Guest Reviews
- Reinier (10/5): Home from home - Excellent Breakfast, Superb location and Paul and Stuart are very lovely hosts!!
- Caroline (10/5): Gorgeous place, wonderful hosts and a breakfast to die for! - The breakfast was way better than expected with 6 different home-made jams and marmalade to choose from, apricots baked in honey and the most delicious smoked salmon. The hosts could not have been nicer nor more helpful and the place is just gorgeous! We loved it so much that we are going to pay for a night away as a wedding present for my brother and his new wife. Faultless and exceeded all our expectations. Nothing.
- Lee (10/5): Excellent is the only word that comes to mind. - Location was probably a bit further out of town than I thought it would be, but, it was beautiful. The property itself held special historical value to us. The atmosphere was so peaceful and relaxing, we were greeted with a pot of tea and scones. The breakfast was fantastic with majority of homemade fruits and condiments. Host Paul was informative and a delight to meet. The kind of place you would go to rest, put your feet up and read a book while watching the dogs play and the horses in the paddock while listening to the river. Nothing.
- Jennie (10/5): Simply superb. - Everything
The garden and environment. The delights of a beautiful home and wonderful hospitality. Not to mention a fabulous breakfast with eggs from their own hens. Nothing
- Ray (10/5): Want a quiet peaceful stay with top food and service, then this is the place for you. - Breakfast was amazing. From table setting to the food. Cannot ask for anything better. The information about the house to the old church up the road and the gardens and plants. Cannot recommend it enough. Thanks for a memorable stay Paul and Stuart. Nothing
- Graham (9/5): Lovely place and people - A lovely old house in a beautiful setting, luxurious room, wonderful food and friendly people. Would have liked to stay longer
- Martin (10/5): -

- Kirsteen (10/5): Exceptional -
- Doug (9/5): Very engaging hosts - Only a haggis made it a Scottish breakfast TV was small in room.
Road getting to property and turning into the estate
- Eileen (10/5): Exceptional -
- Amanda (3/5): Negative energy - The location The staffs sarcasm

- Creis (10/5): Very Delightful Stay - Very lovely and beatiful place, spacious room and bathroom. Tastefully decorated with good quality towels, bedding etc. Comfortable bed, very quiet at night.
Superb breakfast with quality produce, we really enjoy it!
The host Paul is very welcoming and friendly. And with the welcome treat - homemade scones and biscuits, very delicious.
Very nice area to explore, love the 5-minute drive village Denholm, a place with good food and drinks.
Highly recommended! Too bad to only stay for a night as stopover. But will come back and explore the area!
- Stuart (10/5): Exceptional - I booked this for my wife and her son, nothing but compliments. A warm welcome, beautiful settings, lovely bedroom, clean and comfortable. Nothing was too much for the very generous hosts and the breakfast was superb.
- Ian (10/5): Fantastic: it exceeded my expectations. - Everything. The manse itself is all you’d expect it to be and more besides. Beautifully well-presented and tastefully (and thoughtfully) appointed - and in a lovely setting that perfectly suits the building itself. Nothing. There wasn’t anything to dislike. Hidden away in a magical little valley, the Old Manse is a truly wonderful and tranquil place to stay.

- Hilary (10/5): A delightful holiday in a perfect location. - Perfect location for exploring the Borders. Very comfortable house with charming hosts. The friendly animals were an added bonus.
- Alan (9/5): Well looked-after in a lovely old house, - House and location are superb = very comfortable. Paul was a very engaging host, knowledgeable about the local area. Breakfast was very good - very tasty free range eggs especially enjoyed! As a lovely old house with old plumbing, the shower could have been better - fairly weak flow, not very warm water. (Better the second time though, so maybe it was just us!)
- Graham (10/5): Best B and B we have stayed in - Breakfast excellent Staying longer
- Philippa (9/5): Wonderful stay in the Scottish Borders - Welcoming, friendly hosts, good sized room with comfy bed, large bathroom, homemade treats to have with tea/coffee. Scrumptious breakfasts. Separate guest lounge for reading/relaxing. Loved hearing the flow of the river. Really enjoyed our stay … if we were being picky the tv was very small and not ‘smart’.
- Sarah (10/5): Hosts were amazing, thoroughly luxurious home from home - Beautiful house and setting. Decor absolutely gorgeous and perfectly clean.
- Niko (10/5): Exceptional - A wonderful B&B - fantastic setting, beautiful building and grounds, comfortable rooms, great breakfast and superb hosts!
- Aileen (10/5): Exceptional - Location is stunning. Tucked out of the way. Hosts very welcoming, dogs and cats were too. Home from home with a lovely nod to times when people lived in a more elegant way. Immaculately clean. Beautifully decorated and furnished. Great attention to detail and personal touches. We really were guests in their home. Fab breakfast. Helpful advice when sought. All in all we had 3 very relaxing days and nights, and left rested and recharged. Thank you.
- Karen (10/5): Very welcoming holiday Home to stay in , set within a lovely part of the Borders . - It was clean , nicely decorated and it was set within lovely tranquill grounds . The hosts were very welcoming and cooked breakfast was good . Everything was really nice .

Paul instantly made us feel welcome and right at home!! Superior customer service!! Delicious breakfast!! Nothing!!

- Sarah (9/5): Exceptionally beautiful accommodation and friendly hosts - The house is exceptionally furnished with much attention to detail. We were warmly welcomed and looked after. We liked the idea of eating breakfast at the same table as the other guests. This created a family atmosphere and we were able to have nice conversations.

Paul had thought of everything a guest would need while staying here, the attantion to detail and facilities were amazing.

- Allison (10/5): Beautiful, peaceful, friendly, welcoming, cycling, - A really lovely, peaceful & tranquil visit. The hosts are really kind. We stayed during the hottest of hot times & Paul was so thoughtful & really kind.
There are some really great cycle rides
Highly recommend. But book direct ! The price charged by Booking.com was way more expensive than if we had booked direct.
- Elizabeth (10/5): One of the best three night stays we have ever had. - The very friendly hosts, Paul and Stuart. The amazing breakfasts. The fact that nothing seemed too much trouble. Our room had a very large bed which was so amazingly comfortable and the bathroom was beautiful. We were so in love with our room that we never switched the TV on once, which is a bit unusual for us. We had no idea what was happening in the wide world. We both enjoyed playing with Margot and Zelda the two gorgeous dogs. Nothing
- Jill (10/5): We felt very welcome and well-cared for; planning another stay! - Location is amazing, set in lovely grounds.
Breakfast was fantastic, home grown fresh fruit and jams, locally sourced meat and eggs from their own chickens.
- Judith (10/5): A perfect place to stay after attending a family wedding nearby. - Excellent breakfast with lots of choice. The lovely home produce was a bonus, particularly the home-grown fruit from the garden and the delicious selection of jams and marmalade.
