- Preston (7/5): Convenient, short stay for Florida bound. - Very close to down town. Parking was on site, only 2 spots. Off season GREAT. but…On season would be difficult for us. They put us on third floor walk up. Place was empty - one other guest. Absentee management. No breakfast when they were supposed to leave something out. Bathroom(s) dated. Taxes and fees made this choice more expensive !

- THERESA (8/5): Location, Location!. Beautiful Inn with Incredible breakfast, knowledgeable & friendly staff - Location, location, location…. This charming Inn is walking distance to the main roads in Annapolis MD and we took advantage of it. The building is beautiful - it’s a very old home converted to the Inn. The decor is stunning. they truly took advantage of the beautiful wood features and fireplaces.. ‘the bed was incredibly comfortable and room cozy. AMAZING breakfast (get it included - it’s worth it)… The room we had was on the 3rd floor walk up. Fine for younger persons, but we are older and this was a challenge (King bed with Garden View was our room). There really was no garden view except in the bathroom. It was a bit tight to get around the bed. Also had to use a small portable heater to warm the room up. Worst part was the extra charge for the parking. We were purchasing a car (so had 2) $100 extra which we didn’t anticipate. Never saw this $50 cost on the listing (I mentioned it to the coordinator and I can now see it on the listing - but I looked at so many places???)…. Overall we enjoyed the place but would park elsewhere next time to minimize cost. I would recommend the Inn and would stay there again should we return to the area. Just get a room on the 2nd floor for us!…

- Sharon (8/5): We had a wonderful time & I would recommend the Flag House Inn! - The breakfast was exceptional. Nadia & Chef were welcoming and so helpful. Nadia is a gem! Rebecca & Maggie were so welcoming and the first floor of the Inn & our room were very pretty. I loved the first floor and the front porch which we enjoyed. Also, it was close to the center of Annapolis & we walked to our restaurant for dinner. Our room & the Inn was immaculate. Ice water, coffee & tea available as well. I didn't notice when I booked the Chesapeake Room that it was on the third floor. Rebecca informed us when we arrived. Almost 40 steps to climb for 2-77 year olds--it was a little steep & hard for us. Booking said garden view but I only saw a parking lot. Toilet was very low to the ground with no safety bar. We don't travel a lot anymore but it taught me to think of all amenities. I don't categorize us as handicapped but perhaps I should have mentioned our ages & small difficulties. Almost 18 emails from Booking.com/Flag House Inn. Some with repeated info. but some were very informative. Maybe these could be reduced.

It is an older building so sound travels through walls, hot water slow to warm up, but no major issues.

- Martha (10/5): In town treasure! - This B&B is in such a perfect location! Easily walkable to all the things we wanted to do. Staff was immediately attentive and there for your every need. Rooms were wel appointed but a bit on the small side. Living room and front porch were wonderful places to relax and take in the sights or just chill on the porch swing. Breakfast choices were all delicious and graciously served. Only drawback was parking was pretty pricey for the small lot. Definitely reccommend!

Estaba limpia y puesta con detalle. El desayuno casero, muy bueno con distintas opciones como french toast con queso fresco y frutas. Bacon, Huevos y pan,... Para mi la cama era un poco blanda, pero aqui cada uno tiene su gusto. Hay aparcamiento en la parte de atrás de la casa, pero nos pareció caro. 50$ por día, cuando a 5 minutos caminando hay un aparcamiento cubierto (Hillman Garage) que cuesta 24$ por 24 horas.

- Anthony (6/5): We enjoyed our weekend even though we didn't get everything we paid for. - The room was great, the staff was very friendly, the staff took care of everything that you needed. Breakfast was supposed to be included with our reservations as this was something we prepaid. Unfortunately, the staff was not informed and didn't honor the prepaid breakfast. We were told there would be a $29 per person charge for breakfast. That's $58 per day, $116 for the weekend. That's an extra cost that we did not expect. So, we went elsewhere for breakfast. There is no free parking. You have 2 choices... you can hunt around and find a spot somewhere in the neighborhood then walk to the hotel or pay $50 a night to use their parking. You'd figure at nearly $500 per night, that parking would be included.

Breakfast (29 dollars) was .. strange. No cerial or toast or croissants etc but options- full on steak! , quiche etc etc. very strange.

