Two pubs in walking distance for evening meal
Reasonable breakfast
Dog was shut into a room when I was having breakfast and in the lounge when we were due back. The attitude of Gwen the host when I said I was frightened of dogs. I was made to feel an inconvenience and she belittled my fear telling me about other guests who went from not liking dogs to stroking hers during the visit.
Gwen's attitude over when breakfast was available. When do you want breakfast? bear in mind I need to be out at 9am tomorrow We settled on 8:30 but came down slightly early and were made to feel at fault.
The next day when I said between 8:30 and 9 was told she would do it for 8:30 and if we were late it would just dry up under the grill.
The ceiling paper in the bedroom was coming off.
The bathroom door squeaked badly so we woke each other during the night going to and from the toilet.
No decaf coffee available either morning.
Not able to use the lounge in the evenings as this was where the dog liked to be.

It was literally a two minute drive to either of the two main car parks near Sandringham House. Gwen provided us with an excellent full English breakfast on both mornings and our room
was exactly as described on the website. We were on the first floor at the front of the house in a bedroom with both a double and a single bed. Our private bathroom was across the landing and dressing gowns were provided to protect our modesty. The property has a narrow driveway at the side for off-road parking for visitors. Around a 100 yards away is the Feathers Hotel which we visited twice for evening meals. The food was very good and reasonably priced. Nothing was too much trouble for Gwen (and her very friendly dog) and we would happily recommend this property to anyone looking to stay near Sandringham or the surrounding area. Thank you Gwen and we hope to visit you again in the future.
For all you runners there is a well attended park run every Saturday morning that starts near the kids play area near the car parks. A nice way to start the day ! We had absolutely no reason to complain about anything at all during our stay.

She has an encyclopaedic knowledge of the area and gave some useful tips on where to go with the tourist season pretty much over in November.
The room was clean and tidy and the shower excellent. Definitely good value for money. If one was very picky some bath and shower gel

Didn’t realise room wasn’t en-suite when booking which wasn’t ideal. Room was a little dated and lacking mod cons (modern hairdryer, access to WiFi) but perhaps not used to staying in a b&b.

This is a stay with a real person, in her home. It isn't large and anonymous, it is quite personal. The reviews. They make it sound as if everyone will get to use the garden and play with the dog, but obviously this depends on the host and convenience, as I say, these are not 'facilities' you are a visitor.
