• Kerry (6/5): Conference in Wellington - Location great for Te Papa & Covention Centre & waterfront. Easy checkin at property secure property- felt safe. Great price. Online checkin portal long winded. The area of Courtney Place where situated is very run-down. Accomodation was a bit shabby & not overly clean - only electric heaters no air con although we were not cold. Just needs some tlc & a good deep clean. Entrance area & lifts are shared & a bit smelly.

• Azia (3/5): Won't book there again. - The location is amazing There was an insane amount of dust everywhere which triggered my hayfever, scuff marks on all the walls, cracks in the tiles, broken wardrobe. For the price I paid, it was very underwhelming. The staff member wasn't very helpful either. The photos shown are a mixture of all the apartments available, so essentially, you could end up with the room you didn't think you were booking. (I got the uglier one)

Lift not working so had to go up 3 flights of stairs that was disjointed. TV didn’t work. No windows 2nd bedroom. Main bedroom had hotel heat pump outside that hummed all night

• Ruth (6/5): Good central location - more detailed about the actual layout ould have improved the stay. - Good facilities - bathroom etc. Should have been advised about the 4 flights of stairs - 2 to get the floor then 2 inside the apartment. They are narrow and difficult to carry bags up.

• Richard (4/5): - Lage im Zentrum war ok., Bushaltestellen vor der Tür, Lebens-,Geschäfte, Restaurants, Cafés, in der Nähe. Küchengeräte, Waschmaschine und Wäschetrockner sehr neu. Spät am Abend angekommen ca. 10.00 pm keine e-mail mit Zugangsdaten bekommen, erst nach Anruf. Apartment abgenüzt und Möbel sind von Second Hand Shop. Kein Kleiderschrank und Ablagemöglichkeiten.

Things are broken that shouldn’t be. It is not what it looks like in the photos. I have taken some photos to show you.

• Nikki (6/5): Great Location. Lovely heritage building. Comfortable clean apartment. Stairwell very smelly. - Apartment 5 was a great size, was nice and clean and the beds were comfortable. The Shower slide rail is broken so the shower head won't stay up. It falls downwards. The slide goes up and down the rail okay but the attachment that the Showere head sits in doesn't work. It turns around and can't be fixed in one position. The hallway and stairwell absolutely stinks of stale urine. It would appear that homeless people are able to access, perhaps after someone has entered the code and gone through the door as it doesn't close immediately.

• Michelle (4/5): average at best, if you just need somewhere to sleep as we did its passable - Noisy location but well situated to walk around Wellington CBD Stairwell was very grubby at street entrance, the heat and the smell in the stairwell was overwhelming bad. The building is very worn and tired. The apartment is spacious and clean but everything is very basic, most furnishing etc is in some state of disrepair. The small balcony couldnt really be used as the mismatched furniture was in a very poor state and very dirty. No Aircon or heatpump (heaters and fans supplied ) so forced to leave the windows open which make the apartment very noisy given its street location.

• Kathy (7/5): - Location was great Bedroom cupboard door off the rails couldnt open or close, doors going out to balconies didnt latch and continually blew shut, being glass we needed to keep shut even though beautiful hot day so we didnt risk having the glass break. TV didnt work had to way of making it work just something simple as watching the news even. very disappointing, 2nd stay at a U-suite accomodation this has happened at
• Maree (1/5): Do not stay here - The central location & city view. The entire building smells like rotting rubbish and decay. The entrance, lift & common areas are filthy, unkept and feel unsafe. We stayed in penthouse 13 - the safety chain on room door was broken, bathroom door lock broken, balcony outside door latch broken, bedroom curtains falling down & wardrobe door broken. Stains on bedding & furniture, found a cigarette butt under the bed. We paid for 2 nights and left after 1st night, the worst hotel experience I have had.
• Vinny (3/5): Smelly 2 bedroom city central apartment. - Great city central location next to Cuba St. cafes, bars, shops. It had 2 bedrooms (which are hard to find, for short term city stays). The place smells, mould & carpet issues (which triggers asthma). The unit & whole building interior is old & needs major renovations. Holes in walls cheaply patched, not even sanded & smoothed over & not repainted. Shower door does not even close. Old furniture & bedding. Kitchen old & hardly anything there.

