for a relaxing mini vacation on the seacoast.

- Z1977MNkarenm (10/5): Perfect Location! - This was the perfect location for visiting Portsmouth, NH which is a short walk across the bridge. Easy parking, quiet street with view of bay. Easy keyless entry. The bedding was heavenly and so comfortable. If you are staying in Rooms 5 or 6, you will have to carry your luggage up two flights of narrow stairs. We stayed in Room 6 which is a smaller room with angled ceilings, queen bed, nice bathroom. Would definitely stay again (just not on third floor).

- Christopher (1/5): Bad - Nothing, I would not recommend this place. It should be removed from Booking! A HUGH DISAPPOINTMENT Where do I start? We were given a 3rd floor walk up to a cramped attic nook that barely fit a double bed. The room had no heat, so we went out and bought a heating pad so my wife could stay warm. We both have mobility issues and struggled with the stairs. We should have left right away and looked for another room, but we're too exhausted from our day of travel.. We had to leave our suitcases in the car and just carry up what we needed..The suitcases wouldn't have fit, even if we could have managed to carry them up. Horrible ripoff. The bathroom too was cramped and the door warped and would not close. You had to bend over not to bump your head.

Easy walk over to Portsmouth across the bridge and close to many excellent restaurants. We highly recommend this Inn while in the area. So much to see and so in close proximity. Can’t wait to return.

Lobby had snacks and coffee. Access was easy. It's an old Victorian house so rooms are not soundproof. Rooms are on the small side. Coffee machine broke on our first morning there, but they had tea and other options.