The bed was dreamy but the pillows fell flat. Parking was extremely tight, understandable in a city. But made it without damage, just had to get skinny to get in & out of the car.

- COLaxXCMom (8/5): Beautiful B&B - Mediocre Breakfast - This is a beautiful B&B in a great location, right across from the entrance to the Naval Academy. The rooms are well appointed. There is parking out back. There is all-day tea and coffee available. The breakfast was the same every day. The service was hit or miss. Some people were excellent. Some people were not. One person acted like she was doing us a favor to get more food when there was 1/2 hour left for the breakfast service.

Excellent location -- near sites and nightlife but on a side street so less noise -- with comfortable room/bed, nice amenities, pretty common areas and a delicious breakfast. Special shout-out to Janelle, who accommodated our early arrival and overall made our stay extra special and pleasant -- she is a real asset to this hotel group! We'll definitely be back.

Possibly one of, if not THEE nicest bed and breakfast I have ever stayed at in the United States. The parlor rooms are very luxurious and the staff is top notch. I was able to have a curated breakfast from a classically trained French Chef and it was amazing. I cannot believe I have never head of this place before.

- Verified traveler (4/5): Remarkably underwhelming - We were baffled by other reviews of this inn, as well as the price (several hundred dollars per night for what was the least comfortable stay of our trip). We stayed in the Loft room (maybe that was the problem?), which is a room over the detached garage behind the house. The room smelled strongly of industrial cleaning products, had lime green duct tape to highlight steps around the room, and was generally underwhelming. The window had slatted blinds that didn’t block out the light, even at night, when a line of light from the house floodlights fell directly across the pillow, making it impossible to sleep. Also, perhaps the bedding in the other rooms was nicer, but ours clearly wasn’t Frette (see photo). Breakfast was the quality of a basic chain hotel and though the setting was much nicer, there were no clean utensils or tables. Staff was absent to request help from. The $50 “valet parking” is parking behind the house, by the door to the Loft. Overall we found the stay disappointing, particularly given the price point. The location for those going to the Naval Academy is great, so perhaps if that’s your need and you stay in a different room, it will be good enough. For us, it was not.

- 1NOLAFAM1 (2/5): Totally Misleading - There is no truth in the description of this "hotel." It is not a hotel. It is a bnb. No one is on staff after hours. If you have any difficulty going up steps, do not stay here. There is zero accessibility, and all the rooms are up a long flight of steps. Our room was up two long flights of stairs. We paid $400 for our room. The room was very small and uncomfortable. The shower was as small as an RV's. There are countless better options. Historic Inns of Annapolis is great.

Young adult was alone to handle the breakfast for five tables. Poor service. Charged $50/night for parking in addition to $400/night room charge.

- Shannon (9/5): In walking distance of everything. - The location was amazing. We walked everywhere. The bed was very comfortable and the linens a high percale. The hostess was super friendly and she did a great job answering any questions we had. Overall it was lovely but pricey. Since it was the USA Sailboat show I know every place around was at a premium. Right across the street from a US Naval Academy Entrance you can hear the chapel bells and walking the grounds is a must. I believe when we booked our room we read that there was a chef for making guest breakfasts or we became confused reading all the reviews about breakfast. We were suprised that it was only a European lite continental breakfast and it was cold every morning. The breakfast should be kept warm for future guests or open up the microwave and huge kitchen for guests to use. I see on the website now it lists continental breakfast. The reviews I read were mostly for the prior owners as the Inn has new owners now. More towels should be in guest rooms to start with. The air conditioning/heater wall unit was a bit on the noisey side. The bathroom shower was an insert and there was mold on the bottom or discolored caulking. It could use some extra attention and is quite small. The keys are a bit annoying. One for the front door and one for the room.