Aide pour trouver un parking pour voiture. Manque de vaisselle, filtre du lave vaisselle sale, cafetière cassée ( plus de filtre), pas de détergent vaisselle ni d’éponge, pas d’internet à la fin du sejour, évier bouché on a dû acheter du produit pour pouvoir uutiliser le lavabo, mobilier vétuste( cuisine et salle de bain).

• Marie (7/5): Disappointed - It's located in the cbd which is good. There was no cleaning cloth, and the dishcloth was dirty, the hallway was dirty. It was quite confusing when I booked the hotel, I didn't know that I needed to fill out the form online before they sent the instructions for you to be able to enter the building, unlike the others that are straightforward once you pay the booking.

• Sheryl (2/5): Wow was great but room Disappointed needs maintenance & repair - Beds comfy Netflix Sofa Location central I don’t normally write review’s but When I went to bed the door jammed the handle was not working to get me out the room. I called host to come get me out of room as did not want to break door forcing it and he asked me to stay in my room as there was no maintenance until 9am next morning, this was ridiculous as I would need the toilet over 9 hours plus a safety and fire hazard. When I asked him to come and take door handle off he said he was 1 hour away and did not have screw driver. He then requested I phone emergency services of which I did they suggested 24 hour lock smith, I told the host this and he asked me to call them and as this is not my property and responsibility as a guest I asked him to while I stayed on the line. He then decided 1 hour later to come which took him 20 minutes and take handle off as I was getting upset as my daughters were on the other side of the door , he also turned up with electric screw driver. I find this irresponsible as a host / property manager as if this was my guest I would have been mortified that they were inconvenienced by being stuck locked in their room. In addition. Windows with mildew Broken handle bathroom Shower dripping Shower door needs to slide and be repaired. Bathroom draw sticks Blinds with mould on in twin room Blinds need repair in master bedroom

• Catherine (5/5): Great location - cleanliness not so good! - Location was fantastic! Easy walking distance to most things and bus stop was right outside. Was quiet although no lift to the top floors and having a pram was a bit difficult at times! The cleanliness of the apartment left a lot to be desired. We had young kids who were covered in clumps of other people's hair off the carpet( they were crawlers!). I dont think a vacuum was put under or around the back of the couch in quite a while. The coffee cup in the pantry had coffee stains inside of it. Just not quite up on the cleanliness aspect.

• Katherine (9/5): Live it up in Wellington CBD - Great location, with a little private balcony. The apartment was cosy and comfortable. The apartment was spacious. The rooms were comfortable and the amenities were good. It was in easy walking distance from lots of interesting shops and great places to eat. It was a bit tricky loading and unloading luggage as there’s no parking and there are lots of stairs - but I’d still say it was worth it for the nice views of the city.

• Eelco (5/5): Great location but could do with a freshen up. - The location of this place is perfect for hospitality, buses, shopping etc. With that comes an element of night noise at the weekend, but I didn't find it too loud. The apartment is looking a bit tired. It needs some superficial maintenance and fresh paint. A few paintings on the walls to make it more welcoming would be nice too. Also having a better heating system would be a good idea.
• Jodi (2/5): Disappointing when you are calling it the penthouse. A lot of maintenance to be done. - easy key collection and distance to conference venue The entrance was dated and worn. Once up the elevator there was another 4 flights of stairs to the room The decor in the apartment was dated with parts of the exterior that was actually falling off. It looked as though it had hosted one too many parties. There were cracks in tiles and dents in walls the deck was small, there was no heatpump and only a small heater and fan. In the morning all windows were crying as there was no sufficient ventilation. I am only 5 foot 1 and my feet were just about at the end of the bed, although it was comfy. This apartment was very disappointing given the fact it was the "penthouse"
• Amanda (2/5): Unfortunately we won’t be back to this property. - Room was comfortable There were a lot of messages about no party etc but we were surrounded by party tenants both nights. And on the second night the room upstairs went all night. Someone was sick out the window which landed on our balcony. When we came out of our room the place smelled of marijuana and the floors were sticky. Overall we were not impressed.
• Matt (7/5): - Good space providing two rooms and big enough dining and lounge area with kitchen. Cleanliness was below average / poor. Mould in bathrooms on the bedroom blinds and overall cleanliness wasn’t too good. Would be lovely if had proper thorough clean

Smelly areas and broken beds. - Location is perfect close to everything you need in the CBD A bit dated, beds weren’t in the greatest shape meaning the slats were not placed correctly as they seemed to be missing some which meant the bed sunk in areas which made for an uncomfortable sleep. Someone’s rubbish in a neighbouring unit was sitting outside for some time there were fruit flies hanging around every time you needed to use the elevator. The main front entrance area was really dirty and unclean. There was an internal/outdoor seating area that we didn’t really use due to the smell there, when we opened it up it would stink the entire apartment so we kept this closed, it smelt like smoke and marijuana. The overall cleanliness was average.

• Antonio (5/5): The penthouse’s are definitely not priced based on comfort or accessibility but more on location and view the smell thro - The location is perfect, the view was amazing, I booked the penthouse apartment 14, the apartment was furnished with a washing machine and dryer, response from the property management was good The beds are very low to the floor and hard, there isn’t enough draws or storage space in both rooms, the glass dining table was broken, on check in the room closest to the kitchen had no power but was fixed after I messaged the property management the next day, all of the furniture was missed match given the thought of booking a penthouse apartment it would be completely matched and comfortable this place was not any of that, the price is definitely for the location and view which both are amazing, how ever comfort, style and storage it dose lack thereof

Second bedroom very small and not well ventilated with no windows in it. Also always people hanging around the complex entry door, making it awkward to get inside sometimes

• Lisa (2/5): Disappointed. Avoid staying here. - The rooms were spacious and had a kitchen. Where to begin.... Stains on the blankets, dirty sheets, makeup on a towel. The rooms are in desperate need of refurbishment, with broken closet doors, paint peeling and random tape/velcro on the walls. There was mold in the windows and fingerprints everywhere. The couch/futon was broken and stains on the chairs. Overall, really disappointed with the place. The entire building is in very bad condition. We stayed in apt 13 and it was not nice We were also charged $479 which is FAR too much for such a bad apt. Made a complaint the day we left the apt and was not offered a partial refund as requested. Do not stay here.
• Sam (3/5): Won’t be booking again, the black mould in a bathroom ceiling is unacceptable!! - The location was great! Was disappointed in the cleanliness of the accommodation! The ceiling in the bathroom was covered in black mould!! The bed cover on the double bed had stains on it and looked as though it hadn’t been cleaned for sometime!!

• Aroha (5/5): It was convenient - The location and warm The elevator was out of service for parts of our stay, there are minor things that needs to be replaced or fixed - The bathroom door handle is loose and the lock doesn’t work - The wardrobe door with the balcony access came off the rails - The back of the couch doesn’t align properly so unable To rest on that side of the couch - could easily break - The sugar packets actually also need to be replaced / they are old and packaging is oily ? Overall it was a comfortable stay however things things mentioned should be looked in to, I have stayed in other room and know of others who were staying here and all mentioned there are minor things that needs to be fixed in their room also

• Adam (8/5): Great location, comfy beds, highly recommend. - The location was fantastic, it was a little noisy at night especially as we stayed on a Saturday night but aside from that it was great. It would have been better if it had functioning bed side table lamps.
• Matthew and Hannah (2/5): - This was a very disappointing stay. The property has some major flaws and cleanliness issues, when these were addressed with the manager I was dismissed. Major leak in bathroom, water was running down the wall, mould problems in bathroom, no where to hang wet towels, oven knob missing, carpet was dirty in lounge, no additional blankets in middle of winter, recliner in the in lounge room does not recline. Stairs are way too steep and too small, you cannot put your entire foot down, you have to walk sideways up the stairs or risk falling - which I did! Location was great but apartment needs some work and managers need to be more concerned with safety with respect to mould issue and falling hazard. Would not recommend or stay here again.

• Ashok (1/5): Horrible experience ever - As soon as me and my parents entered the apartment; I could see the marking (fungal impression, I presume)in the ceiling; curtains. it's like in the kitchen, rooms, bathroom everywhere; We went to use the kitchen; the Ceiling was leaking right above the fridge area; the water was dripping all over the floor. It was a windy night; all the windows were rattling ( loud noise) throughout the night, we couldn't sleep at all; we had to literally use hand towels to make it tight. Horrible experience