The breakfast was the same all three days we were there, but it was good. We very much enjoyed our stay and would return. Beware, if a 3rd party booking site says that the parking here is free, that is not true. My wife and I booked on a 3rd party site that promised free parking. The Flag House then called us and asked for payment for parking. After telling them that free parking was promised on the site we booked through, the Flag House honored that. But just FYI, there is no free parking on site.
- K4773GGbrettp (6/5): Not What Was Expected By Any Means - Having stayed at many Bed and Breakfasts from exceptional to marginal, this location is more on the latter side. The bright side is the location and cleanliness, within walking distance to all things downtown Annapolis. The pre-paid parking, $50/night consists of pulling into the driveway of the home where four other cars are parked where it is near impossible to consider ever leaving if you dare attempt to turn your car around and need the employees assistance to shuttle your car around in their driveway the night before so you are not blocked in when you need to leave the next morning. There is no way you could back out as it’s a two lane busy road. Floodlights to the backyard, which is their paved parking area are on all night to prevent theft I assume keep your bedroom illuminated as there are no blackout shades. The bedroom is up two narrow flights of stairs so if you are older, do some heavy leg workouts before your trip. The bathroom was miniature, sink and toilet size I wasn’t aware they could be made that small. Shower stall meh. Now in my opinion, one of the supposed highlights of a Bed and Breakfast should be the Breakfast. We stayed three nights. The breakfast was the same each morning; store bought scones and muffins and a scrambled egg circular plop of some kind. Really every morning!! La Quinta offers more variety than that. To the owner, have your attendant cooking bacon, ham, hash each morning, home fries, eggs to order, etc. We, the consumer, should look forward to breakfast each morning. Cold eggs without any way of keeping them warm, no toaster or warming plate, the same blueberry muffin and scone every day is lazy. You will not get returning customers that way. I will say your attendant was very nice and obviously can only operate in the environment you placed her in so no fault of hers. Hard pass if you are considering this place. A lot better choices knowing what I know now.

I would not recommend this place to anyone. So many other places in the the area to stay at that are clean, bigger, less expensive and with front desk staff that are amazing and professional! Don’t stay at the Flag house inn, you’ll regret it.

- 708geenas (6/5): Nice But Disappointed - Overall, we enjoyed our stay at the Flaghouse Inn. The location is perfect and the house is pretty clean. We stayed in the Commodore Suite, which was quite spacious. However, the bathrooms (which are not advertised on their website for a reason), were extremely small. This is a very old house, so we were not extremely surprised with this. The one thing that we were incredibly disappointed with was the breakfast. After reading quite a few excellent reviews about how wonderful the breakfast was, we were looking forward to this. To our dismay, we woke up to bananas, yogurt, and some baked goods. Considering we have been to a couple B&Bs, we were a bit surprised, as this is very unusual. B&Bs are usually known for their home cooked meals. We did bring our concerns to the manager, who told us that they were “trialing and erroring” breakfast. As paying customers, this is not something you want to hear, especially paying for three nights. I also inquired if there has been a change in ownership, as the reviews I read did not match up to our experience. It appears there are two owners named Cody, and it’s very unclear who the reviews are referring to. I didn’t receive a clear answer regarding ownership, but it most certainly seems like something has changed within the past year. We did ask about receiving some type of credit, but the manager said he could not accommodate this request. Our breakfast the next day came from a local bakery. It was mostly bread options. I only know it came from somewhere else because there were descriptions of each item with the bakery’s name (Ingrano Bistro & Bakery). I get they were trying to include more options, but not what you expect at a B&B. Lastly, breakfast didn’t start until 8:30AM. For early risers, this is a bit inconvenient. Also, most B&Bs offer refreshments throughout the day and not just water and mints, which is what we were offered daily.

Furthermore, the photos on the website don’t show a room that looks anything like ours and when we inquired with the one and only staff person on-site, we were told our room isn’t listed on the site photos. This is misleading for a small inn to not show all the rooms available, particularly leaving off the less desirable ones. When we tried to get moved to a new room (as they weren’t sold out according to their misleading website) we were told we’d have to pay an extra $100 per night to move (we were already paying nearly $400 a night so that was simply unacceptable). As we were next to the kitchen, it was noisy every morning and so much so that they gave us a white noise to help block the noise, which leads us to believe that this is an ongoing issue that others have complained about. To be quite honest, we were confused why this was even a room they would rent out as there is no way anyone would stay in this room and have a good stay; we are confident that we can’t be the first people to have complained about this room. At one point the one staff member admitted to us that this was the worst room in the inn. The room was missing curtains, the bathroom was dirty and infested with flies the whole stay. It was poorly lit and poorly furnished (there isn’t even a closet, just a bar on the wall with hangers) so you have to live out of your suitcase. You can confirm this with the photos attached. In addition to all of this, the advertised daily breakfast was just muffins and orange juice set-out on a counter each morning. For the steep price they charge, strongly suggest finding another option.

- FrequentFlier594672 (6/5): Horrible Booking Experience - Feel Ripped Off - Did not actually stay. Made reservation from on line add that indicted cancellation is free. Had to cancel for health reasons within 30 days. Called and was told there would be a $95.00 cancellation fee. I had no choice. Reservation was fully paid up front. Fee was charged outside of original booking fee rather than subtracted from refund. When I called to complain, was told that refund of original charge would take several days. I have no problem with a small cancellation fee and even larger one for cancellations outside of a shorter timeframe…but 30 days seems adequate to rebook a room in a highly competitive area. This looked like a delightful inn but I would not go here now because of their misleading advertising clearly stating free cancellation in Google link.

The house wa wonderful and felt like it was ours! Lovely living rooms. Great front porch swings. Thomas our concierge was great!
- astravel91 (4/5): Overpriced and a cheap experience - Do not trust the incredible rating! New ownership has taken over and the experience is completely different than what the many older positive reviews indicate. This is now a corporate property with no character, minimal service, and “just ok” accommodations. The “breakfast” at the bed and breakfast is a cheap store bough platter of pastries, some whole fruit, and yoplait yogurt - the lack of care is astonishing for what is supposed to be an intimate and elegant experience. We celebrated my wife’s birthday here. In the reservation form it requested info on any dietary restrictions, which I included. On arrival, there was no mention of the birthday, no awareness of the dietary restrictions. I reminded them about it, they said they’d follow up. The next morning at breakfast, there were zero options provided for her, and there was no staff member present to even ask about it. Truly awful for a $400 a night property. The foyer is beautiful, but the rooms that have apparently been “refurbished” have stained ugly carpets, cheap finishings throughout, and poor mattresses. There is no “view” from the commodore suite whatsoever as mentioned in other recent reviews, making me believe they are fake or planted by friends and family of the owners. Best part is location, close to everything.

- meyerinc (10/5): Lovely Stay - We stayed a few nights and really enjoyed everything about the Flag House Inn. Both Cody and Debbie were very welcoming and accommodating. The Inn is clean and comfortable. The other guests we met coming and going and at breakfast were friendly. Parking is behind the building, which is so convenient. The Inn is well situated to be able to walk around town, the Naval Academy, and Eastport. Breakfast each morning is a full plate of deliciousness: eggs, bacon, waffle/pancake. We will return!

- Robert (10/5): - There was great communication before our visit and as we made our way to The Flag House Inn. We were greeted at our car, and helped with our luggage to our third floor room. The room was fine, with two small bathrooms - one with a toilet and sink, and one had a shower and sink. The property had recently changed ownership, so the staff was new and the property was being renovated. This was not a problem for us, and we had a pleasant stay. Breakfast was great, and the cook/server was very friendly. The B&B is right across the street from the visitor entrance to the naval academy. It was an easy walk to everything we wanted to see and do in Annapolis and Eastport. Parking was a little tight behind the building, but they parked our car for us and we didn't need it again until we left.

We felt that we were inconveniencing the contractors if we had to go up or down the steps. Also all of the staircases were covered in tarp which would be dangerous for someone coming down the steps. Also your website is very deceiving. Everything we read and the pictures we saw about the inn related too the previous owners. Again it was deceiving. Website is not updated. With other B&B’s that we used in the past they all had complimentary snacks throughout the day. For example cheese and crackers or cookies and sometimes tea time. All that was complimentary was coffee and a pitcher of water. Finally, we had too ask for extra bath towels.
- Michaela (10/5): Great location, great hotel, great service combines with a very warm host. - This is an outstanding hotel / Inn to spend the holidays. We loved it so much. Not only does the house provide beautiful rooms, very clean bathrooms and an outstanding dining room for breakfast, it is also run by such a special family that you feel home there. We enjoyed a luxury breakfast together with all the assistance one can offer. Anytime we come back to Annapolis, we would for sure stay there again. The closets could provide a little more space.
